Property Ratings at The Monaco at Waterford Lakes
Probably would not recommend because they are so expensive
Beautiful community but poor communication from the office and constant construction makes me not rate it higher.
I love living here so far but we did have a few hiccups: our application took a week to process as the application machine was down? And on the day of the move our AC was not working and we waited almost an hour for keys even though I emailed ahead. All in all the issues weren't too bad and I would recommend the Monaco to friends but caveat that sometimes it takes a lot of effort to make a move here happen.
My only issue is parking. People from other buildings take up spots in my area and I have to park far away at times.
All staff members are friendly and great and the property is kept up nicely would recommend
good service from maintenance and office staff, the area is kept clean and overall a pleasant place to stay
office personnel, professional and courteous. building are well kept and reasonable rents.
Very peaceful and well kept
Staff is always helpful and community is nice to live at. Great location. Only issue I have is parking. Every day people from other buildings park in the lot outside my building.
Parking is tough, and being forced to pay for cable and “vip trash” isn't ideal. The recycling area is a joke but that' more on residents than anything. There' a lot of dog poop everywhere, too. :( Hallways are kind of dirty. That said, maintenance team is so sweet and helpful.

Currently living in a 3/2....water shut offs almost EVERY month due to SOME crazy "water leak". Imagine having to go to work or do laundry or even use the bathroom!! I currently have an ant problem due to the window being broken/unsealed. I have told management & the response was: (I kid you not...) "The ants are just trying to look for a place to stay) ??????? Also...almost NEVER any parking (& good luck not getting your car towed. I've been here for a year & i am ready to LEAVE. Feel really bad for maintenance as they are sweet guys, but sheesh..no wonder they leave. Smh
The management at this apartment complex is terrible. They never solve issues you may have with the apartment and at thr end of thr lease they charged like crazy. The whole year i was there we had a disgusting roach problem from the day i moved in that they were fully aware of since i heard stories of people living there in the past with the same issue. We tried so many times to ger this issue resolved and it never was. Aside from that they will charge you for almost anything you can think of and the worst part is that they wont even talk to you if you try to discuss it with them. I would try numerous ways of contacting them and would almost never get a response. I could tell the managment was terrible just from the fact that the employees at the leasing office would literally quit within a couple of months of being there. DO NOT sign with this place

Tomas, we're disappointed to read that you're still unsatisfied with your experience here. We were under the impression that after our discussions with you, we had come to an agreement regarding resolving your account. We're regretful to see that this is not the case and we ask that if you have any further concerns or questions, please contact our office directly so that we can discuss the parameters of our agreement and figure out how we can move forward together. Thank you in advance for your cooperation.
Unable to get human connection to ask about availability, so we used the online site to make an appointment. After arriving in the lobby at our appointed time, there was no one there to greet us. After a few minutes, a lady sitting in the back said she would get with us, but continued to jabber casually with a worker sitting in her office. Several other employees were seen lurking in the back offices. After 20 minutes, we left.

We are shocked to receive this type of feedback and are sorry that we gave you such a poor first impression of our community. We will definitely be examining our online scheduling system to hopefully prevent this from happening in the future. We assure you that this is not an accurate representation of our team and quality of service, if you are still in search of a new home, we would love the opportunity to improve your perception. Thank you.
I've lived here for only a couple of months. For the first month we had roaches, they are still here just not as bad. There is an ant problem, a window leaks while raining which has ruined the wall surrounding it and the floor. Currently we haven't had AC for over a week. My roommate and I have contacted the management several times about the issues but only have received broken promises. All problems mentioned above still exist. I and my roommate are very unsatisfied with this place and the cost we are paying for a very below average experience. If management is reading this I'm sure you know who this is, a cut in rent would be nice for this terrible experience.
I currently live here! I moved in two months ago from Jacksonville FL and they made me feel right at home. The assistant manager Josie is extremely professional and approachable! She promptly answered every question I had and with a smile. The staff is also friendly and always readily available. If I ever have an issue, Josie and her team is where I always go! I would highly recommend living here :)

Julie, wow! We are overjoyed to hear that you find Mirabella Waterford Lakes worthy of 5-stars. Our team is happy to hear that your move from Jacksonville has gone smoothly and that you're finding our community and our staff enjoyable. If there is anything else we can do to make your stay with us great, don't hesitate to let us know!
If you like your cars towed 2 weeks before Christmas this is the place for you!! If you park not in a parking spot (since there are no spots at all) but along the street, your car will be towed!! After 4 years renting there the management has had several different management companies each worse than the other. They do not care about long term residents at all, very hard to get in touch with when issues arise (no water for days). Overpriced, roaches and terrible office staff.
Dishonest place. Theres a few places just down the road that aren't trying to take your money. Working with one right now that were upfront and will work with you as long as you have a good employmemt history a current job and are honest with them. found a few things off about this place. i would stay away. Much nicer looking places. one of the gates do not seem to work (for the entrance).
I have lived here for going on four years and fell in love with this place when Century owned it; however, the new ownership not only does not care about it's residents but does not care about the apartments either. Before Mirabella bought Century apartments I saw only 2 roaches the entire time I lived in the apartment, since Mirabella bought it six months ago I have seen 10 roaches. I am extremely clean and spend most of my free time cleaning, I have called Mirabella at least 6 times in regards to the infestation of the building and they cannot be bothered. Also I have asked for an exterminator to come while they are here, and nothing. I have also called in regards to my neighbors leaving their trash outside their door day and night, and they did nothing to enforce it, which is probably the cause of the infestation. Not only has the quality of my experience gone down due to bugs but has also gone down due to the office staff. They tried to charge me $60 more than my rent, when I went to confront them they said i was making a mistake, when I demanded my lease they realized they were charging me more than I signed and changed it, after the fact that she started getting extremely rude about how I don't know what I'm talking about. If you think that is all this is just the beginning, the people below me are selling drugs out of their apartment and have weird people coming in and out of their apartment all day long. The same people in this apartment go outside and play football at 2:00 A.M. and hit people's cars, including mine. I would never recommend living here. Do not be fooled by the beautiful landscaping.
Don't be fooled by the happy message you'll hear while on the line waiting to contact someone, this new management does not, in-fact, treat us as they would want to be treated. If you call the office better call 3-5 times before someone picks up. If you schedule an appointment to have something fixed, better call daily to make sure they haven't forgotten - even if they confirm a specific appointment time. If you call for pest control, better make sure they actually put you on the list. I've been having issues ever since the new management came here, it's going on 5 weeks now that I have yet to see pest control, maintenance, or management do anything, which is strange considering they hiked up rent to treat us worse. I regret signing my lease here for a second year. If you live here, you're on your own. Oh, and parking sucks.
The view out my window is of the swimming pool and palm trees. These are not the newest apartments in the area, but they are clean and well laid out and reasonably priced. The walking trail around the lake is covered by trees and a nice shady area to walk in. The view from my apartment is a courtyard view and the landscaping is beautiful. Maintenance is done in a timely manner and the staff are helpful and friendly. Many features such as two pools, tennis courts, volley ball court, gated community and each unit has a supplied washer and dryer. Only a couple of blocks from a HUGE shopping center. I would highly recommend!
Great place, good neighbors, new management seems to care, but the prices are slow raising each year.
Dirty carpet, leaky dishwasher, old AC units, high energy bill for a one bedroom, little tiny bugs found on a daily basis, lights flicker constantly, caulking around tub disgusting even after having maintenance repair it twice, AC unit sounds like it's dripping from the inside when it's off. The outside looks nice, but these apartments are still old.
The biggest perk of the apartment of this community, is the fact that you stay in a safe neighborhood, close to everything. There multiply colleges and trade school in the area, outside shopping mall, and all your favorite restaurants are literally around the corner. If you want to go out, you right around the corner from the 408 so getting downtown, or international drive does not take long. The property is very well maintain, I lived her for about 3 years, and I have had no issues with neighbors. The pool is nice, and there are built in grills. I'm satisfied.
Its more about the landscape at the entrence than the apt. Pool area need improvement on cleaning & maintenance. Gates are continually broken, new fees on valet trash but the trash compactor is over flowing with garbage. Car wash vacum always broken.
My husband and I moved here in July and we love it. I was scared of all the bad reviews but we must have gotten lucky. The building we live in is clean, no noise other than your average apartment living. We have absolutely no roaches (which was my biggest fear). Any maintenance request that I've had has been completed within 24 hours. It is a little pricey but its competitive compared to the nearby complexes. Also, it has a nice pool area and fountain/lake trail for bike riding and walking. We will continue to live here until we buy a house. The office staff has been nice to us, they do monthly events to get us to socialize. I don't know what all these people are talking about. I guess every experience is different.
Lived here for 2 years and absolutely everything is breaking just from regular use. The shower curtain rod keeps coming apart, the office will fix it and then it breaks again. The toilet paper holder is coming off, the fridge handle broke off in my hand, one doorknob is hanging off the door, the dishwasher isn't working, the list goes on. These apartments cost way too much to be so cheap in quality
I wish I could give the office staff a 0/5 rating. I have rarely encountered such nasty people, especially when I pay a percentage of their earnings. All office staff were extremely discourteous and could careless whether or not I lived on the street. Rent is entirely over-priced. I would not recommend this facility to my worst enemy, even they deserve a better living establishment.
My wife and I Moved in a few months ago and were already looking to relocate. The Neighborhood is nice and is in a great location, and the apartments are a little better looking than most. Before we moved in they sold us on their amenities, however the gym is closed permentaly even though they say its just being redone. the staff has no follow up with any concerns or questions, and the computers in the business center only work about half the time. When we moved in our aprtments the carpet was torn in sevral places and their seemed to and good many dirty and worn surfaces. We also saw a good many bugs when we first moved and had to have the unit treated twice to fix the issue
