Property Ratings at Metro Midtown
I would give them a rating in minus if I could. I am extremely disappointed with Metro Midtown and specially their management due to multiple issues that have made my living experience here very frustrating. First and foremost, after living here for almost 1.5 years and diligently following all parking rules, I got my vehicle from California 20 days ago and changed my vehicle's license plates from California to Texas and forgot to update this information in the parking app. As a result, my car was towed from the complex this morning, and I had to pay $300 to get it back. I immediately contacted the management, explaining the situation and providing proof of my initial registration and the new license plates. Despite my good-faith efforts and clear evidence that this was an honest mistake, the management was unresponsive and unwilling to refund the towing fee. When I went to the office to discuss this issue, one of the management persons rudely asked me to leave instead of addressing my concerns. This level of unprofessionalism is unacceptable and further demonstrates their lack of care for residents. Adding to the frustration, the apartment complex is consistently unclean. Common areas are often dirty, and it seems like maintenance is not a priority here. Trash often piles up, and it takes an unacceptable amount of time for the management to address these issues. Furthermore, any request for repairs, no matter how small, takes an inordinate amount of time to be addressed. I have had to wait weeks for simple repairs, which is completely unacceptable. This has significantly impacted my comfort and convenience living here. This combination of unfair practices, poor maintenance, and slow response times has left me feeling extremely dissatisfied and undervalued as a resident. I urge anyone considering moving here to be aware of these issues before making a decision and should not move.

Just recently moved here, had read all the glowing reviews about the leasing agents. And while it started off well. We’ve only been here three weeks, we were told we were going to get six weeks free of rent. Of course, after we sign the lease they let us know that the apartment we ended up getting actually getting didn’t have the six weeks free. And they’re unwilling to change it even though no one ever told this to us. Even when I called, no one ever returned my phone calls, I’ve had to visit and call the office three times just to get help. Only to be told that we actually got an apartment at a discount. Therefore we don’t qualify even though that was never told us. And the three weeks we’ve been here we’ve had the disposal break twice, the dishwasher didn’t work. The dryer puts lint all over the floor, and yes, we submit maintenance request and they come fix it but we’ve only been here 3 weeks. It really shouldn’t be an issue. Unfortunately the leasing office would lead me to never recommend anybody to move here.

TDLR: 1) ROACHES ARE A MAJOR PROBLEM! 2) Neighbors tend to be younger and loud on evenings/weekends and the area is full of homeless and drunk bar patrons, not a good place for professionals, families or anyone that values a safe and peaceful home environment 3) THEY WILL SCREW YOUR CREDIT by adding additional charges after you have already moved out and paid in full but never tell you about it, then report you to credit bureaus. Now I’m not personally gonna stress about a little roach here and there but at Metro it was enough of a roach problem that even I was bothered by it and I feel like I’m more tolerant than most. And no amount of cleaning is gonna change that so it will be something you live with as long as you’re there. Second the people who tend to move into a place like Metro will be people who want to save money on rent and need to be close to downtown/midtown. Think bartenders, students, DJs, mid twenty somethings, people with roommates etc. Imagine neighbors coming home at 3am and want to keep the party going at their apartment. I was kept up LITERALLY ALL NIGHT LONG on several occasions. Also imagine all the idiots that show up every weekend to get black out drunk literally just one block from where you live. You do not want to come home anytime after 9pm and deal with these people. Not to mention all the homeless people that will constantly break into your car to steal $2 in coins. Finally, METRO SCREWED UP MY CREDIT. On move out day was paid in full and even confirmed with Theresa the assistant manager. THEN 3 MONTHS LATER I GET A CALL FROM A COLLECTIONS AGENCY SAYING I OWE RENT TO METRO! It was some trivial amount, less than $300 dollars but METRO HAD SENT ME TO COLLECTIONS. They NEVER CALLED ME, EMAILED ME OR IN ANY WAY TRIED TO REACH OUT OR COMMUNICATE WITH ME ABOUT ADDITIONAL FEES THAT WERE ADDED AFTER I MOVED OUT. They just reported me as delinquent and really screwed my credit. I had a 800+ credit score and their one single report dropped my credit score over 100 points! They never made a good faith effort to reach out or inform me of the past due amount so I could pay it so there was no way for me to know. I was a well paid, single professional and tried to save some money by picking this place. IT WAS A HUGE MISTAKE both in quality of life while I was there and also the mess they made of my credit. Do yourself a favor, IF YOU CAN AFFORD BETTER, DO BETTER!

If you want to keep reading, go ahead. But it’s a long story. DO NOT MOVE HERE!!! I REPEAT, DO NOT MOVE TO THESE APARTMENTS!!!! I’ve been here since May 2022 and in 2023 to January 2024, everything started going downhill. -My car was stolen from the parking garage -maintenance flooded my apartment -car was towed even though it was registered -Maintenance takes about 2 to 3 weeks to get anything taken care of. -Constant cars windows are being broken. -The gates are constantly broken. -These apartments are so cheaply made that you hear every single footstep of your upstairs neighbor, and every single person walking through the hallway -Adding extra fees and not be able to explain why. -Trash and sewer will run about and extra $200 a month -constantly smells like weed

This property would be a bad choice for you. Property management companies ruin an average property like this one. The lack of communication of unit and property issues is telling. ZRS management team at this location can not communicating effectively. The property company owes me money, since my lease ended in August.

Disappointing Decline in Quality and Management I had been a resident of Metro Midtown for a considerable six years, and during that time, I witnessed a significant decline in the quality of the apartments, the level of maintenance, and the management of the property since the ALLIED ORION team took over. It is disheartening to see a once-promising option turn into such a disappointing experience. DO NOT MOVE HERE! There are superior living experiences for the same price in Houston. When I first moved in, GREYSTAR was in charge and the apartments were a great choice due to their well-maintained units, convenient location, and responsive maintenance team. Unfortunately, these aspects have suffered greatly under the new management. As someone who resided at METRO MIDTOWN for several years, I regret to say that I can no longer recommend it as a viable housing option. Potential residents deserve to be aware of the significant changes and challenges they may encounter under the current management.
This is the absolute worst apartment complex I have ever lived in in my entire life. My apartment flooded one night while I was away and I came back to find sewage water all over my apartment. I immediately submitted a work order regarding this and asked to be relocated to a different department. All they did was come check that the water had been turned off - which I OBVIOUSLY had already handled myself. The dishwasher broke as well and got backed up with dirty water. This was never fixed. I was mugged right after the flooding happened and woke up in the hospital. The property manager was notified and never responded or anything. I began getting really sick and ultimately moved in with my mom's friend while she took care of me as I had a broken nose and was so bruised I couldn't see out of my right eye for awhile. Had NO idea black mold was all over my apartment until I started moving things out and found it behind my bed. I now am on an inhaler that I have to use every day, and constantly have a horrible cough and issues breathing. Meanwhile, the property manager (Veronica) tried to take me to court over not paying rent, which I refused to do due to the condition of the apartment and their inability to even attempt to fix or clean anything. Now they are charging me for "the condition" of the apartment. Go figure! Residents are held up at gun point multiple times each month. Property management did nothing about it. One time I told the "security guard" someone kept parking in my parking spot and he refused to tow the car "due to retaliation risks." So I had to continue parking outside of the parking garage. DO NOT move here.
Metro Midtown is a great community in a great location for active lifestyles.
The good: reasonable rent, especially considering the inside of the apartment looks fantastic, location is great, gym, pool and lobby amenities are nice, and maintenance is always reliable. The not as good: bike parking is a mess, with cut marks in the rack itself from thieves, the hallways are poorly lit with small trash or stains often left for weeks at a time. If you live on the Bagby side of the complex, I imagine noise would be issue. Even with these small complaints I am thankful to live here and hope to for many years to come.

Appliances are falling apart, my HVAC system is old and barely works, I had to buy a portable AC unit just to be able to sleep at night. The main pool is typically dirty with leaves, fobs will stop working randomly.
Great location, great management, great room layout.
So far no issues living here. Might be a little loud do to the bars that are close by but we all know those were there before we moved in, so it doesn’t bother me. Overall I’m loving metro midtown

Ive lived in Metro Midtown for over 4 years. The Management and Maintenance staff are always friendly and helpful. Love the location and accessibility to the freeway and surrounding businesses. Would recu this apart complex to others wanting to live in Midtown.
Metro Midtown has a wonderful location and would be much nicer if the management would take resident concerns more seriously especially when a crime is involved and/or occurring.

The staff when I moved in was not professional and lacked a lot of customer service. The new office staff has been more than helpful and seems to care about residents.
I have had a good experience at Metro Midtown in my first month. The maintenance team has been reliable and quick, while the front desk has been helpful when needed. The only potential issues are finding parking late at night and handling noise complaints, but these have been minor issues, at least in my experience.
A great place to meet people and place to live especially if youre new to town.
MetroMidtown is a fantastic location and has an incredible and timely staff. Although the noise of Midtown can sometimes be over the top, I would recommend this play to any young professional.
A terrible place to live. Great location but the rest of it is not worth the headache and stress.
If I could leave zero stars I would I’ve had a multitude of problems and the management and senior management does not have any interest in speaking to its residents or providing resolution to problems that is well within their lease aka CONTRACT requirements. DO NOT LIVE HERE. I had a water leak in my apartment for weeks, every time I showered water oozing out of the floorboards and baseboards, I put in a work order and heard nothing, reached out to management and this is where it really went down hill they cut a hole in the wall exposing multiple kinds of mold and then just left it open for a week when I finally got someone to speak to me i was told the leak was fixed I asked where it was and how they fixed it - the question couldn’t be answered. The water was turned on to prove nothing had been fixed, and they were about to cover the hole back up - mind you without removing the mold damaged wood, Sheetrock, baseboards, or floorboards. I demanded a mold test and the mold be remediated properly and I was ignored by all levels of management simply saying there was nothing they could do, I asked to be moved to another unit and all local management said they could do nothing. When I was out of the apartment they quickly covered the wall back up and will still not communicate to me (as far as I can’t tell the molded wood was painted over and the molded 2x4s behind the wall and molded Sheetrock was left there) On top of that I have a broken water heater and was dealing with hot water that lasted 5 minutes for months I put in a work order and it was not addressed in a safe manner I reached out again and it took them two weeks to “fix it” now I have absolutely no hot water and they still won’t do anything. If you visit the website it says “enjoy the life of luxury” . This must only be luxury if you don’t care about having hot water, mold or mold remediation, floor boards peeling up, a dryer that won’t stop running, and senior management that ignores paying residents and provides no tools or empowerment to it’s customer facing employees to be able to solve problems on their own. I have never dealt with such incompetent maintenance and such useless management. Mind you this is a SUMMARY of everything I’ve had to deal with there’s many more details I’m not including in this review as I’ve been dealing with this for a month now and it would honestly take an essay.
Metro Midtown is a cold-hearted business that provides adequate housing. At least they recently made a great maintenance hire.

Metro Midtown is a great community! Walkable location, great amenities, and the renovations are amazing! The on-site team is friendly and communicative and always there to help a resident. Its a huge plus that they have package lockers especially with the holidays around the corner. Having issues at past communities, this makes a more convenient and secure package handling. Pretty sad Metro Midtown acknowledges the multiple vehicle break ins. So what? They don’t care. Apparently, it is not their responsibility to provide security for ‘THEIR RESIDENTS’. Day or night, vehicles are getting broken into. Better call Houston, P.D. they say!!!!!!
The proximity to the bars and highways combined with the price per square foot was the reason we moved in, now I understand why it was so low. When I first moved in to the "upgraded" unit I currently live in we filled up our list with problems from the dryer being completely stained with a gross black sticky substance, to the fridge leaking water onto the shelves (still broken after 3 service trips), just to name a couple big ones. The primary issue i have at this point is Management. This location recently hired a new Manager last summer and I was optimistic that she would be a huge help to improve some issues around the complex. While my first impressions were good, my most recent interaction was unlike any professional conversation i have ever had. I had a guest parked in our guest parking section on the rooftop of the garage when in the middle of a Sunday afternoon his back window was broken out and valuables stolen. Later that day after we saw what happened I immediately called our new security "Justice Patrol Services" who did not answer. I walked up and down the parking garage shouting "security?" for a half hour nothing.. I finally was able to google a call center for the complex who put me in touch with an off duty police officer who lives in the complex. He was very helpful but told me that there is no security on duty at all during certain times of day and that the cameras don't even work. I went to speak with the manager the next day to bring this to her attention. I started off by telling her what had happened then said we are a bit upset that there was no security on duty and that we had expected the parking garage to be a safe and protected place to park every single day. I was then aggressively lectured about how Securing my property is my own responsibility and she even went so far as to suggest carrying around a concealed firearm. There is a major security problem here and this was not the only instance i was upset at the lack of security measures. If you dont care about the possibility of someone breaking into your car or apartment, putting up with management that is more interested in covering their own asses and bottom line than making sure the residents get taken care of, and old beat down units that have been used for party pads for nearly a decade then this is the place for you. If not, there are plenty of other places to live around midtown. YOU HAVE BEEN WARNED!
Somebody recently broke into my apartment at Metro Midtown. The management refuses to do anything about it and has not warned anyone about the recent break-ins and vandalism to cars and apartments. They have not sent out any flyers nor emails regarding the subject. I would not have moved into Metro midtown if I knew the crime was so bad and the managerial support was so poor. If you plan on moving into this apartment complex I would highly recommend that you reconsider. There are plenty of good safe places to live in midtown but this does not happen to be one of them.
If there was an option for zero stars I would; and yes I am one of those people that has never written a bad review for anything before; but I told this apartment complex there is no way I will refer anyone here and would be telling the truth in this review. -Several friends of mine had their car windows broken. When they reported it, they asked if the complex could provide additional staffing or at least reimburse them. The personnel at the leasing office said it is "Not their job to provide safety for their residents." They said they had cameras on certain floors and they would not do anything. -I personally had them report a "trashing violation" on me several times, and when I would go up to their office I would ask what it is they are charging me for. They could never answer so I would have to dispute the fee. -Now that I am finally moving out and never coming back. I did not give them enough times notice (according to the contract) so they made me pay for another month's rent. Fine. But when I came in to sign the release papers they did not mention anything about this. In fact, they told me I had to pay X amount for staying until agreed date AND PUT THAT AT THE BOTTOM OF THAT PAPER and I signed and left. A week later I came in to change my move out date to an earlier date and still they did not tell me that I had to pay anything extra than the agreed amount. I even asked since I am leaving before the contract end date can I remove the additional costs for what I had signed to stay until the later date; NOTHING. They said nothing. I come in to pay what I at this point anticipated to be the last check and they tell me I owe another much higher months rent. Long story short, although they did not mention anything, and I had signed the release papers AND THEY STILL HAD NO RECORD OF THAT EXTRA AMOUNT I HAD TO PAY ONLINE. They told me I had to pay for this. I have been going back and forth with the personnel getting them to remove mysterious costs of replacing parking decals and additional keys even though I handed that all in. BOTTOM LINE - DO NOT LIVE HERE. EVERY PERSON I HAVE SPOKEN TO ABOUT THIS COMPLEX IS EITHER UNHAPPY OR THINK THEY COULD MOVE TO A LESS EXPENSIVE PLACE WITH BETTER SERVICE. THERE ARE OTHER PLACES VERY CLOSE BY THAT I WOULD ARGUE ARE BETTER LOCATED SINCE YOU DO NOT HAVE TO DEAL WITH ALL OF THE NOISE THAT WILL TREAT YOU FAIRLY AND WITH RESPECT.
This complex is very old and not well taken care of. The office staff are generally not nice and are unhelpful (but the maintenance staff is great). You know living here that it may be loud on weekends, but I didn't sign up to have cars broken in all the time, even in the parking garage. Besides cardio equipment and a set of free weights, the gym is basically useless because machines are often broken and go weeks without being repaired. The pool is generally very crowded and/or full of leaves. Be prepared to be charged extra (in addition to forfeiting your deposit) upon move-out, because they will come up with ways to charge you!
My wife and I moved moved to Metro Midtown due to its proximity to the freeways and nightlife. You can easily get to 59, 45 and I-10. Bars, restaurants and a grocery store are within walking distance, Washington and downtown an uber ride away. Also, Jason and Lauren are helpful and attentive anytime we have talked with them. It is a breath of fresh air compared to dealing with management at other apartments we have lived at in the past.
Metro is a pretty neat complex looking at it from outside. I would say it could be better but they are renovating the whole place!! The office looks pretty modern with glass walls and new furniture, but it's still has that ''Ikea look''. Building #2 is 80% renovated (From whatever Management said); Brand new GE appliances what makes the apartment looks pretty nice and better than average apt complexes around here.. The people at the leasing office are pretty nice and helpful. Your online packages are pretty safe since they get delivered directly to the office and you will get a notification on your email saying that you have packages at the office; pretty neat. Pretty young crowd, nice pool parties and definitely in the heart of the midtown action. Cheers!
This apartment complex is in the prime area of Midtown. It is literally across the street from the best bars in Houston. The apartments are spacious with amazing lighting and there is a great pool. The apartment complex is also adding many updates to make it more competitive with surrounding luxury apartments. With that being said, the apartments are so close to the most popular area that there are homeless people too close for comfort and the area does not feel completely safe. People are also partying at the pool at all times of the night and I can hear the bar scene from my bedroom. It's too loud for me and I'm generally a person who loves to be among the the action. Live here for one fun summer, but then you will be looking to upgrade to a more homey feeling apartment.
Great location right in the heart of midtown, with a variety of restaurants and bars in walking distance. Apartments and shared living areas (gym, pools (2), game room and lobby) have all been recently renovated. The staff has been very professional and helpful. Some apartments are close to the bar areas so they tend to be loud on weekends, but those towards the back of the complex are quiet during those times.
There are definitely nicer apartments in midtown but Metro Mistown, being the cheapest in Midtown, is great for what you pay. The units are nice (most are updated), the complex is huge with a lot of useful amenities, the pools are great, and the location couldn't be better. The staff is also really friendly and helpful.
This apartment complex is in an excellent location, and has relatively low monthly rent. The metro rail is a few blocks away and local restaurants, grocery stores, and convenient stores are all within walking distance. On the weekends it gets pretty loud and the streets are busy, but this should be expected since midtown is one of the most popular nightlife scenes in Houston. One downside to this is the drunk people who in the year I lived there pulled the fire alarm 4-5 times on different occasions after 1am. The 2 onsite pools are well monitored by security. Since new management took over (2015) they have been doing upgrades, but most have been cosmetic. Although the new fitness center looks prettier, it has actually downgraded amenities (i.e. no steam room, no sauna). Overall the management has been very helpful and maintenance responds quickly to requests.
Apartments are nice and reasonably priced compared to what else is available in the same neighborhood. The noise level is no more than what is expected when living in an apartment. The staff is very nice and attentive. Any maintenance issues are fixed very quickly. The best thing about these apartments is the location. Midtown is great for a social life. You can either walk to bars across the street or in Montrose, catch the rail to downtown or a very cheap Uber to The Heights or Washington Ave. I definitely recommend this place if you live an active social life.
