DO NOT RENT HERE. Mezzo of Tampa Palms has been nothing but a scam and a nightmare since we moved in two months ago. We moved here from Georgia 8 hours away. We signed for a renovated two bedroom that was beautiful. When we arrived with U-Haul, two dogs, and nowhere else to go we found out that they had given away the apartment we signed for and expected us to be okay with a completely dated unrenovated unit for the exact same price. We ended up having to move into a three bedroom, paying more than what we signed for in order not to be stranded in a new state as two young girls. This was blamed on “new management” however after speaking with multiple other tenants they have been doing this for at least the past two years. They show a renovated unit and swap it last minute to force you to pay more for a renovated unit. There are countless hidden fees. Included “luxury amenities “ that are broken half the time are an extra $100 a month. Every apartment has a roach issue. Trash piles outside of the dumpster for days. “Included” internet and cable is $120. None of this is optional. There is not parking unless you pay an additional $50. The rent you are quoted IS NOT WHAT YOU ARE CHARGED. Maintenance requests take over a month to be done. And frankly they do not care. We are counting down the days until we can move out and sadly we are stuck for ten more months. There are so many better options for the same price AND lower. Go somewhere else.
I was just shopping around seeing what's out here in the market. I made an uturn and stopped into Mezzo. I didn't have an apartment. I walked in the leasing office smelled like mold. You may want to investigate that. The leasing agent was with a move in. Once he was done. He approached me. Never gave his name. I introduced myself to him. I asked for his name. I can't recall his name. He was so unimpressed. He asked me if I had an appointment. I replied. I did not. He told me that he had scheduled appointments but if they didn't show he would tour me. He said he would call them. Moments later this lady that I saw on the sidewalk when I walked to the leasing office came in and went to her desk. It was truly to my surprise. She actually looked as though she was dressed to run errands at Walmart (jeans). At this point I'm still waiting for my tour. The leasing agent went somewhere. I'm not sure. I wasn't informed. The employee with the jeans on asked was I being help. She said she would call the appointments to confirm or not confirm. The appointments did not confirm. At this point the leasing reappeared. Began a conversation with the lady in the jeans. I'm sitting there over hearing it. Remind you .I'm waiting on a tour. I continue to wait. Until I just walked out. I was out side the leasing agent ran out side and said to me . I was just about to help you. I said "no thank you". I'm a CM in this biz. I would be highly disappointed if my team treated any of our prospects how you treated me. Your actions is why I teach my team to go upon what is expected. Because the level of customer service out here today is absolutely trash. My advice to you. "Get your STANDARDS UP"
If you really want to live here, please take photos and videos when you move in so that you could have evidence to against them when you move out. Also, ignore what they said, do go through the move-in checklist carefully. Do not sign it in advance as they would ask you to do that. When I moved in, everything was not ready. Apartment was full of dust, wet paint and smells. Bathrooms and kitchen were not properly cleaned. I took some pictures, but they were not enough apparently. When it is time to move out, they charge me based on the so-called "cleanliness" despite they didn't fulfill it upon move-in.
This is the worst apartment complex I have ever lived in. They are unresponsive and do not care about their residents. I am paying almost $400 MORE than the advertised prices because in the lease they hide all sorts of fees. The apartments are not anything close to "luxury", which they claim to be.
Poor maintenance. There are other places with better amenities and much better maintenance. There have been missing lightbulbs for over a year on walkways, dog park smells horrible it does not get treated properly nor is it done on a schedule. Mold, and the gym does not work properly. The projector doesn't work, some of the equipment doesn't work well. And its usually dirty. Did I mention the property tends to be dirty? Garbage stains on the walkways from bags being tossed from the third floor so they splash and rip open when they miss the bins.
They only care about locking you in a lease then you never get help from them again. Lazy maintenance. Awful management. Black mold, cockroaches, lack of parking spots mean people are towed constantly, turn over is so high because this place sucks and you learn it quickly after moving in. Such a shame! The grounds crew does a good job making the outside look great but that is the only good thing about this place.
I have never in my adult life dealt with an apartment complex that is so foul, very unprofessional, not a care in the world, money hungry, unkept, mold infested, roach infested, lazy, and disgusting to say the least. I absolutely HATE this place! As well as my past neighbors whom resided there when I was there. They sicken me, I should’ve never moved there and I’m still dealing with issues from there and I’ve been gone since April, it is now July. Do not move here! Ever!!!!!
They have towed my truck multiple times I now have damage on my truck and have to file a police report. Never reimbursed me. Improper signage showing which spots are fire lane and not. Huge parking problem here. Grills don’t work and if you want to have one on your patio good luck. Fire place has never worked in a year. Pools are filthy all the time. The gate fob scanner stopped working and no longer opens for you when you pull in you now need to type a code. Maintenance requests go unanswered for days without even a simple response. Beware of what you’re getting into
I’ve had my car broken into twice now. Parked in front of the office as a safety percussion. After filing a police report i was told their surveillance resets after 48 hours. My wires were cut and it was directly in-front of the office right in front of the cameras. Both times i messages the office letting them know the day and time and they wouldn’t even save the footage from that day. I have kids so i was extremely upset to know if something happened while my kids were in the car, no justice would have came out of it. If your moving here invest in your own car cameras. The gate opens and lets anyone in, even if you don’t stay here. Not only are you paying over priced rent but your going to be paying for the damages to your car and property out of pocket as well.
1-Parking problem, you cannot find a place to park your car after 5-6 pm. Because the number of flats in the site is more than the parking area. That's why there is a parking problem. 2-The pool is said to have 2 pools, but I've been sitting in 2 pools constantly in filth for 2 years, I didn't see that it was clean. We used it once or twice in 2 years. 3-Extra fees, They come to you one day and fine you because there is a bicycle on your balcony or because there is a grill. And they are telling you that the fire brigade stopped it. Totally false. 4-Renovation and repair, when something fails in the house, they do not come and fix it. They do not respond to my repeated notifications. 2-3 times I found someone from outside and had the repairs done in the house. 5-Management is absolutely not interested in any problem you have on the site. A matter other than their own interests is certainly not of interest to the site administration. As someone who lives here waiting for his contract to leave, I would never recommend it.
Don’t think that the old 1-star reviews aren’t relevant because they are so old, also pretty sure all the 5-star reviews are fake. On the date we made an appointment to move into the apartment, I packed both of our cars and went to drive over for check-in when we received a call from them less than 1 hour before, cancelling our check-in appointment after I took the day off work. When I moved in, the apartment was next to unlivable, took management 2 weeks for someone to come by and address the bare minimum. 1 month later still have no power in either bathroom outlet and the washing machine is leaking. Management told us that the washing machine leaking wasn’t a priority for them, and we should spend our own money going to a laundry mat that would not be reimbursed, until they have time to fix it. There is never enough parking unless you pay extra for parking (LOL). There is absolutely 0 communication about anything important going on around the complex (ex: pool is closed today). The management team makes excuses for everything imaginable, it’s never their fault. The worst customer service I have ever experienced…
I loved living here until The Connor Group took over. They raised everyone’s rent at least $300 and added a bunch of additional fees such as mandatory cable/wifi for $130 a month. They are charging an HOA fee now but they never take care of the property. There is trash everywhere and all the trash bins for dog waste are overflowing. They did “landscaping” which consisted of them dumping mulch on top of the grass without even putting a liner down, so all the grass is now coming up through the mulch. The plants that they added are all dying because half the sprinklers don’t work. Almost all the outside lights at my building have been out for months and they never replace them. They painted and got paint all over the doorframes, door handles, and ground. The women in the front office are extremely rude once you actually live here, and no maintenance request us ever completed. I am counting down the months until my lease is over.
There is black mold in apartment due to a leak from another apartment from above. The management will not fix. Left water in apartment for days. Now mold has grown. They refuse to fix it. DO NOT RENT HERE. They would rather see people get sick. They are betting on you not suing them. They will lose that bet. Management is not willing to fix problems. They just keep postponing until you stop calling. Your health and health of your children from black mold from mismanagement.

I absolutely love it here. Love the surroundings as well. The professionalism of the staff, and the rapport when dealing with residents is outstanding. Jennifer and Susan are very talented and treat you with respect, giving much importance to your concerns.
I would recommend this apartment to anyone that wants to live in a place that is kept clean, the people are friendly, & the maintenance do a very good job. The only thing I can say negative is that you really have to go in person to get the help you want, over the phone you get no help.
I am extremely happy with my experience at Mezzo and I have already recommended it to a friend that is moving down from NYC.

Visitor parking is not good. Having monthly hours for visitor parking is a terrible idea. There isn't enough visitor parking.
I don't typically recommend things based solely upon one interaction. Maintenance did their job and it was good, I was not disappointed. :)
Everyone is very pleasant and quick to address any concerns.
Its a bit smoke and mirrors. the gym and pool were selling points to rent. The gym was horrible and is now being renovated and has been down for over a month. the pool hasn't been available since i moved in. the 2nd and 3rd floor walkways and steps of each building are not kept up. the first floors and maintained by the landscaping team but the 2nd and 3rd are not swept, cobwebs, spiders and bugs and trash on the walkways. Trash service can be spotty and not picked up as they are supposed to.
There is a high turnover so obviously most new people are unhappy with it, but it's cheap so that's cool. Everyone I know who lived here except me has been towed.
DO NOT LIVE HERE UNLESS YOU’RE WILLING TO BUY A GARAGE/RESERVED SPOT FOR EXTRA EACH MONTH. If I could give this negative stars, I would. They will have residents towed out of the complex, with a fully visible parking decal. The parking situation is awful and they are unwilling to find solutions other than saying they don’t deal directly with the towing company. I get home from work close to midnight and have to circle the entire property for 10 minutes sometimes because there is no open lot resident parking left. In some of these cases I’ve parked in visitor spots which got me “warnings”. Two nights ago I did this and walked out the next morning to find my car had been towed. The office staff has no solution and instead tried telling me to pay extra for a reserved spot or a garage. It’s laughable that you can pay to live here, a ridiculous amount because these “luxury” apartments are not that nice, and parking WILL NOT be a guaranteed to you. It’s ridiculous that residents don’t have priority and you can get TOWED For parking in a visitor spot when again, we pay to live here. The front office staff told me they knew people were frustrated, when they could simply tell the tow truck company not to tow residents with a decal. I had to pay $175 of my own money to get my car back. I will never be renting with Lincoln property management again.

New management is terrible, take forever to address issues and don't have the slightest clue as to what they're doing. Office manager has been replaced like 3 times in the past 6 months, go figure. The place is run down and needs some updating. I've been dealing with a roach infestation for months, pest control keeps coming and the roaches keep coming back, not sure if it's something within the unit itself or coming from another unit but that kind of paints a picture of the kind of dump this place is.
Its a peaceful community with clean environment and responsive management. Its kind of central and have good schools for the children

New management have been updating community and I think it will be much better than before.
I would recommend living here because it is in a nice area; however, I feel with the new management that came in, they were not ready to take over and everything is chaotic and NOT running efficiently. Hopefully this will turn around soon and I will feel differently.

If I could give this place a zero I definitely would. I sit in my car every night for 2-5 hours waiting for parking, please tell me that’s not ridiculous. Reaching out to management is pointless because all they say is “we’re working on it” “purchase a garage” I SHOULD NOT HAVE TO PURCHASE ANYTHING BECAUSE I PAY RENT HERE. I’ve never lived In a complex where there’s no parking, that’s absolutely ridiculous. I know I’m not the only one with the problem because besides me there’s many other cars just circling the community waiting for someone to leave. How absurd is that? I basically sleep in my car when I have a home that I pay rent for because there’s absolutely no parking after 11pm & if I leave my car somewhere the tow trucks come and take it. Can’t wait to leave this place, absolutely horrible.

Imagine coming home and not being able to go into your apartment because there are no parking spaces available. Residents are literally driving around and existing this property because there is not one parking space available. I have an upgraded unit and i have nowhere to park.

We struggled a lot with management being kinda standoff-ish while we were in the clubhouse. We would be there, obviously to ask a question or whatnot, and they wouldn't even acknowledge our presence. The apartment was nice, but its never enjoyable to live by people who don't like you. Also, parking was a bear.

Awful staff, the worst parking, they are rude, slow to fix issues, avoid
Changing my review to a 1 star for many reasons, and if zero were an option i would choose that. My family and I lived here for over 3 years. At the begining it had some hiccups, however they had just come under new management, so we shrugged it off. Once they changed the office staff it all went downhill. 2 of the members only speak to you as if you're dirt on the bottom of their shoes and we never got anything accomplished with them. Constantly belittling us when we brought up concerns, and they managed to always flip it back on us. It took years for maintenance to complete requests we put in. When we told them we were not resigning our lease, I quote "You won't find anything as nice as our community for the money." Guess what, WE DID! MUCH NICER, BIGGER AND CHEAPER! Come time to leave, we were denied a final walk thru, and multiple reasons as to why they wouldn't do it. It's the first time I've never gotten a deposit back ever. When I called asking to speak to the manager she was conveniently not available. Surprise, she never responded to my walk thru request either. When I asked for the corporate number, I was told to Google it. In short, unless you want headaches that are really expensive, do NOT move in here. I would not recommend this community to anyone. There was a day it was good but not anymore.
Office management is so unprofessional. It is your word against theirs. We cleaned our apartment so that it was immaculate. We were charged $40 for a cleaning charge. We paid our water bill and had proof but they came back and said that it wasn't paid. Mezzo will do everything possible to retain your deposit. And yes...there is a bug problem. Big problem that never gets resolved.
Office workers horrible customer service. Over charge when moving out! Charge for things that should not be charged. They say it's for carpet but everyone gets new carpet when they move in. Also charge for appliances and everyone gets new appliances when they move in also. Frauds!!! Save your money

The staff is amazing and the apartments are very nice and updated. I would recommend anyone looking for a home to Mezzo at Tampa Palms.
The Mezzo is beautiful from the pictures online. I haven't even started to apply for the apartment yet, and I get this negative vibe from the staff. I had to CANCEL MY APPLICATION because of lies the staff already telling me. If your looking to move in here, make sure you speak to anybody else BUT "CODY" he will lie to you the moment you step your foot in the building. And he don't really make it exciting to be moving in. TALK TO SOMEBODY ELSE NOT HIM!!!!! ((Check your reviews, we the people don't lie)) 0% rating on staff 85% on Mezzo ?% on living experience (didn't get a chance to live so really don't have a percentage for it)
Just walk the property and you'll be able to see for yourself. When you take no pride in the upkeep of your apartment complex than you know there's bigger issues. The list is so long I can't say in 50 words . If Cody, Gina and Korina occasionally left the office they may know this. Do you notice the only place that is nice is the office, the place that they stay all day long. From the front gate to the office is all a pleasant experience but walk past that and it's The true meaning of Mezzo . Unkept, trash filled, horrible landscaping, walkways filthy, bug that fly around your doorway because everyone's trash is out 24/7. Maintenance takes forever, if they ever show up. Just run!!!!!! And Cody would lie to you from day one!!!!
The Mezzo apartments have recently been renovated on the outside and common areas. The recently redid the community house, pool, and workout room. We now have a gated call service to eat in and out. They all repainted the entire community. The apartments are spacious with defined rooms/areas. The parking isn't the greatest situation as there are not enough spots; however, for more money, you can have a garage. I like the garage because I don't have to stress out about where I am parking or having to park a mile away. The staff here is very friendly and get to things in a timely manner. I have lived here almost two years and enjoy my home.
There have been a lot of improvements to the property here. It's a lot prettier than it was, and the front office staff is great, now. If you have discounted this property before, take a look. Maintenance is currently a little understaffed, but get to emegencies quickly.
Half way through our lease and the only thing I can complain about is the office staff. Unattentive and unprofessional.
Although the community is in a great area-- close to grocery stores and other complexes, the lack of professionalism and care by the complex brings it to one star. The staff is incredibly disrespectful and utterly unknowledgable. The community experiences constant construction, yet, in the 18 months Ive lived here, nothing has been finished. Not once has the jacuzzi been functional, nor have the pools, gym, or gate worked. The complex has also announced the reduction of the already minuscule gym equipment. The complex does not respond in due time to maintenance requests and takes no care in answering questions or concerns on behalf of residents. Parking is an absolute nightmare, and even with an on duty officer, few things are accomplished. There is very little regulation-- be it noise, pet waste, or visitor parking, and the residents pay the price. The ownership of the complex has changed three times in the past year, and everything that was wrong with the previous owners carries on to the next except amplified. If you are honestly looking for a nice place in New Tampa-- skip this complex.
I hope all these changes coming are going to help, it's true you get what you pay for- and for what I'm paying I can't expect much more for now. My work orders are taken care of in a reasonable fashion. It seems like the new crew is much better than the ones that were here before. I am excited about the new gates and it looks like they're painting the buildings too... So let's see. I'll prob be here for another year, so it guess only time will tell. The new office ladies are nice to me too which is good because the last ones always made it seem like I was bothering them. I appreciate their friendly nature!
