Located just west of Downtown Miami, Little Havana is the epicenter of Cuban culture in Miami. Little Havana, named after Cuba’s capital city, is best known for Calle Ocho, the neighborhood’s main commercial thoroughfare brimming with restaurants, specialty shops, art galleries, and dance halls in colorful buildings in addition to a Latin Walk of Fame.
The Little Havana community comes together for an array of annual events, including the popular Calle Ocho Festival, Viernes Culturales/Cultural Fridays, Salsero Sundays, and the Miami Beer Festival at Marlins Park. Marlins Park, home of the MLB Miami Marlins, is also located in the eastern portion of the neighborhood.
Outside of Calle Ocho and Marlins Park, Little Havana is largely residential, boasting a variety of apartments and houses available for rent. The neighborhood is an attractive option for many commuters, offering close proximity to Downtown Miami, Brickell, Coconut Grove, Coral Gables, Wynwood, and Miami Beach.

Property Ratings at Miami Riverfront Residences
I am not here to be mean but to aware you that this property is awful. Surroundings always dirty, trashy and smelling bad. No matter how spotless I keep my unit, as soon as I walk out my door is a complete disaster. Mold in the bathroom is bad as much as I clean it. I had an outlet smoke in the kitchen that ruined my expresso machine and air fryer when I plugged it. Washer Machine smoked and stopped working. Private mail room is always so messy, and packages missing, not even worth paying extra for it. Overall, I asked for a move out after MANY issues with my unit, they finally agreed (ONLY bc they had someone wanting a 2 bed asap) and they wanted to give me 7 days to move out. Really? But if I pay the fee to break the lease I have to give them 60 days!!!!!! (?) Bad experience and looking forward for my lease to end in about 2 months.
I have been living here for 3 years and I love being so close to the highway and Miami Airport. My daughter goes to a great school nearby and she loves the pool! My husband of course loves the view of the River and watching all the boats go by. Great staff and maintenance, I highly recommend!
I’ve been living here since 2015 and absolutely love it!! My main concern as a mother/teacher is safety for my children. This buildings design offers very secure living. We have security guards around the clock monitoring everything and everyone that comes in and out. Another fantastic feature is the proximity to major highways (836) and (112 airport expressway), gas stations across the street and on the corner. Supermarkets all around. Not to mention the new massive riverside shopping complex with a brand new publix, Ross, hobby lobby and more just blocks away. Some units have spectacular river views while others like main face the city. The apartment complex has a great gym with a good diversity of equipment. The pool is nestled in between the two towers and leads out to the Miami River. In the area surrounding the river we have tables and bbq areas for outdoor entertainment. The clubhouse is a perfect spot for a bday party, bridal or baby shower. We also have a state of the art office center offering the latest technology in computers, printers, copiers, and scanners. The majority of the units have been completely remodeled offering top brand name appliances, wood floors and stackable washer and dryer. Oh, did I mention they’re pet friendly. Overall, I have never regretted moving here. Kudos to the amazing management company and onsite manager. The building is kept in tip top shape all the time. They truly go above and beyond to make sure you’re a happy tenant. Ask for Lisette... she’ll treat you like family.
One of the best buildings in the area the management cares about the residents. very happy to live here
I have been living in this building since 2016. The service is great and the apartments are beautiful. The manager Lisette is super nice and so helpful. Maintenance is really fast and the older man that works doing work orders Marco is fantastic. The location of the building is awesome, its always against traffic and right in the middle of everything. Great place to live. There are turtles and manatees in the river and you can see them from the pool deck area in the summer time. Beautiful place!!
Absolute worse management. When I lived there, property managers keep changing. Management office staff is very rude. If you have issues, you are on your own, they won’t help. They are super nice when you check the property. They will show you the pool, and common areas. But they don’t tell you that they increase the price all the time, because “market prices went up”. Do your research, place is not worth the money. If you need to extend rent for few days, they will charge you on a daily basis with astronomic high prices. From my observation, people constantly move out/ move in. You don’t know who your neibour s are, that’s how often people change in the building. After I moved out, they took money out of deposit for the carpet, which was in ideal condition, since we never use shoes inside the apartment. Called few times the office, they said they will get back on the issue and proof of carpet being damaged, it’s been 8 months, still waiting. Stay away, for that money you can find a better place . Neiboughood looks sketchy. Keep in mind, it’s on the border with all famous Liberty City.
I got pulled into this apartment complex due to the proximity to my job. I ignored that it's in a bit of a sketchy area. Everything was great until about 6 months in, the type of people that lived here started to drop. Fights near the security office, police cars on standby nearby, super loud music, banging on the balconies, towels and clothing hanging off the balconies and too many adults living in one unit. It's not worth the rental prices. When looking to move in make sure you see the exact apartment you're going to rent otherwise they'll show you a model or "similar" unit. Just wait to see the real unit. For the price there's better options. Management office doesn't do much if there's an issue - you're on your own with the help of some security guards to get whatever issue resolved. Good luck if you're staying here.
The building is pretty new (built in 2014). The gym is ridiculous small. The name "RiverFront" should be changed to "Small water stream in the back". It's nothing like a river... and it's in the back. I guess most apartments dont have a good view at all. But the administration is nice, the pool is ok.
This building is very welcoming it is the nicest place I have ever lived on. T Very private with great outdoor space the areas are always clean and the security system makes you feel safer. It has a big pool in which you can enjoy the view to Miami River. The staff is polite and attentive. Location is always an important factor and this building is near by every exit to the expressway. The apartments are very neat the design is open living space, great for entertaining.
This is the second time I live in an apartment building and I love this building. They really maintain the property and the apartments are fantastic.
Miami riverfront residences is the perfect apartments for a secure living. Close to every supermarket , gas station , hospital etc. Has a river view that is extraordinary and walk path by the river , how awesome is that ?
