DO. NOT. LIVE. HERE. The complex is full of snake employees waiting in the grass. Lied to us about our move out inspection. The maintenance guy came in to do the pre check inspection and said “you’ve lived here almost 2 years, we’re not going to charge you for paint”..Over $300 later for paint on our deposit refund. Maintenance is beyond unreliable. Put in multiple request to fix a broken dishwasher that leaked onto the floor. About 4 or 5 days went by before they sent a confirmation of the job to be completed and it wasn’t. Then we repeated the process, more days went by and got a refurbished dishwasher that the maintenance guy put together and shot water all over our apartment and made the girlfriend hold the hose spraying water while he left to figure out how to shut it off. Put the dishwasher in and the insulation was sticking out of the sides and rocked back and forth unsecured. People drive through the complex like it’s nascar. DO NOT let you’re kids play in the street. We towed 5 cars out of our assigned parking before putting up a “Violators will be towed” sign. Still didn’t work. Hardly any security. In fact, I caught one of them sleeping in the complex gym when I went to the gym early in the morning but never reported it because the security is a direct reflection of this company and complex. The gates are broken 75% of the time so don’t bother thinking it’s a “gated” community. Overall this community is just really bad. The quality of life you’re going to experience here is terrible for what you’re going to pay. If you made it to the end of this review, please look somewhere else. This complex and this company is not it.

Since the day I’ve moved in I’ve had complaints that have went unsolved for months. Pest in apartment since day one, refrigerator doesn’t work and took weeks for them to even come out still doesnt work properly, paper thin walls I hear my neighbors cellphone ring and 5am alarm EVERYDAY! Mailbox is way across property, I have to drive my trash in my car because it’s to far to carry. Pest and wild animals outside trash area and always full. I opted for a garage for two tandem spots because there’s no visitor parking and you only get one spot no option to add. Parking on street is a good 5 min walk. Gate is always broken and open. Not safe at all. Security is a joke. Ppl still park in my spot everyday and I’m often late to work because I’m blocked in. Your utilities will be sky high due to no insulation. Heat is on 80 just to feel it. Ac is on 60 to cool down and you can feel the air the air coming through the windows up to 3 ft away. SDGE will be hundreds. You pay for water fine but my bathroom has been leaking from tub, toilet AND sink since DAY ONE! I have work orders that still have not been completed in months! They just will falsely complete or just delete out the system to clear. Bathroom smells like mold and mildew. Packages get stolen often and office doesn’t care. Parcel container is a joke and you have to pay to protect packages that still get stolen and delivered in wrong box! No property manger on site let alone on property because they don’t have one. All temp employees and very rude. Will talk to a new person everyday!

This is the Shashkov Family from apartment 3324. We are tired of living here because in the span of two months of living here our apartment smells like marijuana and cigarettes (this is a smoking free community). When we turn on the air conditioner the vents fill the apartment with this smell, and when we open the windows for fresh air it fills our apartment. We have a newborn daughter and this has been a problem since my wife was pregnant. We call and arrive in the main office everyday, and still nothing has been done to fix our issue. They always promise that’s everything is in the process to be solved, but in two months nothing has changed. I’m very upset my newborn daughter always cries when the smell goes in our apartment. The office only gave us three options to fix our issue:1)continue to live here until the issue is “fixed” (this can be a minimum of two months or can take even longer), 2) Move to another apartment in this community and this can be a different price for apartment. It’s also not a guarantee this will be resolved. because the whole community has this issue. 3) Change to another Irvine company apartment complex in the same area and this is also not a guarantee to fix the problem and the price can be upper due to which apartment you choose. These variants are not acceptable for us because it’s causes more problems for our family. We would have to move, pay for a U-Haul, pay for help moving heavy furniture from the second floor, we can’t cover insurance for our furniture because of moving, change all our documents, pay again for new apartment insurance, pay again for furniture insurance, Irvine company has not offered to compensate us for anything(they only offered to wave a moving fee to their community which is not guaranteed to solve our problem). Not only is this a problem, but random people outside of the gated community always ask to open the gate to the pool and wait outside the gates and take up all the guest parking and sometimes my family has to find parking far outside our community. Homeless people always go into the trash. Last night we found a shopping cart filled with trash at the bottom of our staircase, and trash and wine bottles are always left by my car. I’m very disappointed in the lack of care we have received in this company/community, and this is last time we will choose an Irvine company apartment
I lived this apartment for 1 year. The apartment looks good but they horrible when you move out. They charges you for every minor scratch. Not only that the final bill is not final here. they will send you revised final bill ... I do not recommend this place at all.
My apartment is nice. Its just a little small. You can hear outside noise a lot but it's not too bad. The pool and gym are really nice. But parking late at night if you have more than one car is hectic.
These apartments are perfect for a weekend getaway, everyday. Add to your excitement to get back home. Walking through the gated property feels like walking through a beautiful exclusive resort. The courtyards are always well maintained and include walking paths, BBQ's, dining tables and chairs. The pools are reminiscent of resort-style pools surrounded by palm trees and jacuzzi to unwind after work. The on-site gym includes a sauna and inspiration to get back into the gym when getting there is no hassle. The staff is extremely helpful, professional and responsive. Ample restaurants and stores within walking-distance in a centralized location. Everything you would appreciate on vacation becomes everything you have at home. You and your friends will love where you live!
These apartments truly appreciate you and show it continuously. They are always doing something and offering free classes for a variety of things. All the way from cooking, painting and yoga classes.
Monte Vista is a great complex: well-maintained facilities with gym and pools, club house (there is a rental fee) and movie theater ($500 deposit check that is not cashed unless there are damages, so if you're careful renting it out is essentially free), BBQ areas scattered throughout the complex, maintenance requests are done very timely and well, and the staff in the leasing is friendly and helpful. There are various community events, lots of food truck events, etc. This is also one of the few apartments that has attached garages for 1-bed room apartments, a huge bonus in my opinion. However, this is also one of the priciest apartments around, and rent has been raised at a rate of ~6% per year. That's almost $100/month more you are paying each year. The office's response is you're paying for the nice facilities, maintenance of the apartments, the community events, and think about the added costs and security deposits of moving to a new apartment, etc. But the facilities are standard, it's the complex's job to maintain the apartments, and I don't really attend or need the community events. I suppose I am staying out of convenience and laziness of not wanting to move. But rent is too high in my opinion.
