Was not informed that maintenance is coming and they entered my home when I wasn’t home and I was unaware. But problem was fixed. Still very uncomfortable with them entering my home without me being there. The concierge told me they will call and inform me but they failed to do so.

Good apartment building with nice rooms. The lounge area is great and the concierge is super friendly. Room lighting could definitely be improved though, no lights past the kitchen or in the bedroom.

My experience living in this apartment community has been overall very positive. The location is incredibly convenient, with supermarkets, restaurants, and public transportation all within walking distance, making daily life much easier. This apartment is absolutely fantastic! It has a spacious layout with modern amenities, large windows that let in plenty of natural light, and a beautiful view of the city skyline. The amenities are nice, and units are spacious with updated finishes. There is a lack of lighting in the unit, and depending on the direction you face, it gets quite warm resulting in the need for AC use often that gets pricey. Other residents don’t always seem to be the most mindful as trash is constantly left all around the shoot room, glass is broken by the pools resulting in temporary closures. There has also been an excess of false fire alarms going off, sometimes several times a month

I’ve been living at the Modera for a few months and one thing I can say for sure: the staff is amazing! Cam at the reception desk is always kind and supportive with any needs I have. The whole staff is pretty great. Would definitely recommend!

I moved in over the summer so here's my review so far. Pros: Great location, close to everything. 6 floors of parking avail in the garage The Amenities are great, and it has enough entertaining areas for multiple tenants to utilize at the same time without disturbing one another. Concierge is really nice and if they can help you with something they'll do their best. Quan (sp?) has personally gone out of his way a few times to help us out. Leasing staff has also been super helpful even after move in with any issues (out mail lock was jammed so we needed new keys) Cons: I keep hearing about break ins, but I personally haven't had this issue. Truthfully though this is a rampant issue in Atlanta Metro as a whole. The mail room thing is definitely something they should find a better system for. Right now they have some lockers for smaller items, and a locked mail room only avail to tenants however your mail is just labeled on shelves so other tenants could potentially grab it. I haven't had theft issues but it's a valid concern. 10pm closing time for amenities is a bummer, but i don't know if that can really change much due to possible noise complaint issues if thats extended. Hope that helps your hunt! :)

This place is awful. Management cares about quite literally nothing except collecting rent. They don’t care about fixing gates to help with security in the parking garage which has frequent break ins. They don’t care about making sure the elevators work. They don’t care to fix any concerns that anyone brings up. They CERTAINLY don’t care about their residents. We put in nearly a dozen maintenance requests for our broken AC that all went ignored/unfixed leading to our apartment hovering around 83 degrees for TWO MONTHS! They filled our unit with huge, loud industrial fans for several weeks to fix water damage caused by a completely different unit, and in doing so also left EXPOSED NAILS sticking up all over our hallways floors. The parking deck in addition to all the car break ins smells like crap. I couldn’t tell you how they decide which packages actually go securely in a locker and which ones are just left in the package room for anyone to just take. The mail key they gave me on move in didn’t even open my mailbox, and when I tried to get it fixed, they gave me a new key that also didn’t work, twice. Considering what they charge for rent, you would think they would handle concerns quickly and in a friendly manner but that is NEVER the case. They intentionally under-communicate deadlines in order to be able to charge you for things like late fees. They are absolutely devoid of humanity and would rather see you pay more than just be friendly and remind you of anything. This is the worst managed property I have ever lived at, including properties I lived at in school that were managed and run pretty much by college students. Do yourself a favor and look elsewhere, because this place sucks.

Modera Midtown looks great from the outside, but once you move in, it changes. First of all, there are continuous car break-ins in the parking garage (guest/resident). They say they will provide security, but they don't. The gate to the resident parking is broken a decent amount of times and they don't post any security at the gate. Secondly, you can't enjoy a nice summer night outside in the amenities, you have to be inside by ten, this is enforced by security. Security would rather enforce amenity rules than provide safety and security in the garage. You will constantly receive emails telling you to report you neighbor for any rule breaking, followed by threatening to fine you for any rules broken. They say they have monthly events, they don't. They had maybe two throughout my 12 month lease. The concierge is useless, I'm still not sure what they do. Maintenance is great though, they usually come the next day and correct the problem same day. Overall, I did not renew my lease, due the reason I've listed. It's in a convenient location, but it's not worth the hype. WOULD NOT RECOMMEND

The property was clean and the staff was impeccable. I was created immediately and had the red carpet treatment. Ms. Lallie was such a breath of fresh air. After shopping communities all day she was the first who didn’t treat me like another number walking into the lobby. The apartments themselves were not that large; however, competitive with the other communities. I can’t wait to move in!

Modera has been my home for two years and I love it. Parking is convenient for me and my guests always, and I truly feel at home here. The pools and the gym are gorgeous, classes are amazing, and I'm always proud to show people my home!

I absolutely love living here. My boyfriend and I have a one bedroom and have plenty of space. Everything is upgraded and top of the line, I love the gas stove! The amenities are also more than I could ask or hope for. They are kept very clean and residents are nice when sharing a space. The gym is my absolute favorite and comes with a track going around the building. Parking is never an issue for me. Ive had a couple of maintenance request and they are always resolved same or next day. Lastly, youre in Midtown! Close to any and everything. I will definitely be staying here a while!
My experience at Modern Midtown, has been good. Even with the challenges that were presented they were quickly resolved. I love the convenience of being in the city around the hustle and bustle. I have easy access to the highways and I'm minutes away from a lot of the city's main attractions.

Modera is a marvelous community and offers a luxury escape from the hustle of Midtown. Its location is convenient, the staff is friendly, and the residents are respectful. The amenities are the best in Atlanta and living here is truly worth the investment.
