Property Ratings at Monroe Place Apartments
I lived at Monroe before, about 8ish years ago then came back about 2-3 years and finally done with them. The first stint of time it was fine, low rent that made sense for the lack of management. Now they’ve increased and increased with little to no upgrades to the community, they’ll say landscaping and the EV chargers… but should’ve spent that money on units than exterior and chargers not in use that take up already limited parking(fines for non EV cars parked in said spots). They must be truly hurting though, I moved out a month before my lease was up. During that time they started enforcing the trash can policy, where the disgusting used outdoor trashcan they require you to have for their spotty valet trash service has to be put inside. Meanwhile I was already gone and didn’t see that I got a lease violation till weeks after and they didn’t even care that I already moved away and wasn’t at the property. Also they now are threatening if you don’t pick up your dogs poop and get caught it’s a $1000 fine. I picked up my dogs poop but first community I’ve seen with such a fine, makes me think they’re trying to make ends meet, especially with the high vacancy rate. Outside of everything above, other things to note: 1. One or multiple gates seem to always be getting repaired or not working for days, sometimes weeks at a time. Leading to multiple car breakins or cars being stolen, at times more than 10+ cars being affected. 2. My apartment got water damage back in December of 2022 when Atlanta froze over, up until my move out date in April 2024 water damage was still not repaired. 3. Fetch, their delivery service, for Amazon, packages etc etc sucks. You will wait additional days, sometimes weeks for packages getting lost and/or just not put in the system 4. They closed down the grilling area around the pool at the start of grilling season to take months to redo and paint a pergola 5. The gym is the size of a half bathroom 6. Management and office has a rotating door, so don’t be surprised if the people you talk to this week aren’t there the next 7. Be prepared to listen to leaf blowers for 4-6 hours at least once a week if you work from home.
No water again!! If you want to live in a place with a normal daily water service this is not the place, it's ridiculous how many times they cut off the water, many times without prior notice or the notice arrives minutes after the water is cut off without giving you the opportunity to prepare yourself, this is extremely annoying!!
This place USE to be a great and safe place to stay, but since the leasing office switched everyone out it’s been slowly going down hill. As soon as you walk into the office as a resident the new people are very quick to advise you that they’re only here temporary. Then there is the assistant property manager Fiona who doesn’t have the adequate customer service to meet the expectations of what Monroe place use to me. Secondly this use to be a safe gated community in which we use to have security patrolling at night and a courtesy officer that lives here. They got rid of security, and the “courtesy officer” I have only seen twice in my two years of living here, and it’s to kick people out the pool before the closing time. We also have a parking garage which is suppose to be the safest place to park and on the morning of October 12th I go to my car and my window is shattered, along with about 6 different cars. These are all residents of Monroe place that got their cars broken into. How are we suppose to feel safe if we have a gated community and a courtesy officer, that according to Fiona doesn’t have to patrol the neighborhood at night unless they ask her to; still haven’t seen her. So we already don’t have a peace of mind that are cars are safe at night, then I go in the office to report the situation and my first encounter with Fiona she was not helpful with providing me with anymore information than “I’ll let the property manager know,” and also did not have a good attitude while I was there; gave me absolutely no peace of mind. Then a week later my fiancé goes to the front office to print documents where again we have to deal with Fiona. My fiancé causally and respectfully asked Fiona what was going on about all the break-ins, and she acted as if she has no idea what she was talking about. Once Fiona gained recollection of the incidents my fiancé asked her what was being done to help put us at ease that this won’t happen again, Fiona now irritated responds “ We spoke to the police what else do you want us to do?” AGAIN absolutely no peace of mind to this date that our “gated” community is safe again. Smh I use to LOVE this place!

Amazing staff that is always willing to help! Apartments are very reasonably prices that look amazing.
The price matches the hospitality and quality. The units are alright. They're spacious and pet-friendly. Maintenance staff is great. Property Managers range from professional and courteous to dismissive and manipulative. Tenants range from respectful and quiet to disrespectful and boisterous. The complex is near the highway interchange. Piedmont Park is not walkable and the road is dangerous. The air quality is poor, that's seen when purchasing your own air filters that capture air particulates. There is a constant hum of cars on the highway and bustle from street-level traffic. There is a bar next door called Cirque. The bar itself is not loud, rather the patrons after hours walking to their cars are. After the bar closes (2 am) until about 4 am, people are in the street screaming, dancing, bumping music - daily in the summer. Over two years, here were my complaints... Notable: 2 attempted break-ins to my unit, on camera. 1 shooting, it was in the news. The courtesy officer does not respond. When you move out, they charge you $2 per hole in the wall. Furnishings: Water pressure was reduced. The water heater is unable to produce enough water to fill the bathtub. The size of the unit is generous. Complex: Parking is a mess. Gate is a mess. No lights on the garage. Guests who park in the garage are unable to see the reserved signs and get booted. A resident was chased down and shot in the complex. The pool is nice. I've heard complaints from neighbors who live around the gym. The noise keeps them up at night. Tenants: One tenant, a) had their dog defecating and urinating on their patio for 3 months. When it rained, the pee trickled onto the downstairs neighbor's patio and into their walls. It took over a month to remedy. b) installed stuff on the wall at 11:30 pm on a weekday. c) frequently lets their large, unleashed, and untrained dog run around the complex while children were out playing. d) has a child who stood on the patio with her friends, on a weeknight, howling and screaming into the cement building next door because they liked the way the echo sounded. Other notable experiences: Maintenance came into my house without any notice and my daughter hid under the bed for 20 minutes scared and crying. Management assigned another tenant my parking spot, they were booted, it was a big mess they tried to blame me for, then continued to insult me by asking me to trade my parking spot for free parking rent in another spot.
I moved to Monroe PL because its location but since the day 1 I started to have a feeling that the front office is not really competent. They messed up my our contract and we end up delayed our move in date twice. When finally we moved in, I tried to stay away from the front office people. But on December 2017, their incompetency got me. They booted my car illegally when I was traveling aboard because I parked in my reserved spot and they FORGOT it was MY SPOT... I went to office afterward to discuss the matter and was told " you should be appreciated it that we only charged you $187". If you have a high tolerant for stupidity this is the place for you. If not, Stay Away for you own sake.
Today is my family moved to Atlanta 1 year and we lived in Monroe Place Apartments 1 year. It is full of love apartments. The 3 ladys who are work for the apartments office thinking and doing a lot of building a great apartments.
All management care about is your money. They try every means to get your money. They always show you the contract when they want you to pay more, but when they make some mistake, you can never let them compensate you anything. It's such a waste of time and money to live here. Plus trash everywhere on weekends.
Older property they try to fix up but you can hear the unit above you, below you, to the sides of you. etc. I hear the guy behind me even when he is peeing in his bathroom. The people living there are night people & I have not gotten more than 3 hours of sleep at any one time. This makes it a difficult place to live if you hold a regular day job. The grounds have a flea infestation and mosquitos during the summer. The staff are great people and have to do what they can, but the architecture is what it is. There is also a fire station next door which activates all the time, in turn has the pets howling. The location is convenient and I guess that's why it seems to be fairly full but it is over priced. I will move out as soon as I can.

To briefly address your concerns: Prior to your feedback, we did not receive any complaints about mosquito activity this season. Monroe Place is proactive with pest control to ensure the comfort and safety of both our residents and pets. However, when we're notified that pesky insects and/or mosquito activity is present, we make sure to handle immediately. With regard to disruptive noise, we want our residents to know they can absolutely call the courtesy officer 24/7, no matter how minimal they think the noise is, during the quiet hours. That's what our S3 Service and Courtesy Officer, Nate, is here for - they have no problem acknowledging the complaint to notify the resident with a friendly reminder to please keep the noise down. In addition, residents are 100% welcome and encouraged to notify the Leasing Office of any concerns so that we may address them ASAP. We are always happy to send out reminders (whenever necessary) to promote noise control and respect for neighboring residents, but we can't do so if we're not aware of an issue. This is my second year in Monroe Place Apartments. I love the community, the apartment, and the pool. The design of the apartment makes it spacious. The kitchen is designed fantastically that I can chat with my family and guests easily. There is a storage room in the patio which is very helpful. The team of the leasing office and maintenance is supportive, friendly, and responsive.
This amazing complex located near Piedmont park and the belt line is the perfect place to live. It is currently being updated and it is gorgeous. This place is home to many people has well as pets, I mean I'm sure the great dane could have been a miniature pony. Regardless of all the pets here, it is very clean and quiet, besides the train that passes by sometime between 11-12pm, but its hardly noticeable. The management team is top notch and very friendly, while I can't say much about the maintenance team being that I've yet have had an issue. The pool area gets rather crowded on Fridays and weekends where the complex offers a gas grill for residents to use. The biggest downfall about this apartment is its location, can you say traffic and traffic especially during rush hour depending which way you go. The biggest plus is that you partially get the city life for less, partially in the sense that you're not totally in the city but you are right there.
Good apartment ! The schools are excellent from elementary to high school .The leasing office employees are friendly especially after the coming of the new manager. Excellent maintenance! Fast service! Recent awesome upgrades!
Monroe Place is in the perfect location. I can walk to the local park or grocery store. I can drive and be at either in less than a few minutes. Location is key for me because I am conveniently located right at the interstate on and off ramp. No more sitting in heavy traffic all the way into town. When I am not exploring the city, my neighbors are excellent companions. I feel like apart of a strong community here and everyone is looking out for each other. Its a perfect first time renters apartment or for those looking for something a little longer than a year because we have long term residents. All in all you cant beat this place.
Monroe Place has been an amazing complex to live in. Great dog park, pool and lots of places to walk around with your dog! Friendly neighbors and great office staff.
I have been living here from July 2014 and have enjoyed the place since. I love the awesome helpful staff, be it the managers of the maintenance guys. This is a very pet-friendly community and hosts to a very diverse set of people (all awesome :)). The community had rooms ranging from studios to 2 bedroom and my 1 bedroom is huge (900 Sq ft) and beautiful. I would recommend this place to a friend or family alike.
