Property Ratings at Montecito
The quality of construction here is average and the cost is OK. Importance maintenance requests will not be fulfilled, like addressing leaks, cleaning mold growth in AC units or patching rat holes. Also after losing my job due to COVID and receiving a grant for rent payments the apartment complex "lost" the payments and tried to charge me. The late fees here are also excessive and criminal, in upwards of 150 dollars after the third. Monolithic management corporation evades responsibility at every turn.
Trash and waste management is an eye sore and poorly managed. I have loud neighbors I had to repeatedly ask to lower their bass music. Property has been under renovation for last two years, I appreciate this, but it is disrupting my work from home.
First off, I got bait and switched. The apartment they showed me had a completely different layout including counter space, no overhead lighting or ceiling fan which I was showed, and my "first floor" apartment ended up being a sub floor apartment, essentially living in a cave. Upon move in, I was extremely upset but none the less had to move in during that time. Over the next year my AC broke 6 times, in the middle of the summer when my apartment would be 86 degrees with my poor dog locked inside. Also, they will randomly cut water off almost monthly, but that wasn't a big deal for me, but I came home twice to my laundry room flooded from the floor above me and the ceiling fallen everywhere. After staying my lease, I went to check in with how much my new rent was and it was going up $100 a month. Right before I put in my 60 days, there was a water leak from the outside into my living room, ruining my book shelves, books and record player. This maintenance was never fixed, having me live with fans and moldy walls for 2 months and my book shelf, contents and everything near it in the middle of my living room until move out. This is not a nice or new complex, and there had been no renovations for me. After all was said and done, they ended up charging my an extra $500 for "pet smell" though it was cleaner and nicer than when I'd moved in, taking all my deposit, pet deposit and making me pay those extra fees. Worst year of my life.

The location is great and the apartment is a nice size.
I think it's a great value for the price, even though the interior isn't the fanciest!
My experience was positive overall, and my apartment suited my needs just fine 95% of the time. The location is also not bad- a lot of things that I wanted or needed were a short drive away.
I feel that it's affordable for people who are starting out their lives, so I would recommend this apt.
I would recommend the location. The natural setting and the trees on the property are wonderful.
The water was turn off about once a month. I call for service and does not get it until 3-7 days later.
I would recommend anyone to stay at this apartment community, because people seems so friendly and the maintenance would take care of the problem as soon as possible.
Montecito has always been very prompt with maintenance request and i'm super thankful!
Dwight is a great asset to Montecito Apartments. He quickly handled my A/C problem and even did a follow-up a few days later to see if the A/C was working, when I told him it was still not working properly, he quickly got the part replaced and now it's working wonderfully. I appreciate the follow-up. He's also always friendly when I see him around the grounds.
This wasn'??t a great experience, but it wasn'??t awful. Most of my experiences with maintenance have been better than this.
I had the worst move out experience I had ever had with an apartment complex here. First I never received a letter asking me if I was going to renew or cancel my lease. I had to go to the office myself and bring it up (thankfully I remembered on the day EXACTLY 2 months before my lease ended) and then when I was in the office they acted like it was my responsibility if I would have missed that date. Then when I was moving out and returning my keys they refused to do a move out inspection while I was still on the property. I asked again, because they knew I was moving out of state that day and I couldn't come back a different day to do it. Then they called me a week later because they had no record that I had returned my keys (which I did on my last day there). When I finally received the move out inspection paper work they charged me for a pet treatment to the carpets. Now this is extremely laughable because I do no like pets at all...I have never owned a pet, nor did I have one in my apartment or on my lease during the 2 years I lived there. I very rationally emailed them regarding that charge- asking they remove it because it was ridiculous. They fought me on it and said that the apartment strongly smelled of urine when they opened the doors for the inspection and so they ripped up the carpets and found pet stains underneath. I actually laughed out loud at this because (as mentioned) considering I don't even like pets their is no way that was from me. They FINALLY said they would remove the charge from the move out statement- 2 weeks later and they still haven't taken the charge off. I have been emailing them reminders and have been met with such an unprofessional attitude it's really appalling. I definitely would not recommend living here because you'll eventually be submit to this kind of move out process.

The office staff were constantly changing &rarely able to answer questions. I couldn't even submit my 2months notice w/o issue because the staff that was there every time I went in didn't know how to process the paperwork. I eventually left it w/ that person &kept calling daily to see if other staff had taken my notice. The grounds &parking lots were always messy, full of trash, leaves, &dog poop. I have never lived anywhere where the amount of leaves &dirt that make it into your vehicles &apartments was this high. All my guests complained about how dirty their vehicles were after leaving. The gates were constantly broken &left for weeks. If you live on the 1st floor &it floods, good luck. We couldn't leave through the front because water made it up to the door. If we left through the back, we had to slip &slide through mud because there was no side walk. After leaving, I got a bill because a carpet enzyme treatment was done. I looked this up &this is for deep stains &pet odor. We vacuumed,cleaned the carpet,had no stains, &no pets. However, when I called I was told that I "must have had an unauthorized pet" &they were able to tell because the urine odor was so strong. When I left the apt, I had friends &family members help w/ cleaning. All of them agree there was no such odor. I mentioned this &the office manager stated they had photo proof after pulling up the carpet?? How?? I didn't have pets??? I was told I could dispute but when I asked if the pending payment would be put on hold until the dispute was over, the answer was No! I have to still make the payment, whether or not I'm in the middle of a dispute or MY credit would be negatively impacted. I do not feel comfortable w/this &having to deal w/ maybe getting the money back &distributing among roommates that I'm not longer in contact w/. BUT! I can't make my payment yet because when I checked, the email &the attached statement had 2different companies listed. This was apparently due to a typo but that looks suspicious. Also the mailing address they gave, when looked up on google, gives you the name of a completely different company from the 2that were listed in the email &statement? I'm already paying money I feel I shouldn't be &now I can't even trust that I'm sending it to the correct location. I am now waiting to be contacted back w/ the correct information &am STILL expected to pay within 30 days of the original date the statement was sent, even though it wasn't filled in correctly.
Fast response is great. A bit of confusion on our end happened, as we were called and asked to put our dog away, and had already done so, thus worried that the dog had gotten out of her kennel. Letting us know 24 hours (or even 12) in advance would be nice.
This is a lovely property, the staff and maintenance guys are always friendly and helpful, and it's quiet. That's why we've lived here almost 20 years.

NOOOOOO They maintenance man walked into our locked apartment without permission while my girlfriend was getting dressed. He saw her, undressed, and only left when she was pushing him out. He gave her all of 3 seconds maybe to answer the door. He was not invited there by any means. Why would he be? Of the 10 maintenance issues i've had here, 0 were resolved by the complex, I FIXED ALL OF THEM. When I told the office staff were they apologetic, willing to help resolve the issue? No they told that they had the right to do it and then she HUNG UP ON ME. He also entered our apartment after business hours without announcing who he was! If I was home he could definitely have ended up shot because YOU DONT DO THAT. The office staff is rude, unsympathetic, and I can say that I have met better human beings in the Death Row prison in Huntsville. The Austin Tenants Council has apparently had multiple issues with them in the past, including this one i'm currently having. Other fun stuff: parking? HAHAHAHA, you wish. I typically park 300 yards or further from my building. safety? Have you ever woken up to the sound of sirens in your apartment complex? No? Get used to it here Roaches? yea the walls are filled with them. I took matters into my own hands with them because the complex was not willing to. Aesthetics? Do you like broken glass, used condoms, trash, and other gross things around your living grounds? Well they love it here There is much more to it than that as well. This place is truly awful. I would rather live out of my car than renew my lease at this dump. Don't believe these reviews on here by the way. Many of them are fake according to numerous other tenants i've spoken with.
The location is great, the apartments aren't fancy, but they are nice. Good balcony. Where this place really fails is in management and communication. When my lease was up for renewal it took two months to get such a simple task done. They took almost no initiative and showed no follow through. Something was going on with the manager and assistant manager that they never explained, but i would take a step with one and then have to repeat it with the other. Now there is construction happening, which i have no problem with except they never check on the work. We went without a crucial staircase for a week. Today they did work in 2 places at the same time that meant a chunk of us couldn't get out, so I missed an appointment. NO taking of responsibility at all, just "sorry for the inconvenience" There has been a car sitting in one place for going on 2 months without moving, but no action taken- I don't think management ever takes a look around past the office.
I would because it's gated and has a pool, gym and washer and dryer hook ups.
All the elements of living here are quite nice, though the cost is a bit higher than we would prefer (and has risen fairly dramatically since we first moved in a few years ago).
Prefer gated community here. Good Maintenance mostly timely. Only holdup is bidding and ordering of parts. Is a beautiful property well kept.
I really liked the additional closet; the large patio area and how well they have been kept.
I had a good feeling about this property that I had not had at other places I had seen.
The complex was nice. The laundry situation is not ideal, there should be more laundry in the complex.
Sorry excuse for a manager, constant plumbing issues, building shifts, rodents, roaches, broken gates, flooding apartments, you name it. DO NOT LIVE HERE

This took a while to get completed. I am very understanding but it literally took less than 5 minutes to fix, and it was just annoying because we had to deal with a few days of the kitchen sink being practically unusable. Maintenance makes a huge difference in comfort at an apartment complex cuz it's disheartening and super annoying to deal with not being able to live comfortably in a place you pay rent for each month. We just wanna be comfortable.
Henry was very helpful and friendly. He really listened to what I needed and wanted to pay and didn?t try to oversell me and push my budget like so many complexes try to do

I lived here from Sep. 2016-Aug. 2017. From what I can say. Montecito is FAR FROM LUXURIOUS! One of my experiences: water was leaking through the ceiling, it made a big mess on the floor, damaged some of my electronics, which the management has not responded to. Moreover, I called maintenance, the man just said to put a towel on the floor and to wait till the next day. The next day, I come from work, and well let's just said I had to clean a lot of things. The floor, the oven (which I take well care of it and is always clean), the dishwasher (which I've never used), my plates, books, headphones, and literally all of my kitchen and living rooms was damaged, and was a big dirty mess. This will take like a week and half to solve since they do not care much about the residents, but the pictures speak a thousand words. I've had more issues with rude management (her name is Holly) and double charging for fees, so I would definitely not live here if I had the option. The few good things are the neighbors, most are nice people, and the location is great. Austin is a beautiful city, and I am sure there are better apartments around, so good luck! UPDATE Here's what Montecito has been doing since I moved out. They have been asking me to pay over $1500 in fees for damages that I did not do. I cleaned the apartment so well when I left because I wanted my deposit back. They didn't give me my deposit back AND they are asking for more money separately from my mother and I. They have called her threatening her that she will be arrested if she doesn't pay for something she didn't do. They called me and continued to threatened me with lawsuits and jail time. Save your energy! I will keep updating you all because this type of business is very corrupt!

Very convenient place, I took few hours to get very thing done. The management is very helpful, meet Mr. Oscar he will resolve your concerns. Peaceful place, big space for parking. Neat & clean apartments. Its a ideal location to live in.
I often recommended Montecito and then people couldn't afford it because y'all charge so much now. A lot of the apartments around me would sit empty, which didn't make me feel super safe, and I always thought y'all should just lower prices a bit again.
where to start!! two months after our move out date, we get a bill from a creditor about money we apparently owed. it took two days for management to get back to us saying they lost the deposit. they also told us we owed money for a damaged carpet that we kept clean very often but have never told us anything about our carpet when they contacted us about our late fees for keys. our lease ended on a day the office was closed so we had no other way to give them our keys and had no choice but to pay late fees for that. you will also experience fire ants in every single room of your apartment for about 3 weeks. you will experience water shut offs multiple times in a month that you will never be notified on. they dont let you know how much you owe each month so they will notify you 4 months later when its a large enough amount. we’re apparently not getting our security deposit back either. we have not gotten a single bill in the mail, call, or email about the money we owed them but sent us to a creditor anyway. we didnt get this notification until two weeks after the letter/bill was made. dont waste your money
Affordable, nice community. Downfall is that there are a lot of neighbors who like to play their music loud in their cars and in their homes. Also the my room that is facing the parking lot gets a lot of noise because it isnt well insulated.
I've actually already recommended it to friends who ended up moving in. I recommended Montecito mostly because of its location and I thought the office staff was really nice.
I would definitely recommend it after improvements such as working on the water lines were completed. The frequency of water shut offs alone was definitely annoying, especially a few that came with no warning
I'm pretty sure anytime we have had a maintenance request it has been taken care of pretty quickly and that is SO important! So i would def recommend Montecito based on that.
I always recommend Montecito although no one I've sent your way has been able to get a very good deal on a place--the rents are consistently higher than what I pay. I still always suggest people look here tho.
I would recommend it for affordability in the Austin area. It has a nice dog walk trail nearby and that is a huge boost. It isn't luxury living but it is nice enough (middle of the road) and covers all the bases. Good location.
Water issues are kind of a bummer so I would warn people about that but other than that the staff is great which is really important. I would recommend Montecito based on the location, price and great staff.
My roommate and I have been living in Montecito for 1 year and 7 months and throughout this period of time we have experienced terrible management, water shutoffs multiple times, and worst of all, bedbugs. The water shutoffs have happened over 15 times throughout the 19 months we have been living here, most times with less than a day's notice. In addition, we have been overcharged on several different occasions for our water bill and every time they have said they would have out meter checked- which has still not happened. Since the appearance of bedbugs in our apartment, management has blamed us for being the cause and has been blatantly unkind during the process which has lasted us 4 months now. We are very unhappy and feel like these conditions are unlivable,however, we were notified that if we wanted to end our lease we would have to pay over $2000. - Don't make the same mistake we have, DO NOT LIVE HERE!
It's in a nice location and is better than other options in we've lived in or looked at in our area.
I've lived here for about 6 months and in that short amount of time, they've shut off our water for repairs five times. They shut it off for the entire day and only give a day's notice, and sometimes less than an hour's notice. Management is also a complete mess. They have lost every piece of paperwork and every payment I've given them, and then they try to charge me for it. They also took our fire extinguisher for inspection about a month ago and still haven't given it back. The gym is impossibly small and both treadmills are broken with no timeline given for repairs. The lawn is covered in fire ants and they haven't done anything about it. Don't live here. It's the worst.
I constantly recommend Montecito but normally people looking can't find an affordable apartment in the complex anymore. It makes me worried about the future of the complex, especially when units sit empty.
My maintenance needs are always met promptly & effectively!
