Beautiful building , my issues with the property is too many pets n owners let them use any space to go to the bathroom ( side walks , grass etc ) can’t walk on side walks without a mess somewhere , also a big problem with the garage , “free parking “ for Taco Kraft , well everyone n anyone parks , Friday n Saturday nites n anytime they have some event ,people try to go passed the free parking to the resident parking n they get in by following residents in , many times there will be six cars backed up n residents can’t get through , I pay $45 a month for my space n can’t always get in without a hassle , we can use some security as well , definitely needs some attention
I have lived here since the building first opened and I absolutely adore living at Modera! Not a negative comment to be made. Management is always friendly and responsive, and maintenance is quick and effective. I noticed my air blowing warmer than usual and needed a part replaced in my AC, all happening over a holiday weekend. Within hours of first submitting my maintenance request, the issue was diagnosed and part ordered though it wouldn’t arrive until after the holiday weekend had passed. Management set up a temporary AC system and kept my apartment comfortably cool and had the unit fixed a few days later all while I was at work and communicating the entire time. Cannot give enough praise to the cleanliness and efficiency of this community. Feels like living in a hotel or a NYC luxury building!

Coming from a fairly large house, the building, amenities, and feel of the unit really is warm and inviting. I would love more community events and maybe some form of coffee bar in the building.

The location is fantastic. Nestled in a quiet neighborhood, and a quick drive to shopping and dining options. Plus, public transport is easily accessible, making commuting a breeze. The amenities are top-notch. The fitness center is well-equipped, and I love spending weekends by the pool. My apartment is spacious and filled with natural light. The layout is open and inviting, with modern finishes and appliances. The soundproofing is impressive; I rarely hear my neighbors. Overall, I highly recommend Moderna Apartments to anyone looking for a comfortable, convenient, and friendly place to live!

So far the move-in has been great. Everything seemed to be very smooth, a part from some things being missing on moving day. The noise level is at a 0% throughout the day, which I enjoy very much. And the neighbors are all friendly and welcoming. However working from home has been difficult due to the WiFi being down. Both my personal and the guest WiFi in the building have been down and I’m unable to get work related tasks done without it.

Staff is very warm, welcoming and professional. The property is very well kept and neighbors are always friendly kind and polite. The maintenance staff is just as warm and professional as the manager and the office staff. The property is always clean, smells like a hotel and is just a wounderful experience living here. Peaceful and nice community to live. Good amenities to enjoy on weekends. Gym is awesome. KID'S friendly place,club house is good for family gathering and private party. Best thing I like is conference room and co-working place.

Everything has been great! There hasn't been many issues and my neighbors are very friendly. The only major issue is the parking for our guests, which is horrible.

My experience has been a refreshing change from taking car of a large home. The pool and gym are phenomenal. Early in my rental, the power and AC stopped on a Sunday while cooking for family. The maintenance engineer on call, arrived within 30 minutes, assessed the situation, identified the problem and fixed it! On a weekend no less! He saved our family dinner. Staff are always courteous and helpful. For me it’s a great place to live.

The maintenance staff is super responsive and efficient. Front office staff is equally friendly. The parking garage with taco craft now open can be a bit of a hassle on the weekends, lots of 3 point turns when the first two floors are at capacity. Don’t get stuck in the gate would be my advice.

Overall the living experience here is great, I have no problems with any of my neighbors and the building maintenance is always up to par and very clean. Only negative experience I’ve had is sharing our guest parking with taco craft customers, now the garage gets very packed and difficult to navigate through. While also not having many spaces remaining for our own guests.

The location is great and the staff is really nice and helpful. The parking garage can be a challenge and the additional costs can add a lot to the rent. Parking, community electric , internet, garbage and so on.

Location of unit offers no privacy still finding new amenities didn’t know of/ was not shown during initial tour. Otherwise great property very well maintained. parking is sometime hectic no parking for guest at times.

I love living here. I didn't love having to move to another apartment because of a noisy neighbor. Also, it would be great if the dog park was cleaned on the weekends which are its busiest days.

I really enjoy living at Modera Coral Springs. The cost is reasonable especially considering all of the amenities. My apartment is quiet. There are people living next to me, across from me and above me and it is rare that I hear any noise from any of those apartments.

Overall, this is a good place to live at in the heart of Coral Springs. Being walking distance away from several great restaurants, Trader Joe’s, and everything else in The Walk is super convenient. So far, the building is consistently maintained (all 8 floors cleaned daily - including the garage). Everyone on staff replies to questions super quickly. From the leasing office to the maintenance crew, everyone really does shine. Sam and Rose are so on top of everything - they really put other apartment leasing offices to shame. Amenities are great - literally, the only thing missing is a hot tub. My only real concern would be the price for the area. I notice and am still getting used to Modera’s pricing being similar to what you might see in certain areas of downtown Miami and Fort Lauderdale… I’ll end with a positive: the daily East facing 8th floor view tends to feel worth it.

One of the original initial residents. For the most part has been a good experience. Parking is an issue whereas the 1st-2nd floor is now paid parking. Should be able to make quick visits without having to return to the 4th floor. Parking garage design is lacking the proper spacing for parking and traffic flow. Cars do not obey the stop signs and kids are often in the garage on their bicycles. As other businesses open it will be interesting to learn where their guests will park and if the parking will be metered.

Overall my experience was amazing. The leasing staff was extremely helpful and very detailed. Every time I called to get clarity on a subject they would provide an answer right away. The move in process was very smooth as well, I love the fact that I have wifi throughout the property and not just my unit. This has been a great experience.

I have been living at Modera for a year and overall, it has been a positive experience. The location is incredibly convenient, with easy access to post office, the Coral Springs Hospital, BOA, Wells Fargo, and public transport. This makes commuting and running errands very straightforward. One of the standout features is the efficient and friendly staff. Any issues or requests are handled promptly, and the management team is always professional and responsive. This has made living here much more comfortable and hassle-free. The amenities provided are satisfactory and well-maintained. The community spaces are clean and inviting, providing a great environment for socializing and relaxation. While no place is perfect, you have to be careful when walking on the near by sidewalks ( not all residents pick up after their dogs. Overall, I would highly recommend Modera to anyone looking for a convenient and well-managed place to live.

Love my new apartment, love the community. The apartments are spacious and has a lot of storage spaces. The staff are always helpful and responsive. The only down fall is the parking. Parking is assigned, it is on a first come, first serve basis in the parking garage. I live on the second floor, and I have to park on the fourth floor. Makes it a little difficult with a small child. Otherwise no complaints.

I love how new the space is. All new appliances, especially the balcony. The sky deck is amazing, I love the new gym and the play room. I will definitely refer some of my friends to this place, even tho it is expensive for a one one. However, I know I’m paying for the amenities.

Amazing! Service—helped us immensely, especially with all the paperwork, which was very complex. Samantha even set us up with electricity connectivity, during FPL outage. She was attentive and on top of our every need! We can’t wait to move into out new home!
