at first they put my best friend and i (housing together) in an already inhabited apartment, second unit was absolutely disgusting. the people before left behind almost all of their belongings and the whole place reeked of feet. our current unit has no working dryer, our front door DOESNT LATCH OR LOCK and they won’t do anything about it. SAVE YOUR MONEY PLEASEEEE
I had heard good reviews and stories of this place so I signed a lease here for this school and it’s awful! I had to wait almost 6 hours in a line just to get my key and the room we were assigned was absolutely awful. We were actually assigned another unit after complaining but it was equally as bad. Both units were absolutely filthy. I’m talking mold and mildew all of the bathrooms and vents. Food still left out in the kitchen and bedding still left in a room. Not to mention all of the different safety violations. None of our smoke detectors were attached, there was no air filters and everything was covered in lint and dust, vents were completely black with mold or who knows what. We had received 2 different units and both were awful. Both completely unlivable. Management has done nothing but brush me off and refuse to respond to emails and calls. DO NOT SIGN A LEASE HERE!!!
yeah save yourself some trouble and don't rent here. they have a bug problem and management is horrid. internet is terrible and they refuse to let bluepeak installer fiber on premises as i'm told because they want control over the internet. they will hold your packages hostage for days because they're too cheap to pay front desk employees and are closed most of the time. new management has no idea what they're talking about. only redeeming quality about this place is the maintenance team is pretty good. not worth it. would give 0 stars if i could.
Don't go here! They can't seem to keep their office open anymore. The new manager is clueless. The grass obviously hadn't been mowed in weeks. Water is dripping outside some apartments, and those apartments then smell musty(can we say mold, yuck). For your health or the health of your kids, Don't go here!
Don’t choose to live here. This apartment complex has provided the worst experiences of my adult life so far. They pull you in with a nice set up and reasonable sounding rent but it’s not worth it. Constantly changing owners, I had issues with appliances that were always patched and not fixed, horrible experiences with brown recluse spiders and never would get the pest spray I requested in the bedrooms. And if you’re a female new to roommates and wanting to stay in your comfort level with other females only at first, then you are not safe here because they can and will break your lease. Without consent or notice I had a male just moved fully in by the apartment complex and when I walked in and saw a stranger in my place I was utterly terrified. Now they’ve lost my money order from move out and even with a scanned copy provided of what they give you as a “receipt” ( a piece of paper with the letterhead saying you payed and signed by an employee ) I’m going to have to pay for it again because the employee that signed mine no longer works there and didn’t date mine, and they are unable to authenticate it because, I’m quoting here “The ink didn't look quite right on the signature.. The Logo was far darker colored.. There was no date.” I’m not even a resident anymore and even after moving out, this terrible apartment complex still causes me unbelievable stress, anxiety and pain. Don’t choose to live here.
I’ve been living here since May. So many issues have arose since I’ve been here. Our wifi went out for about a month without any compensation even though we are paying for it. When we did get it back, it became spotty meaning that many tenants had to get their own wifi routers. Your “key” is a card that can become deactivated very quickly. My AC went out but I couldn’t get it fixed until the next day because it was after hours and not considered an emergency. The “one bedroom” isn’t even a bedroom it’s more of a cubicle with half of a wall and no door. My lease is up in July and I can’t wait to leave and never return.
The wifi and ethernet has not been functioning for 2 months now and we have still been paying for in the cost of rent. They are not planning on giving out refunds.
To start off the staff, like someone named drew, was rarely ever able to help answer the questions that I needed and would say they were going to have the manager call me when he got a chance and he never did. On of the issues I had was my main door started sagging at an angle and that made the lock no longer able to work. When my roommates moved out for the summer it became a pretty big safety concern since I was now alone. When maintenance finally did come they only replaced my lightbulb which was a previous work order and left my door still broken. Another big issue I had was there were tons of wasps outside my door and after four work orders there was still no improvement. I had to kill at least 4 massive ones that crawled through cracks in the door frame. Also the WiFi randomly went out one day and took them over a month before they got it turned back on and there was no compensation for that issue even though it’s in our lease that we are paying for it. I could go on but basically do not live here unless you have too.
They take advantage of college students more than likely who are signing their first lease. We didn’t have internet for months (even though it was included in the rent), our first months rent only covered 2 weeks of the month yet was the full months amount (so they didn’t have to offer a refundable security deposit), and charged us “cleaning fees” for an apartment we left spotless even though when we moved in it was TRASHED. Terribly disappointed and these people will take advantage of you.
This community is great! It was my first experience living on my own and they made it so easy and exciting. The staff members are awesome and are always having events where you can win cool prizes. The rent price includes all utilities, furniture, cable, wifi, trash, and parking. The rooms are very spacious and was the perfect home for me and my roommate.

though the place is nice, the manager is really crazy. They will never mind you are a student on budget, they will charge crazily amount of money no matter how clean the room is when you left.

THE WORST APARTMENTS YOU COULD LIVE AT EVER!!!! YOU DO NOT WANNA LIVE HERE!!! i had problems the first day i moved in when they had emailed me that something was completed and when i got my keys it was not. the people who work there are awful and not helpful in any way. the bedroom doors in the apartment have the same keys, so your roommate can unlock your door if they want to! privacy violation??? the keys are like hotel cards, they stop working randomly, you have to get them reset, or your door could need a new battery. (each happened to me multiple times), it's way too expensive for these small, dorm room like apartments that are not close to campus at all. i've lived in apartments where they will give you a day or so grace period for rent being late but this place will charge you with whatever they can!!

I stayed in the Reserve for 2 semesters, and loved each moment of my stay over there. I opted for a 4 x 2 (4 bed, 2 bath) room. I was provided a fully furnished room with furnished Main Hall (great sofas and dining table/ chairs set). House was clean and well-maintained, and my housemates, 2 brothers, were also nice. The best part was washer+dryer unit in the apartment itself! The Reserve boasts of the greatest clubhouse in town. Along with a swimming pool (where they organize summer parties), they have snooker, TT, gym, volleyball and basketball courts as well. They also have a small theater in the clubhouse. In addition, they have a mini lounge that has computer room and reading rooms. Institute bus comes to the doorsteps of the Reserve. Office people are very nice and friendly. Last but not the least, it is located at probably the best location in Stillwater: Walmart, Best Buy, Lowe's, Cavenders, Coffee Shop, Many restaurants nearby, and yes: Stillwater's multiplex cinema is also at walking distance. Boomer Lake is just around half-a-mile from the complex. Overall, it is a superb place to live.
Rachel has helped so much! Any time I have a problem I know I’m in good hands! She always puts work orders in immediately and checks twice a day at least to make sure it is getting done in a timely fashion!
For the first 4 months of the lease, I was being charged late fees because they were misplacing my rent money. My roommate and I have had trouble with inspections and maintenance coming in WITHOUT CONSENT when we are indecent or are not home. It took us going to corporate to be able to resolve the issue, and the following day we had the same thing happen again. Safety can be a BIG issue here, and the apartments are not like what they show in the model room.

Decent establishment and apartments. Cooper was very nice and helpful to me. That unfortunately is the only good things I can say about the reserve on perkins. Everything else including the other management, front office staff, maintenance, contractors, other residents, will leave you feeling unhappy and with a sour taste in your mouth. Don't be fooled by the low cost of living. I have learned that you get what you pay for. Consider searching elsewhere for your apartment if you can afford $10-$20 more dollars a month.
The Reserve on Perkins will try to nickel and dime you for every possible cent that they can seemingly extract of you. Find a better place to live with more experienced management. I recommend Progressive 405 on Boomer, or Prime Place with locations on Elm, and Hester for similar rates.
The Reserve on Perkins is the place to live at. Affordable living, friendly staff, and they’re pet friendly!

Extremely affordable for the quality you get. So convenient, close to everything in town and less than a 10 minute drive to campus. Apartments are nice, management is friendly, and the extras (pool, study rooms, gym, etc.) are so convenient! Plus they have lots of fun resident activities and free food days often

The apartments were very clean on move in day and the staff was very helpful. The apartments are in good condition and nice to live in. Maintenance is always very quick to respond and very friendly. The clubhouse and pool are both nice and enjoyable to use. The Reserve on Perkins is a great place to live!

These apartments are pretty good. I’ve been here for a year and a half. They’re pretty cozy. I haven’t had any issues with the community or anything else.
Nice, clean, friendly property! Staff is super nice and matience is fast to show up when there’s a problem. The bus comes to the front so driving to campus is never an issue. Love living here!

I’ve been living at the Reserves for about 5 months now and it’s been pretty great so far. The community feels safe. The staffs are nice. Maintenance is quick. Definitely good for the price.
The amenities are great and the staff always keeps the place clean and nice. They also organize numerous events to keep the complex fun and the tenants entertained. I will recommend this apartment to other side looking.
I've lived here for a little over a year now. Its been pretty solid. I haven't had many issues with my apartment, and what little appliance issues we had were fixed pretty quickly. Its pretty affordable for me and I really enjoy having the bus come by the front office so I dont have to drive to OSU. The staff is also really friendly and they have events from time to time which is nice.
I moved in about a month ago and so far this place is great! The rent is such a good price for what you get, which is why I initially chose here, and you really don’t end up sacrificing anything for that reasonable price. Aside from normal wear and tear, the apartments are nice and clean, and the general environment is great as well (especially in comparison to living on campus).
I just moved in this semester, and I’m absolutely loving it. The staff is always so friendly and very informative when I have questions. Whenever I pass by an employee they always smile and say hi! I am very pleased with my apartment and how clean it was! I love all the space the apartment has! They also do like fun activities to get you to meet others who live in the building as well! I am so happy I chose this place!

The reserves are well kept in each of their units as well as in the office and other facilities open to the residents! Maintenance can be a bit slow but most problems are not that urgent. Overall a really good place to live!

Going on 3 years living here and it's been a great experience so far. The people in the office are super nice and are always pretty quick to respond to any issues. Having all bills included in rent is a huge plus and being a pet friendly complex with no pet rent is an added bonus. The Reserve also just finished painting all the apartments so everything looks fresh and modern. I'd say the most impressive thing I've noticed here is how quiet it is. Yes, there are occasional loud neighbors etc., but as a whole I'd say the complex is really calm compared to others. -Apt. 817
I’ve lived at The Reserve on Perkins for 2 years and in all honesty, this year has proven to be the best. The interiors recently got redone. We have new furniture that is surprisingly comfortable to sleep on. My roommate is fabulous, and I live in a 4x2 with only one other person, which is so nice. The management team is brand new and they are amazing!!! Erinn is the best property manager we’ve had and she’s so quick to fix a problem. These apartments have only gotten better since I moved in with my cat, Styx. These people love your pets and even let you bring them down to the office for hugs and treats. Live here and be happy.
The reserve on Perkins is amazing because you can get so much for so little! I absolutely love it here! They put on events so that you can get to know people and make friends! They have fun give away and is totally worth living here!
Hello, I’ve lived here for a couple months so far. Things have been great the staff is always helpful and nice. I like the way they handle things and handle them quickly. I’m glad I chose to live in these apartments.
The Reserve on Perkins offers logical floor plans, copious amenities and a very helpful staff. My time living here has been wonderful and has greatly improved my quality of life. The apartments are open and functional and the layout of the entire apartment complex is beautiful and allows for a lot of outdoor activity, great for college students, families, and pet owners.
This is my first year living here and I love it! Late nights studying? There’s a computer lab where you can study, use the computers, and print things off. The gym is 24 hours which is super nice for my crazy schedule as well! They’re always easy to contact when their might be a problem and I love my apartment that I’ve made my own with my roommate!
It’s a nice place with a pool, hot tub, and some work out equipment. There are some small problems with the apartment and it takes a while to get them fixed but it’s right after move in so I assume they’re just really busy with repairs.

Horrible experience during a two year stay. They will try to squeeze as much money out of you as possible. They will also bring trouble to your door, and then not allow you to talk to someone able to help fix the issue unless you can spend several hours dealing with unprofessional kids at the front office. They tried to evict me for not paying rent despite me paying three months in advance. They "lost" the payment. Maintenance orders will go unnoticed and disappear with no comment. Mold covered the tub a couple days after moving in and I had to fix it myself despite 3 work orders that disappeared. After moving out my roommates and I were hit with several hundreds dollars worth of fees despite clearly trying to get stuff fixed during our stay.
My girlfriend and I moved here and were promised fully renovated rooms. However, absolutely no renovations have been made and many other residents were lied to also. Not to mention the room has black mold and the office refuses to fix it. The health dept has told them to fix it and yet three months later its still there.
DO NOT LIVE HERE!!! There are much better options in Stillwater! The Leasing Manager I think her name is Shelby is the WORST!!! She doesnt listen to the concerns of residents! Will lie straight to your face! Living here I have heard all kinds of rumors about her and how she treats people. The CAs don't have a clue! The model is nice to trick you into signing a leasing because the apartments are terrible! There is a HUGE fiddleback spider problem that the Mangers refuse to get under control! Do yourself a favor and go spend a little more for Progress405, Prime Place, or even Avenue East! THIS PLACE IS A JOKE!!!!!!!!!!!!!!! I wish I could give negative stars!
These are a great place to live for Oklahoma State University students. There is a bus service to campus directly from the front office. The cost is relatively cheap per person, but the cost for pets is pretty high. Our apartment was a bit dirty when we moved in, but the staff was really nice and provided a cleaning service. Free printing and a gym for residents as well.
The Reserves is located right by my favorite boutiques, and not too far from campus. I LOVE that the bus comes every morning to take me to class or work, so I don't have to worry about parking there! Their furnished apartments are so affordable. If I've ever had maintenance needs, they're on top of it and sure to fix it quick! Their employees in the office are friendly and extremely eager to help new and current residents!
I've been here a year and somehow it lived up to the hype. Maintenance can be a bit slow, but if you can wait a few days to get your garbage disposal fixed, then this is the place for you. I have had zero problems here and it has eased a lot of stress of being on campus 24/7.
