Property Ratings at Millbrook
I recently moved in and it has everything I e been looking for. The layout, scenery, nearby shopping and walking trails. I have had two maintenance issues and the staff was so nice and quick to respond. I would recommend it to anyone. It’s just the peace I’ve been looking for??
Moved in Sat, 6/15/19. Had to sign a 36 page lease, unread, emailed to my smartphone in order to get keys. Office had no paper copy and no internet access for my laptop. 36 pages to initial on a smartphone? Had uhaul and 5 people on the clock waiting to unload. No walk thru with management. No hot water, fridge doesn’t work, majority of outlets don’t work. Poor water pressure, living room floor slopes down hill.. DON’T come here. NO STARS! Management will undoubtedly write something positive in response to this. Don’t believe it. They DO NOT CARE!
I recently just moved into Millbrook Dec 9th 2017. By far this has been the worst uninhabitable apartment I’ve lived in. To began with I was told my Carmela one of the leasing consultants (LaToria is the other one, she will sell a whale water ... believe half or nothing she says) three days prior to my move-in date I was told that my apartment was ready. When I arrived to pick up my keys Carmela gave them to me with no hesitation. ( Not to mention the keys did not match the locks but the door was slightly opened). Once I entered my apartment there was a foul order and NOTHING was cleaned! The stove was dirty there was a big pot of cooking grease on the stove. So I immediately left without even viewing anything else because I assumed this was the wrong apartment. Once I went back to the office Carmela stated that she didn’t know what was going in my apartment and she hadn’t even walked the apartment. Remind you she stated earlier that my apartment was ready. Fast forward to my actual move-in date; I went and got my keys walked the apartment everything seemed fine. A couples days after unpacking and getting ready to placed everything in order in my bathroom. I realized the cabinets weren’t cleaned in the inside ... I took photos of dried up soap and make-up (nothing was cleaned)! I assumed that they don’t hire professional cleaners to clean the apartment after someone moves out ... I believe the maintenance men does everything. I spoke with LaToria about the cabinets situation and she called to state that she gonna walk my apartment ( which should’ve been done before I moved-in) and to ask me if the maintenance men could use MY cleaning supplies to clean up under my cabinets. FINALLY, the worst of it all this places has BIG WATERBUGS/ COCKROACHES and RATS/MICE! (no wonder pest control is included in your rent)!! I started to see droppings behind my microwave and not to mention a bite mark from a rodent in my loaf of bread on 1/3/2018!! These leasing consultants are full of it! One cannot do nothing without the others approval. I spoke with Latoria on 1/5/18 and she stated pest control had came out and placed D con and traps and maintenance has sealed the hole where the rodent(s) are entering. I wake up the morning and took pictures of how the rodent(s) has eaten the D con but wasn’t caught! This is uninhabitable dwelling and not to mention Latoria told me that if the rodent get caught on the sticky

This place is terrible like absolutely terrible. Over the last year of living here the keys have been lost to almost every apartment, including mine, at least 3 times that I know of but it could have been more. We lived in an apartment with an open water leak for over 3 months. Of course with an open water leak comes black mold. And yes we lived with it in our apartment for at least 6 months before we could get it taken care of due to the severe lack of maintenance and office personnel. I don't really know who to blame because there have literally been over a dozen people in every position. I am so glad I was able to move out but I would STRONGLY URGE anyone who wants to live here due to the location to NOT rent here. I typically don't write reviews but this place is absolutely terrible. Stay away.

Thank you for your review. We appreciate all feedback as a way to better focus our efforts. We apologize for any less than perfect experiences and have been working diligently to constantly improve. We have had great success with our on-site staff that has been in place for about half a year alongside consistent oversight from the Regional Manager for the past year. We take these concerns very seriously and have implemented new policies to ensure the most efficient responses on all fronts. We are proud to announce that our team now has a response time of less than 48 hours for maintenance requests.
STAY AWAY. You will never deal with the same management for more than a month. You will never get a call back regardless of however many voicemails you leave. They will not call when you have a package; mine was there for nearly a week. Maintenance is never done in a timely manner -if not at all. To top it off, the BUGS ARE NO JOKE. Spiders, grasshoppers and roaches- OH MY. Seriously though, out of the many rental properties I've lived in this place by far has sooo many bugs , like they are even outside! It's freakin disgusting! :( Before I leave I'll add this: if you are STILL interested in Millbrook Apartments (regardless of my experience) simply because of the price- don't believe that either. You'll end up paying more than $100-200 on top of the listed price with all of the crazy fees include.. and that DOES NOT INCLUDE LIGHTS. Don't get me wrong, I wouldn't mind paying that for a comfortable living space in this area but this is not the case. There has been disappointments since day 1 . Sorry if this review is long but this is actually the first review I've ever done and I want to be completely honest. YOU HAVE BEEN WARNED!
When I moved in 14 months ago I thought it was a cute little complex that was nicely landscaped. A few months later we had a turnover in management that has never stopped. The place is starting to look like it is in a third world nation! Trash left laying around. Junk cars with syringes in them have finally been towed. Old mattress left at dumpster for over a month. They can't keep good maintenance people. No one stays working for them for more than a month or two. No response to resident requests for fixing security lights in parking lot and buildings. Broken steps and hand-railing at a building entrance have not been fixed in over a month. Can't wait until my lease is up. I'm moving! Don't rent here! You will regret it!
This apartment complex is in a great location: Right beside Shelley Lake with direct Greenway access, within walking distance to grocery stores and some restaurants, and really close to the mall and North Hills. All good reasons to pick this place. However, when the complex is poorly managed, and there is little to no quality maintenance, it's not really worth the headache. I moved in when this complex was owned by Atlantic-Pacific Properties. The apartments are older, but reasonably well kept. I don't require granite counter tops, stainless steel appliances, or tile floors to call an apartment "good", it just needs to be well maintained. At first, this was the case. I could submit a service request, get a phone call from the property manager, and the maintenance manager would address it within 24 hours. Then, Greystone Properties took over. I don't think that they really screen people before interviewing them, but the people that have been hired to manage this complex has been atrocious. The online service request system is hard to find, and if you manage to find it and submit it, you still have to call the office to follow-up. Good luck getting an answer. The property manager splits their time between Millbrook and Lynn Lake, and it's very unlikely that anyone else will be in the office to answer the phone. It's not been uncommon for me to call FIFTEEN times throughout the day, and never get an answer or a return call (doesn't matter if I've left a message). When I do get someone on the phone, I then have to explain to them what I’m calling about (no knowledge of the service request), and they say they’ll have maintenance look at it. A few days may go by,nothing will happen, and I’ll have to struggle to get in touch with someone again. When I get them on the phone, the typical answer I receive is that they’re in between maintenance personnel, or that they just hired a new maintenance person. The people they do hire seem to be unqualified to manage an entire property’s maintenance, or they can’t afford to hire someone worthwhile. So, you either give up, get a haphazard job done, or you try to fix it yourself if it’s not a major structural/plumbing issue. Worse still, they’ve been neglecting critical maintenance, such as inspecting the HVAC system and replacing filters, inspecting the smoke detectors and changing the batteries, and inspecting the chimneys. It may be a matter of time before something bad happens.
I will start off with some positives. I currently live in the 2 bed/2 bath floor plan. The kitchen is small, but both rooms are a nice size and the closet space is great. Parking is never a problem and the community is quiet. However, the new management is seriously lacking. They rarely answer the phone if you try to call. Our pool was closed for most of the summer because it kept failing inspections. The gym is a joke. Not sure if it's due to the wooded area surrounding the community, but our building (building 6) has a problem with bugs. It isn't the worst apartment community I've lived in, but when my lease is up, I will not be renewing.
The Millbrook Apartments use to be really nice but the new management company leaves alot to be desired. Its impossible to get timely repairs done and the building I live in has had 2 major water issues in less than 6 months and they have had to repair the plumbing under the buildings - which meant no water for a day or more each time. Almost all the long term residents have moved out and they turn around the apartment in less than a day after someone moves out - usually with just a quick change of the carpet. A neighbor finally got sick of the maintenance issues and called the city out to inspect who found several issues. That said the apartments are located in great part of town and the neighborhood is very quiet. Its nice being able to just walk over to the lake in a few minutes.
