Property Ratings at Monarch Point
This is the worst apartment I have ever lived in and it’s supposedly brand new. But beware nothing is new inside the apartment they are built with used appliances. Countertops are crap and they just piece stuff together. I moved in with a huge gap underneath the patio door and the management said that was normal and the clear door sweep would help with the gap that allows light and bugs inside the apartment. Then they argued with me instead of just fixing the problem. Also if it’s brand new then why do some u it’s have window AC units hanging out of the apartment? The management is horrible at fixing anything too I waited 3 weeks for my mailbox lock to be fixed and I just moved in. I would not recommend this place to anyone. The management is so rude too please don’t move here you will be disappointed.
We have lived in this apartment complex for a year, and our experience has been overwhelmingly negative, primarily due to the office staff. While the apartments are new, the management issues have made our time here challenging. First and foremost, the front desk employees leave much to be desired. Their unprofessional demeanor and lack of helpfulness create a frustrating environment. When residents approach them with questions or concerns, they often respond rudely or dismissively, making you feel like a burden rather than a valued tenant. Instead of addressing issues constructively, they seem more focused on complaining about residents, which is unacceptable. We've faced ongoing maintenance problems, including water leaks under doors and pests emerging from the walls. The apartments are poorly sealed, which should have been addressed before leasing. Additional maintenance issues include community lights being left on all day and sprinklers malfunctioning during rainstorms, causing flooding in the parking lot that takes days to resolve. When complaints are raised, the staff often gives generic responses about being “on a schedule,” which is unhelpful and frustrating. Moreover, the management's approach to community engagement is flawed. They schedule resident events during typical working hours (3 PM - 5 PM), which effectively excludes those of us who work 9 to 5. It's as if they don’t genuinely want residents to participate or simply don’t want to stay late to accommodate us. Lastly, the lack of privacy is alarming. Staff have entered apartments without prior notice, raising concerns about security and respect for personal space. Overall, we are choosing not to renew our lease due to these persistent issues. Until significant changes are made, particularly regarding staff training and responsiveness, I cannot recommend this complex. Consider looking elsewhere if you value your peace and privacy.
Inspect BEFORE you sign a lease!!! Oriental roaches seen in this complex. New construction has disturbed their habitat. Please, know that it is a best practice to carefully inspect & complete a walk-through in the evening. (applies to any other apartment complex you may consider as well) Roaches are nocturnal so more active/visible after dark. Research what signs of their presence to look for. If you see even one there may be more.
We have loved living at monarch point! They have the best staff who are always so welcoming! This apartment checked off every single one of our boxes! They even have small backyards! Seriously one of the best apartments in Lubbock Tx! It’s so close to so many food options and stores it’s so convenient living here!

I have lived at Monarch Pointe since they have first opened and could not be happier with my experience so far. The property Manager and staff are extremely friendly, helpful, courteous, and go out of their way to accommodate my needs. These are single story apartments that look very nice on both the inside and outside and the complex has fantastic amenities such as a pool and gym that are accessible as a resident. The complex also is in a great location and I am within walking and short driving distance from many great restaurants, bars, and business’s. The complex is quiet, clean, modern, and I have not had any issues with neighbors or excessive noise. I I highly recommend Monarch Pointe if you are looking for a great place to live in the Lubbock area!
