Mission Palms is a rare NW foothills oasis of botanical lushness and beauty, well maintained and well managed. The current management is the most competent in the 18 years I’ve lived here. Although lease rates have risen recently, it’s still within market-value range.

We’ve lived here since 2007. Can’t see us moving anywhere else unless we decide to buy a house. Recommended several friends come live here through the years and we all enjoy it. We’ve looked at other places but there are no other grounds in Tucson like this place.
Older apartments with some flaws, but great location and low density complex makes it more livable than most. The trees and landscaping give it something of a vacation resort experience.
My daughter and I are very happy at Mission Palms. The beauty of so many fruit bearing trees and the gorgeous seating at the pool are amazing. The staff is always ready to help and are truly dedicated to their jobs. Very kind and quite professional. This has exceeded my expectations.

Apartments are spacious, complex is quiet. Maintenance requests are responded to quickly. From management to maintenance to landscaping, I have NEVER had an issue with Mission Trails.
I've lived in several apartments over the years but my best experience has been here at Mission Palms. From the very beginning, the staff has been super welcoming, friendly, and knowledgable. The location is pretty ideal; it's in a safe location and you're close to many restaurants, shopping, and other businesses and not too far away from the interstate. Maintence has been really great as well! They've been very prompt and friendly each time they've resolved an issue. I would definitely recommend this apartment to others!

I spent a month or more looking for the right apartment home. Some were overpriced with very few amenities. Some were not very clean. Properties were not up to par. Mission Palms became one of my top three. It has everything I need. That also includes a top rated sraff.
This is the most beautiful place in Tucson to live. The grounds are beautiful. Management is accommodating and kind. Maintenance is prompt and professional. We have lived here off and on for the past 15 years and don’t want to go anywhere else.
I have no problems with Mission Palms, they are always quick when I have a maintenance request. Everyone from the office to the maintenance crew are always polite and professional.
I have lived at Mission Palms for approx. 4 years and it has been a great experience. I sold my last house about 15 years ago and have leased ever since. By far my experience here has been my best experience yet.
A low-density, friendly community that provides excellent opportunity for daily walks. The well-maintained complex is arranged so that it has a tasteful aesthetic yet has adequate security. Some of the services are shared within the complex making it more affordable. The staff pays attention to any needs and the best thing is the close proximity to uptown stores and hiking trails.

Mission Palms is a comfortable and safe space to live. I have never had any neighbor issues and I feel confident in my safety here. Any urgent maintenance requests get taken care of promptly, and the desk and maintenance staff are all very kind.
Living at Mission Palms is like waking up to everyday paradise, I sit on my patio with a cup of coffee listening to the sound of the birds, the rustling palm trees, and the aroma of the citrus fruits! We love walking our Lefty around the property exploring the well kept grounds, enjoying all the flora and fauna of this beautiful space, meeting our neighbors with their dogs, this is definitely a find for our family. We love it here, central location for all of our needs!

If you are looking for an "oasis" in the desert, Mission Palms is the place to be! Mission Palms has everything you need for a complete living experience: spacious, comfortable brick units with private balconies/patios, covered parking, and in-unit washer/dryer; fitness center with a variety of machines; two swimming pools; a friendly, approachable office and maintenance staff; and a neighborhood feel. The layout of the complex offers you privacy and quiet without the feeling of isolation and loneliness; the neighbors are friendly but not meddlesome, and you can be as involved in the community as you feel comfortable. Wasp problem, black mold issue, hard water on the walls, sprinklers hit the windows and patio so you can’t sit outside or see out the windows.

Mission Palms is a great community. I have been here about 3 years and have just signed another renewal. The staff is helpful and courteous. All of the staff is very mindful of the resident's needs. The manager is dedicated and professional and sets the tone for the rest of the staff.

I love living here, this place is so welcoming for my dog and I. I feel safe, the layout is perfect. The upgraded appliances are great, the rent is great. I love bringing family over to visit.
Move in was unprofessional. Requirements were not completely known to me until move in day and was made.to wait to move in 3 days more which costs quite.a bit with hotel and truck cost because of delay. But now I am moved in and completely love the place surrounding, apartment and community.
I lived in these apartments for over 7 years. The first few years were great, but when MEB management took over things went downhill quickly. My air conditioner was so bad that to even get a trickle of air I had to close all the vents in the apartment except the room that I was in. I was spending close to $300 on electricity each month for a one-bedroom apartment because the AC would never turn off, yet it was still over 85 degrees in my unit. Despite many requests to have the AC repaired I was always turned down, they said it worked "well enough." My downstairs neighbor ended up moving out because my AC unit was so loud he couldn't sleep. I also had cockroaches (big ones) every summer and multiple ant infestations. Once I had termites in my cabinet and it took 3 weeks and multiple phone calls for them to finally send someone to fix it. The roof leaked from various locations, sometimes so bad that water would pour down the wall when it rained. I recieved multiple notices that I had to be careful since cars were getting broken into. And then there were the frequent water shut off's where I would be left without running water for most of the day. The landscape used to be beautiful there, but now management does very little to keep the plants alive and the place looking nice. It took months for them to remove trees that had fallen over, and last I checked they still hadn't repaired the significant damage done to the buildings. Do yourself a favor and stay far away from this place. It may have been nice at one point, but those days are long gone.
The neighborhood/complex itself is nice, but the front office management is horrendous. In general they are very disorganized, employees do not communicate important information to one another, and they told blatant lies and misinformation on multiple occasions. They also like to dodge responsibility for their mistakes by blaming the previous management, even though the transition occurred late 2017/early 2018. Look elsewhere for housing. There are a handful of better options for similar price within a mile radius of Mission Palms.

Absolute garbage. Living here has been a nightmare. There are, likely, numerous tenants rights violations occurring, but if you cannot afford to move, then you are stuck here. Chief among the issues here is the awful staff. Rude, unhelpful, and even antagonizing. Access to water is often limited and unpredictable. Water is shut off without warning, over and over again. They have painted the buildings on the outside and done landscaping, but the structure of the buildings is absolute garbage. Very old and falling apart. Ants and cockroaches are a regular inconvenience. We have had a broken refrigerator for 2 years which they refuse to fix or replace, one maintenance man came in to place a thermometer to gauge the interior temp, he was supposed to return in 24 hours - 6 months later the thermometer is still in the fridge, despite numerous calls to the office. We had a car parked in a free space and got a nasty orange towing sticker, claiming that the reason it will be towed is because the "tags are expired." Is Mission Palms patrolling the entire community to check expired tags or is this a clear case of discrimination and retribution? They are a disgusting company. The grounds and mature trees are pretty, but the nightmare of the dilapidated infrastructure and the negligent staff has been a cause of constant stress from the first month onward. Needless to say, after several years of abuse and terrible living conditions, we are finally moving and it will be the best day of our lives! I highly advise anyone looking at this community to stay far far away from this dumpster fire of a leasing company.
The apartments are very spacious and have everything you could want. It's nice to walk the dog around the grounds and know you're safe. I have lived in all three sizes of apartments and the two bedroom offers privacy with one bedroom in the front and the other in the rear. You don't hear your neighbors, unless their really loud, so that makes for a nice quiet retreat. I'm currently in a town home which is ideal for a small family with a small yard for the children and pets. I hope to be moving to a one bedroom soon due to a decrease in my family and stairs are to much for me now. They have been very patient with me offering many options. The staff couldn't be nicer. The rent here may be a little higher than some but well worth it. So if you want a pleasant place to live don't hesitate to try Mission Palms.
The Good: - Quite neighborhood and neighbors except for the morning landscaping workers always cutting the grass and trees in the mornings which is a trade off. - Apartments have a lot of natural lighting which is nice on the utilities. - Lots of trees, plants and scenery which can lead to bugs and roaches outside but that's also a tradeoff. (I've never had a bug problem inside the apartments) - When something breaks down in the apartment they are usually quick to fix it. In the winter my heater broke only after a month of moving in and it took them about 10 days to fix it however it was replaced with a completely new unit which was worth it but other fixes were done the next day. - Great amenities, I love the pool and grills, they also have tennis court and soccer field. -Friendly staff THE BAD: -Had problems with dryer, dishwasher, water, heater only weeks after moving in which requires workers to come in and fix them. -The water is constantly shutoff throughout the year to fix plumbing problems. -Can only have Comcast or Dish internet, COX is not allowed. If you like gaming these apartments aren't for you as Comcast is very slow especially in apartments. My Comcast plan which is suppose to be 70mbps runs at 15-25 mbps. -You can pay your rent online until the 4th of every month in which it's considered late with a $50 fee and $10 dollars additional every day after and the online payment option is CLOSED. After the 4th you CANT pay online and can only pay with a MONEY ORDER or CERTIFIED CASHIERS CHECK. The lady in the office said I could use a personal check so I drove two hours to my nearest bank to get a personal check to find out it wasn't a CERTIFIED CASHIERS CHECK. Anyway, pay on time. - THE GYM IS NOT 24 HOURS!! Someone at night comes and locks the key to get in the gym with a chain locked and doesn't take it off until 8am. Again the GYM IS NOT 24 HOURS.
So far so good. Small, cozy, great landscaping and amenities. Feels like home compared to most apartments! Friendly, helpful staff!
I have been in my apartment for over a year. Any complaints/comments are taken care of in a reasonable manner and time. Staff are very friendly and helpful. The only drawback is the apartments are not close to any shopping that is within walking distance and there is no bus service on main road. Landscaping is well established and maintained. There is an incredible pool with grills, bar and lounge area.
Resort style living in Tucson! This community has everything you're looking for. Las Vegas style pool with canopies, gas operated grills, a billiards table (at the pool), and misters to keep you cool in this 100 degree weather! The amenities are endless...24 hr gym, horse shoe pit, a golf putting green, a dog park, and so much more! Customer service and maintenance are beyond satisfactory. The units themselves have so much character. Painted brick walls and wood floors! You have to come see it to believe it! After living in Tucson for 4 years, I have finally found the perfect place.
We have lived here for 12 years and think we are in a townhouse as opposed to a traditional apartment. We have beautifully landscaped grounds, two pools, a wonderful clubhouse with a gym. Computer lessons as well as various exercise choices are available through the Access center. Although management and ownership has changed through the years, I enjoy a good relationship with the current staff. We have been very comfortable here and have made many friends.
