Modera Six Pines was my home for almost 3 years. I recently ended my lease due to work relocation, but living at Modera Six Pines was truly amazing!! The manager Melissa is such a wonderful person and makes you feel welcomed. Melissa and her entire team made it living here such a wonderful experience. If you’re looking for a new place in The Woodlands make sure you stop by, you won’t regret it :) the community is kept cleaned and the amenities are great! I never had any issues living here. I am definitely going to miss this place!

As the occupancy at this facility has increased, almost to full capacity, the service and upkeep to the building and grounds has decreased to an almost embarrassing experience. Suggestions and concerns, are met with a defensive posture and ridiculous excuses. A written response from the property manager is a big flowery bunch of words that lack meaning and are sometimes threatening. She loves to use her “eviction” leverage to disgruntled tenants in order to keep them from pursuing their complaints. In the last month, we know of at least four to five tenants “not including ourselves who have expressed serious exasperations with the property manager and the current condition of the property. There is extreme frustration that there cannot be a civil discussion take place between management and the tenant without threats or sarcasm. These are unsolicited complaints almost from just one floor. I can say with absolute certainty that, that number would increase if every floor were included.
Excellent experience so far! Clean and great community. They address the problems quickly when there is any. Always felt secure in all areas.

Wow! After 8 years of an enjoyable stay at my previous residence, I began looking for a change of scenery. My goodness! Modera is a breath of fresh air. Love it here if they can keeep the dog poop uncontrol and no peeing in the elevator it would be perfect! I love the view from my apartment and the views
The staff was very nice and helpful. They help me out with all the paperwork and gave me a walk around the place. Showed me where everything was and how to get to the trash and mail room.

Modera is an attractive complex with modern features and amenities. However since it opened during covid it took time to fill up and generate sufficient cash flow for proper maintenance. The facilities such as hallways and elevator lobbies could be better cleaned. But for this they need more staff. For what appears to be an upper level apartment, the residents do not always seem to fit that mold and are part of the problem with the complex not staying clean. The best part of Modera is that it is directly across from Lifetime Fitness, if you're into that.

I've been living at The Modera for a 8 months now and I can't say enough good things about it! The community is friendly and quiet, perfect for someone who values peace and relaxation. The apartments themselves are spacious and well-maintained, and I especially love having my own balcony. The pool area is a great place to cool off in the summer, and the gym is always clean and well-equipped. The management team here is fantastic – they're always helpful and responsive whenever I have a question or need something fixed. The maintenance staff is also very efficient; they get things done quickly and professionally. Overall, I highly recommend The Modera to anyone looking for a great place to live in The Woodlands.

I have been at Modera for about 6 months now and this is the best apartment living experience I have had in 25 years in Houston, TX. The minute I saw my unit on a tour last year I was sold with two balconies and a gorgeous pool view. Everything at Modera is top-notch. The front office, community rooms, pool area and the entire property are all always clean, warm & welcoming. Literally, I feel like I live in paradise. Melissa, Kelly, Alicia, Eddie, Baily & all of the staff at Modera provide 5 star customer service, go above and beyond and always extend a warm welcome to everyone who comes into Modera including residents, guests and even their pets! They always have treats and toys for pets at the front office. Finally, they always welcome my dog Petey downstairs and now he even rings a bell on my door not because he wants to go outside but rather he just wants to get attention from everyone in the main office. The application and move-in process was very easy. All the staff at Modera is super friendly and made us feel very welcome. Without a doubt it was the best choice. Modera Six Pines is an incredible place to settle into. Making a huge jump from Australia for work, I was worried about somewhere to call home away from home. But after a year now, I have been enjoying it so much, the apartment, the staff, the amenities and the community! Not to mention so much to do and see so close by. This is honestly the best community I’ve ever lived in…for several reasons Firstly, the gas stove….which is huge for me, because I cook ALOT Tons of cabinet space, bathrooms are setup perfectly, Lifetime Fitness opening across the driveway….I could go on I love the staff…Chris, Kelly, Luca and Eddie are all wonderful and top honors to the manager Melissa It is extremely refreshing to have a manager that actually cares I’ve been in different communities where this was NOT the case and ultimately the quality took a nose dive Never any communication or follow up about anything…not even when my vehicles were stolen. So the fact that she is so involved is such a relief I really hope they keep her around to keep this community as beautiful as it is…or at least until my lease is up Lol. Overall, i really love it here, and I give Modera Six Pines and the entire staff a 10 out of 10

I was one of the first residents here at Modera Six Pines and I would like to say my experience here has been very enjoyable. From the day I moved in, I felt very welcomed by the staff. Till this day, every morning I walk my dog and he cant wait to see everyone in the office! They're all super friendly and truly care about any concerns I may have. Any maintenance issues I have had in the past were always corrected pretty fast. In regards to the below comments about the property manager, I would just like to just say Melissa has been nothing but a blessing to the property. She tries her best to keep the property at its best. She has been very kind and welcoming from the day I moved in. Anytime I've had any concern, she is always glad to help me. I cannot believe all of the positive reviews of this place. I’m glad everyone else is having such a great experience. But let me tell you the truth….avoid at ALL COSTS! At least until Mill Creek (the corporate officers) begin to take this place seriously. Because as of now, there is no evidence that they are truly aware that this is one of their properties. I’m telling you…it is THAT BAD. We’ve been here almost a year (some of the first residents). I have really wanted to love the place but it continues to disappoint. The first three months were lived without hot water. Told by management that it would improve as more people moved in and more water circulated. Three months into the lease, it was discovered that the hot water switch was NEVER even turned to the on position. A switch located in a closet we have no access to. There have been multiple major water leaks on our floor….that were quickly just patched up and covered. It was noticed today that our bathroom electrical outlet was leaking water. Yep, another water leak in a building that is not even a year old. Potential renter beware that although the building looks nice from the outside….it is 100% wood construction from the 4th floor to the 8th. With floors about as thick as plywood, the neighbors upstairs sound like they are playing basketball when I am sure they are just innocently walking around their apartment. Two days ago, all residents received an email that was both condescending and extremely inappropriate in tone by the building manager. She was pointing out that residents were seen on camera violating pool rules and threatened to DRAIN the pool if there were any further violations. Give me a break! Just avoid the place, save yourself the trouble and anguish. Oh, and I can’t help but notice that rents are considerably cheaper than what I agreed to in the beginning. MAJOR REGRET! But is clearly a signal of the direction they have been committed to as a property and Mill Creek seems to be committed to as a corporation.
