Wonderful location!! Very close to various hotspots of the city. The staff is amazing, maintains the common areas great, and works quickly for all maintenance. The garage is a bit tight and sometimes it gets alittle noisy with all the animals here (many residents have dogs).

The community is great and the staff is very agile and helpful, the common areas are usually very clean and organized even though I think there's space for improvement regarding energy waste (TVs in common areas are on 24 hours a day and half of the time there's no one using the area, we could also have some light sensors at night in some areas, corridors, to reduce the bills). I love the pool area, but I believe it needs more maintenance and attention. We used to have more furniture, and those patio umbrellas close to the grills, and now there aren't anymore (only one table). During the summer, it was impossible to grill something because of the heat and that was very frustrating. Maintenance requests are usually solved in the same date, which is great. I had an issue with a package that went missing, even though I understand it's not the management team's fault, I wish we could somehow use the cameras to monitor better this area of the building.

Love the space and the amenities, the proximity to public transportation. All the updated appliances. As well as the proximity to all our favorite markets and malls.

It's all about the resident experience (RX), in this case it is the lack of support by certain individuals in the front office. Be open to suggestions and working together on a solution that will benefit both parties rather than immediately saying no or I/We can't.
The common areas / elevator are too perfumed and it causes difficulty to breathe for those of us who have as asthma. Perhaps graduating the sprays to a smaller spray may rectify the problem.

Its alright, pricing in fl is insane and these apartments arent any different, kitchen is tiny for a 3 room appt and the bedrooms dont come with a ceiling fan so it gets hot

I have been here about a month and so far love the amenities and my stay at this apartment complex. My room is wonderful and the balcony is amazing. most of the staff is great with any concerns or questions I have and maintenance is always there within a day to fix any issues our apartment has.

I cannot say enough kind things about not only this property but also the staff. Wendy is a great manager and never brushed me off when I asked to speak to her. I think this team truly cares about its residents which is not such a common thing in the property management industry. The apartment is ok and amenities are alright...it takes a while to get anything done as far as maintenance. Fire alarms go off all the time.

The community is good and well-maintained; perhaps not the best place for families. Being close to the University of Miami means that most residents are young people who share apartments, which leads to parties, smells of substances in the hallways, and noise late at night. It used to be a better place. The staff is excellent, but despite their efforts, they can’t control the behavior of people who don’t know how to live in a community.

I've been a resident at Modera Douglas Station for the past 5 years, and I must say that my experience has been a mixed bag. On one hand, I've loved the modern amenities, convenient location, and friendly community that the complex offers. The apartments are well-designed, and the staff has always been responsive to maintenance requests. However, there have been some issues that have detracted from my overall satisfaction. The noise level can be a problem, especially with the nearby train station and some inconsiderate neighbors. Despite these challenges, I've generally enjoyed my time at Modera Douglas Station. The community events and activities have been a great way to meet new people, and the on-site gym and pool have been a convenient perk. The proximity to public transportation and local shops has also been a plus. Overall, I would recommend Modera Douglas Station to anyone looking for a modern and convenient living experience.

Overall good experience! Have had some maintenance issues with the apartment as we were moving in but they fix them quickly. Minus traffic there is no noise from neighbors and it’s quiet at night. They have food trucks come and activities which is cool and all the amenities are nice as well as my apartment.

I was excited to live in this building upon signing our lease, but am incredibly disappointed with my experience with Modera Douglas. I felt unsafe in this building when my car was ransacked and law enforcement officials informed me that this is a very common occurrence in this particular building, with cars even getting completely stolen before I moved here. I cant understand why an establishment wouldn’t increase security measures under these circumstances. Management was incredibly unresponsive to this issues and other alike, including stolen packages (they refuse to even look at security cameras unless you spend hours wasted filing a police report. And if you do file said police report as they told you to, they’ll be very rude about that too), constantly broken appliances (my roommate and I lost hundreds of dollars worth in groceries from the refrigerator breaking down), etc. Not to mention, sometimes my keys would not work to open the street-side doors, which is very unsafe as a young female student trying to safely get into my falsely secure building. I would be able to look past broken appliances, grills never working, fire alarms going off in the middle of the night very often (…) if the leasing staff was responsive, but unfortunately my friends and I in this building found them to be incredibly rude and condescending. Then, when you move out, as per all my friends experiences in this building and my own, they will keep your security deposit and charge you an excess of fees for normal wear and tear daily use even after you scrub every inch of the apartment clean. The only good thing about this building is a very kind maintenance and cleaning staff. Other than that, save your money and patience, consider one of the many better options at better price points.

I just moved in and have already had issues. Weeks ago, I reserved an elevator for my move, which was confirmed. When I arrived with the movers at the correct time and day, after 10 minutes of waiting, I was eventually led to the elevator. After a few more minutes, the employee told me that their loading elevator wasn’t working. The movers were forced to carry all my stuff down the hall to the single elevator in the lobby. This elevator was smaller and open to everyone in the building. By the time the movers could start, almost an hour had gone by, and I was paying by the hour. It took them even longer to carry all my stuff to the elevator, sharing it with other residents. This resulted in me having to pay the movers for an extra hour of time due to Modera’s incompetence. After calling Modera asking for compensation, I was promptly denied. This makes Modera’s “100% happy guarantee” and “customer first guarantee” seem like a complete lie designed to trick people into signing a lease.

It was an easy process for application. They have the best amenities. The leasing office people are the best and the building is located in a great area where the have a lot of places for shopping exercise and more.
