Property Ratings at Moanalua Hillside Apartments
Update 12-24-23: My unit is infested with cockroaches and now there are rats in the walls. Laundry facilities are broken all the time still and nothing gets fixed correctly. Look elsewhere for a btter place to live. Only live here if you have to! Laundry rooms are always breaking down almost on a daily basis. Maintenance cant even fix a work order and just closes them out. Maintenance crew takes the cheapest route possible and their work shows for it. Appliances are the cheapest you can get and they get painted over before a new tenant moves in. Management is also non-existent and they do not help you or respond back to you at all. All of the older buildings are terribly remodeled and foam sealant is overused in many places. A lot of bugs are also present and it does not matter how much is sprayed. These things even come out from the bathroom sink. Parking is terrible and they only give out reserved parking for anyone that has a walking issue. You don't need a handicap placard as long as you get a doctors not. Reminds me of how California is ran.
I moved into the apartment 10/06/22. Soon after moving in I found out that every building was infested with cockroaches. No matter how clean the apartments were you would see them daily. They told me to sign up for their third party auto pay website which charged me for my first months rent even though I had already paid them in person. I had to dispute it with my bank. Then they charged me a late fee because my bank wouldn’t let their double charge go through. When I tried to explain to them they said there was nothing they could do because it’s third party. I was forced to do pay the third party late fee. The fee was around $50 I can’t remember. The entire building smells like fumigation gasses all the time because of their roach problems. We had flooding issues multiple times but residential service’s doesn’t answer their phone so we had to fix it ourselves. The leasing office is impossible to get on the phone with. They only answer 10% of the time. We went in person to the leasing office because our lease was going to expire in a couple months and we didn’t want to stay. The lady at the front desk said nobody was there to help us. Later we called and nobody answered. Left a message but no calls back. When we finally moved out they said they had to charge us 28 days past the end of our lease because we didn’t sign their notice 28 days in advance. We had tried to notify them multiple times and never once were we acknowledged or helped. The front desk receptionist said she couldn’t help us a month or so prior but then she printed it out immediately on the day we moved out and the form took 10 minutes to fill out. I believe they delayed our notice to vacate intentionally, so that we would have to pay them for another month while they can find a new tenant. They make it impossible to get back you’re security deposit. A lot of people hire cleaners and are still denied and they charge tenants for maintenance problems they never fixed when requested

Aloha. Unfortunately, we do not have your name to discuss these matters with you further. We'd really like the opportunity to speak with you directly to better understand the concerns you've mentioned here, in the hopes of working together to find a resolution. Please contact the Community Manager, Elliott at your earliest convenience.
Had a lot of material issues that they were slow to fix constantly the utilities are divided per person/bldg not by sn individual apartment's usage so if you were barely home using the least amount of electricity in the bldg and your neighbors used a crazy amount you were still fitting the bill for the spill over into your equal share of the bill. Also once you move out you are 100% going to be getting a bill not your deposit back even if the damages are their fault as stated before. Also the pet policy is ridiculous and enforced when they feel like it. There's dog poop all over the grass areas and everyone seems to have the prohibited dog breeds anyway. Steer clear of this place.
Worst place I have ever lived. Can’t wait for the army to cut my orders so I can be out of this place. The marijuana scent throughout the billing gives me the worst headaches. The Parking situation is also horrible. Laundry situation is horrible. The bills are a rip off. Save urself the stress and move somewhere else. I literally wish I could move out today. This is the worst place I have lived in all my life
WARNING!! Don't move here . . . you will completely regret it. the property management Jonie and Kevin are extremely unprofessional with harassing and threatening letters because they don't do their job and try to blame you for the properties problems. They will take away washers and dryers with your clothes in them without notification and you will never get them back. They give you no notification when they turn the water off right when you are about to take a shower. Cockroaches will be in your unit no matter how clean you keep your unit. If you come home after 8pm, you will be driving around from parking area to parking area trying to find a stall with no luck after a hard Day's work and totally exhausted. then you'll have to carry your groceries from far far away to your unit. They will not renew your lease and will not tell you why they are not renewing your lease because they want to get you out of your unit as fast as they can so they can renovate it and raise the rent twice as much as what you were paying for it. There is pigs roaming the area and abandoned cats because they charge $75 per cat. They allow two dogs but they only allow one cat per unit so tenants abandon their cats on the property and they didn't put the pictures of the abandoned cats in all of their photos. There is a rooster that wakes you up at 4:30 am in the morning. You will hear noise all day and night long from neighbors including arguments, dogs barking, tenants dropping garbage in the dumpsters. The stairs to your apartment unit will be never cleaned from the maintenance people. They will tell you that your utility bill will be a between $200 to $300 for a two bedroom when you move in but it will end up being $400 to $500 dollars because they divided by the amount of tenants on the lease for each building but some tenants actually hide. other tenants in their units who are not on the lease. Run from this property and never look back or else you'll regret it for the rest of your life.
I moved into what they call the "classic" Eddie in Jan 2019. It's a one-bedroom in one of the old buildings and hadn't been updated, so it has the same white tile floors that are in the apartment hallway. Pros: The apartment was clean and EVERYTHING was freshly painted. The managers were really nice and accommodating. There are 2 pools and a brand new fitness center. They were running a nice move-in special. It's safe. There are 24-hour security and gated entry. I've gone to bed without locking the door and I had no issues. Maintenance quickly gets the job done. Every request I've made, they've come to fix it within the next day. And they are always friendly. Cons: Roaches. When I first moved in, I would see one or two, not a big deal in Hawaii. But when the rainy season ended, they just took over. At first, I didn't realize that they were roaches, because they don't look like the roaches on the mainland. And they aren't as fast. Breaking the Lease: THIS INFORMATION IS NOT A PART OF THE LEASE YOU SIGN IN THE BEGINNING. When I lost my job (in June) and found out that I needed to move back to the mainland, I found out my options for breaking the lease: 1) Either you pay a fee that's equal to one month's rent when you give a 28-day written notice, or 2) Don't pay the fee and be responsible for paying rent each month until the lease you signed ends or until they rent out the apartment again. So if you have 3 months left on your lease, you have to pay the rent for those three months even if you don't live there anymore. And if they rent it out for less than what you paid, then you are responsible for the difference. They painted the light fixtures, the stove and its eye grates, and the refrigerator. The painted light fixtures make it dark of course. The painted eye grates marked up the bottom of my pots and pans when I first used them. And the white paint used on the stove turned brown from the heat around the eyes. Utilities: You will not have your own meters. Somehow they calculate your bill per person. It really doesn't matter how much you use, I am barely home and I pay quite a bit. They split the total amount per person. So if one apartment is empty for 3 weeks in one month, you don't get a cheaper bill for that month. You still have to pay your share.
While they are inexpensive and easy to move into, I could never recommend them to anyone with standards. The bugs are horrible, the customer service is definitely lacking, pushing is atrocious, and they like to change policies without warning then threaten to kick you out for violating them. I would never live here again, and I can't wait to move out this month.
They are very poor document keepers. Recently, i learned that the sole information on my vehicle had been to a car that was junked 8 years prior. And they are the ones that replaced the decal... Maintenance is good once they can get to you. But mention a State inspection they dedicate manpower for 2 days. Not the typical case. Parking is horrible! They over sell extra parking so that there are never enough stalls fronting your building. If you work graveyard shifts, expect to walk, far. Pet friendly is good, but you pay pet rent. Lots of people who are not invested in the community will allow their pets to poop in the grass and leave it. In 2005 to 2010 no pets were allowed, and my kids could play in the playground and outside the apartment in grassy areas...not any more. It's filthy. Yard/ lawn maintenance happens infrequently, and when they do its a less than mediocre job, especially if you live at the top of the street. They work on the facilites and yard near the entrance, but ignore most everything else. If you really need to live there, keep receipts of every thing! Bottom line - Don't do it!
After living here for almost 1 year and 6 months I will honestly say don’t do it. Don’t think about it. We are getting charged for not turning in our parking decals.. We got an eviction notice over a $70 dog fee. Parking sucks if you get home late. People do not clean up after their pets. If its not the lawn guys making noise it’s the company picking up dumpsters and inconviently placing them in the road. Laundry gets expensive quick, it is $4 per load and the only place to add to your card is at the front of the complex. I read bad reviews and thought oh it will be different for me, but it’s not. The location is decent, but that’s the only good thing I have to say about this place.
Very nice units but too expensive. Everyone has a budget and this one is just out of my aunties budget. If the finances were right, this would be a good fit. The unit is larger than I expected and very nice and well kept.
This place is the worst. Don't even look here for residency. Their pictures are the complete opposite of what you really get. They've just repainted the old apartments but refuse to fix things that need to be fixed. Plumbing has two shared lines, through the bathroom and sink, that and each floor uses the same line. So if you're on the bottom floor and let's say your upper neighbor throws grease and rice down the sink, it clogs the lines and floods the bottom floor. My apartment has flooded 3 times. Their initial fix was to uncap the bottom drainage access, which was right outside my door and left it like that for a week while it overflowed sink water into my porch. It was absolutely disgusting. Then they charged me an outrageous moving fee for damages their problem caused! The appliances are old and rusted. Their fix for every move in is to layer new paint across everything and everything sticks to the paint even after it's dry. The doors stick to the door jams, dish ware sticks to the cupboard, pantry items stick to the shelves, and then the paint will chip off who knows how many years worth of layered paint. Theft is high in this area. I've had packages stolen within minutes of fedex drop off. My vehicle has been ransacked. Twice my vehicle has been hit in the parking lot and no witnesses. There are zero cameras on the premises except at the front gate, which lets anyone in during the day. Parking is an absolute nightmare during the weekdays and construction often takes up what little parking there is. The walls are paper so thin, you can hear everything from your neighbors to the street. All utilities are shared so if your neighbors like to leave the lights on or has a household of 6 that showers everyday, you pay for it. Save yourself the headache and don't be fooled by the scenery. Look elsewhere.
This apartment complex is given a good exterior and they sell it well. But once you file that application and move in, you are NOT getting what you were told. Building maintanence is absolutely sub-par. Ants and cockroaches move in immediately with you - even on non-ground-floor levels. Whole buildings need to be fumigated. Management does not care. Security is a farce and they only just-recently started acting like Security... But in petty ways. They won't stop the kids fighting in the parking lots and playgrounds, but they will tow your guest's car for not being parked in the correct stalls (even when there are no stalls). The best thing about this place is the Maintenance Department who does the absolute best they can with little budget. In conversations with them, they all unanimously agree that the apartments suck and they have no budget to do much. But they Will. Find. A. Way. If you plan on moving here, a few tips: 1) make friends with the maintanence and security heads. They are generally good guys stuck with lackluster budgets and over-the-top demands for menial tasks. 2) Demand in writing that the room be bug-free at time of move-in. 3) Don't be afraid to contact the Department of Housing and Urban Development if they don't take care of the bugs. 4) Don't let your kid hang out with the other grouped kids in the area. They will fight your kid and you will have to deal with it because Security won't. Or: 5) Don't move in here in the first place!
Cons-Had a leak above shower where toilet water sprayed out of ceiling into my shower from people above us. Cause maintenance installed seal on toilet wrong. They fixed leak but there is still going home in my ceiling goin on 3 months. Constuction has parking scarce dont go out on weekend u will spend hour lookin for park ask any tenant. They will tow u if park somewhere else.other than these issues I like the place.they got 2 new buildings with 2 story garage hardly any tenants there but u can't park there either And don't believe your utilities will run 200 ive talked to a bunch of tenants u will average 375-450 for utilities even if u never cut on lights they take total of utilities and split the cost evenly between tenants so of neighbor above has 3 roll around Act's that suck electricity ur pay in for it. Window ac units aren't allowed.alot of people being loud (not a con to me in loud as well) Pros they are upgrading the place, it's gated cheap laundry costs, nice people, lots of security and they dont just sit around they patrol area and are all nice.they are pet friendly they have a gym, a pool and bbq area and playground.landscaping is top notch and grounds stay clean.its location makes it cool at night and comfortable during day.its affordable if u consider Hawaii's cost of rentals affordable and it's in a good location.this is prob best bang for your buck.
Don't move here! The apartments are bug infested! The construction is so loud you never get sleep! There is no parking.... ever! Your making a mistake by living here! The photos posted is there concept not the actual thing! Like I said it's a scam
I wish I could give this place NO STARS!!! It does not deserve even one star. The pictures on here are all lies, that have been generated on a computer, or stolen from the internet! The apartments here are extremely expensive for such a disgusting, poor and uninviting place. Constant construction or "maintenance" with NO prior notice, parking is a free for all and a first come first serve basis. It get worse when they're doing construction and you'll have to park on the other side of the entire complex, IF you're lucky enough to find a space open or if the car parked in the next stall is actually parked inside the painted lines. I DO NOT RECOMMEND having a nice car when or if living here. People don't know how to drive or park, and they tend to hit cars and then RUN AWAY! The worst part is after running away, they get their cars fixed so you can't say that they hit you or crashed into your car. There are kids running around outside, all day everyday at all hours, screaming and playing in between cars. Older kids constantly smoke marijuana on the stairs wells of YOUR apartment and not their own, sometimes they smoke in the communal laundry rooms outside. The machines in the laundry room are broken more than half the time, no one reports it, so when you use the machines your clothes are ruined and the machines are never replaced. The prices go up and the quality gets worse, a small building is currently being built... for the office. Nothing is ever clean or fixed or made better for the tenants, just the people who work here. This place is disgusting, and so are most of the tenants... they are inconsiderate and completely rude. DO NOT LIVE HERE. Unless you have absolutely no choice!
Walls are not sound proof, I can hear my neighbors at all hours. There is a gate so cars can't get in but you can just walk through the gate unstopped. While the apartments are decent, there are bugs everywhere because nothing is sealed properly. These apartments are the equivalent of a nice trailer park. Trashy people, trashy management, and there's always something broken. Don't live here!
Power out twice in one month for the entire day, construction all day, sometimes weekends, little to no notice of either of these events, little to no parking, hidden fees everywhere. I can hear all of my neighbors at all hours of the day/night, can smell marijuana and cigarette smoke. Other night neighbors got into a huge fight and police were called, these are not the first neighbors this has happened with. Management doesn’t answer questions with anything other than, "I don’t know." If I could get out of the lease I would, do not live here.
We moved in our current apartment 3 years ago with a decent rate for Hawaii. In those three years the rent went up, then down then with 28 days notice they raised our base rent for a 2 bedroom apartment up $460.00 and the pet rent also went up. Needless to say we are moving out of this state to find an affordable state to live in at the end of our lease agreement. Management wanted to charge us $1745.00 for this apartment with our 2 dogs for a 1 years lease. With me being on SSDI on a limited income I asked for a 6 month lease and was quoted a price of $1680.00 for 6 months to give us enough time to find a new place to call home. The utilities is divided between all the other tenants in the building. We have an unassigned parking stall which we have to hunt for a parking space after non-residents visit the pool which we live next to.
This is the perfect temporary living arrangement. They accept your pets, the water is warm and it is a place to live... Now let me tell you what I don't like. The carpet is disgusting, they will show you berber carpet in the show unit... that is NOT what you get. The stove works some days and some days it does not. The refrigerator racks fall off every other time you open the door. Some of the wiring and electrical work makes zero sense, making it impossible to use some outlets. The light fixtures break constantly. The gate guard always has an attitude no matter how nice you are to him. They will tempt you with the pools, but they are dirty. The dryers in the laundry area will burn holes in your clothing. Want an extra parking spot? That will cost you $60-$100 a month. There are always a ton of rude children running around and screaming. The dumpsters are notorious for having glass, rotting food, and other trash strewn around the perimeter. The gym doesn't have AC or free-weights. At the end of my lease I got a lovely offer from the leasing department. They were going to let me stay another year for $200 more a month (I am not sure why, because there have been zero improvements and they are advertising rent for much cheaper). If I was going to go month to month it would be $400 more a month. Fortunately I will decline.
They are beautiful, spacious apartments. Heard many complaints about how hard the moving process can be but if you take care of your home, cleaning shouldn't be that bad
Spacious 2 bedroom has a house feeling. Sound proof walls or something, pricing is pretty competitive. I would've expected a little bit higher price for the 2 bedroom.
