Property Ratings at Monarch Apartments
If you want to park near your apartment anytime past 5pm, good luck because there is NEVER parking. Its so bad that people have to park on the sides of the road in spots that arent even made for parking. And what does management do about this issue? ABSOLUTELY NOTHING. There are so many non-residents (that are supposed to park in the gravel lot) and management claims that they would be towing cars that don’t have a parking pass but they haven’t done ANYTHING like that. So we are just stuck with terrible parking situations. We have complained so many times there there is no where to park and they do nothing to help us. Not only that but the apartment complex smells like weed all the time. There is more to say but it looks like the other negative reviews have already covered it so go read those!! I just had to address the parking issue.

The 4+ Star rating is Not Accurate. The Front Gate hasn’t worked in six months and Management wonders how “strangers “ end up at the pool. There is almost always a thick odor of weed being smoked around the pool and the apt patios. In my 10 months here my trash has actually only ever been picked up 4 or 5 times. Lots of hidden fees. There’s better choices for less money.

If you are a prospective tenant, be sure to sort these ratings by newest! Since Freeman Webb bought out this complex, the issues have been nonstop. Even if you have an agreement in writing, they may choose not to honor it! My husband and I moved into Monarch in January and had such a wonderful experience with the staff at that time (office and maintenance) Now, we are looking to buy a house and the Freeman Webb staff has been a nightmare to work with on our lease extension/month to month rate. Not only do they insist they can wait until January 1 to communicate a rental rate (due January 1), they have contradicted themselves on the interpretation of the terms in our lease.

I have attempted to have multiple conversations with the staff before leading up to a public review. This “gated apartment complex” is never gated, even before the damage to the gate. The amenities RARELY are available. And the most frustrating part about living here is you NEVER have a parking spot available. I have had to park at the Genevieve Bond store down the street and walk to my apartment NUMEROUS times due to the complex and gravel lot being full. There are children continuously running around unattended. For instance, a child threw a football and left a large dent in my door, which cost me over $250 to have repaired. I had a video of this on my ring camera on my back deck and the office STILL didn’t do anything about it. Staff is extremely incompetent, disrespectful, and acts like it’s an inconvenience to discuss any concerns with residents. Moving into this complex was the WORST decision I have ever made! 10/10 WOULD NOT RECOMMEND!

We sincerely regret that your experience was less than perfect. We care deeply about our residents and want to provide the most comfortable experience possible. I have reviewed the items mentioned in your review and wanted to confirm our gate is fully operational. We had to make an unexpected repair after an unknown person struck it with their vehicle. All amenity areas are open, so please enjoy at your leisure. There were brief periods when these areas were closed due to COVID related reasons but we have since resumed business as usual. In effort to address parking concerns, we issues new permits community wide and will tow anyone in the community without a parking permit. We also added two courtesy officers to address any noise concerns after hours. I hope you find our efforts satisfactory. Please reach out if we can be of further assistance.
I moved in May 2019 and since then there has been a change in management 3 times, as well as a new company taking over by the 3rd time. I can’t complain about previous management in this review so I will just refer to the general basics of the apartment. The toilet flushes weak as well as the water pressure is so weak. The one bedroom closet is very small and bathroom is small. There is not enough room for parking, especially if you get off work after 6pm or really early before 8am. There has been a muddy unpaved “visitor” gravel parking lot across the street for like 2 years now that’s barely lighted that they want people to park in rather than on the curb. They will tow cars (resident or visitor doesn’t matter) off the curb that’s parked. So good luck finding a parking spot that’s inside the complex gate. Often the gate does not work, either it will not close or will not open to allow people to leave. Walls / flooring insulation are indeed thin, I can hear everything from foot steps (there’s no carpet) to tub water running, and even people urinating. The smoke alarms are sensitive, it’s very frustrating to fry bacon.
I have lived here for almost three months in a brand new unit. The front gate has never worked and it seems that the swimming pool is now out of commission as well. I turned in a list of items when I moved into my unit and none of them were fixed after 3 weeks. One of these involved my interior doors closing and staying closed. I ended up fixing those and other issues in my unit. The heat in my unit has not worked correctly since I moved in and my air conditioning does not work at all. One resident went without any heat for 3 days during a cold snap. The smoke detector in my kitchen goes off whenever I try to cook anything using my oven. I hear the one go off in my neighbor's unit as well so I think they have the same issue. I also hear their conversations; I considered just asking them about this through the wall. I have yet to see them keep consistent Saturday hours and it is impossible to leave a message because the voicemail box has been full for 4 months. This was an issue because they did not give a number of us our mailbox keys for over a month. I was told we would be contacted when they took mail addressed to us. I received one message. The second time I went to check I was hastily given a mailbox key and informed they had some mail for me, but gave it to the mail carrier and it would be in my box. I have yet to see any of it. As far as I know, about 3 weeks of mail that they accepted without my permission was lost. Please note the Sunday hours listed above are not true either. I believe they have been there one Sunday. They constantly called and pressured me into applying because they were running low on inventory. But guess what, when I did and then got approved it was made to sound like I was locked in and there was no backing out without financial repercussions. This involved me overnighting a check them at my expense but the person telling me I HAD to get it in or lost the one unit that I would want wasn't even there the next day.

We were completely unaware of some of these issues you have reviewed with. If you are experiencing any HVAC issues, please report them. We want our residents to be comfortable! Regarding the gate and pool - the notices sent out stated that the pool was under construction and set to re-open Spring 2017. The gate will also be repaired and in working order in May! Again, we apologize for the mailbox issue. We were waiting for the go ahead from the USPS and that was causing quiet the delay. We were inconvenienced by it as much as our new residents were. Once the mail carrier was assigned, all mail was released to him. If you are missing mail, please contact the USPS. This is something beyond our control. Also, going forward, if you would like us to return all mail to sender we are more than happy to do that. We accepted your mail as a courtesy so that would not happen. The phone mailbox has been cleared and we continue to return those calls daily. If you have any questions, please let us know! We want you to be happy in your new home.
This place is a joke. They steal your money and then fire the person and say you never paid. Worst mistake ever.
If you are looking to pay for luxury and want a step above government housing, look no further! I have lived here for seven months now and I'm counting the days until my contract is up. It is supposed to be a gated community however the gate has been broken for over four months now with no sign of it being fixed soon. When it was working they leave it open until 9 PM so it's not really secure anyways. It is also a pet friendly community however there is minimal green space for you to take your dog out.The dog park area mentioned in the last review is also a joke. It's tiny and has no grass. The management of the apartments are constantly posting about owner cleaning up after their pets which I agree with however they take no other care of anything else.It's now the end of May and there is zero landscaping done. All of the area's with trees and shrubs are rock and red dirt from where all of the pine straw has washed away. There has been vomit on the staircase for over three weeks now that no one has bothered to clean up. I could keep going but I think you get my point.If you are okay for paying top dollar for the slums than this is the place for you!

I love it here!! Granite counter tops, stainless steal upgraded appliances, large open layout..just perfect!! The amenities are top notch, I love our dog park or I should say my dog loves the leash free dog park :-) Perfect location! I'm even happy with our office staff, the other day I had a package that was delivered to the office, one of the Ladies who works in the office, Lisa (may even be the property manager now) took time out of her busy day to call me just to let me know I had a packaged and even offered to stay late so I could pick it up, to me Lisa went above and beyond for me and I see great things happening here because of her willing to help attitude.
