Property Ratings at Milehouse
I hate to write this review because I loved living here, but I renewed my lease a month ago, and it has been a nightmare ever since. The new management is terrible and they are charging extra fees that are not communicated up front. There have been multiple issues like fire alarms going off at all hours of the night repeatedly, the water goes out several times a week, and the elevators were down for about three weeks. There was no apology or any explanation until people started to complain (and everyone complains). It's a great location and has good layouts for apartments, but be mindful if you are on a lower level the floors are thin and you will feel like the people above you are stomping nonstop (you can hear everything!) Hope this helps. It is a great place without the management messing things up!
My partner and I have lived in this complex for about two years and at the beginning, it was fantastic. Recently, a new company called Equity Residential has taken over and absolutely ruined the complex. They've begun charging residents exorbitant fees with no substantial explanation, they've imposed fees on amenities that once were included, and to say quality of living has dropped would be a vast understatement. Within the last month, the fire alarm has gone off at least four times. Today, November 14th, it went off at both 1 AM and 8 AM, forcing families with pets and children to evacuate twice. Water has also been shut off for days on end, leaving some residents with no water at all while others get brown water coming from their faucets. Additionally, (after a lovely 6 AM fire alarm), the main elevators to the building went down for nearly three weeks, requiring residents to walk through heavy snow and blizzard conditions to check mail or reach the leasing office. When confronted about these issues, management could not even pay the common courtesy of getting my name right while pretending to care. Equity Residential has had no shortage of furious residents, and they think they can placate us with half-baked (like AI-generated) "apology" emails. The residents are done, we demand change, and I cannot stress enough that you should avoid this place, and this management company, like the bubonic plague.
I would never rent here again. Just starting my 2nd year here and new management decides to charge an extra 300$ in utility fees with less than 2 weeks notice and blames the previous management for the issue saying they can't do anything about it. Absolutely atrocious. I thoroughly regret resigning. I may as well list the other issues I've been willing to ignore up until they decide to be inconsistent with rent pricing. 1) My apartment is above a commercial dumpster. They never close the doors so you can smell the trash from my balcony. There is a very noisy garbage truck that does 2x weekly pickups, often at 5am in the morning. 2) Paper thin ceilings, I can hear everywhere my upstairs neighbor is going at all times. I've seen them and they are not large people. 3) They took away the 24/7 hot tub access a few months after we had signed. This was a major reason for us wanting to move in here as we thought it was an incredible policy. They said it would reduce the monthly utility charges but they never went down in the slightest and if anything have only gone up. 4) The on-site management team is incredibly unhelpful and unwilling to do a thing. They will constantly refer you to the corporate team for help who will never answer you.
When I moved in (end of August) I believe there was a property manager change and I don't have a single complaint about the facilities or staff. Maintenance requests are handled promptly, visitors at the front are called up during business hours, and in general everyone is very pleasant. The property is in a phenomenal location. As a female living alone I feel safe at night. And the parking garage has security to prevent non-resident parking (not crime!).
You pay a luxury price to be in the DTC area, but the Milehouse Apartments are NOT luxurious. Hallways are always dirty. There are holes in walls that never get repaired. The hot tub is frequently cold and not working. Elevator security doesn't exist (fobs are no longer needed to get up to the apartments). Pipes have burst and it took them months to repair from the damage. There is a total lack of overall care and maintenance at the Milehouse, and they want to increase my rent by 15% for the next year: NOPE! Won't be spending all this money on the raggedy Milehouse experience after my lease is up.
Do NOT move into this place. Here’s why: I moved here in August and it took maintenance 2 months to fix a leaking toilet and replace a bulb that was out the day I moved in. Around the time they got to fixing that, my dryer stopped working properly. I first reported the dryer in mid October. It is now mid January and my dryer STILL DOESNT WORK. They have been by to ‘fix it’ over 5 times. Aka... they come in and reset the dryer though I’ve repeatedly told them it is overheating. I was also told a vendor was coming to look at it... but that never happened? Communication is extremely poor from the staff that works here. Don’t expect them to make any situation right. Also, this is just the maintenance issues I’ve had. Not the other disturbances from neighbors in a domestic violence incident every other night. (Again management has done nothing) ohhhh & the garage door hasn’t worked now for almost 2 weeks. Somebody even had their car broke into because of it. It’s obviously a REAL luxury apartment complex. Do yourself a favor and run far far away from these “luxury” apartments. The rent price is ridiculous for what you have to put up with & they will NOT let you out of your lease.
Awesome community! The leasing guys are fantastic. Special shout out to Justin who managed to get me in the apartment in 4 days! The community areas are always clean and the residents are respectful and well mannered. The area is great. The restaurants in Newport St. add a great vibe to the area and some deliver directly to your door for free! I’m definitely enjoying my stay here and enjoying the DTC!
1) The office failed to notify me that I had been approved and could move in as scheduled, I had to call them. I really should have taken this as the red flag it was and found somewhere else to live. 2) They did not give me a lease to sign before I moved in. I received a frantic call from the manager 5 days after I moved in that I NEEDED to come in immediately to sign my lease. 3) That secured garage that was lauded as a benefit during my walk through, didn't work. It was finally fixed about 4 months after I'd moved in, then promptly broke less than 2 weeks later, and was again fixed about 2 weeks before I moved out. 4) I could not get packages delivered to this address. There were rooftop lockers that delivery services would use, with a $20 set up fee. I had several packages returned by the carrier because they couldn't find me at the address. 5) Maintenance issues. The handicap button to open the door by the elevator on the sixth floor was broken for several months. Scanners to enter the building after hours were spotty. Elevator service was frequently spotty, and since the majority of stairwell doors are locked it was difficult to get to my apartment on several occasions. I was also concerned that locked stairwell doors were a safety hazard. Once you entered the stairwell you could only exit once you'd reached the ground floor. When I first moved in there were pads that you could use a fob to open the door, these were removed about a month after I moved in. 6) Residents are expected to deep clean their apartment upon move out, including professional carpet cleaning. They offer a $175 "easy" move out service, where they will clean everything. Given the constant fees it felt like I was paying, I forked over my $175 and decided to avoid any potential "you didn't clean to our standards fee." I paid for this by check(as instructed in the move out form), and then noticed on my final invoice that the same fee deducted from my security deposit. I spent two weeks and one incredibly frustrating phone call trying to convince them that I had been charged twice. At one point the man one the phone attempted to explain to me that the charge I was seeing was just " how invoicing works."He didn't actually have the invoice open at the time. I have to wonder how many other residents had the same thing happen, but didn't read their invoices carefully and missed it, or received the same lesson in accounting for the uninformed, and just took the office's word for it.
Really enjoy living here. The neighbors, location, amenities, and staff are all fantastic.
Poor Management, broken equipment and facilities. Maintenance people don’t do anything. People are charged for late or delinquent fees even after paying there bills. Collection place charges well over 300 dollars and the don’t refund. Even when you did pay with a check or money order. They never called, emailed, or left any sort of contact about late or delinquent charges. Hot tub has been broke since the summer. Great front office staff members. Very poor and cruddy management.
From the outside looking in, MileHouse has it all: great location to the lightrail/public transportation, located above awesome restaurants, salons, etc., a cool rooftop, a garage, and decently sized apartments with good appliances. However, don't let that fool you. My roommate and I moved in 9 months ago, expected to pay a little more for those amenities in the first sentence as well as a friendly management staff. One month in, management changed, they implemented a new billing process, and the garage was broken. For the first 5 months, we didn't receive a bill and had to go to the office every month to ask what we owe (annoying, but not a deal breaker). My roommate and I pay in two checks (a completely normal transaction for anyone with roommates), and we have to pay checks because their online system can't comprehend splitting a payment in two when it's 2018, however the complex has consistently "lost" one of our checks each month for the last 8 months. Starting with month 2, we have them scan and sign that they've received both checks on time. The manager has given us issues with this every time, even after telling her the situation and having multiple payment notices taped to our door, which we then will bring the signed check copies down and they miraculously find the missing check. EVERY TIME. Next, the garage gate has been broken since the month after we moved in. We pay an additional amount of money for an extra spot. However, with the gate being broken, whoever can park whenever, which is completely unfair to those that actually pay. There have been multiple reports that cars have been broken into because of this. Further, this summer, high school aged kids learned that they can enter through the parking garage and drive to the top floor and enter the pool, throwing parties nightly involving alcohol. With no one monitoring and the gate open, the kids could care less and the pool has been emptied multiple times over the last couple of months due to broken glass, which has increased resident utilities bills. Finally, any stairwell you enter, reeks of dog urine and it's clear they don't get cleaned often, which I know is more the owners' faults than apartment, but they never send any notices. Finally, when there is communication to the residents, it is often unprofessionally written with grammatical errors, typically no greeting, and resident emails have been accidentally released multiple times.
I am a current resident at Milehouse and figure I should warn anyone considering living here about what they're in for. It seems the pool and hot tub are closed for maintenance more often than they are open. There have been multiple occasions where the pool and hot tub have been closed because of people breaking glass in it and each time it took weeks to months before they were open again. I don't remember the last time the firept on the roof was functional. The amenites are nice when they're all working, but that is essentially never. They claim to be a smoke-free community, but I see several people smoking on the roof a week and on more than once occasion have walked into the elevator to see a cigarette butt on the floor. There is frequently trash on the ground in the parking garage, sometimes the entry gate is broken. On one occasion the gate didn't work at all for what I believe was 3 months straight. The apartments themselves are ok, but certainly not worth the price charged for them, you can easily find comparable (or even nicer) apartments in the area for a cheaper price. For some reason the people in charge seem to be opposed to people being able to use stairs to get around the building as all the stairwell doors are locked from the inside excluding the first floor. Milehouse likes to sell people on the retail area downstairs, but a lot of it is undeveloped. There's also construction going on around the building which sometimes causes road closures and unwanted noise. If you're in the market for an apartment I would recommend you look elsewhere, especially considering the high rent prices at this community.
The location is right next to the light rail, I-25, and I-225. I would definitely recommend taking a tour, you will probably fall in love with the kitchen just like I did. All the amenities and apartment features are beautiful. The fire alarms have gone off randomly a couple times on accident which is annoying but hopefully will stop happening once all the retail spaces are fully built out, management has been pretty good about communicating about these instances. Once the building is full I can Imagine that parking will be a little tight but you can always rent an extra space. It is a great neighborhood, I feel extremely safe here.
This modern apartments have a Great location, good 24hr amenities and very friendly staff. Commons are well maintained. The reason i give an average Rate is because this is supposed to be a non-smoking community and during night you can find neighbors smoking on the patio or balcony. I love animals but here they don't clean very well the rugs in the hallways, because theres a strong pet odor around hallways. Overall apartments are modern, great location and very nice amenities.
I love living here because the management is great, the rent is reasonable for the area, it is about 1/2 mile from the light rail, and the ammenities are AWESOME! You will be blown away by the rooftop pool and hot tub.
I write this after being woken up (once again) by beeping and construction noise before 8AM. When we asked prior to renting this place we were told construction would only happen 8-4 during the week. THAT WAS A LIE. We have contacted management more times than I can remember since we moved in and NOTHING has been done about it. For the amount that we pay in rent here this is unacceptable and uncorteous. I can't express our displeasure in one small review. But I can warn any other renters looking to move in. Particularly if noise is important to you
EVERY morning at 7 AM we are woken up by banging hammers against metal due the construction along with loud truck beeping noises, regardless of what the noise ordinance is or not, it's something you should be warned about before moving in. I can't imagine living with a baby with all of this noise. The "amenities" have not been opened since we moved here. Every neighbor I speak to is in the unfortunate situation of not being able to break their lease due to losing the deposit. Some did not have hot water for months, others are upset about the supposed amenities that are yet to be open (with exception of the gym) and which opening dates keep moving by a month. There is no assigned parking. All issues that have been communicated to management and for which we get a response for but nothing is done. It's like speaking to a wall. On a postive note it is a great location and the apartments are nice. But for the price vs inconveniences I wish I would have moved somewhere else.
