Property Ratings at Midtown on the Rail
New RPM management is extremely rude and unhelpful, I couldn’t even ask about a package I was supposed to receive. Property is terribly unclean and infested with roaches. Club is loud at 2am and the list goes on. I am unsure how this property is still in business.

maintenance is great and quick to respond to requests. The management at Windsor however is very unsatisfactory. They never responds to emails. There aren't enough leasing agents staffed during the day, its obvious they are overworked. The pool rules of no speakers for music is never enforced and it keeps me awake when i need to go to bed early. I have called before and they did nothing. I have emailed and they never replied. There's trash everywhere in the garage, id recommend adding trash bins on every level. Give out fines for people who litter.

The staff in the leasing office were phenomenal. Johnathan Braxton and Allet were there every time I had a question. From my very first interaction with them I felt like this would be home. I highly recommend the Windsor Midtown to anyone looking for a home. The amenities are phenomenal and the staff is friendly. It’s very clean and secure.

I was disappointed when I moved in that the floors had dirt in some areas, most of the cabinets had stains on them and were not cleaned, and a few things were damaged (e.g., the light switches are deteriorated, parts of the bricks on the kitchen counter are broken, a drawer in the bathroom has the whole top part coming off). It feels very much like I did not move into a new apartment but like someone had just moved out. It was also extremely difficult getting responses during the leasing process, which almost made me not choose to sign. However, I do appreciate the nice size of the apartment and the up to date appliances. The flooring is nice, and everything is spacious.

Unfortunately, this community is getting less and less clean every day and maintenance not keeping up. Pool is dirty, hallways are dirty, garage is dirty. Nightime garage security is gone. Community is strongly deteriorating to be honest and only reason I have not left yet is because I do not want to deal with the hastle of leaving, but honestly went from a 5 star review in June of 2021 to a 1-2 star review at this time. Hope you guys take my review to heart and work on the community. Just cleaning the outside of the building is not enough, there is much more that has fallen apart

At least one of the 3 elevators has been broken over 50% of my stay here. Each staff member has given me conflicting answers to my questions on many occasions . They often are on the phone and helping residents or walk-ins at the same time. It took them about a week to get me my mail key. The staff are clearly overworked, there should be at least two agents staffed during peak hours. The carpet in the common areas needs replaced; it’s in very poor condition . For a place that markets itself as “luxury” and charges high rent, this is unacceptable.

Elevators are always broken. Management communication is poor. I’ve received a million extra fees without explanation. Homeless people always in front of the apartment complex to where I can’t even walk around without getting harassed.

Hi, there. It sounds like you’re not getting the most out of your experience at Midtown on the Rail, and we want to make things right. We recently took over as new management and we'd love to sit down and chat about this in person. We’re always available in the leasing office or by phone at (281) 916-0054.
I would not move here. Management can communicate when packages arrive in the office that do not go into the Amazon locker. Once I was told I should be tracking my packages and I should know what I order. In the instance I kwas asking about- my job had sent me a package that I did not know was being delivered to me and it sat in the leasing office for weeks. The cleanliness of the hallways, garage, turf, perimeter of the property is poor. The elevators are frequently out of order and there is poor communication about how long they have been out or will be out of service. I have been locked in an elevator. The gym area does not have wipes or sanitizer. I feel that the price is high due to the midtown location- but it is not worth the money.

Coming from chicago, this place allowed me to sign online and do everything without visiting. For such a huge risk it’s been a great reward. A bit loud in the neighborhood, but overall such a cool place. Good price, great hood, chill people, no pests (at least on third floor).

Overall, Midtown Houston by Windsor is a good place. Great location, that is convenient to so many great things to do and see in Houston's midtown and downtown, and conveniently located a few minutes drive from the Heights, EADO, and Memorial neighborhoods! The secure onsite, free parking for residents and those visiting residents, is very hard to find in the Houston midtown and downtown areas.
Move in went smoothly, everyone is respectful and helpful.
The management company at Midtown Houston by Windsor is super responsive and always accommodating to deal with any concerns. The apartment complex is super clean and has regular community events to help foster a sense of belonging. I encourage anyone interested to choose this place.
Place looks great, management is friendly, but theres too much noise coming from other apartments (thin walls), community spaces and pool area on the first floor (Acoustic of place enhance all noises, party screaming, loud music directly into our apartments). That being said, it would help to have a person in-site after the office closes to control the noise level. Instead we have a number to call and if lucky a police officer will come after 10pm. Theres no control on who gets in and out of the building. Non residents take over the pool all the time. Its like a club during the weekend. Or during the week as well. Right now its 9:45pm in a Tuesday and a group of people is partying and when called the noise complaint number, there told me to call back at 10. Very frustrating.
This place is awful don’t move here. Elevators constantly break as well as gates. Rude neighbors who play loud music all day and management enforces nothing. You can find better for the price
Midtown Houston is in a prime location, minutes away from Downtown and Montrose. The apartment is very secure amd the facilities are an added bonus! Happy to call this my new home.
The leasing office at Midtown Windsor is very helpful and theyre very easy to talk to and work with. The Apartment building is new, the walls are thick, and the amenities are all new and kept clean at all times.
For the amount of time I've spent here at Windsor's, it has been peaceful. I know there can be some issues here and there outside of yours or my control that I am aware the staff can fix that I am greatly appreciative of.
One of my favorite apartments I have ever lived in. Unique floor plans, incredible staff all over and great location.
The lack of safety, both from tenants and non-tenants, is discouraging and negligent. Additionally, the lack of action from management to resolve significant issues is alarming.
Maintenance requests have always been handled under 2 hours and the maintenance staff are great! Thank you.
I wish they had more security on the homeless people around the area. Also to clean the surrounding area in the building
Loud neighborhood, too many homeless (drug addicts, mental patients etc) around, no storage offered, property has one good elevator which is often out of service. Garages are filled with tailgaters Thursday to Sunday. But - the community is well located in the Midtown, conveniently positioned and surrounded by stores and amenities. It is an urban lifestyle which is a good experience for few years.
Midtown Houston by Windsor has made my move from a house to an apt community a seamless transition. Ryan, Lane, and Renee have gone above and beyond to assist me with any questions I've had and with me getting settled into my new home. I LOVE the location, great residents, and fantastic amenities! I look forward to living here for a long time.
Midtown by Windsor has very committed employees. Both management and staff are all very service oriented and helpful. The facility has great amenities and location is very strategic.
My experience here at Midtown Houston by Windsor has been nothing short of amazing, from the leasing experience to the care of the property and the responsiveness of the maintenance staff. My apartment is beautiful, safety measures are top notch and the overall building and amenities are absolute luxury! Im loving it here and plan to make this my home for a very long time.
The experience has been great so far, no regrets on my decision. The staff has been very attentive to my needs and concerns.
Always excellent service. Team is always prompt, courteous and overall amazing to work with.
I absolutely love Windsor so much!! Staff is always friendly and helpful! Shout out to Ryan!
I have lived at Midtown Houston by Windsor for a year and a half now. The apartment building is kept very clean by the staff and the amenities, pool and gym, are much nicer than other apartments. I can hear my neighbors when they have their karaoke parties, but that is part of life living in an apartment complex. Overall, I would recommend Midtown Houston by Windsor for the price and location.
Friendly courteous staff, great location, and great perks (i.e. food give aways, contests, etc.).
Beautiful community with great amenities for a reasonable price. The front office team is very helpful and flexible. And love being so close to everything in this area.
Excellent staff and great units! Really love the location.
Apartments homes are beautiful. Community areas are well maintained. Rent is steep considering relative lack of amenities, especially during COVID, but concessions are helpful. Communication from management is usually delayed, but typically wholistic and helpful. Emergency maintenance does not live on site nor does their supervisor, and are effectively no help in a true emergency. Elevators and garage doors are constantly broken which is both inconvenient and poses a safety concern considering the homeless population living adjacent to property.
Ive had an amazing experience thus far living here. I love the location, and I feel very secure with the safety measures that have been implemented.
Lane is an asset in the leasing office. He's been so incredibly informative and helpful during my transition to Houston. Always so kind and willing to go out of his way for you. The property is nice - the pool area is great and the gyms are also. I cannot speak highly enough about the maintenance guys. They've been so wonderful. My biggest complaint is the abundance of homeless that sleep and defecate on the property. It's not something that the building can outright control, but I would like to see something done, some kind of deterrent. Also, the elevators are incredibly slow and the garage gates have been broken for over a week, with the internal gate broken over two weeks.
I am dissatisfied with the thin walls and the amount of noise from the pool, unit above and side neighbors. You can hear a person cough next door. The tenants are not considerate of others around them and my experience thus far has not been the best.
Despite the ongoing pandemic causing a lack of building events, it's still a great place to live and everybody in the building seems friendly and the staff have been super helpful. Enjoying our time here.
Midtown Houston by Windsor has Excellent Staff. They have rules in place to create an orderly environment in which tenants will be courteous towards each other and can have nice quiet life and privacy. They proactively provided security support around the pool area during Labor Day Weekend, to ensure all tenants can have peace and quiet, and the needed rest throughout the weekend. Thank you!
Staff is always willing to address any needs or problems that arise.
Unfortunately, the community it's as pleasant as it used to be when we first moved in 2016. The constant scent of weed in the hallways, shared spaces and in the parking garage is so unattractive when you are arriving home or leaving.
Overall the community is quiet, its walking distance to great bars and restaurants. Amenities are extremely nice and well kept up. Leasing team is always nice and friendly and willing to help when needed.
The experience has been great so for with the staff and the amenities!
Midtown Houston by Windsor management is very serious about taking care of their residents. There are reminders about being safe and healthy in regards with Covid-19 pandemic and hand sanitizer stations throughout the building, we are to use mask and social distancing within the building, and the management Team wears mask at office and have plexiglass barriers on their desks to avoid droplets. The only hassle for me is the limitation of number of people at the gym at any time, since there's more people at the apartment gym these days after outside gym all closed down. However I know it's in our own best interest to keep us safe. Great job to ensure our safety and avoiding Covid-19 exposure risk!
Love my apartment and staff has been super nice.
