Minnetonka Hills is a great place to live. Very friendly staff, great people and location. They have work out room and pool. Security door and when you get a package from Amazon they secure it in a room with cameras and no one takes it. You can have a pet here. It’s quiet and peaceful. Clean and the apartment is clean and love the layout. The WiFi is very awesome. They have it ready to go after you call the number for it. You have any questions about anything they are great at answering for you. You don’t have to go outside to do laundry or put your trash out. I would definitely recommend this place.

Current resident and I can say this is the worst place I’ve lived so far. Management is awful. Comparing to past reviews on multiple sites, it seems like management has changed a LOT. Apparently it’s really hard to do basic things like email residents and contact maintenance teams for your residents. A mass email gets sent to you and that’s about it. The current office manager lets you know that she doesn’t care and that she’s condescending. They always seem annoyed when we called about our giant holes in the ceiling. They make it impossible to email them, only call which isn’t very easy for someone who works a 9-5 job. They take forever to respond to issues like maintenance. We have lived here for 4 months and out of those 4, we had waited almost a whole month to get our bathroom ceiling fixed. Another issue is the noise levels. It’s an apartment so you’ll hear people but these buildings are made so cheaply you can hear your upstairs neighbor casually walking. And when you have an actual noise complaint of an unruly DJ neighbor who wakes you up every morning at 6am, management doesn’t care. Rent is incredibly expensive for run down buildings and you also pay all of the utilities plus water, trash, and laundry. The parking lots suck in the winter and become an ice rink of chunks so be prepared to slip everyday. Overall, our experience has been awful here and I wouldn’t recommend this place to anyone. Take your hard earned money to a place that respects you.

My dog and I moved into Minnetonka Hills in November 2021. Although my dog has had a rough time adjusting, we have really enjoyed our time here so far. There are so many dogs and pet parents to talk to! Good sense of nature. Although it can be loud in the buildings, I really like my little apartment! Staff have been very friendly so far and maintenance has been quick to take care of any issues.

I love our new place it's just perfect very nice people
I moved in to a dirty floor with nails, staples and a "bar" with wet finish still on it. Toilet was dirty, screen door was broken and bent, vent was hanging from the ceiling by the screen. The dog park is extremely basic. Entryway closet was broken, the living room and bedroom don't have ceiling lights. Which is pretty inconvenient if you don't already own lamps. The balconies are littered with insects. We're really clean and we had an ant problem as soon as summer hit simply because they came out of hibernation. Ant traps helped but they still are all over the balcony. The buildings are right by a lake and alot of forested area. So flys,gnats and mosquitoes are an issue. Had by bug zappers. Also the buildings are full of thieves, we had packages stolen, clothes stolen from the laundry room, and people breaking into cars in the garage. 90% of the dog owners are lazy and negligent, allowing their dogs to bark all day long. Finally some genius decided that placing our building right next to a very active train track was a good idea. Heavy trains shake the building and all of the trains are very loud and pass by all hours of the day and night.
This is my second time renting here at Minnetonka Hills. Office staff is respectful, professional and really take care of concerns in a timely manner. They show their residents that they really truly care.

Minnetonka Hills Apartments made us feel welcome from our first phone call to our last contact with them. Upon move in, everything that was promised was honored, promptly and without reminder. The office staff respond quickly to maintenance or billing issues. And beyond all that, the buildings are nice if getting on a bit, made of brick, each of its units heated and cooled by a stand alone HVAC, and the grounds offer plenty of wildlife. I've seen deer, fox, muskrat, sand-hill cranes, and a snowy owl swooped past me one winter. Being on just the edge of the city offers great rural sights, and you also get the general logistical economy that that close proximity brings to the table.

Very nice staff. I wouldn't go online if you have a question or work order. You have to go to them directly. The apartments are nice, and the common areas are clean. There is a consistent smell of marijuana, but nobody seems to care about that anywhere nowadays. Winter does become cumbersome, as the sidewalks and parking lot aren't maintained very well. Laundry prices have become expensive and strange. Other than a couple of small things, and a large one of two months of incorrect rent charges, the apartment complex is fine. We've been here for 6 years, and it's been acceptable.
Minnetonka Hills Apartments is very community oriented and comes up with creative ways to keep residents engaged within the apartment community. Staff is also great. They are respectful, professional and definitely makes you feel like you are valued.

Have lived here for 2 years, and the apartment units, buildings, and pools are pretty good for the price, however there have been way too many issues with pet owners. Management has done absolutely nothing to combat owners who let their pets go to the bathroom in building hallways, and now that it is winter, the snow is yellow and smells awful right next to multiple doors in the 2875 building. Simply installing cameras or penalizing these residents would do wonders. Having people come to visit and the first thing they see is yellow snow next to the door is absolutely disgusting.
Bed bugs, bed bugs, bed bugs. Management is in the business of being dishonest with the tenants when it comes to bed bug infestation. My complex had bed bugs discovered and property managements way of avoiding telling people is to advise them that they will be doing a routine inspection for pests. I contacted the property management representative and was told initially it was not for bed bugs. I kept asking and after the 4th time of asking they admitted that there were bed bugs in my complex. I asked which units had the infestation and was told multiple times it was none of my business. Don't rent from this property. They are deceitful in every way possible and are only worried about making money. If you need verification of what I am posting, call them and ask if they have had bed bugs recently and see how much they will willingly disclose.

Thank you for your review. Unfortunately, bed bugs have become a common problem in multi-family property management. The good news is that there are now fairly quick and effective means of dealing with them. The biggest problem however is that in many cases the infestation goes unreported until it becomes a large enough problem that more than one household is affected. Because of this, it becomes the duty of management to perform routine inspections in the case of any potential pest issues so that they can be corrected as soon as possible. There are few, if any, large rental communities that have never had an issue with bed bugs, however; the very few cases we have had, we took all necessary steps to fix the problem as quickly as possible. We are very sorry if your home was affected and you felt strongly enough about it to post this review so long after the incident could have occurred. We assure you that we care very much about our community and we do everything we can to keep our residents happy.
Office and mtce staff are good. Location good. But you can hear EVERYTHING from neighbors - buildings cheaply constructed. Structures and systems starting to show their age.
Positives: Generally quiet, nice neighbors. More closet storage than most. Fairly nice pool area. Parking is fine, but snow removal leaves us few options since most roads nearby are private property. Why we're excited to leave after 2 years: Rent jumped 8.3% when 5% is standard in the area. The cost for laundry has increased twice in one year, and the machine currently only allows us to load the prepaid cards with cash. Credit Card function no longer works. It currently costs $3.50 to wash/dry 1 load, and we just received notice it would be increasing again this month - they didn't write how much and when I called the office they couldn't tell me the new price. They said they would call back yesterday and never did. On that note, the weekend office staff consistently closes down for hours at a time during posted office hours. We decided to pay an additional $40 per month for upgraded appliances because the old stove leaked heat like crazy and the dishwasher didn't get dishes clean. Maintenance said they would pick up the old fridge the day after the new one was installed, but they didn't return for almost a week, leaving us with a fridge in our living room. When I asked why the garbage disposal backed up into the dishwasher, the maintenance crew told me that was normal and my best bet was to avoid using it altogether. They used cheap paint to cover up the former tenant's purple paint job; despite using a fan, the bathroom paint drips yellow.
I have lived here for several years, during that time the cleanliness of hallways, garage, trash bins, laundry rooms has declined. The garage is infested with fruit flies, and the garbage shutes smell awful and are very dirty. The rent increase has been signifigant each year considering that I am a long term resident, 40.00 is a huge jump, plus they started charging for water each month billed by an outside company. the bill is split between all residents not by usage, there are familys with several children and I am sure their use is a lot more than a single person, so an extra 15.00 a month for water plus if you do laundry it costs 7.00 to wash 2 loads of clothes in laundry room, it is a lot of extra expense each month. The good things are central air and you control your own heat, wihich is nice but also an additional bill on top of rent, the pool is nice but they dont always heat it. The location is nice if you get apartment on scenic side, the woods and marsh behind are beautiful, there is a few picnic tables but not convienient to both buildings and overlook the parking lot. The location is close to downtown Mnpls.and there is bus service close by. The office staff is friendly.
Apartment staff is professional and attentive, whether you live there yet or not. They aren’t rude, and they don’t creep you out like other apartment staff’s can. Tenants aren't creepy either, no one peeping in my windows, digging in my trash, or mouth breathing on my neck. 9/10 would rent again.
