DO NOT MOVE HERE*** I wouldn’t give this place one star if I could. I’ve lived here for 5 years and at first when John was the property manager everything was lovely and taken care of. Now since the pandemic we’ve had previous management transfers and to say the least the quality of EVERYTHING has gone down tremendously. We NEVER get solid communication when we call or email repeatedly. The lack of communication is astounding! I’ve been waiting for weeks to get lightings replaced, a new kitchen door handle that has cut me several times. It obvious NO ONE CARES AND corporate has taken over this place. Even if location is great and floor plan is decent it is not worth feeling like I am living worse than low income housing and to be paying FULL price. It’s very dirty, unsanitary, you never know when the laundry is broken/not enough machines and the maintenance staff seems impaired most of the time. I truly HATE living here and with inflation it’s hard to find another safe clean place to move to. I know I will get out of here but save yourselves and DO NOT even consider moving to this dumpster of a place they call “home” Such a disappointment. I cannot wait to upgrade my lifestyle with my family. I hope you reading this find a home you love and enjoy.

I have lived here so far for 18 months and couldn't be happier. The community is quiet. The people here are friendly and the atmosphere is very peaceful. I look forward to k hub hub my here far a very long time.
I've lived here for nearly 5 years. At first, it was a lovely place, with nice office people & maintenance. However, in the past 2 years, it's all gone downhill. The office staff never return calls or emails. The maintenance staff is a revolving door. Therefore, nothing gets done. The grounds USED TO BE impeccably maintained. Now, all the lawns are dead & shrubs are quickly following. When the shrubs die, they're yanked out of the ground & never replaced. I go out & dump gallons of water on my shrubs to help them survive. Sidewalks are dirty. Trees are over grown & too close to the buildings. I'm certain it would present a problem if a wild fire broke out. Very worrisome. We've been told the picnic tables that were damaged in a wind storm 2 yrs ago would be replaced. They never have been. We love to barbeque, but it's difficult when you have to stand there holding all your stuff while your food cooks. Many tenants have resorted to barbecuing on their patios. It's strickly prohibited. Strangers prowl the units. There have been several break ins. I personally saw a non-tenent person dumpster diving every trash shed on this property. I reported it to the office with complete details including license plate #. Never heard a word. Don't feel safe here anymore. Sad.

It was great before it got bought out and all the staff changed. Now it's impossible to get in contact with anyone and I've been having unaddressed issues for months as a result.
I love the beautiful setting, especially on the east side of Oleson Road, with the tall trees, the foot bridge near the south entrance above the ravine and the creek near the north bridge entrance - very lovely!

This apartment is not what it seems unfortunately. They have been short staffed ever since we moved in 7 months ago. Maintenance request take anywhere between 2-6 weeks to be fixed. Management is not friendly and has a massive turnover. There are good things. Parking is easy, gym is convenient, trash is clean. Price is reasonable as well.
It's a great first apartment for students or people just graduating college. It's affordable and pretty spacious. It's in a great location for grocery shopping and different fast-food chains that stay open late.

I wouldn't call the apartment a community. It has potential but I am pretty sure one day the building I live in is going to fall into the marsh behind me.

I just moved in but the apartment is very clean and appears to have been newly renovated by someone with experience. The management was very accommodating with the move-in process.
The overall complex is very beautiful. I love all the little trails through the trees. Lots of space for my pup to check out. Inside is super pretty. Feels like we are living in a luxurious space with affordable rent. My family loves it here.
Any issues we've had have been resolved very quickly in a professional and friendly manner. I couldn't be happier with living here.
This is our 5th year here at Montclair Terrace Apartment Homes. We love it here. Very quiet & serene. Grounds are kept up well.
The community is fairly quiet, maintenance is helpful, management is responsive and kind.
I was really excited to move in here. We struggled with humidity and mold our entire time here. Assigned parking spaces but guest spaces always full. No street parking. Not all apartments are renovated but they will still charge you for a renovated one. Cheap, gross carpet. Some windows are new, some are from the 80s and have no insulation causing drafts and large PGE bills. Some units have washer & dryer or AC but not all. Maintenance is good, but they’d probably do a lot less work if the apartments weren’t so cheap. The ceilings are not level and have popcorn on them. Everything was just so poorly made. You still have to deal with 26 and 217 living here. Look for nicer apartments.

Montclair Terrace has a beautiful setting. The trees are like nothing in the Midwest, almost like being in Sequoia National, and the staff is really nice. It is a great location too.
The experiences Ive had with a management staff so far have been amazing. The apartment is beautiful, the overall feel of the community makes you feel at home, and the management staff is extremely helpful. There was a small issue with our move in date and it could have been a bad situation. However the management really impressed me with how hard they worked to make things right, and we ended up having a great move in experience. 10/10 would recommend this place to everyone!
Montclair Terrace has been a great experience for me so far. I have been here a month and really enjoy the complex, staff, and residents. It is quiet, has nice facilities, and is readily accessible or close to walking areas/parks. The staff is very friendly and helped me through the lease and moving in. The residents here are also very friendly and willing to lend a hand with whatever you need.
I am very pleased with my living experience here. After having visited a tenant here for the last 6 years I decided i wanted to live here and that is a decision I do not regret. I'm planning on spending many many years here.
The maintenance staff is very kind and helpful. Great location. Within walking distance of most everything you could need.
The environment at Montclair Terrace is perfect. The complex has a peaceful feeling to it with lots of trees and a nature feeling to it. Laundry facilities in units and on site in case of mechanical issues. Staff is very friendly and easy to talk to and to get a hold of. I recommend this place for anyone looking for a great place to live.

Montclair Terrace is a very nice place to reside. However, COVID-19 challenges have affected the office & maintenance, which is understandable.
Staff is friendly. Maintenance is punctual. Communication between staff and residence is frequent.

I lived at Montclair Terrace for over 3 years and it was a really nice experience. Even though management companies have changed hands a few times, the onsite management hasn't. Byron and John are great property managers. Willing to listen and make sure your living experience meets your needs. If you have animals it's a great location for you and your loved pet. Walking distance from many stores and restaurants, minutes from downtown and 1.5 hrs from the beach. Biggest bonus here is maintenance is onsite and readily available. If something comes up they are on it!! Would move back there if I came back to the mainland.
I am thrilled with the maintenance crew of Dustin and Mike. I am not happy with the office management. Trisha was not honest when showing the apartment and getting any kind of response out of Byron is impossible unless he needs something. The price is too high given the age of the buildings, pool, laundry room, and sauna. The BBQ areas are minimal at best. Dustin and Mike keep the property in excellent condition and can handle any emergency that may occur in an apartment. If it weren't for the consistency of nice updating work Dustin and Mike perform I would not rent here.
I originally live a couple states away and so it's pretty hard to call this place "home." Apartments.com was able to help me find a place right away. I currently reside at a beautiful location surrounded by large trees and a view of the sunset each day. They newly renovated the building so the new appliances and the hard wood floors makes me feel right at home. I have a group of great neighbors and the hole community in general is very nice. You will find everything you need in walking distance. Bus stop, grocery store, bank, great places to eat and not a whole lot of noise as you would get in the city. Great location and great place to live.
These apartments are recently renovated, so there are some nice things about them that we enjoy. The new flooring and carpets are lovely. I was a little disappointed that they did renovate a lot of things, but left a lot of older things that definitely show (shades, ceiling fan, trim, doors and only painting the kitchen cabinets rather than replacing them are a few that stand out). It does look like a few shortcuts were taken on the renovation, and there is some just plain lazy workmanship such as poorly installed outlet covers and crooked shower fixtures. The area that the apartments are in is also nice - there are lots of trees and shade...the only downside to this is there are plenty of bugs and spiders to go around! The complex has a pool and two fitness centers, which is also a nice feature. I would say that the apartments are priced a little high ($1300 for a 2 bedroom at the moment, and rising), which we probably would have though twice about if the market wasn't so crazy in Portland right now. I also find it pretty lame that they do charge for water/sewer/garbage apart from the rent...which many places don't do. Their system is also kind of lame in that each apartment is NOT individually metered, so it is based on how many people live in your apartment rather than how much you actually use. The staff have been very accommodating and helpful so far, so we have no complaints there. The bus stop is a short walk away, and there are plenty of grocery stores and restaurants close by as well. Overall, we will be here for Portland for 4 years, and I'm not convinced that we will renew our lease here at Montclair Terrace if they raise the price any more.
