Over the years, Costa Mesa has attracted many new residents, thanks to the relatively affordable cost of living and relaxed environment; families are drawn to the quiet neighborhoods and quality schools. Just a few blocks inland from Newport Beach, visitors and locals relish a laid-back coastal atmosphere in Costa Mesa, and a day by the ocean is only a short drive away from anywhere in town.
The extensive trails of Talbert Regional Park and the links of Costa Mesa Golf Course provide more opportunities to soak up the Southern California sunshine. The performing arts are well-represented in venues as diverse as the modest Costa Mesa Playhouse, the open-air Pacific Amphitheatre, and the magnificent Segerstrom Concert Hall. Easy access to the 405 makes it simple to reach anywhere in the LA area for work or leisure.

Property Ratings at Missions at Back Bay
This place has no leasing manager on site. Your only option to get a hold of someone is email, and they are non responsive. The washing machine area is covered in dirty water, because the machines are constantly malfunctioning. I gave up and hired an outside service to do my laundry because it's so bad. There's a sewer the pours out cockroaches. The parking situation is terrible. No guest parking and if you have a spouse with another car, you are screwed. There's drug addicts living here that are up all night loudly screaming. There's a lot of apartments open right now because people are fleeing this place.
On-site “management” is very lacking here. Having a pool is nice, and (depending on which apartment you’re in) the insides look fairly nice. The grounds crew seems to be the only people around who take any care of the place. The property manager never answers the phone, I have even been unable to get ahold of emergency maintenance before. The lack of contact with anyone here is definitely my biggest complaint. They won’t answer until you owe them money for something. And then they won’t answer your questions. Also, initial rent is on the lower end compared to other places around, however they definitely make up for it (and then some) with making you share utility costs with the entire building, and the laundry costs are MUCH higher than other laundry in nearby apartments. I feel bad for residents who don’t stick up for themselves - they definitely take advantage of people here!
I have never had roaches in my life I consider myself a clean person but my apartment continues to have pests. There’s a reason on the lease why they say you must provide your own pest management There’s a reason on the lease why they say you must provide your own pest management. There is no guest parking , don’t expect your AC unit to work. When you reach out to their management Not one person responds back and they always put the issue on the tenant Not one person responds back and they always put the issue on the tenant. There’s a reason why over 20 apartments are available in this complex and it’s due to poor responses and lack of accountability as a complex I don’t even want to waste my time writing anymore because I know nothing will get resolved but this is to save you from headaches that apartment complex causes

Stay far far away!! These guys rival cell phone companies with hidden charges. They will even charge you for your parking spaces and there is 4 guests spots for the entire building that you cannot use during the day and are always take up at night. I got charged for a bathtub “resurfacing charge” and ridiculously high cleaning fee. I left the place immaculate and when I moved in it was filthy. I even had to replace the blinds because they were so dark from collected dust. And to top it off, they lost my initial inspection sheet and blamed me. Every other week someone’s car was getting broken into and every day there is homeless people walking through the property looking to steal things. I met 2 people who had rats or roaches throughout their entire lease.
