Great neighboorhood. During the storm last November we had zero impact, being the only place in Redmong with no outages. We were able to even help our friends.

Location, staff communication, amenities, cleanliness, unit appliances are great! The difference between adding another star is the parking (quite expensive, but average when compared to other apartments in the area) and frequency of communication that can be related to entering your unit, safety inspections/drills, or the garage door needing maintenance. That being said, the communications are done well and timely. I recently debated between moving to another apartment within the city or to renew my current lease, and as I toured other locations I found myself more and more confident in my decision to stay. The cleanliness of the common areas, lights, smells, amenities, staff, and apartment layouts are top tier.

The complex is very clean and organized, and maintenance is responsive. All the apartments have AC units and brand new appliances, which was a huge draw for me when looking at locations. If you can find an apartment in your price range here. It's well worth it. For cons; The prices can be quite high with a good handful of additional charges every month, and sometimes the amenity spaces can have issues with hardware being down, and it can take quite a while for them to get back up and running, but as far as my actual apartment goes, I've never had a problem.

We love this community. Management is very responsive and it’s a great place to live. Our lease was coming up and we ended up moving into a larger unit in the building. The residents here are generally quiet and respectful.

I lived in Modera River Trail for two years, and it truly felt like home. The staff is friendly, helpful, and responsive, while the maintenance team addresses issues quickly and professionally. Ever since the transition in management, the leasing office has not been good with proactive or follow up communication. Residents have to keep reaching out to get their questions answered. Reaching out to leasing has also become incredibly harder with a new "automated assistant" that intercepts all phone calls. The automated bot does not know how to respond to any question appropriately; all the assistant does is submit a work item request to the office, and then you have to wait a while for a response to a question that could have been answered within seconds over a phone call.

I love living here! The location is perfect, close to the trail and grocery stores. The building is well maintained, and I really appreciate how clean it is. The front office staff are always friendly and helpful, resolving any issues quickly. They also do a great job fostering a sense of community.

I’ve been staying at Modera River Trail for some time now, and I can confidently say that it has been a wonderful experience. The first thing you’ll notice upon arriving is how clean and well-maintained the entire property is. From the common areas to the individual apartments, cleanliness seems to be a top priority here, which creates a pleasant living environment. The staff at Modera River Trail are exceptionally friendly and helpful. Good location, nice team, good maintenance overall, love the piano in lobby. AC and appliance is noisy, and rent is quite expensive for the region.

Clean and secure, it's very quiet and people mind their own business. It's close to everything and transit and bike friendly. The river trail is the place to be on a sunny day!

Price is not competitive. Not great front office staff. Fine place to live. Nice amenities and finishes though not well built. Things peel, fall off, leak, or break often. When I moved in my drawer in my island smelled like body odor. This is the first day, and we were the first to move into the unit. It was a finish used on the drawer wood, just one of them. Let the office know. They said oh well. Basically this place in a nutshell.

Overall, I enjoy my experience here. Everything is kept up to date, clean, and has a luxurious hotel feel to it. The faults, in my opinion, is the pushed $150 for compact parking since there isn't reasonable parking outside the place, strict auditing and home entries, and price of units. They're highly communicative and very transparent in the requirements.

One of the very few apartments in the locality to have an air conditioner at every unit in the building. Much needed during the summertime. Located in the middle of downtown Redmond, Modera River trail is surrounded by numerous grocery store, restaurants and transit options. Love the facilities at the gym and the plush movie screening room. The leasing and the maintenance staff are friendly and experienced in resolving any issues quickly. Very happy to call this Modera Rivertrail my home :)

I recently moved into Redmond Modera RiverTrail. It is gorgeous property and has spacious apartments. There is 24 hr. gym access with a new state of the art gym . There are 24 hr. amenities open all night, there are 2 fire pits on the rooftop and 2 barbecues . there are lots of lounges and sitting areas. This place is great to entertain people from out of town or just hang out on the roof if you want to. The management is awesome and the Maintenance is great. I enjoy the air conditioning and the new appliances. It is a little pricey but worth it to me.

Community is overall is very good and peaceful. Location is perfect, just near to the bus stop for 545 Seattle express. If you are daily commuter, it is a blessing. Groceries stores are near by you can just walk and grab your stuff. The maintenance staff is exceptionally helpful and promptly address your issues.There are here and there issues like the coffee machine timing and lack of guest parking slots that needs to be addressed by management.

Modera River Trail is an upscale, amenity-rich, clean, and new building. I enjoy living in this building, but there are some concerns that I believe should be expressed in order to assist new customers in making a decision to move in. I am concerned about the monthly Trash Valet fees that are being imposed on tenants despite the fact that they add no value to us. It should be an optional service, not a requirement. No other building complex imposes services that they do not wish to use. Second, the building's coffee machine should be open all day. The start time is not set, but the end time is 3 p.m. every day. I've lived in buildings where this service is available 24 hours a day, seven days a week. Third, the onsite parking charges are exorbitant at $175, which contrasts with the general parking fees in the Redmond area, which are less than $80 in other nearby buildings. I'm hoping that management will take the necessary steps to address these concerns before it's too late.

Alright I never did any reviews but I put some time into this as I’ve been frustrated enough. This is a little long. But I think I cover most of the things you need to know about this place from catches in the mandatory fee to your neighbor situation - some staff are very rude. They are nice until you sign the lease and they just change once you want to talk to them if you have a problem . And the major issue is you always have to wait ! They are not immediately available - parking is very congested here and I think they charge the most of apartments near by. You’ve to pay 150$ for a compact spot which is not comfortable even for my mid size SUV (rav4 or similar). You always have to park in reverse as you don’t have enough turning radius. its very hard to get groceries out without your door dinging the car next to you. Which is very annoying for the money you pay. So expect a ding or 2 and you can’t really blame the owner of the car here. I regret everytime I have to get groceries out. Parking is even more even more expensive for EV’s and full size lots And there are pillars everywhere!! Which makes parking spots even more tighter - so many annoying miscellaneous charges - rent is very very expensive for what you get I regret signing lease here. my bad on not doing enough research I could’ve gotten a way better apartment for the price I’m paying here - they make you pay 25$ for the mandatory valet trash service but the catch here is they don’t pick anything larger than a cardboard. All they do is pickup trash bags and flattened out amazon boxes only on certain days for which you have multiple chutes on your floor. You will have one close by to your apartment.You got an old comforter to dispose ? The mandatory valet trash fee you are paying won’t take care of it And you cannot use the chute, You have to take it to the trash area which is parking on the ground level to get rid of it. This room is always stinky. And good luck if you live on higher levels - they take hell lot of time to fix the elevator ! Talk about charging all those nonsensical maintenance fee they charge you. - worst of all : Walls are paper thin and if a neighbor gives a noise complains against you, you get a notice and a strike. 3 or 4 strikes and they CAN KICK you out of the building they won’t listen to your side. they literally have a clause about kicking you out in the lease you sign ! It doesn’t matter if the other person is being unreasonable
I had the most horrible experience with this place. I toured the apartment 4 days back & really liked the place. After my tour, nobody took the initiative to send me a quote or even drop an email to go over the details. I chose to ignore this thinking they might be busy. I loved the place and decided to go ahead and block the same by paying holding deposit, admin fee and applicant fee worth $596 as told by the leasing agent. It has been 4 days since my tour, nobody cared to inform me about my application or even share an ETA on the approval process. Despite multiple follow ups & emails which almost always went unanswered, nobody give me an update. Every time, I was told that they will always say that they are busy. While waiting to get an approval here, I let my other apartment options slide. Now I don't have another option & I am still waiting to get my $596 back which I paid. I will not wait until my actual moving date for their application approval. God knows how long will they take to refund my money. If this is the experience even before moving in, I cannot imagine what would it be like after I would have moved in. Please think twice & choose wisely before leasing here. Highly disappointed
