Property Ratings at Microliving @ 260 S 4th Street
Stay clear. Dangerous area. A lot of Homeless to harass you on a daily basis. Smoke free? Not! Elevator smell to high heaven. Inconsiderate neighbors, paper thin walls and heating bills will run $200 a month. I am out of here in a month. Maybe sooner.
Wouldn’t recommend applying to this place. You literally have to chase them to get an update on your application. Shows how they will be if you stay there.
Tenant since 2020. It's surprising quiet if you're towards the back of the building. The small space means small utility bills and great spend limiter. There's great access to everything nearby. Buy a cheap electric scooter or bike and you can expand your reach. I frequent the park on the river. Tons of options for parking if you look hard enough. You can get the parking bill down to $40 if your willing to walk a block home. The staff and maintenance have been extremely responsive and patient. It's downtown so safety is certainly less than expected, but by no means is it dangerous around here. Over the 4 years, I've been here there has been two serious incidents around the block, but not within the building. Just remember safe parking principles like no valuables in the car and no custom rims. The downtown event access is a serious plus with a short walk to Ohio theater and various riverfront events like red, white and boom. I don't personally smoke, but just don't smoke in the building because they're serious about the policy.
Microliving is a great option for those wanting to dwell in downtown Columbus. Every apartment is a "micro" studio, with a variety of sizes and price ranges to choose from. I chose one of the smallest options - about 290 sq. feet with no loft space, and will admit I was a bit nervous as to how I'd make it work possessing so many (WAY too many) things. I love that upon move in and settling in over these last few months, it's forced me to really consider what I own, why I own it, and if I really need it anymore. The ceilings are high, which makes it feel big, and I love that my appliances are full-size. There's a cool industrial vibe to the design, with exposed pipes, polished concrete floors, and greyscale painting on the walls. Parking is pricey ($105/month), but is conveniently right next to the building. Laundry is not only on site, but on every single floor, which is super nice for each tenant to access and not have to wait for a turn. Management is super nice, fun, and friendly, and has always helped me in a prompt and respectful manner. I had about 50 million questions upon move-in, and Amanda graciously answered every single one. So if you're looking to live somewhere downtown in the heart of the city (with great restaurant access too!) check out Microliving today!
My husband and I have lived here for almost a year and have never been happier! The ownership, management and staff have been wonderful, not only assisting in helping us "find things to do" in the neighborhood, with points of interest within walking distance, but also hosting mixers for tenants of the building. Maintenance concerns have an almost immediate turn around, the amenities are generous, the property meticulously maintained and cared for, and overall we have been treated exceptionally well! I definitely recommend this property to anybody who wants to pare down in luxury!
Everything from the friendly leasing agent Amanda, to the view, to the style of micro was perfect. I enjoyed the showing. Definitely a top contender??
(tenant since 10/2018) - Great location with easy access to COTA, entertainment, restaurants, bars, gas station, coffee, record stores, library, etc. - Secure building (FOB Access) with elevator, gym, laundry rooms, basement storage, and optional cleaning services. - Property manager office is on-site - Property managers are real human beings who actually care about their tenants' well-being and are more than willing to work with you - The apartments are small - however they are great if you are going for that minimalist type of lifestyle - plenty of space to make them your own. Great functional windows with good views of the city - Appliances are new and function well - In my experience, any issues with maintenance/work orders were resolved within 48 hours - The only issue I've had is with the fire alarms in the apartment being very sensitive - however, cracking the windows and having the oven fan going usually is enough to prevent them from going off (or just wave a towel and they'll stop right away) If you are looking for an affordable cozy apartment with easy access to the benefits of living downtown and with property managers that care, I recommend Microliving
I've had nothing but an amazing experience since moving in. Love the layout and views of downtown. Utilities are SUPER cheap and the place is kept clean in the common areas. Added bonus? Parking is available! It's an extra fee but MUCH better then searching all day for an open meter. Erin and Morgan are THE BEST to work with! If you want a minimalist place with great finishes AND view of downtown this is the place for you!
I've lived in the building for a little over a month now and love the cozy, stylish micro unit! The full-size kitchen is a huge plus and the loft area definitely makes up for the smaller floor space. This is a very friendly building with welcoming tenants and a lot of activities going on within walking distance. Great for someone who is new to the city and is looking for an easy adjustment!
The units are brand new and visually pleasing. The paint is a nice neutral color. The price point is also a big draw if you're looking to live downtown, but not pay $1,100/mo. As others have stated, there are some pro's and con's of living here: Pro's - -Bathrooms have water saving toilets and Moen plumbing fixtures -Kitchens boast newer appliances and Ikea cabinetry -Low utility bills (you pay water and electric; around $50/mo., combined) -Leasing office staff is approachable and friendly - 4th and Main Street area has a lot of bars and restaurants within steps - Easy highway access - Quick Uber ride to the German Village ($5)or Short North ($8) Con's- -HVAC is wall mounted and doesn't reach the entire unit -The walls between units are thin; hallways are beautiful, resurfaced hardwood, but amplify sound -Parking is $85/mo. for a dimly lit lot composed of loose asphalt, broken glass, and trash -The elevator is sketchy and slow -Yes, the building is still under construction, so the stairwells, elevator, and hallways often trail debris (Hopefully this will be finished soon. Maybe March?)
Everything is brand new. My unit has 7 windows with a phenom view. The full-sized bathroom and shower is amazzzing. The loft is great for storage. I also like the super tall ceilings because it makes the place seem a lot bigger. The management and staff are great, and the building is always kept real nice and clean. The location is seriously the best, walking distance to almost everything.
I just graduated from college in May, so I needed a place to call my own for the first time. I am really glad that I decided to live here! Though they are small, the apartments feel borderline spacious due to extremely high ceilings, huge windows, and an awesome loft space. They're absolutely perfect units for someone who wants to live alone (or live cozily with two) and be right in the midst of downtown Columbus at an affordable price. I've loved my couple of months here, and will definitely be looking to both continue my lease and recommend the units to anyone who is interested. As with any place, there are a few negatives. Since the place is brand new, much of it is still under construction - although our floor is done, so it isn't a huge hassle. The outside door in the back is almost always propped open because it doesn't close properly and there are people constantly going in and out, so you always need to make sure your apartment door is locked. The walls between units can sometimes feel thin and transfer noise, but the floors above and below are made of concrete and thus don't carry noise at all - which is great. There are a few other kinks that still need to be worked out, but overall I genuinely love living here and would highly recommend it!
For downtown living, you can't beat the price. The units are nice, with high end finishings. There are also quite a few floor plans to choose from. The location is great, too: lots of places to eat nearby, and walking distance to anywhere downtown. I walk to work every day. Staff is really friendly and helpful, too!
I was extremely excited to see new apartments coming to the downtown Fourth Street corridor. I spend way too much time at the nearby 16 Bit, Little Palace, and Dirty Franks and was looking to move downtown so I walked through these units and loved what I saw. I ended up choosing one with tons of windows/natural light and high ceilings. Overall, I was pleasantly surprised by the number of floor plans/layouts available. As a previous reviewer stated, the loft does not have much clearance for head room, but I was told it's strictly for storage space so it's tough for me to complain. Side note: I've had food and drinks at the first floor bar/restaurant "Hadley's" a few times now and it's a great addition to the area, their "boozy" milkshakes are excellent!
Great design for the micro-apartment. Surprisingly spacious bathroom. It is a renovated historic building with tons of character. We are told construction of upper floors is wrapping up soon. We needed a place to live now. So, the construction does not bother us. Most affordable rents downtown
