Property Ratings at Montclair Gardens
I'm leaving this review because the other reviews are totally inaccurate and I don't want anyone to miss an opportunity to live here. We absolutely love it. The grounds ARE manicured, more than most other places. The parking situation is totally fine (free spots galore). It's super quiet, on a side street that is rarely driven on. Neighbors are chill. The surrounding area is absolutely beautiful. Pet-friendly. The super(intendant) is literally the best you'll ever find - extremely responsive, kind, and understanding. All issues fixed ASAP. Really have nothing bad to say. The units without laundry have to use the shared laundry room which is only acceptable, but they've slowly phased it out and only a few units remain that don't have in-unit machines. This place goes under the radar due to limited descriptions/photos/postings on realtor sites so don't miss out if you've found it!
The parking situation is pretty grim. You either get a street parking permit from the city or you're forced to park in the back of the complex which is dark, unpaved, and extremely muddy. If you're lucky you'll find a spot on the actual surface lot, but that's very, very, rare. Very unfortunate that the building charges extra for this type of parking. Additionally, the walls in this place are paper thin. I mean PAPER THIN. You could hear every single step or voice like your neighbor is standing in the room with you. The only positive thing about this place is the location. You're a short walk away from town. But depending on your budget, for the price of this place, for a couple of hundred more you could probably find something a lot better.
180 Orange Rd is a wonderfully located apartment complex consisting of three buildings just off Bloomfield Ave and the main Montclair downtown area. The landlord doesn't put much time/money into the maintenance of the grounds, but as a result the rents are at a great level and the apartments are suitable, if not super modern. (To be fair, nothing gets out of control but the landscaping budget is clearly next to nothing) If you like saving money in a low-key apartment complex that offers great access to an amazing town and easy connections to major highways and forms of transit, this is the place for you. If you like perfectly manicured lawns, amenity lifestyle and paying 2-3x as much in rent, 180 Orange Rd is probably NOT for you.
