I lived here about 4 years in 2 different units. Location is great, immediate highway access & plenty stores around. My building was in a constant decline, whether it was settling of the walls in my unit or paint chipping/trash/dirty stained carpet in the hallway. Lights not working in the hallway, someone literally stole one of the various artworks from one of the hallways. I would see people sleeping in the lobby. I have seen a man who didn’t seem to live in the building roaming the hallways from floor to floor. Building 30 the fire alarm would constantly go off, multiple times a week especially in the winter. Pipes were always busting per the fire depts guess as to the reason why. Mira never actually sent anything out in regard to why it was happening. The garage gate was broken a lot. People would let their dogs pee in the elevator and not clean it up. Make sure you do a thorough cleaning & walk through of your unit upon move in because the cleaning crew does not. I had to have my washer replaced due to mold in the machine where initially they just wanted to replace the rubber lining in the front. Chris does a great job of handling things but not everyone in the office is usually on the same page. Sometimes it would seem like nobody knew anything about things going on at the property. I’ve asked basic questions and received confusing responses. Looovvedd having CaVa next door, but those customers do not care about you trying to get to/from home/work. They will park anywhere!! Delivery drivers would leave packages anywhere they seen fit. Also be mindful of the people that use the computers in the common area *building 30* they don’t close tabs & watch extremely inappropriate things. Paid for garage parking & came home to no parking in said garage multiple times. I do know they made changes prior to my move out. Overall I didn’t experience any bugs in either of my units & both units were beautiful! Mira just needs some upgrades and better diligence when it comes to the maintenance of the buildings.

This is by far the worst apartment I have ever dealt with. They constantly gave us unnecessary charges and even admitted several times that we owed nothing. This is an apartment that only cares about money. Even with the pandemic, that's all they cared about. They literally waited and hoped for people to forget to notify them of moving out so that they could charge people more. They don't give you reminders for things in the lease so make sure to read through it diligently. Since moving in, we had so many issues and ended up contacting the property managers several times. There have been countless times in addition to this one where they demanded money that we didn't owe. They accused us of damage we weren't responsible for when we left. On top of all of this, when you give them any documentation or have any conversations with them in person, they don't honor any of it. You MUST have everything via email and copies of anything you give them, because they will act as if you never had the conversation or never gave them documents. They aren't very friendly, especially when you point out their wrongdoings. They don't reply via email when it's urgent and this is the only way to get things handled, because they will ignore all other discussions. I didn't know how awful this place was until I moved. The apartment I have currently doesn't even charge for damage to the property and fixes it themselves. In the end, the amenities weren't worth the difficulty with the leasing office. They also aren't as close to the grocery store and metro station as they make you believe on their website. You are in the middle of nowhere basically. My current apartment is a 10 minute walk to the metro and is surrounded by restaurants and shops for the same price. You have to take a shuttle to the metro at Upper Rock which adds 40 min to your commute. With the terrible, unfriendly management and risk of similar issues, you can do so much better. I cannot urge you enough to live somewhere else. This place is a nightmare.
The management is unprofessional & slow to address issues that need to be resolved. For example, the internet wasn’t working in a common area for three weeks, and it’s still not fixed. I had to notify them several times & she floundered on why it hadn’t been fixed. Her statements were inconsistent. It’s concerning when you have to deal with a difficult unindustrious manager. That behavior just isn’t necessary.
Unfortunately I am living here! from the first days I saw they have a very awful maintenance!you can not even call them and let them no about your issue! they so col blooded and don't give any response to your concerns! awful awful awful!

“Green community” they said. “Luxury apartments” they said. Nah. Then what with the cigarette smoke? Who dog crap on the lawn? ( by all them cigarettes ) Who screaming children racing down the hall at 10:00pm? Who yappy dog is that? Why my grandmama get a contact high in the elevator when she visited? Seriously who smoking? Why my kid step on a nail sticking out the rug? Who install this cheap stuff? Why rent hikes 20% and up? Why ain’t management do nothin bout them SMOKING? Who takin packages? How come when people try to wash they dogs that room flood everytime? Was there a homeless man sleepin in the courtyard? Why they so much trash everywhere? The pool nice though. Get yourself a sound machine because them shoebox walls is thin. And don’t expect no help from management because they don’t live here so they don’t care.

I’ll keep this short and sweet: 1. Expect a massive rent hike after your first lease. 2. Expect the front office to ignore your complaints about your floor being hotboxed. 3. Expect the front office to ignore noise complaints. (We spent our last 6 months here suffering through stomping, slamming, loud bass, etc at all hours of the night/morning) 4. Expect the grounds to be poorly maintained and covered in dog excrement. 5. Expect to be nickel and dimed for every red cent of your security deposit(s). They “had to” replace our carpeting for 3 small stains that could very well have been attributed to all the maintenance visits we needed. 6. Expect your A/C to stop working constantly. 7. Expect to find water pouring out of a light fixture (?!!) in the middle of the night. 8. Have some respect for yourself and look elsewhere for a place to live.

I wasn’t going to write a review on Gables Upper Rock after leaving but my close out experience with them has been horrific that I feel that they need to be rebuked publicly. I lived at Gables Upper Rock for 5 years. For most of that time, the property was under different management. I thought this was an excellent property with really nice amenities, the management regularly had nice activities for the tenants and maintenance was very responsive to request. In late 2017, the management changed and the decline in communication and tenant activities was very apparent. I decided to move and departed this property May 1, 2018. Per the terms of my lease, I received a check for my security deposit within 45 days. To my chagrin, it was not fully refunded and I wasn’t provided with any written documentation explaining the deductions; not to mention the check was mailed to my former Upper Rock address; although, I provided my new address on my departure paperwork. After bringing this to their attention, I was advised that they had identified the errors (late rent fee and water bill charge- during a time I didn’t live there). It took close to 5 weeks before I received the second check which only included refund for the late rent fee and did not refund my monies for water bill charges for May. More importantly, I provided the staff with my new mailing address so correspondences are directed correctly and all these checks kept being mailed to my old address at Gables Upper Rock. Needless to say, I had to escalate this matter as I was not successful getting this issue completely resolved directly with the staff at this office. I am not sure if there is a training issue or the staff are not competent in their roles. This has been the worst experience I’ve ever had with management at a leasing property.

I have called Gables Upper Rock home for 8 months, and the best thing about the community is the friends I have made living here. However, I came home today to a rent renewal letter that is raising my rent between 9.3% and 36.7%, which equals $176-$560. This is truly the biggest rent increase I have ever seen and makes me feel like I’m being pushed out of my home. I have tried to be a good resident by paying my rent on time and respecting the property, but I am astonished that this community would increase the rent this much knowing most of their residents will not be able to afford this increase. I have spoken to other surrounding luxury communities and they said a normal rent increase is 2-5%, and Gable Upper Rock has a reputation for jacking up rent prices after the first lease term. I have 3 close friends moving in a few months because of ridiculous rent increases. Unfortunately, I will be next ??

Please understand that our rates are set by taking into consideration multiple factors such as competitor rates, market trends, and availability. We invite you to come into the office so that we can compare apples to apples, discuss the rates you have seen, and review options that we may have available to work through the renewal process.
We went to the Gables Upper Rock because of their location and price, and did everything needed prior to move in- paid an application fee, picked an apartment and paid the pro-rated amount for said apartment and parking. However, we had to email and call multiple times just to get a lease provided to us- less than 10 days before our move-in date! Then, 3 days prior to our move-in date we received an email saying there was a problem and we should call. I called and called and no answer- eventually we got the leasing "professional" we were dealing with to call us. There was a "pest concern" that might delay our move-in date- maybe not, but maybe a day or two.. we wouldn't know until Thursday, the day before our move. Again, we had to call and call, and email a few times, before we received an email back at 3 pm the day before our move, saying they had to remove our apartment from the market due to this "pest concern". We went straight to Gables where the staff made us sit around waiting about 45 minutes before someone showed us a couple of available apartments. However, then at almost 6 pm, we were told the new apartment (that we weren't even crazy about- and was in a different building with basically zero amenities) was $200 more a month and they weren't willing to honor our lease pricing. We chose to leave, possibly not having anywhere to move into the next day rather than continue to do business with these people- and pay more money to live in a pest infested environment. Thankfully we got our money back- 3 weeks later with no customer service or acknowledgement from any managers after putting us through this ordeal. Worth noting, when we asked why the apartment was even listed in the first place, the leasing agent told us he had no idea why they would list the apartment, acknowledging it was negligent on their part- they had issues and concerns with this tenant well before their move out. And when I asked what kind of pests, he just cringed and said "eww you don't want to know" Luckily, the Camden Shady Grove staff was AMAZING and got us into a better apartment down the street within 18 hours!
As I write this it reflects my personal experience here based on where I live in the complex. I stay on the front side of one of the buildings on a lower floor. I'm going to go ahead and knock out the pros, the staff so far has been amazing. If you have an issue of any kind they respond as soon as possible. The apartments themselves are very well kept on the exterior and interior and you can tell the staff takes pride in their work which I appreciate as a tenant. The apartments are brand new so they are very nice as to be expected. The overall environment of the complex comes off as friendly and safe with very hospitable neighbors. The cons of the apartment have already made me decide I need to move when my lease is up. I was told their would be very little noise staying on the front side of the complex, this is a lie I am sad to say. Their are a lot of loud noises from car stereos and the occasional yelling at random and this will happen at random throughout the night and day. For a nice complex they didn't invest in doors the close quietly coming in and out of the complex so expect a lot of door slams throughout the night. The soundproofing is non existent in the walls from my personal experience especially in the ceiling. If you like your sleep pray you get an above tenant who is considerate enough not to slam doors and stomp. I personally love animals and this place is a animal friendly complex, so be ready for random barking at any given time. The only reason this is in the cons is because I have been woken up by barking. The last thing is expect construction noise during the day it is loud and random. Also their is a hospital down the street so expect sirens all the time as well. The reason I gave this complex a 2 is just because I felt I was misinformed about the living environment. Overall after being here for only a short time I have already decided I need to move which I personally feel reflects poorly on the complex. If I could stay I would but I prefer a quiet complex and this is far from it. As I continue my lease though I hope to have a change of opinion but for now as a tenant I am not ecstatic about living here.( I plan to continue updating my review as I live here)
Let me preface this critical review by saying that we like the apartment itself. However, despite the fact that the design and features of each unit appear very nice, construction is shoddy. The carpet has nails sticking up from every seam, frays, and comes up where it meets the kitchen floor due to being installed incorrectly. The grout in the shower has gradually chipped away in the course of just a few months. Despite this, our real issue with this complex is not with the unit itself, but with management. The leasing office is only open during typical business hours, meaning the average tenant does not have access to the leasing office when they get home from work. Although they are open on the weekends, good luck finding someone who is actually in there or able to answer the phones. Most of the time the gate is shut with sign that says "Back in 20 minutes"...they're never back in 20 minutes. For a place that claims to be smoke free, there are a significant amount of people smoking around the grounds, including marijuana. It is very common that the elevators reek of smoke. We chose this place because it was pet friends, but have recently encountered a series of policies that is making pet ownership difficult. The dog part is wired for a sprinkler system, but is never cleaned and always smells like urine. Many dogs have gotten leptospirosis from drinking dirty water that has accumulated along the edges of the park. This could be avoided if they just turned on the park sprinkler system that is already in place. We recently received an email stating that all dog owners would be required to pay $45 to submit their dog's DNA so that they could DNA test poops found outside the buildings. This is just a slap in the face to dog owners who are responsible and pick up after their dogs. Unlike what many of these posts say, there is nothing to do around here. Yes there are stores around, but you can only go to Home Depot so many times. Don't be fooled by the facade of luxurious living or the promises made by management. We still don't have a parking spot in our own garage and community events that they say happen frequently, never actually happen.

The apartments here are wonderful. Nice appliances and layouts, plenty of room. Management isn't the best. If you have a maintenance issue they're generally good about getting someone there but not without a little attitude. They don't really clean the building often, which is obvious by looking at the mold growing on the coffee maker in the "business center". Overall though it's a good location but a little overpriced.
The first time we called the leasing office, we were well attended to and taken care of. I was very impressed with how much they worked with us in helping with our needs and wants. So far it has been pretty great, the amenities are outstanding, we have many great public spaces, an outdoor fire pit, an outdoor cinema, a sitting area, a gym, a game room, a business room, a grill , and a pool. Our apartment is a good amount of space for the two of us. The stainless steel appliances are great and the marble countertops are beautiful. They have a metro accessible bus that shuttles people to and from the nearest metro, and the freeway is right there to get on and off. There are stores near us and a lot of things to do. There is however room to improve, I would say that the walls are a bit thin, we can hear stomping from people upstairs and people talking in the room next door. But other than that I look forward to continuing to live here where it always feels like a resort!
I absolutely love this place! I feel as though I live in a 5 star extended stay hotel. Everything you need is within a 5 mile radius. A short 15 minute walk you have access to shopping, park, bicycling, spa, and health care services all in the same area. Coming from a small town in Alabama, Gables Upper Rock in Rockville, Maryland is the place to be for me.
We had to move in in a rush due to a bad previous apartment. We were a little apprehensive as we did not read reviews on this place before hand, and after the fact, saw that some of the reviews were quite bad (mostly about the construction, which is done now). However, I'm not really sure why. This place is wonderful! Parking garages for your car(no shoveling your car out of snow!), two great pools, two gyms, two game rooms,lots of outdoor spaces including a fire pit, dog park (so yes its pet friendly,) staff here everyday to help with anything you need, its an eco friendly community, very close to 270, and pretty close to shady grove metro (you could walk it, but most people would probably drive, or take the free shuttle provided by the apartment). I have never felt so safe and comfortable in an apartment. While I'm not one to attend community events, they throw multiple events each year as well if you did choose to be involved. All in all, this apartment is a really great place, and somewhere I am happy to come home to every day :)
I am a single Mom raising a 12 year old son who is the best thing that's ever happened to me. I have been struggling to make ends meet and I am stuck with my one year lease for another 9 more month's. This apartment has all the amenities that my son enjoys using and in a very secured neighborhood which is very important to me. I hope I'll be given a chance to win to help me since I am also dealing with a very expensive medical bills for my long term medical condition. Thank you.
I enjoy living at Gables Upper Rock. It is a beautiful community and needs more respect from some of the residents. You can't keep the property this lovely if some feel it is they need to trash it.
Great place but it might lose it quiet charm as it grows
Overall, the experience here has been great. However, the up-keep specifically the carpets on the 3rd floor needs to be taken care of immediately.

Living at Gables Upper Rock has been a great experience. The location is convenient, the property is clean and inviting, and there are countless amenities available to tenants.
Very conveniently located with plenty of garage parking, the building is very ell maintained. The amenities are lovely, gym is terrific, and lots of activities. The finishes in the apartments are at a higher level than most luxury apartments, noise suppression is very good, you can hardly hear your neighbors. Large closets, and quality appliances make life easier, love that icemaker in the fridge!

This is my very first apartment experience and it has been nice for the 2 years that I have spent here at Gables. I really can't complain about anything other than the rent a little too high so I'm looking to move once my lease is up this year. I did way my options of moving to the new building which will be cheaper but they made up the expenses by going up on the amenities, so that still does not help me. They should do more to enforce people cleaning up after their pets.
Overall I am very satisfied with my experience at Gables Upper Rock.
Great staff and maintenance crew. Beautiful, clean and easy access. Great location.
