If your company is under new management, yet your staff continues to display reluctance in answering basic questions over the phone—accompanied by an unprofessional tone of annoyance—it may be time to reconsider your choice of personnel. As someone currently exploring apartments online and making inquiries by phone, I was particularly disappointed with the attitude I encountered during a recent call to your establishment. The employee’s unprofessional demeanor was enough to dissuade me from considering your property any further. Their behavior left such a negative impression that I have made a note not to recommend your complex to others. If this is how potential tenants are treated at the outset, I can only imagine the challenges of dealing with such conduct on a regular basis. This kind of environment does not foster trust or comfort and raises concerns about how day-to-day interactions would be handled should I have chosen to lease from your company.
The worst place to live stay away. Cars are broken into or stolen
Don’t be fooled by pictures, tours, and especially the front office. When I first moved in everything was in shambles. Apartment was FILTHY, most of the appliances had to get replaced. Fridge smelled like something died in it. Water reeked of sulfur when you take a shower or use the sink. Also if you like company, don’t worry there are PLENTY of roaches, I mean an insane amount. To put the cherry on top, management is beyond useless. I think the roaches care more about their apartment than management. If anyone even sees this review, just please do not live here, you will be MISERABLE. Also to any students going to UNF, those dorms are GENUINELY BETTER.
I’m soooo glad they change these apartment complex to regular housing. When it was student housing it was horrible management was horrible. But since they have gotten new management and change the way they lease it is much better. I love the community and the apartments are very spacious because they converted from student housing. You definitely ain’t gonna get this much space for this price. The staff in the office is great. The manager is very nice and try’s her best to accommodate. Since she came on board things are getting done around the community. I was scared with all the bad reviews but community has improve. I heard from manager we are gonna have more community activities. Let’s see if they hold their word.

Murders, theft, vandalism, irresponsible pit bull owners who let their dogs run loose and attack people and other dogs, trash everywhere, mold, poorly lit, fist fights, etc. They advertise 24 hour security, but there is rarely anybody on duty. They charge you for parcel pending, but with limited lockers they will tell UPS/Amazon to put it on your doorstep where it will be stolen inside five minutes. Worst of all, instead of fixing mold and maintenance issues inside the apartments, they cut the maintenance staff in order to pay to paint the buildings a different color to “make it looks nice.”
Offers free wifi that either never connects or only lasts two weeks just to go off for the next three weeks. Also, on moving day my roommates and I had to wait several hours past when they told us we’d be able to move in due to the cleaning people being there, just for them to have left the apartment dirty for us to clean anyways. Save yourself the trouble and look for an apartment complex that actually cares about quality.
Horrible- 24/7 security?! That’s a lie. A gate that never works. Drug use and deals happening all hours of the night. False information given to lure people in. Last month of rent was paid in full on the first- they changed the locks two weeks later- the bugs are outrageous, the property is not cared for properly at all. The amount of times they want to come in your home is insane. While viewing cameras - the inspectors who came to “inspect” the home did a lap in the living room and left. My daughter didn’t even feel safe sleeping in her own bedroom. Probably because of the loud neighbors and gun shots she heard. We moved out 3 months early (still paying the rent) just to get out of there! The pool is dirty with trash 75% of the time. Complaints were made numerous times with no outcome. That’s IF you can even get in contact with anyone!
Lived here for about year with my roommate and it was a horrible experience. Management could honestly care less about their job and seem to not care about their tenants and the problems that needed to be handled. Good luck getting maintenance to fix anything in a timely manner. I called the office Multiple times to report the roach issue and gnats that are in my apartment even though me and my roommate constantly keep it clean. Front desk told me they would send someone out to spray, which they didn’t. Don’t even get me started on the outrageous billing system with JEA. Considering that my utilities bill was super high even though their would be periods when me and my roommate were not even present in the apartment. Crazy part about it is that they will not show you a actual bill that shows the usage you use. So your basically paying what they tell you to pay. I understand the rent is more affordable than other places, but for the amount of problems that not only me but other residents have had with billing issues, neighbors, animals and pest , it’s not worth living there. Also them changing the management every 6 months does nothing.
Talk about TERRIBLE! This was a last resort for my gf and roommate. First off they email you days after something happens. Place is VERY roach infested! They do not keep up with anything! They went through a change of management property and still suck. Never will live here again I’d rather live at home with my parents than go back here! Do yourself a favor and LEAVE!
I lived here my sophomore year of college and on the day our lease started, they didn't even have an apartment available for us. Charged for random things. Disgusting living conditions. False promises. The apartments are also insanely dark, no natural light. Also, you have a constant fear of someone breaking in due to so many break ins on the property. Do not live here.
They changed their name because they're trying to repair their tattered reputation. I was charged $3000 to terminate my lease early because I was living with a violent, drug-abusing vagrant with an arrest warrant that they never ran a background check on. That's on top of the mold and the giant cockroaches. They let an exterminator none of my roommates requested enter my apartment ALONE without the 72 hour notice and without even knocking. Literally gave a stranger the key to my apartment.
Worst front office staff in Jacksonville Florida, maybe even in the state

f I could put zero stars I would, I have never written a review for any company or complex that I’ve lived or been in but with the experience at District I will. The rooms are in terrible conditions, the staff such as Antonio, and Brenda (who I absolutely dislike and will explain why in a bit) do not care about anyone. If you file a complain they will not do anything about it till you visit the office everyday begging for help for about 2 weeks. I slept on the disgusting floor for like 2 weeks after paying for furnished room and after that they attempted to move me out to then tell me they weren’t going to.

Nice apartments. Its is very hard finding place that comes with furniture and this one is perfect. I have experience a very pleasant stay so far.

I am a college student and moving into the District of Kernan was the worst mistake I have made in my life. The outside of the apartment is super dirty needs pressure washing. The staff comes up with ways to charge more then you need. Also read the contract and make sure to have a lawyer review before signing it. Districts has small print in the paper work that they hold you by.

Don't be fooled by the "events" they have at the front office - it's all for show; the only thing they care about is getting your money. If something comes down to inconveniencing themselves or inconveniencing you, they will put the inconvenience on you, the resident, with no care to the impact it has on your own life. I received a phone call a few days ago informing me that because of the renovations happening across the complex, they would be entering my room to replace my carpet with vinyl flooring, and that I would have to be ready to get everything off of the floor, off the bed, and off the desk/dresser surfaces so that they would have room to work. If I failed to comply, I would be fined $200 and they would move my stuff for me without my consent. I was not allowed to choose a date or time for this to take place. I was told that it could not wait just a few more months until my lease is up and I would be moved out and not in the way; that they had to do it this week, at a time that is convenient for them, regardless of how inconvenient it might be for me. As it turns out, they picked Wednesday, my longest and most important work day, to do this. Fortunately my boss is understanding of how absolutely ridiculous this is and allowed me to take the day off to make sure I have the time to be home to accommodate this. Others might not have been so lucky. This is not going to be a quick or easy effort for me. I have boxes under my bed and in my closet. I have bookcases and dvd racks against the wall. I have a complex computer/monitor/speaker/gaming setup that took quite some time to connect together and arrange. To consolidate all of my things, move it all out of my room, wait for the flooring to be changed, and then move it all back in and set everything back up, will take at least a full day of my time. And because this could happen any time between 9 AM and 6 PM, I will have to begin the day before. Additionally, while only I and District staff have access to my room, the shared living space is exactly that - shared - and there's no way I would feel comfortable leaving all of my stuff out in that shared space while I'm away at work all day. I can overlook the inconsistent internet. I can overlook the bad paint jobs. I can overlook our broken dishwasher and poor lighting. I can overlook the neighbors that constantly fight, or the loud parties that sometimes go til 3 in the morning. I cannot overlook this egregious disregard for residents and our time.
They showed us a model instead of what we were moving into, pest control is horrible and there is mold growing. Currently trying to get of that lease!
