I have been living in this apartment complex for a little over a year, and unfortunately, my experience has been consistently disappointing. The management’s communication is extremely poor. After reporting a cockroach infestation over a week ago, I have still not been given a resolution to this problem. Maintenance and upkeep are severely lacking. The hot water goes out frequently, and this has been a recurring issue for months. The pool was unusable all summer after it appeared someone defecated in it in June. Despite complaints from residents, management refused to clean the pool for the rest of the season, leaving the water green and unsafe. The elevators are constantly broken, adding another layer of inconvenience to daily life. Broken laundry machines are often left out of order for long periods, causing significant inconvenience. Trash around the property piles up regularly, making the grounds unpleasant and unsanitary. Security is also a major concern. My car was stolen from the property last October, and the complex offered no support during the situation. In addition, I have seen two homeless individuals in the mailrooms, one of whom was using drugs. These incidents raise serious safety concerns that management has failed to address. Given the ongoing issues with maintenance, security, and management’s lack of action even after repeated complaints, I cannot recommend this complex to anyone. I highly encourage people to look elsewhere for their new home, as this property does not meet basic standards for communication or upkeep.
I have lived here for about a year and half. The building is more than 50 years old, and because maintenance was deferred over the course of many years, it is barely holding up. They are regularly shutting the water off in the entire building in order to "resolve water main issues." It has been occurring the entire time I've lived here, and there is no sign these issues will be resolved any time soon. I'm writing this review during the second major shut-off in the span of a week. The management gives notice of the shut-offs less than an hour ahead of time in most cases, and the shut-offs have lasted for hours at a time. Do you want to live in an apartment where your water could shut off while you're in the middle of a shower with shampoo in your hair? Then come to Monaco South. Otherwise, steer clear. The main courtyard has major drainage issues. Any time it rains or snows, the moisture is retained in the waterlogged soil. In some shady areas, the ground is wet year round. There is moss growing where grass should be. The washers and dryers are frequently out of commission. The elevators are notoriously unreliable. One of the elevators in the building is just an exposed cab with no weatherproofing or shaft protecting it. How is that safe??! The residents. People leave their trash outside their apartments in violation of management policy. Many residents fail to pick up their pets' excrement, leaving it to dry on the sidewalk or grass, and sometimes on the exterior walkways. Lastly, the neighborhood. Yikes. The day I moved in, I found a bullet casing in the parking lot. Within a couple months, someone got shot in the alley north of the the building directly below my apartment. Within a year, there was a major drug bust one of the apartments. A few weeks ago, I was taking my dog on a walk and an unleashed pit bull attacked my dog. I'm a poor student and Monaco South is right next to a bus stop, so that's why I live here. It's NOT IDEAL in many ways. I've lived in some real stinkers. This place is a nightmare.

Dont live here. Everything is broken all the time. There is one elevator that is broken at least once a week. The water gets turned off once a week. You might get notified but probably not. Everyone in the office is rude and not helpful. Maintenance doesn't know how to properly fix anything. Homeless people like to hang out here. Cars get broken into, my mailbox got broken into. The package room is always broken so packages get stolen. Save your money. DO NOT live here.
I lived here for about three years. The office staff has a high turnover rate and it's obvious they're not trained; they rarely answer the phone during office hours and when you go in with a question they rarely if ever know how to actually answer. If you have to take paperwork in make sure to print out multiple copies because depending on who you talk to in the office they’ll either have no idea where your paperwork is or deny that the office received it in the first place. When doing the routine smoke detector tests one of the office ladies practically begged me to leave a positive review. It takes maintenance days to call and get something scheduled and longer to actually get something fixed. People treat the main hallway as a Goodwill and leave old furniture, clothes, and appliances for you to step over on your way out. There's trash everywhere and sometimes puke in the parking lot or in the elevator which takes days to get cleaned up if at all. There's a gym across the street, you should just go there if you want to work out because all the equipment the apartment provides is damaged, dirty, and falling apart since kids play in there all the time. I sent an email with pictures to the manager and was told it would be fixed, it wasn't. The laundry room is disgusting, the washers and dryers are so old and smell disgusting and at least a few of them are off at a time. The walls are so thin, you can hear your neighbors talking on the other side of the wall and neighbors yelling at each other in units diagonal from you. Sketchy people hang out in their cars for hours in the parking lot obviously a drug dealer or looking to buy and cars get broken into monthly. Denver PD had to put up a sign on the side of the road saying "Reduce theft, lock your car" and that sure says a lot about this area.
dirty, disgusting, smells rotten inside the apartments and out. no up keep what so ever. takes days to get something done by maintenance, weeks to get an answer on anything from the office. staff is horrible doesn’t care about anyone. pool is always closed. elevator is always broken and gets urinated in every other day. washing machines are always broken and laundry room is dirty. windows get broken all the time. trash everywhere. apartments haven’t been updated since the 70’s DO NOT LET THE PICTURES FOOL YOU THEY ARE FAKE!!!! peeling floors, chipped paint, things are “fixed” with tape and glue. they constantly run the heat through the whole building during the winter to the point where it’s too hot and you need to run your “air conditioning” (just a small wall unit that only cools down one room) or keep all your windows open. children run loudly up and down the halls screaming at all hours of the day and night. dumpster never gets emptied is always over flowing. people leave their trash bags in the hallways because they are too lazy to take it to the dumpster. they charge you for everything like the community lights outside of the building, the heat that they force you to have that you don’t want. had to call the “security” line for homeless people sleeping right next to the door to the parking lot, damaged windows and doors, people screaming outside in the middle of the night. extremely high deposit that you will NEVER see again they make up fake reasons why you can’t get your deposit back. this place is only for extremely poor people who have absolutely NO other options you have to be desperate to live her and even then it still is not worth it!!! there’s a reason it’s one of the cheapest apartments in denver do not believe any of the fake advertising this dump is not a good deal.

Or ones who have no integrity? Why not both? Avoid this place. You’re better off sleeping in your car.
I lived here for two years. Aug 2015-17. At first, it was acceptable. Except for the roaches. When they did pest control, you had to be out of the apartment for like six hours. Not to mention if you have pets or a job this is highly inconvenient. I went through this process three times. There is trash and dog poop everywhere. they over water the grass so it's a complete mud hole most of the year with rats living in the bushes and underneath the first floor walkways. The last six months of my lease or the absolute worst! At one point I counted 35- not exaggerating- unsupervised children in the courtyard. It was like living at a daycare. The noise level and the yelling was out of control. I had soccer balls kicked into my doors and windows repeatedly. The swimming pool was constantly closed because of the destruction caused by the children. Luckily/or unlikely since I had a lot of traffic in front of my door, I didn't live on the third floor because the elevators never worked. Multiple times I would see people stuck in the elevators. If you get an apartment that hasn't been updated, the smiles that can come from the kitchen and the Old wood can be Horrendous! They finally put in a dog park but it's only adequate for extremely small dogs....Even though they have a large area in between parking lots that could have been used to fit the needs of larger pets. During my time 3 sets of management came through. None of them produced any positive results in the community, were understanding, accommodating, or had any concerns for the best interest of the tenants. And finally when I moved out, I was a few days late with my final payment/close out Bill. I called the office to apologize and set a timeline to drop off a certified check from the bank. They assured me they wouldn't turn into collections if I got it to them in the next couple days. And now here it is October! October! And I get a call from a collection agency. After I have already dropped off my check. Please save yourself the hassle's and headaches. Find it somewhere classier. Pay little more. It will be worth it.
Living at Monaco South is harrowing. Be prepared for something new everyday and understand that that something new will probably be something highly inconvenient or extremely gross. The first point to make about Monaco South is that it’s in a small pocket of Denver that’s pretty rundown, and MS is rundown with it, and since the new manager, Brenda, took over it’s become even more rundown. The manager before her, I think he at least tried, but every time I talk to Brenda, it’s like deer in the headlights. She really doesn’t know what she’s doing, and I don’t think she cares that she doesn’t know what she’s doing. As far as the property itself, it’s not maintained by management at all. Be prepared to have close encounters with rats. When I walk my dog at night, they’re all over the place and will run right in front of you. I haven’t seen MS take a proactive stance on pest control, so they seem to be a permanent fixture. I’ve also talked with a few neighbors who have had problems with roaches, so gross. The water is shut off what seems like every other day, but even when it’s working, there’s no water pressure and showers have become really unpleasant. The mailrooms and laundry rooms I don’t think have seen a good cleaning since the last manager left, the stairways are filthy and usually littered with trash (gross trash), the walkways are cluttered, due in large part to the fact that elevators are constantly broken down, so people can’t get rid of large items or trash and so just leave them on the walkways. I know one of the elevators in my building has been broken down for six months straight, and the other one only works once in a while. That makes it really hard for the elderly and disabled people who live there. One of my neighbors almost fell in the stairwell when her cane got caught on one of the steps. She could have been seriously hurt, and you would think that MS would want to limit that kind of risk by repairing the elevators in a timely manner, but apparently not. Just know that if you’re moving here, it’s probably because of the cheap rent, but the cheap rent comes with a lot of downsides, so don’t expect management to care about the property, because it’s pretty apparent that they don’t, and because they don’t, the people who live there don’t care either – why should they when the manager can’t be bothered to do even the most basic maintenance and upkeep. I guess what I’m trying to say is, steer clear of MS. It’s a rat hole, literally.
The apartment itself is in fair condition but could use a little help. The neighborhood is nothing fancy but seems fairy safe. The employees are nice and respond fairly fast when something is needed.
Start with all the pros. My apartment is spacious. It has a computer room , a workout room or a gym. It has vaulted ceilings and the location is outstanding. Its near grocery stores banks, schools ,parks and walking paths.It's on one off the most major avenues. It is near a bus stop and a light rail system. Not to mention it's close to my job and it's in the city. Those are the pros. The cons are. The walls are very thin I feel like I'm living with my neighbor sometimes. The rent is very pricey and keeps going up every year. I live on the top floor and the elevator never works. What's considered a patio is really just a pass way at your front door, that everyone goes to get through. Finally the air conditioner keeps blowing out hot air in the middle of summer. Small annoyances in comparison to the pros that's why I'm stuck in the middle.
this apartment is a good place to stay especially as the rent goes up in most places. it's peaceful here and no many complaints in the area. I would lease my apartment agian to live here!
We were swindled from the get go. We knew there were certain things they couldn't tell us about the complex legally, but since we we're moving cross country, we wanted to know if it was safe for our family. We were told by the management at the time, it was Completely safe. False. Within one week our windows were smashed out in our car, we found another neighbors car had been set on fire 6 months prior, and we had seen the cops more than I ever have before. It came Down to popping popcorn and watching the tomfoolery for entertainment. We were thankfully eventually moved to building 1 of the complex, which was much quieter but comes with its own issues. Water pressure and temperature when showering has NEVER been consistent, the boiler goes out regularly for anywhere from 1-4 days at a time. Yeah, no running water for days sometimes. The management team will sometimes provide bottled water but the renters are never compensated for not having water. The elevator has never been updated or fixed properly in 30 years and will shut down frequently. If you can't always take the stairs, this is not the place for you. Turnover on staff is atrocious. We've lived here roughly two years and we've been through 3 management teams. All of which will say they are sympathetic to the issues, but again, no compensation is ever made. They want high rent for low quality under the guise of market value. Sure, market value is a thing but quality needs to be a factor. Also, no perks for loyalty. If you stay, they will still raise your rent every time your lease is up. The upside? It's close to 3 grocery stores, a laundry mat, and a bus stop. Also, the maintenance team is amazing. Don't bother calling the office for repairs, get to know the maintenance guys and treat them well and they will take care of your issues as much as they can within their power. And for the most part, the neighbors in the front building are great. We're all in it together.
