I have really enjoyed how much space these apartment have for the price. I was really impressed by how nice they are upon move in. I have had almost no issues so far and had loved the high ceiling and modern appliances.
We moved in here after coming from Tucson, AZ. Love our ground floor apartment! We have a tree and a few bushes outside our living room window, and that provides scenery. The deer often venture into the parking lot from the nearby woods. We enjoy easy access to major arteries and can quickly be any place we want, including restaurants, movies, shopping and more.

I've lived here for over a year, and I'm a student in the area. I love the windows and high ceilings, along with the huge amount of cabinet space, kitchen layout and open layout between the kitchen and living room. The location is great, its slightly off the main path so that its quiet but very close to a lot of food, grocery stores, and shopping. The only downside is the walls are thin, so if your neighbors are noisy then it could be annoying at times. There is a small pool that is really nice, along with a small gym with a few pieces of cardio equipment. Management is not on site. Very affordable, clean and safe location, great for students.

Tenant for 2 plus years. No breed restrictions and also can have two pets. Pool is always a nice plus. I have not had any issues with noisy neighbors. Competitive prices for what you get! They allowed me to sign 18months second time around.

Stay away. Impossible to get in contact with management not sure why they have a phone line. Communication is horrible. Listen to the reviews. I wish I did. I am now dealing with rodents. As a clean person this is driving me nuts. I hear scurrying in the walls.

The train nearby blares its horn throughout all hours of the day/night which is very audible, I wouldn’t recommend living here unless you’re deaf. There are also not enough stop signs on the property so you can easily get into an accident pulling out. The leasing agency and its members are in Roanoke (1 hr away) despite there being a leasing office on the property which is very frustrating when you need to get in contact with them. Since the apartments are cheaply made something will break eventually and the maintenance takes months to respond (if at all) so getting any sort of help is extremely difficult.

I have lived in Mill's Crossing for two years and haven't had many issues. Maintenance can sometimes take a while but they are generally very responsive. There have been some issues in the summers with residents from other complexes trying to use the pool, but it has been a good experience otherwise. The apartments themselves are very nice with upgraded appliances and granite countertops.
Love the 12 ft. Ceilings and modern styling to the apartments. However, the walls and flooring are extremely thin. You can hear a brush against the wall. There is an issue with the dog poop, but it is dog friendly and a lot of apartments aren’t. My concern with my unit is that it only has 1 closet, in the whole apartment! And before the price hike it was a good value for the money.
Mills Crossing Apartments offer a lot of features for the price you pay and I would say the units themselves are very nice. The overall complex is so-so because there is no on site management. While some might think this is great, it can be very difficult to get in contact with the company and some of the units could use some repairs. The complex is relatively newer but it has began aging quickly.
I do not recommend this complex at all! The rent is crazy for what you have to deal with. The trash stays piled up. Dog poop is everywhere. The gym equipment is broken. You NEVER hear from management, matter facts there’s no manager on site. The say the “have” cameras but when my car got hit right in front of the camera I was told that “they are dummy cameras” by the maintenance man! Doors have large gaps so you’ll have lots of spiders, they won’t even spray the nest they said “sorry it’s nature” They only give you 30 days to move out after raising rent prices $200!! I can’t wait to get out of this place. Literally anywhere is better. They don’t even deserve 1 star should be 0
The apartment is super nice with great amenities. The staff was great and helped me through the process was patience and understanding. Would highly recommend!

These apartments are pet friendly, and have amazing amenities. The rental group is super early to work with and quick to resolve any issues. 10/10 recommend!

The apartments have nice kitchens and furnishings. Lots of tenants with dogs but I don’t hear barking at night, which is good. Maintenance has been responsive for my small issues. 4 months in and it’s a good experience living here. Finding parking near your apartment probably won’t always happen, but it isn’t a long walk usually.
Do not be fooled by the nice looking buildings and units. The management is horrible. I have had water damage in my apartment since July and it has not yet been fixed. There was standing water in my ceiling, walls, floors, and electrical outlets. The property was not repaired, mold was not accessed, and electrical hazards were not checked. Rent was also increased by over 20% when the lease agreement said 3%. Their reasoning for this increase was "inflation." If you get in touch with someone from management (very rare), they are very unhelpful. Do not move here.
This is a nice community. I dealt with Skylar and Monica and they were very helpful. Especially Skylar, she approved my application the same day I submitted. For someone who needed to find a last minute apartment, it's a big deal.

We love living here! We love the modern look and the space these have! It has great lighting at night and it’s a quiet neighborhood. It’s in a great location!
The apartment is attractive, but there is NO COMMUNICATION WITH MANAGEMENT. They only care about the monthly rent check. They will not answer the phone, respond to any messages, texts, or emails. We tried for months to contact SOMEONE ... ANYONE ... , but no one ever responded. At the end of our lease they tacked on bogus charges to our rent and no one could be reached for clarification. THESE APARTMENTS ARE HORRIBLY MISMANAGED.
I wish I listened to the reviews before moving here. If I could give negative stars I would. The rating on this place is clearly fabricated. Everyone who lives here hates it. This is by far the WORST apartment complex I have ever lived in. Beware. Management is absolutely terrible. Firstly, management/leasing is not on the property; it’s in another city. They don’t answer the phones; you have to call and leave a voicemail and hope they get back to you. I had to call the city inspector because I couldn’t get an answer from anyone that worked here. Then I was treated so disrespectfully because I had the audacity to look for outside help. They are rude and will try to charge you for EVERYTHING. It is literally $50 if you want them to change a lightbulb (not a joke it cost $50). The trash is always over flowing all over the parking lot. Grounds not kept well. Any issue you have, it’s like pulling teeth to get help. Oh and if you want to leave, they don’t even give you any notifications of when it’s time to renew your lease, they just renew it for you.
The parking is horrible, there are barely spots left and yet they continue to build without adding any parking. Management is horrible, they are very slow to respond and when they do, maintenance doesn’t actually fix the problems. They continue to blame other people and circumstances but in reality its just bad management. Definitely will never recommend this place to anyone.
Don’t do it! I know the price is good & they’re new, but don’t do it! Pay the extra few bucks a month for the other places! Unanswered calls, emails, and maintenance requests are just the tip of the iceberg. While noise & some mess is perfectly understandable for construction, this property has construction start early in the morning into the late evening, blaring loud music, excessive trash all over the property, and nails in the parking lot which has given us and others flat tires. The dumpsters are always overflowing, & there is unkempt water sources on the property as well. Found out AFTER I rented that there is no local management - it’s all in Roanoke! Only one maintenance technician in Lynchburg for the many properties.
This complex is so messy and terribly managed. Ive had so many flat tires due to the construction. There are better options.
I am a tenant of 8 months now. I DO NOT recommend leasing at any apartment complex managed by R. Fralin & Associates. After moving in and getting payments set up, you're ignored. I have received ZERO communication from management. I have left emails, only to be sent back an automated message indicating that their inbox has "maxed its quota." I have called the main office in Roanoke and left messages -- without receiving return calls. I have not been issued local contact information for associates to contact in Lynchburg for my specific apartment complex office. My office building has been locked, closed, and lights off for over TWO MONTHS -- there are no signs on the doors posted about contact in case of questions, emergencies, rental policies, etc. I have contacted R. Fralin management about THREE different packages that have been lost in the mail for over 1 month. One delivered via FedEx and two via USPS that were delivered "to my apartment door" says the package company website -- and no response from R. Fralin weeks later. I have checked with neighbors and even driven down the road to neighboring complexes with the same apartment numbers. I have sent in formal noise complaints -- 5 months later, still no response from R. Fralin. I have sent in maintenance requests for my air conditioning making strange and scary noises -- 3 months later, still no response from R. Fralin.
Apartments are brand new and beautifully done. Open floor plan in the living area is great for company; my guests can sit and chat with me from the couch or the dining room while I finish up dinner. Cabinet space and work space in the kitchen are more than sufficient. Large windows in living area and bedrooms let in an abundance of natural light, making for a bright and cheery interior. Maintenance has been very attentive; any time I have had a need they have addressed it promptly and worked their visits around my schedule (which, as a night-shifter, is a valuable perk). Neighbors are pleasant and have caused no issues at all. There is some noise from construction of new units or the occasional barking dog, but nothing unusually disturbing, even for someone who needs to sleep during the day. Pool and gym are open to residents 24/7, but the complex is small enough that you can often have them to yourself at certain times of day. There is a wooded area with a creek behind the complex (though there are no official walking trails)that allows some experience of nature without leaving town. Overall I have been very pleased with my experience at Mills Crossing and have recommended it to a number of friends.
8 months. The construction is new which is nice but you can hear everything people talking, walking up stairs, plumbing. Parking is an issue and they are consistently working on building new units and not addressing issues with their current units Management is a joke weeks without a response to simple things despite multiple phone calls and emails.
I have lived in a Mills Crossing apartment for two months now. The apartment adviser, Jenny, is a wonderfully helpful lady to work with during the application/move-in process. The apartment itself is brand-spanking new, hard vinyl-wood floors that are easy to maintain, new windows with screens (that were not fit properly when installed into the walls, and therefore some cannot physically close tightly enough to lock), granite counter tops, disposal (you can hear your neighbors using their disposal, too!), matching new Whirlpool appliances, dark cabinetry (that is slabbed together cheaply and has shallow below-standard size drawer length & cabinet shelf height that does not fit cereal boxes ... ), the hanging bar light pendants are cheap and minuscule, in-house laundry washer/dryer, carpeted (cheap manufacturers-grade) bedrooms, and a stone tile bathroom floor (with very minimal storage). The purpose of saying that is: the apartment is beautiful, but has me saying "are you serious...?" at the cheap-level of things put together. But they accept pets! So does it all matter if you can have your furry companion with you? Interior noise factor: the AC fan runs loudly. I will be watching a movie at volume level 20, then the AC fan will automatically kick on, and I need to bump it up to level 40. There is no option on the AC thermostat unit to simply turn off the fan during movie-time. Noise from neighbors: The outdoor staircases are made of simple plywood--the construction was NOT designed to absorb sound--and the sound of footsteps therefore echos and is amplified. The exterior apartment walls and floors are, thin! I am not sure if it is simply the habits of the people who live above me, but their footsteps make them sound like rhinos. They rattle my ceiling fan, and wakes me up. I can also hear regular conversations, as well as arguments, others using the toilet, (and also intimate moments in the bedroom). Here's the gist: it's NEWLY, accepts pets, but poorly built.
