Property Ratings at The Collection of Historic Richmond
The community of residents here is great, respectful, & quiet. However, the maintenance & upkeep of the buildings is subpar. There’s always piles of mail in the mailroom, the trash can for outdoor trash overflows constantly with dog poop bags, and maintenance requests are lagged. My apartment personally has very terrible draft as my windows and door frames have cracks. I’ve submitted multiple requests to the office for them to be replaced and haven’t heard back from the office about this. They were supposed to do building wide window inspections in December, but they never showed up. So it’s a good place to live overall, but it is disappointing to pay this much and have this type of response from property management.
Renting here has been an absolutely awful experience. I have had issues with rats, gas leaks, mold, and more. I had to eventually take the landlord to court in order to return rent money when the apartment was inhabitable and terminate my lease. The property manager is also extremely unprofessional, dishonest, and truly just disrespectful. Save yourself the headache and rent elsewhere!

STAY AWAY !!! Management is TERRIBLE at communicating. Goal is to get you off the phone every time not to actually solve a problem. Trash service comes 1/4 days scheduled and they often skip the top floor of the building. Management will not provide any sort of trash receptacle for the building yet says we aren't to dispose of boxes with their trash service. Been dealing with live in renovations for well over a month and they can never tell us when someone is going to show up at our apartment. Maintenance has walked in without knocking after leaving for the day during renovations. The building itself and the apartments are fine, but management is an absolute nightmare and there is no peace of mind that some random group of people is going to show up at your door to come in and do stuff to your apartment with nothing identifying them as working with The Collection. If you work from home/remote, then you wont be able to do that comfortably from here as you never know when someone is going to show up or walk in if you don't immediately answer the door. Avoid this company at all costs!!!!!!! Absolutely terrible terrible management that is most likely posting these fake 5 star posts to counteract the honest reviews. This place is an absolute joke. they literally cannot provide me with a copy of our lease. they do not have it

Just wanted to share my experience with the collection apartments/pride rock here. DO NOT rent from these leeches. The $250 deposit and $250 holding fee may seem appetizing, but it’s a sham. Upon trying to rent from them their office manager Jamie would never get back to us, and current tennants tell me they’re awful about responding and fixing service requests. A week before move in I still didn’t have my lease. When I did get it, the advertised utilities were not included. Pet fees were outrageous. The weirdest thing was selecting a floor plan. We asked multiple times if the larger floor plan was the one we were going to get, and they said yes. A week before move in I went to the office and asked to see the place we’d be renting. Only to be told that they can’t, due to current tenants and our that our floor plan reflected the one we had viewed. Sketch. Problem is, we selected a floor plan with more space. When I confronted her on that, she said , “yeeeeah, our floor plans don’t reflect right online. It would be the smaller one we viewed before.” and got a standoffish attitude. So because of her attitude and all around misinformation, I refuse to rent from these parasites. Save yourselves and avoid renting here at all costs. How are you a professional business, yet none of your website info is up to date. She literally told us it wasn’t up to date and there’s not a lot that reflects right to our faces.

My dryer has been out of order for over two weeks. I've called, emailed and left massages. Help. Also: they do NOT provide 24/7 emergency services. When our kitchen ceiling needed repair,(still a week later), we were told never to call that line again. They barely provide 9-5 services.

Disclaimer: I have not rented from them. This is my experience TRYING to rent from them. After over a week of trying to get in contact via email, I finally found a contact number the worked. They told me I could tour a one bedroom between 1:00 and 1:30. I showed up at 1:15 and the property manager informed me that the person who would be showing me the apartment was not there. She told me to come back in 30 minutes. I came back and the property manager was now also gone. After 10 minutes, the person I was originally supposed to meet with showed up. She asked if I was there to see a two bedroom. I replied no, a one bedroom, and she informed me that they didn't have any one bedrooms to tour. She looked at their availability and said the only thing they had available was a three bedroom to tour, which would be nothing like the one bedroom I was looking to rent. It was a total waste of an hour of my day, that I had to take off work for. They don't seem to know what is going on and do not communicate with each other.

This landlord agency is a SCAM agency. The building is terrible, rent is astronomical, "services" provided, costs for repairs--these are all purposefully underfunded as a way to grab as much cash from you as humanly possible. Overpriced, terrible quality, and they will not stop until they've *collected* every last scent from you. They do not respond to emails or phone calls when there is an issue--water and structural damage are bound to happen when the appliances are of the poorest quality. NEVER rent from this agency, even if you're desperate. They are LEECHES. DON'T DO IT!!!
