Property Ratings at Mitchell Park Plaza
Literally the worst place I’ve ever lived. The fire alarm would go off for hours at a time at random times. This went on for MONTHS. They upped the price of our rent (including utilities and parking fees) in December- we moved there in July. The trash chute wold have been a convenience if it didn’t stink up the entire hallway and our apartment (of course right next to the trash chute). They have a package room that has a code- supposed to be a way to pick up packages at your confidence instead of just during business hours. People stole packages several times and they closed this down. Apparently they had cameras but doubt they pressed charges. Someone crashed the glass of the vending machine and stole out of it….goodbye vending machines. The pool was closed until April or May because of structural issues- didn’t make us feel good about using it when it finally opened. The rooftop was supposed to be a big selling point for them. It closed after someone started a fire up there. Some kid pulled so,e kind of fire alarm/hose in the stairwell and flooded our entire apartment floor. We thankfully saw the water headed our way and tried to sandbag our door the best we could and move things off the floor. We had huge fans that we super loud in our apartment for 4 days to “ air out” the carpet. It took them 2 weeks to replace the plastic baseboards so we slept on our couch in the living room for. 2 weeks. No one cleans up after their dogs. Poop everywhere. People wouldn’t even pick it up if their dog had an accident inside. It smells like weed everywhere (even in apartments, comes through the vents or something). They make you pay for parking (it does have a gate) BUT the gate was broken so much it wasn’t worth the parking rent. Don’t bother calling the office . They never answer and will never call you back. Even if the rent was cheap, I wouldn’t recommend but rent is EXTREMELY overpriced. The day we moved out we had a freaking celebration. Don’t do it unless you literally have no other option.
I was scheduled for a showing , I tried calling the office when I got there with the number they gave me and they had mine number also . It’s a joke they don’t answer the phone and it’s a automated machine , I couldn’t even get in the building when they were suppose to be there . I would give it no stars for being unprofessional.

Thank you for taking the time to share your feedback with us! It is only by hearing from prospective residents like you, that we can continue to improve. We recently rolled out a new online leasing experience, and it sounds like you may have been scheduled for an appointment that wasn't actually available. I am so terribly sorry for this experience! We are working diligently to resolve such issues. I would value the opportunity to make things right. Please reach out to me directly at mitchellparkmgr@blockmultifamily.com, so we work together to improve your experience!
Mitchell park plaza is terrible. Do NOT live here. Rent is outrageous. Maintenance never fixes anything. It took 2 months for them to fix my curtain shade that broke. Their “pet park” is constantly covered in dog poop that no one ever picks up. You will never be able to find a parking spot. The parking lot took 3 months to get a spot in. Claim they are “smoke free” yet the whole building reeks of cigarette smoke and weed. Residents will stand outside with the door wide open while their cigarette smoke goes right inside. Office staff are never there and will never answer phone calls. I’ve been there about 3 months and I’m breaking the lease. Do NOT live here.
I am currently still under lease here and I would not recommend living here to anyone. Management gives you the runaround when trying to get things done. Building is not very up kept parking is terrible and the so called pet park no one uses it. Maintenance won’t get back to your requests and if they do they won’t do anything about the request. Mice and bugs are everywhere in the building. The pool is still not open after two and a half years. Was told it would be open by May 2021. It’s July 2021 right now. Do not live here don’t waste your money on what looks good but is terrible in the long run. The fire alarms go off at random times in the day and night.
Rude property managers. They enter your place without permission or warning. If they do end up calling they are extremely over the phone. They say there is security but they have residents who run around starting fires, and ruining the gym equipment. If you live along the southwest side, it is on the way to the trashcans and the smell is awful. The floors are so sticky. You can hear your shoes adhering to the floor and ripping off when you walk to take out the trash. They say that the pool is working on getting fixed. It has been in the works for over two and a half years. It might look like a nice loft space, but save yourself the headache and look other places.
I have lived here for 2 months and I love it! They are pet friendly, that is a definite bonus. I also like the gated parking lot and entrance. The leasing team and management are very friendly and helpful. Lorryn M. walked me through the process. I would suggest asking for her if you want the best !!

Thank you for your review! We truly appreciate feedback and hope to continue to make your experience at Mitchell Park Plaza a great one! Welcome HOME!
1st their overall RATING 4.8 ??? WHERE ARE THOSE REVIEWS HIDING AT? All I have found are all 1 star with only one 2 star rating! Not 1 positive review, so how did they get 4.8 score? hmmm.... Many are burning their Leases rather than stay here. Jail is better option and costs much less, has bared windows with 24/7 armed security and no dirty animal odors, noise, or piles to step in or smell, only $13 a day with all meals included, free parking, free laundry, in smoke free environment with best armed enforced security on the planet! Do yourself a favor stay away from here and retire early on the BIG savings!!!

Management doesn't care about the tenants at all. They entered my apartment the other day without giving notice. I came home from work on Wednesday at 5:30pm and there was nothing on my door. On Thursday at 2pm I woke up from a nap to people entering my apartment to spray for bugs. When I looked there was a notice on my door, dated for that Wednesday, stating that they would be spraying apts between 9am and 5pm on Thursday. When I brought it up to management they swore that they put the notices up late Wednesday night. When I pointed out for it to be a true 24hrs notice it would've had to been up by 9am on that Wednesday, they looked at like I was stupid and said the day before was good enough. This isn't the only bad thing about this place but management is my main complaint. I can't wait until my lease is up.
When I moved in, they had a convenience store, grills on the roof, and coin laundry. Not to mention parking available to residence. It was a nice place with nice amenities. Now, they have none of it, yet jacked the prices. What seemed like a affordable living, now its cheaper to go elsewhere. They say they have amenities, but they have taken them ALL away or they charge you extra for those they have left. All utilities paid, but electric? It's a LIE. They charge for sewage, water, and trash, Internet sucks, and pets welcome, but you have to pay rent for them also even with a deposit. Parking now has a fee or you have to park on the side roads and hope that your car doesn't get stolen especially in this, the worst neighborhood. They do not care about the convenience and safety of the residence or their property. It's all about the buck. If you don't believe, people are moving out every weekend because of this. People who haven't even been here a year or people who have been here for years. Now they have put in new washers, jacked up the price and can only be used if your credit card has a gold chip. They are trying to overclass an apartment building in the middle of downtown Saint Joseph. The pictures they show online for prospective renters, its a lie. They are old pics of what once was or pics of what they say they want to achieve but never will. Or if they do, it will be added to the renters charges somehow and say its for the good and safety. Don't get me wrong, the apartments are nice, but not worth the cost.

Thank you for your feedback. We appreciate all feedback whether good or bad as it helps us to improve our services. The convenience store was operated by an outside vendor who chose not to continue to operate their store past April 2017. The area formerly occupied by the c-store is being redesigned along with the entire lobby and entrance areas to Mitchell Park. Construction will begin early Summer. You can stop by the leasing office to see renderings of the upcoming renovations. This will be a huge improvement to the lobby, pool area & rooftop. Unfortunately, the rooftop will not include grilling as the city of St. Joseph fire department does not allow for grilling on the roof and required us to remove the grills last Summer. Regarding the parking, the new owners invested in a fence and a controlled access gate to help keep unwanted traffic from entering the property. Most residents have responded in a positive manner to the upgrade to the security of the building/parking. We are truly sorry if you do not see the upgrade as a benefit to you. We also offer garage parking if you prefer covered parking, and there is off street parking for residents who prefer not to pay for parking. We thank you for your patience during these changes, and we sincerely hope the remainder of your stay with us meets and exceeds your expectations. Mitchell Park Plaza Management Team
DO NOT MOVE HERE. It has went extremely down hill since they first opened their doors. So many different management companies have came and gone. The owners do not care about the residents who literally pay an arm and a leg to live her. You have to PAY to park in the parking lot. But DO NOT think you will get a spot, they will be sold out when you move there because it’s only a certain amount. You have to park in the street and if you come home early in the am or late at night, expect to WALK already a MILE to get to the door. They took out the C-Store on the first floor and never replaced with anything. Said it didn’t make any money but real reason was when they changed management they either fired or the woman who ran it quit. This place is NOT worth the money you pay. Oh and they’re charging MORE now for everything that was once INCLUDED in rent.

I've been here for 3 months. The leasing agents are very helpful. Overall Management, not so great. I love the pet friendly environment and the convenience of the store in the lower level. I fell like I have a lot of space for the $$.
Do not live here. I've been here for 6 months. The pool has been closed and drained since December. The rooftop has NEVER been opened. It's ALWAYS locked. Management has never once offered any explanation to the residents. They continue to advertise MPP with photos of an available pool and beautiful rooftop, but again, these things DO NOT EXIST. I have contacted management about this, but nobody bothered to respond to my inquiries. Only 1 person who works in the office is friendly. One person who works in the office talks to you while she's busy texting on her personal cell phone. Very unprofessional. People do not clean up after their dogs. The hallways are VERY noisy. People smoke but aren't held accountable. There is not enough parking! People have to drive around in circles in hopes that someone leaves in order to get a spot. Multiple people must park illegally every night because there are simply not enough spots. Despite this, there is constant (very loud) construction going on for the purpose of adding MORE apartments. I do not recommend this place to anyone!
I have been a resident of Mitchell Park Plaza for 6 yrs and there has been a lot of issues. Wouldn't recommend. The property's proprietor is an outstanding individual, just has been misinformed by hired people to manage his property. I am hoping things improve. Today there were pigeons on the roof top, praying this is not an omen...
Don't let the name fool you, it is not at all what you read! I would say to anyone that wants to rent a studio, DO NOT RENT ONE HERE!! If you like the feel of a gloomy jail cell, go to jail, it won't cost you am arm and a leg. There are no windows, a stuffy small bathroom, and a coat closet. That is your apartment. Management, well, there is a lot better out there.
