Located only five miles from downtown Houston, this neighborhood consists of modern complexes and homes in a variety of styles, filled with people who work in other parts of the city but prefer to live in the outskirts to save on housing costs. The only good thing about this place is the amount of space you pay for. Other than that dont move here. As current residents in a 2b & 2ba, Im searching for ways to get out of lease because every other week the water is getting cut off for some plumbing issues, higher than normal electricity bill because they are to cheap to invest for the right a/c unit for the apartment, my kitchen window has been cracked since i moved in and no one has came to fix , multiple issues with the HVAC monthly. Not only that, my bathroom tubs has multiple cracks in it and some type of gritty texture. Currently, my mailbox is broken and the mail lady is putting mail in when i reported this twice. Something is always broken in my apartment or the complex. The location is bad also because of the trains. If I could give them zero stars i would. They literally took my problems seriously after I told them i would withhold rent. They did not do a good job, they order me a new a/c was like we did everything.

DO NOT MOVE HERE. THIS WAS THE WORST PLACE EVER. YOU COULD NOT PAY ME TO MOVE BACK IN. SAVE YOUR MONEY. Apartment condition: Carpet was dirty upon move in. Management did nothing about it. IF YOU move in, be sure to note EVERY LITTLE chip, mark, scratch you see. They will charge you for every single little thing upon move out. I was carpet clean even though I already reported that my carpet was dirty upon move in. Poor property maintenance: Water is constantly turned off for hours due to broken pipes. Electricity is always having a power outage for whatever reason. I literally cannot count the number of “water shut off” and “power outage” emails I have received. No preventative maintenance is done. Very poorly built property. Location: Property is located right next to multiple trains. Trains are LOUD. They also back up traffic so you will have trouble coming to and leaving your apartment if trains are there. They come very often.

If you enjoy waking up in the morning and not being able to brush your teeth, wash your face, or take a shower then this is the place for you. They have literally cut off the water 3 times in the past two weeks. This happens every single month. They cut it off early in the morning so if you do not check your email first thing when you wake up, you will not be prepared. It will stay off from 8 in the morning until about 5 or 6 in the evening.

I currently live here and the place has its extreme perks but it’s not enough. It is so spacious, pretty central location, never runs out of parking and an in unit washer and dryer. As I was applying , I knew there have been murders but i told myself that crime has no zip code. This is true. Candidly, I disapprove of the fact that Management doesn’t notify us when something unfortunate occurs. We are left in limbo until they figure out how to make a statement. They usually lie within the letter. Another reason this place is not enough nor worth it, is the fact that there is so much mold in the first floor apartments. My health has taken major hits since living here. The maintenance folks are so sweet but I put this issue on management for not dealing with this sooner. Honestly , if you choose to live here , just aim to live on the 3rd floor because you can honestly hear every little thing someone is doing upstairs (not pleasant).

I would give this zero stars if I could. They charge us again for shampooing even though we already hired a professional cleaning service up to standard when we moved out. They charge us again for water bill and claimed it was back tracked. This does not make sense. All of our monthly water bill has always been consistent and we pay for the month we used. Now, they’re charging us for almost double the amount we usually pay for ... sewer/ water? Two charges at that. Just so you know, water shut down in this place can happen SEVERAL TIMES a month. The place I live in right now is much nicer and luxurious, more cost in rent but very less in all these weird bills. All of the reviews saying it’s a bad area, gate is often broken, security was not of any help because there was so many crime that happens, and actually a murder that happened just outside of my building, and rude management, it is all TRUE. Why did I move in here then? Cost effectiveness and it was the closest to UH Purple rail. We were UH undergrads paying our own bills. My advice to you if you decide to move in here anyway is DOCUMENT EVERYTHING, and BE STRICT ON THEM. We have always been lenient and understanding of their average to poor quality and facility, we understand the rude management too, because hey, you get what you paid for right? I wouldn’t expect 5 star treatment when it’s comparatively cheaper in what I pay. But, apparently, they expect their tenant to deliver to their 5 star requirements. You can judge what you will from my review, but I just want to share this so it won’t happen to you. I thought the other tenant’s experience must have been because they are non-compliant. For two years of being compliant tenant, this is what you get. They are going to be VERY STRICT on you. And watch out for all of the ways they can charge you extra when you move out. Don’t believe me still? Keep scrolling down to the older yet LONG and THOROUGH complaints from their reviews. They all say the same thing as I am saying. Please, please consider somewhere else. It’s not worth the cost saving on what we endured and what they’re treating us now. Pay a little more that treats you better. Right now, I’m still trying to settle this outrageous and unfair bill they’re trying to charge us. But seeing how they treat their tenants, I’m not expecting much. But mark my words, if they keep this up, this place will pay the price back one way or another.

As you are aware, the return of the deposit is based on the condition the apartment is left in. We do charge for shampooing the carpet at move out if it was not cleaned by the resident. As stated in your move out instructions " a copy of the cleaning receipt must be provided to the office as proof of this cleaning to avoid the basic cleaning charge". We did not receive a copy of any receipt on your carpet cleaning. The water bills are back dated and each time bills are sent out they reflect the dates of charges. Our team strives to provide excellent customer service, and always respond quickly and efficiently when maintenance issues arise. We sincerely apologize if you feel this does not match up with your perspective. Dangerous area, NO AMENITIES, loud train, rude and unorganized office staff and ROACH INFESTED. I have no clue how they managed to get 4 stars here because everyone I know who lives here HATES IT and for very good reason.
Cons: NOT SAFE. My neighbor was murdered, my roommate's car was stolen, my guest's car was broken into, there was a break-in attempt, packages got stolen, all within less than 2 years. Authorities did little to nothing to improve security, but tries to cover it up. They will say " the past 2 years i've worked here, I did't hear anything bad happening" - you can call them rn before they see it, and everyone will read the same script, even the security. Also, the cargo trans passing next to the apartments at random times at night will give you anxiety attacks when they blow their horns, it even shakes the buildings. Pros: Maintenance is swift; they do good work too.

The perpetrator was not a resident here, and immediately went to the police station and turned themselves in. It was an unfortunate and isolated incident where the two parties knew each other. As the property manager, I immediately sent a notice to all residents informing the community of the incident. I appreciate you bringing up the trains as there was a meeting this week at the Civic Association regarding the trains. That information was emailed out to the community. The apartments are spacious and overall pretty nice. Few bugs when I moved in but my unit had been empty for a while. My problem is not with the apartment itself. It’s the GOD FORSAKEN TRAIN! Constantly blocks the road and it is LOUD. I would not recommend this place if you want to keep sane and get a decent nights sleep.

Don't rent here. Drugs, violence, and danger at every turn
This place okay if you’re a student due to the cost of rent and how close it is to a couple universities around but honestly there are so many other options around that are much better. I’m about to leave after 12 months here and I’m just over a lot of the problems in this complex. I live on the bottom floor and there are holes in the foundation and I’ve had rat problems multiple times and when I asked for pest control the maintenance people basically brushed it off and ignored us for a month until I constantly ‘annoyed’ them enough. Cockroaches are a problem in the summer. The gates constantly broken. My car has gotten broken into. There’s a huge pit under the sidewalk by my unit that has been ignored. TLDR: pros-size, cost, and location for students Cons- basically everything else
Ok. I'll give the most honest opinion I can. I stayed here for 2 years. Pros: Spacious apartments, huge kitchen, washer and dryer in unit, security guys (sometimes they walk around, sometimes they just sit in the car), neighbors are nice. Not much around except Fiesta and the Post Office. Cons: No amenities (no business center, no gym, no pool, no resident only parking, no resident events). There's bugs, these little small skinny roaches, they are a constant issue and its disgusting. I have lived in 3 other apartment complexes and never had this issue. They are literally an everyday occurrence and it made my skin crawl. I got my apartment treated lots of times but nothing helped. Water gets shut off randomly. Mold. I thought I avoided that issue but when I was moving out I saw some black mold at the bottom of my closet behind the door where I never really went. Train is annoying too because it can hold you up 10-20 minutes. It's just not worth it. They've raised the prices since I first moved there and honestly you can get so much better for the same price. The upgraded apartment isn't worth it either. The wood floors aren't real wood. Your feet will sink in certainly places in the floor. It's just not worth the sub par quality.
So I actually just moved in here over the weekend... Anddddd I Love It!!! Im a chef and my kitchen is amazing. Biggest kitchen ive ever seen in an apartment. Staff is nice and very helpful. I havent had any maintenance issues yet but i always see them in property and from the looks of it theyre working hard. So far im having a great experience and its perfect location for my job. They get 5 stars from me :)
This is my first apartment ever. So I guess keep that in mind when reading my review. I have lived here since July 2015 so not so long as of right now. Pros: The apartment is HUGE! the floor plan is GREAT! and I love having a washer and dryer in the unit, it is very convenient. I rarely have any issues with finding parking near my building (normally I am parked right outside my unit). I have never felt unsafe. I have used the metrorail a couple times and it is very convenient being located right outside the complex. There is a security guard here most of the time and he even approached me when I came home very late to make sure I was okay. All my maintenance requests are handled in a timely manner! also its nice to be 15 min away from downtown Houston. Cons: (only reason I gave an average rating) When we first moved in here I freaked out because of the tiny roaches (i think german roaches) that were all over our kitchen and sometimes bathroom... i got "lucky" and never had any in my bedroom. We assumed the apartment was vacant for a while and this was just a normal problem with apartments in general. I have pest control come spray bi-weekly and I still see atleast one or two every other day. I try to just push it to the back of my mind and believe itll be taken care of. (our entire building even got sprayed at once and i still see them) appliances in the non updated units are pretty old. im not even confident my disposal is really doing it's job right. If you live here you will live right by the train tracks.. this is pestering for obvious reasons. The train can hold you up for atleast 20 min some times. (i normally just take another way instead of wait which still adds to commutes) and you will hear train horns 24/7. oddly enough I am pretty used to it and it doesn't really bother me. The neighborhood isn't super beautiful or anything.
When I first saw them, I knew this was the one. My mom an I love living here. Very quiet area, with no noisy neighbors. Just perfect! And the staff at the office were very welcoming and helpful.
I never been good at apartment reviews because I usually don't do them so bare with ( giggles ). I love my apartments because I feel safe knowing theres a nice security guard riding around securing the premises and even willing to walk me to my door step especially since I am a young girl coming home from work at 1:00 am. I also love how spacious my apartment is enough room for me to twerk or as my mom likes to say make a mess. The appliances are black and when you open the living room window you see trees , I use that as peaceful scenery to collect my thoughts when I am studying for my classes. Although I wish parking was a bit better I do have to remember I get off work super late and most people in my complex are home by 8 but no worries I always call security. Overall I love my apartments because at this very moment in my life I can call them home.
very awesome complex! love everything about it, only apartmets in the area thats safe for me to get to and from school by usign the metro bus system. very high in price for a college student like me but it is very close to the school, defientely since i dont have my own transportation .
The space and location of the of the apartment are amazing. It is close to everything: downtown, med center, pearland, galleria.. all at the same time.
Just rating the unit itself without management, I would rate four star based on the floor plan for a one bedroom plan... greater than 1000 sq. ft. with large rooms complete with a separate dining room and large walk-in laundry room with full size washer and dryer. The down side is lack of covered and assigned parking, especially handicap. Management personnel play head games, and the rental rate along with the water is too high. The appliances are used, and of course, could be changed when they want to raise the rent to 900 without just cause. Maintenance could improve, along with garbage pickup. My overall rating would be three star.
I've been living in Metro 5514 since January 2015. The apartment is really spacious and comes with a washer and dryer, which is a plus if or me. Now the down fall about the complex is, no gym, pool, valet trash, and it's a lot of college students which may include occasional partying, trash and noise. I guess it's expected, but overall it's really quiet. The front office workers are okay, maintainace men are very pleasant. The area is urban, but I've never heard any gun shots are anything about robberies. The only bugs I've ever seen in my apt was a spider, but no roaches or any other creatures. They'll spray upon request, will recommend this complex I can't quite say at the moment, the complex is under new management and I'm definitely seeing changes.
Pros: 1. lots of spacious closets 2. appliances are in pretty good shape 3. maintenance is good overall (usually fixed within 2 days) 4. Lots of parking (both reserved and guest) 5. Close to grocery store and TSU or U of H 6. Pretty clean, with very few insects (they come around to spray occasionally) 7. Close to the YMCA 8. Close to the new Metro Rail 9. Doesn't flood when it rains REALLY bad 10. They do their best to make you feel welcome (Thanksgiving feast lunches the week of Thanksgiving or to go breakfasts occasionally being passed out at the gate as you leave early in the morning) Cons: 1. Security is a joke (the security walking around is only meant to protect the property, NOT the tenants or their property) 2. My roommate was robbed at gunpoint in broad daylight (10am to 12pm) 3. Since management changed, more robberies have occurred (again, in broad daylight 4. Not in the best part of town 5. Management doesn't give much notice when maintenance will be done (such as water being turned off for a day) 6. Poor management notification if any event occurs (if a robbery occurs, they will not inform you of events that have occurred as a warning. Basically, you don't find out unless you've seen it happen or actively talk with your neighbors) 7. There are LOTS of trees around and near the parking spots which produce sap and have critters living in them (birds and squirrels) so if you have a car that you adore more than anything make sure to have a cover to protect it Overall, it's a pretty decent complex. I've lived here over 2 years and only had a few snags when it came to issues. I would recommend it for a student more than anything.
I lived at Cityside Crossing from April to November 2014. WORST EXPERIENCE OF MY LIFE! There are bugs and mold. Which you sign an agreement saying that you are okay with living with that. Still nasty! The front office staff....HORRIBLE. Some of them are not very knowledgable. Thelma who is the manager is the WORST. She will lie and say she is taking care of your issue when she is not. She is barely ever there or always out so you have to jump thru hoops just to catch her. Nobody ever answers the phone or calls you back. You will have to consistently contact them if you want your issue handled or someone to call you. It took over 2 months for my oven to be replaced so I went 2 months without being able to utilize it for cooking.
I just recently moved out of this complex and am so glad I did! Good: I loved the space, having a washer and dryer, and the proximity to downtown. The trains and planes that others complain about bothered me when I first moved in but I got used to them and barely noticed them within a couple weeks. Bad: My apartment smelled very strongly of cigarette smoke. It was so bad that my friends could smell it on my clothes. I complained to the manager and she said she would "talk to people." I made several complaints and nothing was ever done. Also, everything constantly broke in the apartment and was rarely actually fixed. When I moved in, my air conditioner did not work and, again I placed several work orders, and it was never fixed. The windows/walls were so thin that you could hear any noise anyone outside made. There were always people outside at all hours so this got very annoying at nights. There was also dog feces everywhere. It was so bad that when I left my building, I would have to hold my breath to get out of the entrance into the parking lot. There had been break-ins of cars and they hired extra security, but the security was never around. This apartment is in a horrible neighborhood and I only moved here because of the security gate. Unfortunately, this gate stayed open much of the time making it useless. Also the complex has gone up drastically in price and it is just not worth the price anymore. I definitely do not recommend moving here.
office staff is horrible, they dont even tell you about hiddin fees, its too loud and being thats it by train tracks makes no better
I live here...Thought I could outsmart the system....skip the commute and live in a good community...well 1 out 2 will put you in the hall of fame... This place is the worst...Trains all night there is a train down the way....my p-lace rattles and shakes...and when I say 3 in the morning..I MEAN it. ..security guards that failed the Houston police dept training... oh and did I mention only way to get here is by making illegal Uturns... Oh and there are roaches... and did I mention we are in the middle of the ghetto But hey.. I do have a washer and dryer in the unit
Rent is too high for this community. Amenities are standard. The only perk is washer/dryers are included and the space of the unit. Cable service is contracted to Ygnition. Every time a plane goes by, service is interrupted (occurs frequently because of Hobby Airport). Don't get too excited about the light rail. If you own a car, there is not left turn into the apartments when heading west. You have to go all the way to the end of each street to do a u-turn (at the end of one street the u turn is illegal). Office personnel can improve in their quality of customer service. Ask them a question and you are not likely to get your answer. This property is right next a 3 train rail track. Expect delays up to 45 minutes. The train is constant because the train yard is down the street.
