Mesa Del Oso/Promenade is a small community a few miles northeast of Downtown Albuquerque. Although small, Mesa Del Oso Promenade is a densely populated urban community dotted with shops and businesses. A variety of apartments ranging from affordable to moderately priced are available. The southern corner of the neighborhood holds modern necessities such as shopping plazas featuring a variety of restaurants and stores. While the areas within the community are mostly made up of residential and industrial developments, residents are a short drive away from the great outdoors. Arroyo del Oso Park, home to Mark Burton Gardens, a golf course, and trails, is situated just west of Albuquerque while the hiking trails, forests, and mountain peaks of the Cibola National Forest are a short drive east.

Property Ratings at Mesa Del Oso
Absolutely the RUDEST, UNRESPONSIVE, UNPROFESSIONAL, AND FILTHIEST ESTABLISHMENT I have ever dealt with in my 64 years. Absolutely horrific place to call home, oh, and did I mention RUDE? Probably the RUDEST people I’ve ever had to do business with.
We encountered many issues living at this place and experienced a lot of the same issues that other people have already touched on. First off, the apartment that they gave us looks nothing like the ‘model’ apartment. It was filthy like nobody had been living there in a year. Don’t count on getting your deposit back either. Prior to moving out, we deep cleaned the apartment where it was move in ready and 10X cleaner than when we first moved in. They ended up applying the deposit towards a bogus cleaning fee and charged us with whatever the $250 deposit didn’t cover. Management did not have any interest in resolving our final bill, which included a higher than usual water bill. This was due to letting water pour off the swamp cooler for a month. They even mentioned that they were aware of this happening with several other units and yet they didn’t do anything about it?!? Bottom line- do yourself a favor and think twice before renting from this place.
On move in, had to submit 17 work orders for missing or malfunctioning items. It took about 7 months before all were completed. Now we are waiting on overdue swamp cooler conversion (from heat to cooling) when high temps have already gone above 80. Notice end of last week that conversion would happen Tuesday/Wednesday. Late Wednesday, we got notice that conversion would extend into Thursday and Friday. It is Friday afternoon, and they aren't even working on conversion. Do you think they would let the tenants know what is going on? NOPE! You have to go up to the office and get in a shouting match with the manager. AMC management has got to be the worst!
In the few years I've lived here, poorly maintained, aging units are in dire need of refurbishment; and if anything finally gets replaced, they very cheapest products. 1. Hot water heater keeps going out, but maintenance isn't allowed to replace until items completely break down. 2. Master shower unusable as the floor cracked; reported multiple times in the last 3 weeks. 3. One pool's been unusable for 5 years. 4. Office does not follow-up, you will spend extraordinary amount of time to get anything done. 5. Fences falling apart, falling down. 6. Old, epoxied counters pitted and give slivers; worn out cabinets give slivers too. 7. Old dishwater doesn't clean well, but again, no replacements until completely broken. 8. Absolutely cheap: cheap vinyl floor, cheap blinds, cheap carpet, nothing is luxury.
The apartments are much older, and outdated than the pictures would Make you believe. The maintenance staff is unresponsive, and on several occasions allowed me to deal with a broken AC, with heat in excess of 100 degrees this summer which garnered a shrug of their shoulders, and suggestions to get fans at my own expense
The apartments have mold, cockroaches, foundation issues, and are falling apart. All major maintenance must be approved by Jessica and she will only approve maintenance "if you sue". My health has been affected by all the mold in the apartments. When you tell them there is mold they simply caulk over the location. This is not a one-time incident. If you talk to the residents this is happening on a large scale.
My apartment isn’t even close to the pictures on website. Bathroom counters have no space. Corrosion around spigots and shower heads. Something crusty comes out of faucet every time Maine bathroom is used. Water stains on ceiling and repairs patches peeling away. Basically this complex has NEVER been well maintained and it shows. There is NO sufficient lighting near garages or walk ways. I have been here over a year and have never gotten a call back or an email answer regarding questions. This is sad as the apartments have lots of light from windows and are well laid out. Everyone has a little yard but the fences are rotten and pieces fall out all the time. The property in general is poorly maintained inside and out. Heaters and air conditioners are ancient and inefficient. Why should they care? YOU are paying for the utilities.
The office staff is rude and unresponsive. Their email system either does not work or the staff chooses not to look at or answer emails. When you submit a service ticket, the service people do not tell you when they are coming. It can take weeks, even months to get "non-emergency" service done. The apartments are falling apart. The veneer on the counters peels off, the paper flooring tears up very easily, the carpet is cheap, and every single surface seems dirty no matter how much you clean it. The fencing around the yards is rotting and falling apart. I would rather live literally anywhere else.
DO NOT RENT HERE. I recently moved from another state and had signed a lease for an apartment at Mesa Del Oso without seeing the unit in person. Big mistake. When I first saw the unit, it was worse than I could have ever imagined. The toilet was completely black, trash everywhere, very soiled carpet, and hundreds of roaches throughout (including inside the dishwasher and refrigerator). I immediately went to the office and canceled. The office knew the condition the unit was in and didn't give me a hard time backing out of the lease. I had already put in about $1500 and was told a check would be sent and I would receive it in 2-4 weeks. It has now been 5 weeks and after calling many times over the last few days, I have been told the check was sent today. Every minute of dealing with this place has been difficult from beginning to end (once I receive my check). Huge bullet dodged not living here.

We've only been here a little over a week. Since that time after reading all the reviews of this place i have to say its shockingly true. This complex that is advertised as "luxury" apartments is the worst. We've been waiting more than a week for maintenance to show up. Before we move here we were promised that all the issues were going to be addressed. Moving day rolls around and we moved into a nightmare. The mesa del oso website has glorified pictures of their units and amenities. False Advertising! Shower base cracked, exhaust fan noisy, Toilets leaking, cob webs, missing shower heads, broken window blinds, backyard fence rotting and falling apart, mold smell, range hood rusting and packed with grease build up, the registers are all rusted, swamp cooler has a weird fish smell when pump is on, numerous outlets not working, kitchen cabinets smells like wet wood, apartment was not cleaned properly, super dark at night, in front of our unit theres a collapsed lamp post, pool looks nasty, one of the lights in the backyard not working, and spiders and cockroaches in both bathrooms and kitchen. I had told them about my wife's allergies and asthma and how she started reacting to the apartment, and they told us they other A/C emergencies to attend. They have not gotten to us since then. Super frustrating since we moved here. We spoke with management and they just keep saying "work order has been put in". We had a maintenance guy come in on the day of our move and he said he'd be back. That was over a week ago, and i havent seen the guy since. On top of that they balmed us for rushing the move in. We moved here 1 day early at the end of the day. I was at the unit 2 weeks before and it was already vacant. You mean to tell me you were gonna get all these issues done in one day? You mean to tell me in 2 weeks no work was done to make the unit livable. We have all the email correspondence from management saying the apartment was ready, and they themselves assured us it was ok to move in a day early. All documented. I missed 2 days of work to wait for maintenance cause they said they would come. They never did. We feel very deceived and we have to keep the cooler on only for a few minutes or else my wife starts to feel it. THIS PLACE IS A MESS!

I have to say property management of this complex is horrible! I went in today after living I this horrible complex for 3 years. There were two girls working I the office today. I asked about incentives for signing a new lease. I was told in the exact words "there are no incentives you can take it or leave it" I then asked about hiding my 60 day notice. I was told "you can give notice but there is no guarantee my apartment will be available before the end of my lease". Further, the complex is instituting a additional $20.00 charge for a concierge trash service. This charge is mandatory regardless of whether the tenant does not want to use. The insult is the complex sent out notifications the service was free but appears they switch and bait when there is a lease renewal. I have absolutely had it with the property management for this complex. The lack of respect a current tenant gets is ridiculous. No wonder so many people are vacating this complex.

We moved here five months ago and we really like this place. The units are very cozy with wood burning fireplace, kitchen are spacious and enjoy very much the patio with mature trees all around. The woodsy complex is always well maintain and the administration is very efficient ! I recommend Mesa de el Oso. Come and check it out and you will like it too !
Mesa Del Oso is like living in your own private home, not an apartment! The high ceilings, the open floor plan, the private yard, the private garage and the open spaces with established trees throughout the complex are features that we looked high and low for and couldn't find anywhere else i Albuquerque! We have loved spending this summer at the pools and using the gym and hot tubs! The employees are easy to get in touch with and super nice! Additionally, our dog couldn't be happier! I would recommend this place to anybody!
This is a quiet sanctuary with established trees and two swimming pools. It feels more like a home than an apartment.
From the front offices to those who work behind the scenes r very very outstanding they have been the best for the past nine years I've lived here ... 3 cheers n 5 stars
