I do not believe that Federal Realty is focused on properly maintaining Santana Row or the satisfaction of the tenants in these apartments. I know of a few tenants who have moved because of their dissatisfaction with the property.

Unfortunately, the quality has been degraded dramatically in last 2 years. Maintenance is very slow for public areas. When an appliance is broken, its fix takes several months.

All round it was okay, not great. Was quite hard to get the actual layout of the apartment we wanted as we still have not seen it even via video, so we may not get what we are expending.

Great amenities. Beautiful location. Not a fan of the large, increasingly high yearly rent increase. This is not sustainable. I’ve enjoyed my time here at this location, but ultimately not worth the price.

Great apartment complex. Nice pool, hot tub, gym, and entertaining space. Parking garage seems secure - no theft or damages after living here for a year. Maintenance requests are submitted online and are generally handled quickly.

Amenities are very good but the availability of the amenities is sometimes restricted unnecessarily. For example the outside grills often have the gas completely turned off. Even calling for assistance does not work. The coffee machine is often broken. Maintenance is slow and inefficient it often takes many request to get something fixed

Great location. Amenities are fun and there is a community feeling without being intrusive. Some issues with repairs being addressed. May have to leave due to the annual 10% increase. Overall I enjoy the community.

I want to love this place because of the location but there have been so many service issues aim beginning to regret renewing my lease. It took weeks to fix my dryer and again when my AC broke. But now it broke again only a month later during the worst heat of the year. There have also been multiple issues with the water pressure lately and water repeatedly being turned off for hours a day starting at 7 am. It’s not what you should expect from a high end apartment complex.

My bicycle was stolen off of my patio. My car was ransacked and several items were taken. I went to the management office and all they did was direct me to security without showing a bit of concern about the theft. Management is misguided, focusing on parking stickers and towing tenant cars as opposed to satisfying the tenants that pay a significant amount of money to reside here. My apartment is literally falling apart at the seems and it’s an embarrassment. I would not recommend this property to anyone

Great location, Misora has nice amenities. but the units condition are very bad, so cheap dirty unreliable appliances that constantly breaks and smells. If they want to change appliances, they put used ones from other tenants, its ridiculous. Living room should be hard wood not cheap ugly carpet that makes your apartment look bad. They charge so much per month I can't believe everything here are so cheap qualities. This is a luxury expensive apartment and they have the most unprofessional and unhygienic Maintenance workers for all four apartment complexes. every single time they come to fix things, they do Mickey Mouse jobs and leave without fixing the services completely, they fix things without double checking if they work or not, they are always in hurry when they are fixing stuff because they dont and never had enough workers here, thats why it takes days or weeks to get a service request fulfilled by the staff. I don't want to write everything down from maintenance here because its too much for people to read, I've seen them fixing things in my unit so dirty and unhygienic that I couldn't believe they work like this. The housekeepers do the same things as maintenance. The coffee machine in the Misora lounge breaks constantly, since this year I remembered it broke like over 20 times, they keep fixing it and it keeps breaking down, they never changed it to a new one. The securities work in Santana Row are just walking dead, when they go to apartment garages they have to make sure each car has a valid permit to park there, ive seen them just walking in garages without looking at the cars windshield to make sure they valid parking permit. Sometimes they hide somewhere to use their cellphones while they are at work. when you loose something or anyone steals something from you, when you ask securities to check the camera they don’t even look at the cameras and lie to you we did check. one security told me all this, it also happened to me, someone stole my bike in my apartment parking garage and also they my package in the open area it was a big package, they always say we did check and didn’t see anything. I know they lie and don’t check the cameras. I would give Apartment condition, Maintenance, Securities 1 star rating If you only care about the location not the apartment, here is great.

I've been here for a year and really like living in Santana Row however the management team isn't the best by any means. The following issues are: 1) You can NEVER reach them. They NEVER pick up the phone. When you call it goes to some off site phone and you have to leave a message. The chances of them calling back are better than winning the lottery. 2) THEFT AND LOTS OF IT. If you live here you'd like to receive your packages however the amount of package and mail theft is incredibly high. We've asked the management to install cameras but they've made the excuse that it is a privacy issue. Strange since there are cameras all over the work out rooms. 3) Workout facilities need to be updated. The workout room is meh. There's lots of missing parts, and it's pretty basic. For how much we pay in rent, the highest 1% in the country, it needs to be WAY better than its.

Management treat residents badly, useless staff treat you with an attitude as if they own the place with a passive aggressive behavior. On my moving day, one of the staff refused to help me with my moving arrangements and walked away as I was asking for help with one of the elevators.

I don’t recommend anyone live in the Santana Row community, the leasing team won’t return your calls, nor will they enforce the rules of the development. Surrounding tenants are allowed to have parties at 3am with the music blaring so loud that the police have been called at least 3 times in the last 2 two weeks. They turn off the water & hot water with no notice and when they do give you notice they don’t turn it back on at the scheduled time nor do they inform you of the delays (Today 1/12/21 the water has been off for over 10hrs). When I put in a maintenance request for the track lighting the community manager actually told me to get a ladder and change it despite the fact it wasn’t working when I initially moved in. I’ve been missing a drawer in my kitchen for over two months and I was informed that they couldn’t replace it due to budgetary reasons. The icing on the cake was when I found a homeless person sleeping in the hallway trash room, I reported to the office who never informed security of the GM of the property.

amazing amazing apartment !!!! we move a month and half ago to our stunning apt ' and very happy here you have all in one ' no words to descibe the comfot like hotel & the beauty ' even the service building very nice ' strongly recommend :)
