Property Ratings at Metropolitan at Cityplace
The location is great, and that's one of the few nice things I can say about living at Metropolitan at Cityplace. Apartments are old and dated. Kitchens are small and lack sufficient counter space. They have cheap linoleum counters and the cabinets are old plywood cabinets they slapped new doors and white paint on to try and make them look new again. Be careful using them though, as upon move out they charged $50 to repaint because they were "stained". I will give them credit, they did replace my dishwasher when I complained that the original ancient unit didn't clean any of my dishes. The maintenance crew was always great and very responsive. If you do decide to move here, be cautious at the end of your lease of the "Smooth Move Out" service they offer. It was quoted as $75 to cover cleaning of bathrooms, appliances, cabinets, etc. which sounded like a great deal. So imagine my surprise when I received my move out statement and was charged an additional $65 for cleaning the stove and refrigerator, claiming those items were not covered. It was only after showing them the initial brochure they sent that I was able to get the charges removed. However, this was only done as a courtesy, as I was told by the assistant manager Amy that the document outlining the service and price that we agreed to is "not a contract but information on providing cleans after moveout" - pretty shady business practice. I looked at this apartment and a few others close by, and decided to move here to save a little money on rent. I regretted it every day for 13 months. Don't make the same mistake I did
Apartments are cheaply remodeled, appliances are horrible, they were supposed to paint the exterior a year ago, dead grass and plants everywhere, and don’t expect your unit to look like the model that they take you to. Just spend the extra $150 a month elsewhere. You’ll thank me later.
I lived at Metropolitan at Cityplace for a little over 7 months. While I’ve had my ups and downs, but I can honestly say that I had an enjoyable experience living here. The location is great, especially if you work in downtown/uptown areas. Apartments are modestly price while still providing the amenities you’re looking for. I have to give kudos to two sets of individuals: one for the maintenance staff. I am astounded at how well this community looks. Living in Dallas, you can forget that there is such a thing as trees and landscaping. The staff here do an amazing job of maintaining the grass, plants, trees, and everything. I really enjoyed taking my pup for walks each day and enjoying a very outdoorsy feel while still living in a big city. Secondly, I have to give praise to the managers/owners of MCP. I admit that I have been a pain to them at times with various issues that have popped up that were out of her control; however, Amanda took the time to ensure I remained happy and did what she could to make things right. She genuinely cares about the well-being of residents, their satisfaction, and most importantly- their experience. Thanks Amanda for everything, and I wish MCP continued growth! -JL

Moving is never fun and finding the right place is always a challenge. I have to say that I was lucky to have a positive experience during such times! The staff of Metropolitan at Cityplace have been real nice and helpful. They genuinely help their tenants and accommodate our needs if it is in their limits. If not, they provide with alternative options that works well too. I want to take a moment to thank a friendly staff member (Brandon) who took time for me to not just show the place but also give me tips and advice about the neighbourhood and community as a whole. The management has been just as friendly and it is now one month since I moved. The place is set with a sub-urban feeling despite living very close to the city. The location is perfect and the amenities are decent. Facilities as Valet Trash and Package Services are great convenience to tenants. The lawn and common areas are maintained well and it is a good place to have your family. Thanks to the team for my move and living experience has been great! I hope to experience the same as I continue living here.
The complex and surrounding neighborhoods are very noisy and don't have the best reputation.
If they were interested in a not so great apartment but in an okay area. It's the cheapest apartment in the area that I have found.
Honestly the best apartment community I have ever lived at, hands down. I've lived at Metropolitan for a little over a year and it continues to blow me away. The new office staff is incredible, always very attentive and friendly and go above and beyond to make me feel important. The community is so pretty and the people here are so friendly! Not to mention it's right in uptown and close to EVERYTHING. Best decision ever to call Metro home and I look forward to many years to come!!!

Not having washer/dryer in the unit and having to rent it is something to look into before deciding whether to stay in the complex. There is no option of a common laundry area which other complexes often have even when they rent out the washer/dryer.
The gym is small compared to other places we have visited and the apartment layout is definitely not open which is something we will look for in the next apartment we have but the staff and location is wonderful!
My experience living at the Metropolitan at Cityplace has evolved with time. While the apartment complex has introduced some great features and made living more convenient for its residents, the reasons I picked this apartment to call home have seemed to disappear.
This apartment is a nightmare come true! I lived there for 2 years and my car got towed 4 times. I had a resident sticker, parked in correctly. They will tow it unfairly and you’ll wake up in the morning ready to go to work only to find... no car. Then you’ll have to wait until they call the towing company, they’ll apologize and make you drive 25 mins each way to go get your car. The very last time they gave me $200 off the rent and told me to go away. After you’ve missed most of the morning out of work. Then you’ll see 5 people living in 1 bedroom apartments. On top of that, management is just scum. Please look around. Apartment complexes that are way nicer are going for just a tiny bit more ($100-$200 more).
The maintenance staff is very efficient and respond to maintenance/service requests in a timely manner. The leasing office staff is also very helpful, always willing to make the housing experience better.
I want everyone to know that I have lived here 3-4 years and have decided not to renew my lease and move elsewhere. I WOULD NOT recommend this property to my worst enemy. In the four years I have been here, I have only seen teams looking after this property get progressively worse. This seems to be a property where the owner and property manager do not care about its tenants and what happens to them. Case in point, this story I want to share. Twice now my car has been towed by the same towing company without authorization based on false claims the towing company made. The first time this occurred, Southwest Auto Tow (SWAT) claimed that I was blocking vehicles and therefore took the liberty of taking my car. Upon SWAT sending their evidence to the assistant manager at the time, it was quickly realized that they had lied and the assistant manager demanded that the car be released immediately. SWAT agreed to release it but they wouldn't return it; I had to go personally pick up the car myself. At the time, I was assured by the manager of the complex that SWAT was not allowed to take vehicles without authorization and I was assured that SWAT was going to be replaced as the towing company of choice for the Metropolitan at Cityplace. Fast forward two years later and SWAT decides to take my vehicle without authorization AGAIN! This time they claim that I was parked in a Fire Lane. Again, upon SWAT sending their evidence over to the office it was concluded that they lied AGAIN! What made this situation worse is that the only person at Metropolitan at Cityplace's office was the Assistant Manager and this time around she did not have authorization to get my vehicle released. I had to go 4 days without my car while I waited for Metropolitan at Cityplace's Manager to arrive on January 2nd and give the authorization needed. What kind of management company has no control over the towing company they hired and allows them to take cars however -and whenever- they see fit? I am not the only one this has happened to. Two days before my car was towed this time, SWAT did the same thing to another tenant here at Metropolitan at Cityplace. I'm 100% positive that SWAT has done this to more than two tenants. We could probably start a Facebook page called "Falsely Towed at Metropolitan at Cityplace" and it would fill with hundreds of people claiming this too. Don't even bother with this one.
The apartment, facilities, and community is great for the price. The area has a lot of break ins in the surrounding complex, the lack of elevator, and packages not being delivered to your door are the negatives. The leasing office agent was not very friendly and the lack of responsiveness is questionable. I applied for a lease on Friday to start this Saturday and still haven't heard anything. The property itself is great, staff not so much.
The only thing I did not like was the Accent walls. What if I don't want blue to be a part of my color scheme??
I left with a bit of a negative feeling as we were charged over 150 for carpet replacement (there were no issues with the carpet that I could see, other than the normal wear and tear of three years) and also a 75$ fee for a cleaning (wouldn't you clean the apartment for the new tenants anyways??). I felt these charges were unwarranted and a bit sneaky.
I would recommend it to anyone who wants an downtown/uptown experience and convenience. The apartment community was great and the staff was awesome and very accommodating.
The overall community is quite good. It is normally quiet, with adults who comport themselves well. In recent weeks, there have been a few nights where the pool area, where i live, has been very, very noisy, well into the night. I have called and left messages. Aside from this, the area is well maintained, and this is why is didn't move out. I transferred to another unit.
The price that I currently pay is decent for the location. Unfortunately I feel that the location causes price inflation. But still it is a good location, and so far so good.

I would recommend this property because it is always kept clean and maintenance responds to issues within 24 hours. Also the staff is very professional and eager to help.
Pros: Great location. Great price for the location. Great floor plans Cons: Noisy. Noisy neighbors and two noisy apartments behind it. Every weekend is a noisy pool party. Maybe I'm just getting too old to live over here?
Metropolitan at Cityplace is located perfectly in the middle of the triangle between Uptown a block to the West, Knox-Henderson/Greenville a couple blocks to the North, and Downtown 5 minutes to the South. Recently renovated and updated my rent is one of the lowest in the area - especially compared with the West Village apartments a few blocks away (almost 1/3 less). The apartment itself is astetically pleasing (fresh paint with accent walls, a fireplace, carpeting and hardwood floors), is clean (rarely see any bugs inside my apartment), and, most importantly, is quiet (the walls seem to very solid/thick and I never hear my neighbors). The layout provides plenty of space for a couch, love seat, coffee table, and tv in the living room, dining room table/chairs, plenty of cabinet and counter space in the kitchen, big walk-in closet, and plenty of room for a large desk, dresser, and queen sized bed in the bedroom - all without feeling cramped. The complex also houses a pool/grilling patio and a new gym (fairly basic, but with new equipment and spacious). Everyone on the management team and maintenance staff are extremely attentive and helpful. The only downsides are washers and dryers are not included in rent, electric runs a little high (~$100/month), and the complex only allows satellite or time warner cable. Overall, a great place to live next to all of key areas for young professionals and young families, without paying the price.
The apartments themselves are stylish and have plenty of space. Conveniently located near uptown and everything else one might need. Maintenance is pretty quick to respond if you need it, gated, and extremely strict on resident parking-only inside the gates and handicapped parking. The pool area is very nice and maintained, looks newly updated. The only thing that would keep me from staying here again is the apartments are located next to a rough neighborhood, so there are constant car break-ins if you or guests are parked anywhere but inside the gate. Other than that, no loud, annoying neighbors.
Pros: 1. Close to Downtown Dallas, Uptown, Lower Greenville, SMU, Deep Ellum 2. Pool is nice, staff friendly, good layout of space in the apt Cons: 1. Rent kinda high, but not terrible. 2. Valet trash service. 3. No issues with parking yet, but not many spots. Over all I am happy living here and would recommend it to anyone.
