Let’s start with the fact that it’s a nice place to live . I mean if you don’t mind the pool being shut down by the city for health code, your car being broken into if you park on the side streets or having a washer be broken for over a month then move here . The apartment is outdated and you hear your neighbors pretty distinctly . The grounds are well kept and I have never had an issue with package theft . However, they will make sure to raise your rent upon renewal of rates go up and if it goes down they will tell you “you can move out of your apartment and into another one to get a cheaper rate . I’m not talking about 10 dollars the listed rent is 300 cheaper and they refuse to lower upon renewal . Also quality of residents has gone downhill in the two years I’ve been here lots of yelling and screaming on the weekends and the bar traffic will make it impossible to park anywhere but the garage .

I did not enjoy my time at Midtown Arbor Place and would never live there again. For the price I paid, there were many issues. To start, the apartment walls / ceiling are incredibly thin. I could hear the person and/or dog above me walking around constantly. The apartment is old, and serviced very cheaply. The shower never got hot. During my time, I had to put in a few workorders for the same problem since the prior workorder didn’t fix it. I paid a pest control fee every month, yet there was still a constant flow of bugs in my apartment outside of Winter time. The garbage system is a mess and gross. You pay to have someone pick it up in a bin right outside your door, but this makes the hallway smell terrible some weeks. When I would come home from work late at night there were animals such as raccoon and opossum roaming the hallways picking at the trash. My packages were frequently stolen since packages are left in the parking garage. During move in and move out, management is unresponsive and unprofessional. I’d like to mention a positive of living here, but I can’t. I had a terrible experience at Midtown Arbor Place and would NEVER live here again.

I lived on the first floor for 2 and a half years. Parking was always available on the first floor and I never had to walk too far from my apartment. Most packages are kept in the Amazon hub located by the mailbox, although one time I had a package that contained sneakers delivered to my door and they were stolen. Maintenance responded quickly to my concerns. One time I had noticed a wasp nest growing outside on my patio. I put in a request and it was gone by the time I came home the next day. Another time I noticed my kitchen sink was leaking and I put in a request. They had fixed it by the next day when I came home from work. Another time on Thanksgiving I had to put in an emergency request because my key wouldn't turn in the lock and therefore I couldn't lock the door. Within 45 minutes someone had came and helped fix my lock. The location of this complex is great- not too close to the partying but close enough that you can walk there if you want to. The complex had events where you could grab free food and a bottle of wine, for example Christmas Dinner the week before Christmas, Thanksgiving dinner the week before Thanksgiving, free sweets on Valentine's Day. The staff were always very friendly and helpful and tried to get to know you. The appliances in my apartment were nice but could have been nicer I suppose. I had a bike stolen off of my patio once (that I did not have a padlock for). The area surrounding the complex is beautiful with trees and every visitor I have had will say something about it. Overall, I had a great experience here and am sad to leave.
We lived at Midtown Arbor Place for two years and very much enjoyed the experience. The staff is very friendly and helpful and maintenance requests are addressed quickly. The complex is well located within walking distance to nearby activities as well as the metro rail. The facilities were well maintained and the staff has frequent community events for residents. The parking structure is spacious and there is always room for resident parking with ample guest spaces left over. There is occasional noise from nearby streets on weekend nights, but it was never terribly excessive. Sometimes it is difficult to have deliveries dropped off at the doorstep, especially in building five, because the building and apartment numbers can be hard to find and follow. But overall, everything that was within control of the staff was very well handled. We would recommend Midtown Arbor Place to anyone looking to live in the area.
You probably won't find cheaper for central Houston apartment rentals with swimming pool, fitness center and for its first-come first-served business meeting room, but you do get what you pay for. The on-site leasing office director is friendly and efficient but there is only himself and two young assistants who are stil learning how to be good customer-service professionals, and often only one person is present at the office at any one time. They're very hard to reach by phone, maintenance requests are delayed and you can't always pick up packages when it is convenient. At night, should there be a problem, yo are pretty much left to your own devices. There is security but they walk around talking on their cells phones and do not look as if they would be very efficient in an emergency situation. Security personnel are constantly changing too. Also, this is a VERY pet-friendly complex, so much so that dogs are not screened for behavioral issues, and you may well find yourself like me being kept up at night by a hysterical dog whose owner is absent. Complaints to the administration won't come to anything as policy here is simply to keep as many tenants on the premises as possible, and if there aren't enough complaints, nothing will be done. This complex, because of its location, tends to draw many young people who are still very much in the "Let's make the most of our newly found legal drinking status", and weekends can feel like a university campus after a football game, especially by the pool which they take over. Basically you're made to feel that this place is all about making money, and as long as it works, decent clients who know the difference in quality can suffer.
We've lived here almost 2 years and have been very happy with our decision. The location is good, just wish it was a little closer to the metro. I still bus or metro to work downtown though. We have a one bedroom apartment and it's very well thought out - has a built-in desk, linen closet, laundry room - nice touches. Everything flows nicely. We like that it's still in Midtown and walking distance to bars/restaurants without all the bar noise. We're only 2 blocks away, but our street has a more residential feel. A few complaints: -The apartments are not at all sound proof between floors. You can hear every step your upstairs neighbor takes, so better hope you have considerate neighbors. -I agree with concerns over packages. I've been told to just walk in and find my package before. I also got a hard time from the staff before because I tried to ship something here that required a signature. They told me it's against their policy to sign for anything and residents need to make their own arrangements to sign for packages; however deliveries must go through the leasing office and cannot be made directly to your apartment. I asked the management twice what the correct procedure was for the future and still no response. -They're a little flakey with responding to concerns or maintenance requests. Since our apartment was recently remodeled we haven't had many problems though.
This place is great for young professionals or anyone wanting to be in the heart of Houston's lively midtown area. It is just a 5 minute walk to some of Htown's best bars and night life. If you are new to Houston, this is a great place to meet people. The apartment complex often hosts resident events (which usually involve free alcohol of some sort). Although the apartments have current appliances, countertops, flooring, etc some of these items are quite subpar. For example, the blinds are very cheap and break easily, and the washing machine is extremely loud. Additionally, the staff in the leasing office holds all shipped packages and has a sign in sheet with a closet full of residents' shipped items. This closet is hardly supervised. I have walked right in approximately 10 times this past year to get my packages; that system needs to be better handled as items could get easily stolen. Minus the occasional roach (which you can't avoid in Houston) among the items listed above, this apartment complex is overall a great spot and reasonably priced.
