Property Ratings at Passage Buena Vista
The apartments themselves are gorgeous and bright. Lots of Kitchen space and closets are roomy. I LOVE this apartment. You can hear the neighbors above you but not more than anywhere else. The complex is mostly quiet and safe. The staff has been AMAZING. If I have any issue they are quick to address and resolve it and I have never had such a positive experience with apartment management. The maintenance guys are professional and efficient and kind. Overall absolutely love it here. The parking is definitely an issue and it sucks but it is a price to pay to live in a beautiful community. You get a garage and a parking spot if you have a two bedroom and up otherwise it is first come first serve for the other assigned parking spots. There is VERY limited guest parking but hopefully they will be able to make adjustments and allow for more parking soon.
Andrea has helped me with so many questions and will follow through on requests. She has also gone above and beyond to help me with other issues. If all people managed an apartment as Andrea has, tenants would be very satisfied because they would be heard. The property is beautiful. You almost feel like you're living in Italy in CA and the walls are of high quality so you dont hear your neighbors as much.
No one Is in the office anymore since the company was bought. Things broken packages missing stay away
I love my apartment. But not The pot smoking and overly loud neighbors. I have lived in apartments off and on for several years and I have NEVER smelled pot nor have I had such loud neighbors.
This apartment community is great, it's beautifully maintained and I feel super safe here, a luxury I didnt have in my last apartment!

Im loving it here so far. The community is quiet, clean and friendly. I love the rewards system too! Keeps the community engaged and its a nice way to earn a gift card here or there. My kitty also sits by the window in the morning, waiting for me to open the blinds so he can hop on his cat tower and sunbath/bird watch.
I have been on the search for the perfect apartment with a great location and I finally found it! The staff is friendly and always willing to help. The pool area looks beautiful the community it kept nice and clean. I highly recommend checking out these Luxurious apartments.
Besides the loud upstairs neighbors, the place is great, the staff is awesome. I have asked for a transfer, we will see if the concern is understood and resolved with a transfer. Can't imagine living life like this for months and months.
The apartments are beautiful but overpriced especially for the area. There is a fire station right by the apartments that you hear sirens all the time. There are homeless people all around the outside of the complex. Additionally, the parking is ridiculous. Don't get me wrong they have parking spots but their policy is ridiculous. I will be moving as soon as my lease is up. If you have guests forget it. It has to be planned in advance so you can get a parking pass for them. Additionally, Melissa, the manager, was very rude when she spoke to my son about his guest's parking in the wrong spot. He is a teenager who has been nothing but respectful and there was no need to talk down to him. I was out of the country at the time and had to deal with all of this stupidity over parking when there are tons of spots not being used. I would not recommend moving here.
My husband and I absolutely love living here. The leasing experience was great, even through this time with Covid measures. Lisa initially helped us and had a nice gift bag ready for us with all the information that we needed for our self guided tour. Once we were ready to apply we had Tate help us, even with all of our technological issues and this taking place during the holiday, he really went above and beyond to help us get approved and moved in asap! The apartment itself is wonderful. You can tell that the architect and designers were very thoughtful about the spaces; for example, the interior doors leave the perfect amount of space between the floor so you can lay down rugs without the doors crumpling them when you open and close. We are in the 1 bedroom and the kitchen has so much storage and counter space, it's perfect for us as we are always cooking up a storm. This is probably the first place we have lived together where we genuinely love coming home to see, and we don't even have any of our furniture yet! Literally living in an empty apartment but we are so happy here.

Horrible Parking, Terrible Construction Quality, and Misleading Staff have made this place somewhere I would NEVER recommend.
We moved in October 2020, like another reviewer wrote- we were promised (in writing and verbally) certain things about the parking that have been blatantly ignored and changed without consenting any tenants beforehand. We are now being told we MUST park one of our two vehicles in our garage, and that although we have an assigned spot, we cannot switch which car we park in the lot. The lot car and garage car will have separate stickers and we will be towed if we park the wrong one of our two vehicles in our assigned spot. It’s the most confusing parking setup I’ve ever heard of. They are also refusing to accommodate assigned parking changes for people regardless of individual situations (disabilities) Having a garage was one of the sticking points for us moving in due to the lack of storage in the actual apartment and the extra storage space the garage offered. Additionally, this is marketed as a “luxury” complex..... it is FAR from luxury. The paint is literally so cheap, and the construction was clearly rushed and done very poorly. We have gaps in the flooring from lazy workmanship. They also didn’t finish the trim in our apartment. It is coated with primer from the hardware factory, but it isn’t painted, so the primer just rubs right off. Lastly, they have a terrible issue with coyotes IN THE COMPLEX PARKING LOT and haven’t formally notified tenants, or taken proper steps with the city to have the animals relocated. It’s a major safety issue for tenants with children and pets. I don’t blame anyone at the front office for these issues, nor would I ever give them issues- it’s just a job and I totally understand working customer service, and how unfair it is to be blamed when they don’t make executive decisions. The office workers are kind and try their best to accommodate tenants. The issue is, for the price you pay to live here, it’s FAR from worth it. Save your money and live else where. I feel bad for the prospective tenants considering this as their home. I’m hoping this review gives some insight and perspective, and saves someone the heartache of moving into a terribly finished complex that is far overpriced for the amenities offered.
Parking is a disaster BEWARE. I normally do not leave reviews, but I am tired of being taken advantage of from these communities. This topic may not affect you, but if it helps someone else great. We moved in September. Before hand we made sure to let the agents we worked with (not mentioning names as this is not a personal attack) that we had 3 cars and don’t want parking issues as we had to deal with the same issues from our last two communities. We were told the parking is open & you can park anywhere, it’s open parking, there are over 150 spots. So we picked a specific unit with a garage that had a large driveway to utilize in case parking became full (The Community is at 60-70% capacity and parking is nearly full). We were told in writing this would be acceptable. Obviously this is great new so we decided to continue with the paperwork and select this specific unit. Fast forward to Dec 8th they are working on assigned parking which is supposed to be finalized Jan 4th and if you have a 3rd car you will be out of luck parking across the street in the cities trail parking or possibly Jack in the box, all outside of the community/gate. We were also told we can not use our driveway for parking. Apparently the city said the driveway has to be a certain amount of feet to park in which ours is slightly shorter than “acceptable”. While fighting this issue we were told this “ The issue is we only have 140 spaces which include, handicap, EV, and visitor.” how is this amount of Parking supposed to work with over 150 units?? And multiple cars per unit. The staff should have been familiar with city ordinance before providing applicants with false information and residents deciding on a community and signing a lease with false amenities & information. They let us move in before our building was signed off by the city. & 1 month later I received a call saying I can’t park in my driveway anymore. This is super wrong in my book. We have a baby that we can not lug around across the community and city trail parking... This was a huge mistake trusting this community and it’s staff with false information just to get people to move in during the pandemic. Please make sure your parking situation will be accommodated before you try this place out, but you may be lied to anyway. Hopefully this helps someone. Monarch Apts or customer service Corp person don’t bother asking me to contact you or the leasing office if I have concerns as it will not affect anything.

The property has a great layout and is located right next to a walking trail, which is perfect for my dog. The pool area is very large and there is a ton of amenity space. Downtown Vista is also within walking distance. It is really a wonderful community.
