Does anybody even work here? I never get a call back. I have too many complaints. Did you know you won’t have A/C? My fridge broke before Xmas. My request to fry it fixed has been ignored for so long I’m just happy to leave this place. Oh and everybody keeps doors open so you get a lot of bugs. And I see roaches craw under my neighbors doors. All the time!!!!!

Management doesn't fix anything. Don't expect air conditioning or heat, working elevators, locks on the outside doors, a safe mail room, or working amenities. It's the only thing I can afford right now and they know they can get away with anything.

Management sucks. You can’t get a hold of anyone. When you go up to the leasing office they’ll have signs on the door saying “we’ll be back or brb” frequently. It’s always a line of residents complaining about something. Rent is high but none of that goes back to the apartment buildings or units. elevators need to be updated. everything needs to be updated & with the amount we pay that should be taken care of. Own residents warn people about not moving here.
Rats, cockroaches, a pool that's closed 90% of the time. The water being shut off once a month for 3 years. Having to call the cops on neighbors who are violent, and vagrants who live in the laundry room. Speaking of laundry, dirty broken machines that work maybe 1/2 the time. Never shoveling the walkways or plowing the parking lot. Disgusting common areas filled with trash, the front doors are always either side open or broken. The elevators haven't worked in months. Your provided a cheap window ac unit in my building that will do very little to change the temperature in the apartment. We're lucky, the other buildings are on a chiller system that was turned on a week ago, not that it does much anyways. Finally a management company worth a billion dollars that does absolutely nothing.

I have lived here for 4 years due to financial reasons, and after this lease, I am moving away! The leasing office is very hard to get ahold of, and when you do, no one is helpful. Maintenance can't fix anything, and when they do, it is half done, and breaks again within a few days. There is no security to any building. The pools have been closed all summer, and the excuse is they are waiting for an inspection. They say they have a set date for the inspection, BUT they have no idea when that date is. Don't be fooled by the nice photos, I was, and I was greatly disappointed when moving in. My apartment was very dirty and the toilet was broken when I moved in. My heater went out 3 years ago and no one ever fixed it. The pipes are horrible, I have had literally dozens of floods in my unit due to these pipes busting. Lastly since I have been here, they have had about 6 new managers and 5 new maintenance teams. With that type of turnover, they frequently mess up paperwork and forget about important issues that residents bring up to the leasing office. Absolutely no communication between staff and managers. All they want is your money, please do not waste your time or money.

If I could post pictures I would. This building is one small step away from being condemned. Someone tagged up all the hallways of every floor with orange spray paint. It’s the end of June with record heat in Colorado and they STILL have not turned on the AC for residents. It’s 102 degrees outside today. I went to plug in a small fan in my living room and heard a loud pop from the outlet. The outlet blew up with black smoke and shocked me. I told the office and showed them pictures, granted them access to enter, and they never bothered to fix this extreme fire hazard or even take a look. Now half the outlets in my apartment no longer work. The glass in the entry way above our mail boxes is completely shattered, and instead of fixing it they just covered it in caution tape. Both elevators break down consistently. My dog cannot go up and down stairs, which means I have to carry my dog up 6 floors, a minimum of 3 times a day to use the bathroom. I’ve lived in some rough places before, but never as bad as this. I’ve barely been here 5 months. My experience with Mint Urban has been an Unsafe and Miserable one.

buildings are dirty and unkept, smell like trash. Neighbors are rude and loud. Staff could care less about anything that happens. Elevators are always down, months at a time always with some sort of excuse as to why they are not fixed yet. Packages are stolen so much, even taken and opened and contents thrown all over the small roof. Amenities are never full open, in the three years I have lived here. IT has just gone down hill every year.

I have never been more disappointed in the care, upkeep and how little care an apartment community has for their residents. After this last snow storm, no plow and people stranded and stuck when trying to leave. Every apartment community in the area has been plowed, so clearly they just don’t want to pay for it nor care for their residents. Dangerous to walk to your car because of this. Locks are always broken, cockroaches, dog crap on sidewalks, trash everywhere, years and years of dead bugs in all the light fixtures. I can’t wait to leave this place.

All I can say about this place is what a great lesson I learned moving here. Do your research on a place first cause I would not have picked this as my home if I had done adequate research. I’ll start with the good things. The bedroom closets are really spacious and the water pressure is great. However it’s roach infested and has multiple plumbing, heating/AC, and elevator problems. Seems like every week something new is breaking. We have a horrible gnat infestation due to the water leaks. The linoleum in the kitchen is peeling up from water damage. Maintenance is slow to respond if they ever do and nothing is ever resolved. Pretty much impossible to get a response out of management. What they showed us is not what we got. They put is in an apartment next to the elevator room that is broken so it makes horrible loud screeching sounds at all times of the day and night. My pets are having anxiety issues from the sudden and deafening banging and screeching. We were not notified of this before moving in. They gave us the wrong key and never told us the building code so we couldn’t even get in the building on our first day. Then the fob to get into the building to pick up packages was broken and I had to go back 3 times before I got one that worked. The dishwasher constantly backs up with foul smelling black water. This place is disgusting and honestly a health hazard. Pick another place, you do not want to live here. Learn from my mistake. STAY AWAY

I've lived here before, in the original 6 buildings during the renovations in 2015. It was definitely annoying, but I ended up moving due to other reasons. I recently moved back, this time to the newer buildings over on Birch. I'm pleased. I had to call maintenance once because of lack of hot water, but it was resolved by the team within a couple of hours. The newer buildings are fantastic - I really enjoy the parcel pending service as well as trash valet, though some people in my building must either miss the deadline or forget the days because they leave their trash out for a day or so. Doesn't bother me too much. The gym is nice but could use more machines for strength training. Pool hasn't been open but it's the Time of Corona so that's to be expected. The building is clean and well-lit. I appreciate the fact that laundry is paid for with a card. Elevators are a bit sketchy but I live on the 2nd floor so I never use them. As far as my personal unit, it's quite large for one person, with a balcony! Air-conditioning in the bedroom wasn't as strong as I'd like during the summer, but it's cooling down so I don't have to worry about it anymore. Moving from Cap Hill, I'm just excited to have parking, a dishwasher, and garbage disposal. I think it's worth the money though my rent did increase (but that happens when you don't have roommates anymore). Utilities are provided through a service called Conservice, and some of those are for common areas. I'm averaging about $95/month for my usage, plus separate electricity which has been less than $15. Again, not terrible for someone who isn't used to have ANY amenities. All interactions with the leasing office have been pleasant. Maybe I don't have standards as high as other people who are leaving bad reviews, but I 1. don't have ANY bugs, 2. have ample parking even on weekend nights, 3. don't have to fight to use the laundry machines and haven't had any issues with them, 4. no longer have to worry about sketchy folks wandering around, and 5. have a nice, spacious apartment with plenty of storage. I also feel perfectly safe here.

First off, they will show you BLDG 5. As run down as it is, and elevators that rarely work, it’s the best of them. Sometimes they’ll even put scented oil in the hallways they walk you through. The other buildings are disastrously mismanaged and because it’s not the show building and your lease is already signed, they could absolutely care less. Their emergency fire lights do not work (found out the hard way when someone started a trash can fire downstairs and we had to navigate through the smoke with our cell phone light). Even after calling the FD, they refuse to fix it. Secondly, there have been bed bug outbreaks in literally every building and they are not quick to fix it. They have a guy that comes twice a week and you just have to get eaten until he has time to see you. Lastly, their lease is so incredibly ambiguous and long that it requires an attorney to translate it. They are super quick to evict and make you pay an attorney fee up front after 2 weeks of missed payment ($250 non refundable even if rent is paid a day after) so the lawyer can get right to work booting you out. Your money and livelihood is much better off at a property owned by someone locally as opposed to owners overseas who hire these property managers. The staff isn’t bad, but the policies they enforce are. They do not care about their reputation or the longevity of tenants; they only care about getting you to sign that lease. It is the used car dealership of apartments. Choose wisely and ask to see other buildings if you do end up conducting a walk through.

Read to the bottom. I'll lead with the positive: the gym and pool are pretty nice. The interior finishes of the rooms are as well. The staff is responsive with maintenance requests. There's a nice multipurpose room. The cost is reasonable. But here's what you should also know, and what I wish I knew before moving in and recommending that a friend do so also: the halls and stairwells of the building are pretty gross. I'm not too picky: I honestly only require a basic level of finishes that are done right in order to be happy. However, the carpet and rubber flooring are worn down, there is regularly trash on the floor, the color scheme is dark and hallways poorly lit, the walls are dirty, and at least a couple times a week I smell marijuana smoke in the hallway. Also, a friend of mine recently moved in, only to find 15 roaches in her room on day one. I didn't experience that, but she did and I feel that it's only right to communicate that that might happen to you as well. I would recommend walking the stairwells and multiple floors of the hallways of the building you would move into before signing the lease. Ask yourself if you could walk from the front door of the building to your room with a guest without being embarrassed.

Don’t live here unless you want to call maintenance all the time and have your time wasted. My roommates and I have had problem after problem since renting this space and it’s just not worth it for what you pay. I’d almost go so far as to say I feel scammed. The elevator is constantly broken so good luck if you live on the top floors. We have our water shut off for at least 2 times a month. They don’t salt the parking lot so enjoy falling and hurting yourself trying to get to your car. That’s if you even find your car in the lot. They will tow your car even if you are on the do not tow list because of a lost STICKER in the mail that you spoke to them about. Just don’t expect them to tow cars that are illegally parked for days on end. Save yourself time and money and don’t rent here.

We've lived here too long. We weren't allowed to view the unit that had "been fully refurbished" but we had to act quick because "the deal wont last till tomorrow." Unfortunately, the only thing new in the unit was the kitchen cabinets but hey, at least we're saving a few dollars compared to the other 5 places we've lived in Denver. Accompanying the shady start, is a leasing and maintenance office that do the bear minimum, whenever possible. Two of many instances that exemplify this include, it taking the organization 5 days to respond to a brown water maintenance ticket we submitted that said "we have extremely dirty brown water coming out of all faucets and cannot cook, shower etc. until this is fixed". Also, we are on our third round of fumigating our apartment for roaches. They told us "Denver has a problem with roaches" in response to our maintenance request. That seemed like a lazy response, especially with how clean we both are and how we have not had an issue in any other apartment we've lived in, including 2 units on the first floor. (the current unit we live in is not on the first floor - ew). We've killed 24 roaches in our unit in the past two months and while Denver might have a problem with roaches, the first time we needed to fumigate our apartment was the first day we moved in - so we're not buying that this is a Denver problem. If your staff can't take the time to check to make sure a new, "fully refurbished" unit is clean and ready for new tenants on Day 1, I believe the issue is an organization one.

The WORST property management company I have ever dealt with and the worst apartment complex I have ever lived in. Property management company is the most unorganized group I have ever seen. No one is on the same page about anything. My rent (that was payed on time) takes weeks if not months to pull from my account every single month, whether I use the online system or write a check, and no one knows why or what is going on. My check has been misplaced as well. The apartments are dirty and impossible to regulate the temperature in. Our apartment is easily 90 to 100 degrees in the winter no matter what we do to cool it down. We have also had bed bugs on multiple separate occasions because the complex has such a bad bug problem. Something is always broken from the water heater to the elevator and everything in between.DO NOT SIGN A LEASE HERE!

I am a current resident of this apartment complex and I have nothing but terrible things to say about this complex. They have lost multiple checks from both me and my roommate. The air conditioner never works, the front door to my building is constantly locking people inside the building (huge fire hazard), and there are plumbing/electrical problems all of the time. The towing company they use to monitor the parking lot tows residents cars with permints but not other cars and the leasing office will do nothing about it. My roommate and I have both been towed from our own parking lot, the reason I was given for my tow out of a lined space is my car is not registered in CO. However my car does have a valid registration out of SC, it is not up to the towing company or my apt building where I register my car, they held my car hostage until I paid them over 300$. I hate this place and want to save you from what I have been going through. The leasing office also harasses their residents and and is extremely rude. The community manager Megan is completely useless and should not have her job. Whatever you do, do not live here.

This is the cherry on top. I live here I have a parking tag on my car. Granted I did park at a nonparking spot and so did another car. They did not tow that car but mine. I am walking around the parking lot and there are visitor cars with out tags parked in a parking spot and all they got was a warning sticker? Now here is the problem, there are literally no parking spots here at these apartments and I am not going to park blocks away from my apartment. Why are my apartments targeting me instead of targeting these visitors who are taking our spots, so us residents have no where to park. How is that fair? I never got a warning, why didn't my apartments call me to move my car give me a fair warning before doing this. Now i have to pay 250.00 to get my car. Other problems to mention the evaluators are always broken, i live on the 6th floor its not fun trying to carry your groceries up 6 flights of stairs 3 times. The A/C is always down, my poor dog had to be in my apartment roasting this entire summer. So i ended up taking my dog to doggy day care so he wouldn't suffer. They just cost me money more and more. About money, they started a trash service without surveying their residents, and added 25 dollars to rent every month. I understand they have trash problems with other buildings but shouldn't that be an option. I don't mind taking my own trash out, and I shouldn't be forced to pay an extra 25, it is not a lot but it is not fair. I pay this company 15000 a year to live here and this is what I get.

The buildings are not kept up, touch up paint everywhere that doesn't even match, cockroaches and other bugs all over the place, the elevator breaks weekly for days at a time, terrible maintenance company never responds to issues.

I decided not to move in based on the reviews and before they even received the necessary paperwork from me, they said I got the apartment. They took my money order and now magically they are saying they never received it and can't find it. This after Jamie admitted I called in time and that they needed to refund the money. Irina said she would work on it and get back to me and no one since June has answered my calls or done anything to resolve this issue. So not only do they have other issues but they steal your money before properly completing the paperwork so they can say they never got it. Ugly practices for which you will suffer the consequences in due time. Shame on each and every one of you!

It is clear that all of their money went into the leasing office. I moved my girlfriend in and out within a week and a half. Upon moving in, even though the leasing agent assured us they had walked through the unit several times the week leading up to move in, the closet shelve was a t-shirt away from breaking off the wall, the light switch to the bedroom did not work, the bathroom sink was clogged, the fireplace screen was not attached, the door didn't close all the way unless locked, and the final straw that "broke the camels back". . . ROACHES. The leasing agent assured us again they have been spraying for them, and sprayed once while she was there, the building clearly has a problem with a nest that has not been dealt with. DO NOT LIVE HERE.

This place has the worst management staff I have ever experienced in my fourteen years as a renter. I moved in less than five months ago. Since then my kitchen has repeatedly flooded with waste water. I have no clean water pressure in my kitchen (this was also a problem in the bathroom but, after several weeks and multiple requests - they did finally fix that). There is a loud metal on metal banging noise that occurs at all hours of the evening that comes from their elevator room. There is the smell of raw sewage that comes up from my kitchen sink. Every issue requires inputting multiple work orders (most of which are lost by the management team) and several days, if not weeks of constant reminders to get someone to show up and put a patch on the problem which lasts for a couple of days before resurfacing. I still have no water pressure in my kitchen (first reported last April - it is now the end of July), the loud banging noise in the middle of the night has never even been addressed (also first reported last April). They finally addressed the kitchen flooding last Thursday during which they uninstalled my dishwasher, it is now Sunday and they still haven't gotten around to hooking up my dishwasher again (I have called twice about this - they originally told me they would have it done on Thursday). These apartments are crap, they are not maintained in any way and the management staff absolutely REFUSES to assist their renters. If you are considering moving here, PLEASE READ THE REVIEWS - they are all negative for a reason. Do yourself a favor and keep on looking. Mint Urban - if you bother reading this, how about a little help? What does it take to get you to do your job?

Been living in this jail for 6 months now and have had nothing but issues. No AC all summer it's been 80 degrees in our place every day, forcing us to sleep in hotels, friends places even our cars. We've had other people's sewage overflow into our bathtub/toilet/floor/carpet and room numerous times. "Renovations" are pathetic and half done. Don't expect a working elevator to move your stuff in. Water has been shut off 11 times since moving in. Management is a joke and won't do anything to help out as they sit in their nicely cooled office. Many neighbors have bug/roach infested rooms and have been living with it for months with no fix. Property is an all around mess and their website/tours are the most misleading thing I've ever seen. Learn from my mistake and do yourself a favor!

1. There is no ventilation system in use. The AC &Heat systems are from the 70s, and the fans in the apartment heating and cooling systems do not function. It WILL be hot in the summer and you'll feel the winter inside. 2. Your trash- As of a rather sudden date, all trash must be carried down hallways and stairwells or in claustrophobic elevators that frequently break into 1m (cubic) dumpsters with no lid outside of buildings in very visible areas, where the quick Denver wind will whip all loose items into the wind. 3. Parking - there's covered parking: if you're willing to pay more for it than insurance on every single natural weather disaster every single month. 4. Upkeep- There's a temporarily out of service sign on an elevator in my building. It has been out of service for seven months and counting. It's counterpart elevator has been down for a week. Hope you don't mind carrying groceries up stairs. 5. Their enforcement- for noise, they're going to give you a *security* number. This only works between 10pm-6am. I have seen them: parked by a car who's alarm was triggered while they were 20ft away & drive off and knock on the wrong door at 1am because buildings don't have visible numbers. 6. Notices - I've spent over a year at mint urban. I've had notices posted: dated the day before, posted late, and even seen postings with "due dates" that passed before anything was posted. 7. Difficult staff - Ive had calls dodged, seen failure of communication within the office, and expressions of contempt from staff. 8. Outdoor areas - some of their outdoor areas for smoking (I assume) are precariously locked. Residents do not have keys in order to use these doors as entrances and can be LOCKED in a fenced in area within their complex. I also don't appreciate their management. I moved to Denver a year ago and found Mint Urban Infinity online. I cried when I saw the building and apartment (don't fall for the models they show you). Half of the renovations weren't done, what were done were sloppy (a bathroom door had a cockroach PAINTED onto it). Apartments are crawling with cockroaches, the A/C only worked the first month we moved here, and the elevators never work. One has been off since December and the other works about 50% of the time. We've been stuck in it multiple times. Many of the amentities offered on Mint Urban's website don't exist. There is no dog park, the gyms weren't open until 6 months after we moved in, the "concierge" doesn't exist. Most of the time you can't get a hold of the leasing office, if you do they don't have any answers for you, and they lose packages or take a week to tell you they've arrived. The doors are rarely locked...we've found people experiencing homelessness sleeping in our hallway multiple times. There is also no walkability. You have to drive everywhere. I saw all of the negative reviews and wish I had believed them warning others to stay away. The leasing office will tell you anything to make you sign a lease.

I've lived at this apartment complex for about a year and a half now and really enjoy my place. The on-site management is very helpful and quick to fix issues. Tony and others on the maintenance staff always say hi and are very friendly to everyone. It's nice having 2 pools and work out facilities, and the staff keeps the yard nice for all the residents with dogs!

Renovations? Ha! This place is so disgusting. Elevator has been out of service for over a month. Hallways are filthy.... So filthy that some neighbors have just started leaving trash. Water is constantly being turned off with NO notice. We have beeping fire alarms in building 5 because of low batteries and have reported it multiple times and office staff is just rude. When we told the office the elevator wasn't working we were greeted with hostility saying there's another elevator that goes to the 5 floor down the hall.... Guess what? We are pregnant and that doesn't really work for us. We moved in knowing there would be an elevator to accommodate us. They are useless. Please, please save yourself, and don't move here. You've been warned.
If it was possible to give this place negative stars, I would. I've had several issues with management. I have been told that my dogs constantly bark. I ended up hiring a full time dog sitter. Once it was found that they were just contacting those of us who paid pet rent, it eventually stopped. My dog sitter confronted management and explained that they needed to properly follow up on complaints, not just make an assumption. Maintenance is lazy. I had a plumber tell me that there was water coming from underneath my door. I gave him permission to enter my unit. Turns out it was a leak in the lobby that I had been complaining about for over a week. He didn't even need to get into my unit to fix it. My parents ended up having to help him find the shut off valves so he could do his job. There was a hallway door that was slamming so hard that it would keep me up all night. The first time they fixed it, they just slapped some tape up on the door. It was ripped off within hours. It took me telling them to take the $100 bribe that was offered to me to sign a new lease and fix the door before they took it seriously. It is mostly fixed. So, now I am stuck with the bed bugs. March 15 I tell managemnet, hey there are bed bugs in the common area hallway. She gets back to me, "OH NO! I WILL GET THIS TREATED". Yup that didn't happen. I turned in notice to move March 16. March 20, management, here is a picture of the bed bug in the hallway. March 22, my mom physically takes over the bed bugs that are now in my apartment. We are promised that it will taken care of. March 23, Hey can I get a status update about when my apartment will be treated? No answer. As of this morning, I had an inspector from the Denver Housing Authority out to make an official complaint. As we were talking, a bed bug crawled across my couch. That was enough proof for him. They have to treat the units. I finally go ahold of the Cardinal Group and hopefully they follow through on their promise to treat the hallway and every unit on this floor for bed bugs next week. Let me say this...you will be better off in a box on East Colfax than in this building. I beg you, do not move here. Take it from someone counting down the days until I move!
I moved here two years ago my rent was $550 a month now it's $965. On the website they listed as 700 something but when you talk to the office it's a different story. I can't afford anything in this city this is a Cowtown not a major metropolis. I can find an apartment similar to this in Los Angeles for the same price. I would love to get rent for free for a year but the address listed above was my previous address I currently live in a 2001 honda civic. I'm desperately looking for somewhere to live but Apartments go faster than Bruce Springsteen tickets in the eighties.
I have lived here for 6 weeks and ac had been broken 3 times for multiple days at a time. when I first moved in, the place was no where near move in ready. the chiller unit, as there is no central ac, was completely broken, there was trash painted into the walls, door handles falling off the doors (hasn't been fixed either), and just overall kinda dirty. The staff is friendly but that doesn't help that nothing gets fixed. I have put in 3 requests concerning my pantry door needing some tlc and have not heard a thing. it's Sunday and the ac had been out since Wednesday. paying for a bunch of amenities that you don't have...there is currently no pool as all are drained, and no gym. the halls and elevators smell like urine and trash. apartments are being remodeled but current residents are not being taken care of. looking into how I can terminate my lease as the management can't keep the current apartments in a decent working order. would not recommend living here until after the remodel and even then, I'm worried it's being cheaply done. (same maintenance that painted over trash in my apartment)
