It's a relaxed community. I like that it is near everything downtown. There are nice parks near and the complex offers great amenities. Trash trucks can be heard 7 days a week, though, early morning.

This is a Great apartment, in a great building with modern amenities and effective management, in a great location. Really glad I moved here.

I enjoy the location, the maintenance staff, and the amenities this apartment has to offer. The office staff and general upkeep (specifically the parking gate) leave a lot to be desired. Apartments are also very thin so you can hear your upstairs neighbors every move.

I am in my third year as a resident, and so far it is a very enjoyable place to live. Maintenance is stellar and responds within minutes! The only issue I have is that rent is still a touch higher that I feel is merited and there has been a slight decline in the visual aesthetic due to the aging of the building, but that is to be expected. Management has also been wonderful regarding two serious issues I personally experienced but the head management staff does seem to have a bit of a turnover.

Wonderful upkeep of the entire property. Staff is friendly, even the AI assistant is intuitive and effective. Neighbors are nice and speak with one another. A true community.

The apartment offers a solid 3.5 out of 5 living experience. It boasts great amenities, including modern appliances and a prime location close to the Beltline, making it convenient for outdoor activities and access to nearby attractions. However, a few drawbacks detract from the overall experience. Minor plumbing issues have been a recurring concern, and noise from neighbors can be disruptive at times. The layout has some design flaws, particularly the awkward placement of the closet door near the main entrance. Additionally, there's an occasional sulfur smell coming from the utility closet. Security could be improved as the gate for cars often remains open. Lastly, there has been poor follow-through on promised promotions, which is disappointing. Despite these minor issues, the apartment remains a convenient and comfortable option.

The staff working here is extremely helpful and friendly! I love how close it is to the Eastern and is walking distance from many restaurants.

The overall experience here could be significantly improved by permanently fixing the garage gate issue, enhancing security, and eliminating the need for Fetch. It's frustrating to pay a monthly fee for a garage that doesn’t function properly and feels unsafe, and dealing with late or missing packages is unacceptable. Additionally, the building’s fire alarm frequently goes off at random, which is especially disruptive if you work from home. That said, if you can overlook these issues, the neighborhood and the apartment itself are lovely, and you might really enjoy living here.

We’ve loved living at he Modera! Concerns are addressed quickly, it’s easy and convenient to access resident resources, and there is a lot of care that goes into keeping the area up to standard. It’s been great!

Good neighborhood and amenities but apartment walls are very thin so you can hear everything your neighbors do. Leasing office staff is not helpful but maintenance staff are lovely.

Modera Reynoldstown an Awesome place to live. I give it 5 stars because of the quality living and the great staff. This includes management, leasing consultants and the maintenance team. The property is well kept and so beautiful. Safety and security are one of the most important things that Modera Reynoldstown offer, but the staff also make sure the people that live here are pleased with what they do. I highly, highly recommend Modera Reynoldstown. The staff gives A1 service. DeLaine is the manager here and Sierra's one of the leasing consultants. Both of them addressed a concern of mine and handled it with no hesitation. I appreciate them. I love that they're so professional, attentive and friendly. Lamar in maintenance you are AWESOME. Thank you Modera Reynoldstown staff for all that you do. If you're looking for great apartment living please don't hesitate to make that choice with Modera Reynoldstown. Community is lacking several finishing touches with appliances and quality finish contractors when repairs are needed in public areas. Location and in apartment finishes are great however. Just seems the day to day upkeep and management tend to be lacking as compared to other properties I’ve experienced or witnessed with friends.

Modera Reynoldstown is an AWESOME place to live. If you're about location, professional and friendly staff. Then this is the place for you to call Modera Reynoldstown HOME!!! GREAT area to live in. Practically walk out the door and you can do everything you need to without driving. The amenities are outstanding. Basically its like living at a resort without the beach of course...but the pool is Awesome!!

Amazing building that is kept in immaculate condition, in the hearth of the Reynoldstown neighborhood with lots of activities near by. If you are looking for a great apartment complex to stay in for years to come, look no further!

Do not move in here. This place has the worst customer service. Everything is broken. This is the least secure bldg you could possibly live in. Both parking garage gates have been broken the entire year I’ve lived here. Love your car? It’s windows will get smashed and broken into and mgmt does not care about your “safety”. Work from home? Hope you enjoy fire alarms constantly going off. They contract the crappiest companies to cut costs but charge you top rent. The fob system is absolute garbage. It’s a game of chance if your fob will work at certain doors around the building. Have a problem and need to call the office? They will not pick up and you’ll be transferred to the off site number who is zero percent helpful. You do not get what you pay for here and if you’re ok with paying high rent just for the location then that is all you will get. This bldg is falling apart and everything is broken. TRASH MODERA. Oh and they got a new “package” system so look into that as well before you sign your lease

Don’t be fooled by good reviews. This place has more issues than any apartment I’ve ever lived in. Last night we had 13 cars broken into in our garage. That’s standard practice around here. Between that, constant fire alarms and management that doesn’t seem to care about any of these issues, stay far away

renters beware. building is falling apart already. there is either a major disconnect between management & maintenance or just negligence from both parties. maintenance comes randomly with no schedule and no heads up. they come in and track dirt and mud all around the unit even after being asked to take their shoes off. they go into LOCKED rooms they don't need to access like my closet for reasons unknown. I've lived here for 2 months and I've already had to make maintenance requests for a flooded roof and a broken AC already and management does nothing to make it right.

The management team is truly helpful and caring for the residents. Quick to action, willing to help one off situations and happy to do so. Typically community events seem to happen maybe once a month, but they have been doing amazing by hosting almost weekly events. The community is friendly and a fun place to be and although part is due to the amenities, most is due to the involvement and detail of the management.

I have lived at many different properties in Atlanta and I must say Modera Reynolds town is definitely top 5! Very clean property, elevators and hallways always look and smell freshly sanitized. Neighbors are pretty respectable about quiet time. Awesome amenities, from the gym to the clubhouse, The speakeasy bar is my favorite. Very convenient location. Plenty places to eat near by in walking distance. Grocery stores and gas stations are also within a 5mile radius. The Atlanta Belt line is walking distance as well. 15mins away from airport, (I travel a lot so this is VERY convenient for me.) OUTSTANDING customer service! Stephanee ALWAYS goes above and beyond! I always feel safe due to key fob operated doors and elevators with an addition to front desk security and security cameras. Only thing I would change about this property is the sound of ambulance sirens as Grady is close by but What can I say this is the city lol. Nonetheless, I love this property.

The Modera community looks beautiful on the surface but is is poorly constructed! The property is placed in a transitional neighborhood and poorly secured. On more than one occasion myself or neighbors have found homeless individuals living in the hallways near exit doors. I would not recommend this community to anyone. Residents are expected to pay premium rent and live in conditions that do not adequately reflect the monthly invest we collectively make every month.

This is the best leasing team Ive worked with and Ive lived in several apartments now. They are responsive, very communicative, and went above and beyond on my move in day. Ive been very pleased and have loved living here.

These people do not care at all. Do not bother looking here at all unless you like paying for things with poor customer service. I had my agent booked an appointment for me on Saturday and just to walk in for the leasing office to tell me that they don't see my name on the list. Btw, they didn't even open the door to hear me out, they just answered me via their main entrance intercom, and the door was locked at all times. I had email evidence and everything from the agent and then I thought why to waste my time when I am the one that's gonna be paying rent. if they treat prospects this way just imagine how they treat their residents? I don't regret not checking this building out as it looks like there is another bad review about the safety of the property as well. Train your leasing professional to be kind to potential residents!!!

I’ve never in my life had such a wild experience with an apartment complex. My fiancé and I walked In to tour (6/30/21) but they were booked up and had to schedule us for a self guided tour at 1:30. We came back at 1:30 to find out they had us at 3. A little frustrating, but they managed to squeeze us in then so it wasn’t an issue. Lauren got us set up and we walked off to the elevator, but the key wouldn’t work so we couldn’t get the elevator to move. The disorganized vibe was starting to get to me, but the cosmetics made us want to press on. We got the key fixed and went to the third floor to tour an empty 1x1. We walked in to the smell of weed, messy floors and scuffed up walls. Lauren told me someone had recently moved out, so I thought they might’ve just not been able to clean it yet. I went to check out the bathroom and noticed a half full bathtub and a blunt in a pee-filled toilet. At this point I was on edge. My gut told me we were not alone. I walked into the bedroom and noticed what looked like soot on an electrical outlet next to the closet. I bent down to take a picture, and at this time I was utterly livid to be touring a “luxury” apartment that was in shambles. As I stood back up, I went to open the closet door next to me. As It slowly opened, the shadowy outline of a person came into view. About the time I realized what I was seeing, the door came to a hard stop as it ran into a mans’s sleeping body. I shouted at the man, half out of surprise and half out of fear, which woke him up screaming “I’m not homeless I was just sleeping!” As he scrambled to get dressed, my fiancé and I rushed back to the office. We get to the office and explained the situation to the property manager, still completely confused about how someone GOT INTO A SECURED APARTMENT ON THE THIRD FLOOR. Now I don’t know what the situation was with this man, and I really do believe he was a resident that had too rough of a Tuesday night and might have mistook this apartment for his own. But this experience completely ruined any sense of security my fiancé or I could ever have. If someone can get into an access controlled building, get to the third floor and into the closet of a locked apartment that was apparently just walked by staff two days ago, how in the world could I ever allow my bride-to-be to be home alone? The disorganization in the front office coupled with such an incredible failure in security rendered this property an absolute no for the two of us.

The facilities are clean and well constructed and clearly well thought out.....

The apartments are well designed and the amenities are honestly awesome! The apartment building and surrounding community are very welcoming and my overall experience has been wonderful.
