I’ve stayed here about a year now. I’ve met some people that lived around me and made friends. The apartment I stayed in was 2b2b and spacious and I had no problem all year around. If I had any trouble it was fixed in a timely manner or of it wasn’t it was explained to me what the problem was for my understanding. Close to my job school grocery and shopping.what keeps me from 5 stars is if you honestly cared about the front gate it would be a problem. It was down for a while but currently working. And the other is out of Mezza’s hands but if your package is delivered to the wrong address you will never get it. I had one lady honest enough to return my items but other than that i don’t understand how they deliver to the wrong place. I even try to utilize the lockers inside the office but yet it still gets delivered to the wrong place. Other than that no problem here highly recommend. Will update after 2 year journey

I've been here a couple of months and I'm sitting here thinking...I signed a year contract and I can't wait to get out of it. there are roaches. the pictures show hardwood floors. they're carpet. it's hot out, so it's not needed, but there's no whirlpool/hot tub by the pool. the toilets keep running and the maintenance can't fix it. I'm in the back of the apartment complex and cell phone service sucks. I have all new tires and two were almost flat with the caps off of where the air goes last week. the people above me are the loudest people Ive ever encountered. the walls are thin as it is. I like how the utilities, other than electric is included. and there's a washer/dryer in the apartment. you cant find many apartments around here for the price with all of that. there seems to be more negative than positive here and I wish I knew before coming here.

These apartments have a roach infestation. Just moved in and the very first night I spent killing roaches. I emailed the office and they sent an exterminator out very quickly. However, all tenants pay extra for this service so there should not be a pest infestation. It has only been a week but I am regretting this move.

This particular maintenance request was an excellent experience but we have had past experiences with maintenance and a completely different maintenance person that would cause me to hold back a recommendation based on maintenance.
It is a nice community on the northside of Jacksonville that is very conveniently located. The apartments are fresh and modern.
I always recommend Eastport because maintenance does a wonderful job of upkeeping the grounds and repairs.
Eastport is geographically located near the airport, highway and shopping district which makes it ideal for persons who are not from Jacksonville, whom travels alot etc. As such I would recommend...
I love my apartment. It was clean when I moved in.
I like the area and how the community is always clean and never noisy!
I like that laundry machines come standard in my unit however I would have a hard time recommended if the gates issue was not resolved.
The community is fine, yes there are a lot of unattended children running in parking lots and no adults can enjoy the pool but it meets mediocre standards. The staff is the problem, which is why everyone has been fired at this location. I’ve lived at eastport for 2 1/2 years and the front office has always been disappointing
The community is very welcoming, love come home at the end of a long wirk day. All the workers and always warm, friendly and professional.
I would most definitely recommend this complex, my problems have been miniscule in comparison to what they could have been. As a first time Apartment renter, I am pleased with my experience. We are considering moving up to a 2 bedroom when our lease ends in august.
This service man was awesome!He told me about a 20.00 bill by my dryer on floor. Very honest! I told him you could have had 20.00 and he said oh no i dont take anything thats not mine. That was so impressive. I dont remember his name. Great employee! Thanks so much!
No accountability at this property! Inexperienced leasing agents with under-experienced Management or Regionals....unorganized, rude, unprofessional is the face of this office.....not even worth contacting management when management is on a power trip.

The noise pollution of the trains at night and it?s in a industrial area I wouldn?t recommend the apartments for those reasons
The office staff is very friendly, knowledgeable and professional and the maintenance staff is excellent. I?m very happy with my new apartment and community. I will be living here for a long time. Thank you Lincoln property management

It's a comfortable and satisfactory place to live. The rent is a little high and I dread signing a new lease with a rent raise. Other than that, I'm very content living here.

The only issue I had is they keep calling me everytime I put in a request and I have to take my key down to get remade. I am not sure why they keep having a issue with it.
The apartment is at a good rate in a good area and there is not too much commotion that takes place here. It?s a great community to stay in
There's a welcoming atmosphere. Coming home is like a mini vacation at the end of a very busy work day. When the gate is working I am relax and at peace.
I would recommend this community because for the most part it's a quiet place to live. I also enjoy the amenities and beauty of the landscape. Most importantly complaints are addressed in a timely manner.
I do all the time. If I got $50 for every resident I have recommended this place to that I later saw moved in, I would have gotten close to $400 by now. People stop me all the time and ask how I like living here.
We signed and paid an application fee along with deposits for an apartment on the second floor for November the 7th, once we arrive to drop off more information that was requested, thats when we were told that are move in date was pushed back another week to the 14th. And was also told that (once the paper work was in front of us to sign for leasing), that our new apartment was also changed to the third floor instead of the second and all for the same price of what we wished for the SECOND floor. If all they had available was the third floor than i wouldnt have paid deposits and applications fees to only end up on the third floor with the inconvenience of paying the same thing for what I originally was tol and desired. I would have looked at another option for a more comfortable living situation. We also was told that we would be able to move in on the 13th after 5:00 pm, waited outside the apartment complex for an hour and 30 minutes to only be told at 5:00 that we cant move in until the following morning because no one cleaned the carpet and they are going to rush clean it before we move in the following day. We tooks days off work for this along with truck rentals and also transferring schools for the children for us only to be left outisde the front office with a truck load and family with no where to go. We asked to see the carpet because we are desperate at this point to even move in a dirty apartment just so we can have a place for the night and in return was told that “We Dont Even Have A Key For The Apartment right now”!!!!!!! “Well, you wasn’t supposed to move until the 14th anuways, so we cant get you in until the 14th anyhow.”?!?!!? So now we are supposed to go and find a hotel close by the apartment where we can park the uhaul, just so we can be near by when they open in the morning because were are relocating 42 minutes (31 miles) away from where we left. And pay for an extra day of truck rentals and save miles that we would also have to pay the truck rental company. Beyond frustrated with the company and how me and my family was treated by the personel at the front office of this housing complex.
I'm loving living here at Eastport. It's quiet, my apartment home is very nice. I'm very satisfied thus far.
THE RESPONSE WAS FAST, EVEN THOUGH THE FIRST MECHANIC DIDN'T SOLVE THE PROBLEM, THE NEXT DAY, ANOTHER MECHANIC QUICKLY RESOLVED IT

Save yourself a lot of trouble and hassle. The management staff is a nightmare. I asked about why the rent online showed a zero balance the first month after I moved in and they told me I actually had a 300 dollar credit from my move in costs and that I had already paid the rent for that month in my move in costs. 2 months later they put an eviction notice on my door that said if I didn't pay them 1200 dollars I'd be out on the street. Save yourself from these incompetent bafoons and live somewhere else.
With working full time, and being a student, it's important for me to be able to come home and be comfortable. This means keeping the units maintained, and myself happy. Eastport has done just that; from answering my questions, to making sure they went above and beyond my demands for my move in, to keeping to the move in date. I love my 2BR/2BA here at Eastport. The staff were very empathetic towards me as my previous experience with another complex left much to be desired; will be referring this complex to anybody looking for a home.
This has been one of the worst apartment living experiences. The units are not clean the trash in the hallways get smelly. You find bugs everywhere because the apartments are near a marsh. I wouldn't recommend anyone live here.

So far this is the best apartment complex I've stayed in. The scenery is beautiful and the neighborhood is excellent. They have a very nice pool area as well as a very nice gym area and the security is also great as well. I would recommend this complex to any of my friends in need a good place to stay that is safe, close to both military bases and shopping centers. It is also very close to some of the best restaurants around.
We just moved into Eastport Apartments a month ago. So far I have noticed a fast response time to maintenance requests. There is valet trash pick up with provided trash bins outside of each door that is a nice addition. The gates to the community are not working currently but we were advised they're working on them being fixed with the new ownership of the property. The community is fairly quiet with one BIG exception. There are trains that blow their whistles pretty much nightly and you will hear it unless you are a deep sleeper. The parking is tightly packed but not too bad. Just not a lot of wiggle room if two cars are passing each other. The community is very close to shopping, highways and an airport, without dealing with heavy traffic. They are a little on the pricey side for the size of the apartments, but it fits the area. If you have a washer and dryer of your own and don't want to sell them or store them in a closet, do not move here. They provide washer and dryers that are not energy efficient and will not remove them or allow you to. Other than that, not a bad location. The amenities are nice and well cared for. Very pet friendly community.
I have lived in my apartment complex going on five years. We first had a two bedroom then moved into a three bedroom a couple of years later. The complex is gated and well maintained. Maintenance staff has always been quick to respond to any requests. The area is close to the interstate and we can get to most places in town within 20-25 minutes even though we are on the north end of town. Very close to shops and anything we need. The complex is only about 6 years old and nice and modern. Love that the units all come with full sized washer and dryers and we also have trash valet. We just put our trash in the attractive bin outside out door that the complex provides. Then the trash is picked up by a contracted company. This is a huge help to me. We have a beautiful large pool and barbeque area and a nice clubhouse. Neighbors are also very quiet. I live on the back end and there is a nature area behind me so it is really peaceful. The complex is also very clean with a fenced in dog park and a children's play center. I would recommend to anyone moving to this area of town.
The Eastport Apartments are located on the north part of Jacksonville and it is conveniently close to River City Marketplace. At River City Marketplace there is a lot of places to shop and eat. The apartments are also close to the airport but not close enough to hear it. There are train tracks roughly a mile away so you do hear that every so often. The apartments are decent and nice but far from luxurious. Some people are loud that live here. The pricing is not bad for what you get. Overall the apartments have their pros and cons but the pros outweigh. So it is a good decent place to live.
