Well I love the side that I live on which is building 27 but I have some neighbors that have been complaining about cars being broken into houses being broken into and I'm real sad and worried about that living here that is starting to be bad but it's not on my side but it's still in my community park area

The one bedroom apartments are spacious enough. Nice location next to many restaurants, casinos, businesses, etc., but beware of the high car jacking and juvenile delienquency in the area as well. Move at your own risk!

Needs a lot of changes to ground keeping and security patrol of vehicles being broken into, also squatters in the pool area and in the empty apartments at night. Scary stuff to witness.

Management changes way to often. No one is helpful or knowledgable in the office or maintenance. They have no idea how to fix an AC or a Dryer vent that is clogged. When they do hire out AC Companies don't expect them to speak english.

Montego Bay has great curb appeal, three pools but only two that are accessible. There were two playgrounds but both have been dismantled. There is a workout room but it’s not accessible after 6pm which makes it inaccessible for those working a 9-5 job. You pay for valet trash that is not picked up often and than I got fined $75 because it was a “patio violation “ but it took them months to provide documentation and that documentation was questionable. I’m having a third party investigate further. You pay for outside electronic and gas yet my outside lights haven’t been working since I moved in. A maintenance request was made. And with exception of one staff member, the office staff is dismissing and one recently gave me the incorrect amount for my rent (you pay almost $200 additional on top of the rent every month). I questioned the agent on the amount quoted and she stated something to the effect of “the other fees fluctuate “. Thank goodness the agent Ernest showed up and I was provided a much higher price and I wrote the appropriate amount. I did get an email stating I had not paid the full amount (the first number quoted by the dismissive first agent). I had to email back informing I had paid the full amount and provided proof of payment and requested confirmation. I did not get the confirmation. Although there is a gate, everyone has the sane gate code. There is security but my car has been broken into and a bike was stolen. There is a constant police presence. I had a package delivered to the wrong address and when I went to get it the person confirmed they had it and refused to give it back. My stairs err braking and I noted that iin my move in, the stairs broke in half and another urgent request was made (several times). My child cut his leg walking down stair in the evening and the office was informed. After a weeks became months I contacted the city and only than did the dangerous stairs get repaired. There are still several stairs that look questionable. The communication and constant need to follow up is time consuming and frustrating especially when, with expectation to one, the office staff are contemptuous.

Overall experience hasn’t been great and we’ve only been here for a month and a half, apartment unit is lazily built, not to mention I had a pest problem, there’s trash on the grass from other tenants, might be worth it to add in H.O.A. Fees for everyone to pay for. Debating if I should break my lease.

The management changed seven times in the year I lived there and has a revolving door still. This causes any maintenance issues to be side-swept and take over a month to fix. There was also a period where they were replacing fire extinguishers and it took them over a month to give us one after taking the old one. Huge safety risk. The gate regularly becomes inoperable and when it is fixed, there was never an email informing it would be - so good luck remembering the code. Lastly, it has been half a year since I moved out and I have still yet to receive my security deposit after showing up there twice and having several emails with management. There is utterly no communication between the employees and they treat their tenants like pests instead of customers/guests. If you are self-sufficient to fix everything on your own, do not care about getting your security deposit back, are not bothered by being locked out of the complex, and are ok with being dismissed by the management staff - this place is for you.

We went there to see an listed, viewed two apartments in bad condition, and then was taken to a upgraded apartment not listed for a lot more, also changed the price after a application was started. Unprofessional staff non responsive!

UPDATE: We moved out in July 2021 and have just been notified they sent us to collections, even though we have a moveout statement and email confirmation of our account paid in full. For collections though, apparently that's not good enough, the apartment complex has to contact them directly. There's not a doubt in my mind this was intentional. If you are looking to move here know that even months after you leave, they're still not finished screwing with you. -- If I could rate it lower, I would. Endless issues with both the apartment and management starting from the moment they handed us our keys mid July 2019 and told us “just so you know, the apartment has no power”. It wasn’t until we threatened escalated action that they fixed it nearly a week later. The complex as a whole had constant power outages and water shut offs, extremely inconvenient when working from home. We had work orders go in excess of three months without being addressed, sewage spew from bathroom fixtures and they constantly changed the methods of payment accepted with very little notice. Management also withheld our packages on numerous occasions only to call us following our move out demanding we pick them up, despite having left a forwarding address and requested packages at key return. When we returned as a courtesy to retrieve these, they were unable and unwilling to locate them. The pet fee is 600$ non refundable fee for two cats in an apartment with vinyl flooring(no carpet so I can’t imagine why this is so high) and then an additional 80$ a month on top of all the other misc charges they add on that aren’t advertised like the mandatory trash valet. The gym isn’t open outside of normal business hours so if you work traditional 9-5 don’t plan on using the amenities you’re paying for. They also tried to nickel and dime us once we left, unsurprisingly. We bought a larger two story house with landscaping in the front and back as well as a pool and our water bill is literally lower here than what they billed (at Montego Bay you’re billed through management and it’s per building and not per unit so you don’t actually see your water usage). It’s extremely shady. There were many more issues we had while living here but to keep to short: avoid living here if possible. A mortgage is cheaper than these apartments and you won’t have to deal with this headache?????

we got the upgraded apartment and they said we are the first tenants since they upgrade. so I thought that good no one has been in here since it's been worked on. the first week it had a list of issues that could have been prevented by double-checking the work. seems like the people who worked on the apartment were lazy. - thick outlet covers. plus wouldn't stay in had to get all of them replaced. - kitchen outlet did not work had to replace one of the outlets. - the whole apartment floor is unleveled. you cannot put a shelf against the wall without it leaning forward. unable to fix. - wheels on the balcony sliding door did not work. - dishwasher was not installed incorrectly causing the door from closing. - sink disposal did not work had to replace. - both sinks in the bathroom had to be fixed it was not draining water. - hot water does not last. cannot fill a tub halfway before it fully turns to cold water. Unwanted fees. $24 for valet trash. there's a dumpster near me why do I want to be forced to get my trash thrown out. I rather pay to get the stairs washed from all the bird poop. Ongoing issues: - kids do whatever they want. they think they own the parking spots. they cause havoc all over the place. drivers blasting their music. starting at 4AM IN THE MORNING! - they clean only visible trash around the apartment not under stairs or around mailboxes. it's disgusting. I shouldn't have to clean the trash that's not mine. - NOW that pools are open people think it's ok to run a club or concert. The music is so loud. it's astonishing that this is allowed. Also inappropriate music. - Maintenance: they are either understaffed or lazy because they have neglected to immediately help with emergency issues in the apartments which makes certain apartments unlivable. it's against the law and they do not compensate for any issues even though their reply to reviews is"if there is anything we can do". they absolutely don't do anything but give you excuses and explain it's not their fault. The company that runs these apartments does have a bad reputation. Make sure to do research and read up on reviews for this apartment. I have been here long enough and have not seen any improvements. Honestly, they should be giving everyone living here for years a free month for their ongoing inconvenience.

5 gallons of water 10 times a day spills through AC for the past month, electric outlets haven't worked the whole time, the dishwasher was broken for a few weeks. they do not fix it or provide ways to stay safe during pandemic and heat while water is off as they need to rip down walls and fix pipes. supposedly the leak has been from the upstairs plumbing

Montego Bay will call a collection agency before they every speak with you. They do no count your first two months of utilities and will charge you extra on them. I have paid half a month’s worth of rent after move out due to their lack of communication and care for their tenants past or present. Their repair service may arrive day 3 or in 2 months no matter the severity; specifically had a leak above guest toilet that no one came to check on until the month before my leave (about 3 months after I made the repair claim). TLDR; Poor communication, poor quality service, and terrible at handling your account.

Stay far far away from this property, there are other complexes in the area that are better. When you first go to the property you are met by some of the nastiest, rude, condensing women you'll ever meet in your entire life. They act like you are inconveniencing them by inquiring about renting one of the apt's. Then they will show a "new" refurbished apt only to when if you do decide to move here they say they "accidently" gave that one away and they put you in a run down unit. (which happened to me and a couple of my neighbors) Forget about getting anything fixed as it took 5 days to get my heater to work in the winter and 2 weeks and countless visits by maintenance to actually get in average working order, 2+ months to fix my lighting issues, leaking dishwasher and ceiling (which had black mold) that were never fixed as well as my oven. Walls are so razor thin you can hear your neighbors conversations crystal clear even when you have your tv on. Some apt's the way the sit you can see directly into your neighbors living room. Lastly constant if you enjoy extremely load music at all hours of the day this is the spot for you cars with sound systems make your walls vibrate. So If I could help just 1 person stay away then I've done my good deed for the year.

At all possible stay far away from this place it is by far one of the worst run, shady, unethical properties I've lived. 1) When you first visit this place they show you a refurbished unit you say wow looks great but when you get ready to move in they say they "accidently" gave that one away and they put you in a unit that's run down. 2) When I first moved in the heater was broken and it took them 5 days to fix it then in the summer the a/c when out and it took them forever to fix it. 3) The walls in the Apt's are so paper thin that you can practically hear your neighbors conversation crystal clear and they are even speaking loudly. 4) The front office women are the worse when you call to speak to one of them they are so rude and condensing they act like you are inconveniencing them when speaking with them. 5) Did I mention it takes forever to fix anything not if but when something breaks in your apt. 6) This might be helpful if you are in need of furnishing your run down broken apt should you decide to move here but the day the trash company comes by that night it is filled with used furniture from couches to beds to dressers to if your lucky a couple of tv's. So if I could even help just one person in choosing not to live here then I've done some good in the world.

When I moved in, they didn't give me an inspection sheet, so I had to email the office about all the issues my roommate and I found. Several days went by with no response, so I finally called in to ask when that would be resolved, and they didn't even know I had emailed in. It still took 2 days for them to send anyone, and I had a broken washer at the time. Not all of the repairs had been completed so I had to call again and then be told work orders can't be placed over the phone. A little weird, because 3 places I lived in before did, but this is a much bigger community so I didn't think much of it. Would have been nice for the first person to tell me that she was doing the work order from her end as a courtesy I was getting the trash can service and AC Work Orders email every single day, even though those emails only needed to be sent once and I had already hit unsubscribe. The emails finally stopped a month later, but it unfortunately also unsubscribed me from actual important emails from management, like an update to their payment system I had no idea was happening, or days the office would be closed or something. Actually, they never tell you when the office is going to be closed, never mind. Maintenance has told me that the washer isn't leaking, and that I'm setting too big a load size and not putting enough stuff inside, so it's splashing out the top. I've never done that. I even tested it out under those conditions, but no water spilled from the top; all of the leak came from either under or behind the machine, and now I have water damage that they don't care about. I also have to keep putting in work orders for a toilet seat that keeps coming loose no matter how many times they screw it back in. Can we try something different for one please? Management never calls back if you leave messages, but they also don't call back even if you get a person who says they'll call back. They also say we can't have anything on our porch overnight but I see people leave their kids toys out every day and nothing happens, but I was told my donations that get picked up by Big Brothers Big Sisters can't be left out the night before pickup. I had the doors to my closet removed because I don't like mirror doors. Then I called the office to see if I could have regular doors put on, who said I just needed to talk to maintenance. Then maintenance said I needed to talk to the office, and then nothing ever came of that. The "renovated" units have paint peeling

I would not recommend living here. The two ladies in the office CARLA AND ELVIA are ruthless, uncaring and lazy. They do not care about any of the residents who live there. They are shady people who can’t be trusted. Their leasing agents change every 6 months except for daisy. Any job with a high turnover rate means the management is the problem. The main pool was under construction for 2-3 years and they were still not done by the time we moved out. All the neighbors around us said the same thing about them, they were lazy, uncaring and horrible service. I would not recommend to anyone.

The responsiveness of Daisy and Haydee has been great in making my move to Montego Bay a worthwhile experience. I recently moved in from the Oakland Bay Area, and as services go, Montego Bay provides some of the best, not to mention a reasonable rent. I have lived here for over 4 years. I have gone through many changes and I have to say I enjoy living here. The community looks amazing, always clean and well kept. I do wish for management to be more strict with the residents who do not pick up after their pets. We have so many pet station and people still do not pick up. I like the maintenance staff and office, they are very helpful. I really like the new gym. Maintenance is gotten so much better over the years. THANK YOU for you guys do every day!
I had never lived in a place like this. it was the worst experience. I would tell people i just met about my experience with the apartment and they said they never heard any apartments having this many issues and to leave. The price and issues are not balanced enough to live there. From research the property owners treat all of there low priced apartments with little care and all of their high priced apartments with more focus than they should. renovations don't mean anything if you are not doing it right. They do not double check if everything is working correctly. if they are not they will replace it with something old. meaning the price you pay for a renovation apartment with appliances that are new should be replaced with the exact item. not with something laying around, if so than the price should go lower. the whole point for a good price renovation is that everything is renovated. if your not getting what you pay for than they should lower the price. when you move here neighbors will warn you of water issues. if your 1st flr you'll have frequent leaks. and all they do is turn off the water find the issue and fix it. but that water in your ceiling or walls will set there. walls are thin you can hear everyone outside, people sit in there cars with there music loud or people bbqing outside with there music loud. meaning if you work a night shift than your screwed you will not get sleep. another thing neighbors will warn you is that maintenance will take awhile to get to your problem. not cause they are lazy its cause there are a list of issues from so many people that they are trying to keep up. look up all the reviews you will notice that everyone who lived here has had the same issues and left cause of it. its sad that you can go back so far and still see that the issues will never be resolved. its also the same with there other properties. oh yeah not many people will notice this if they have rug flooring. but the floors are un-leveled which if they renovated as they say it would be an easy fix. so you have a bookshelf that can only go against one wall or none. thats how bad that is.its like they paid the cheapest people to hire and have them "renovated". I'm certain there is growing mold and many issues against building regulations. i bet if they had this place checked out by a professional it would not be a livable environment
I’m not a resident at Montego, but my sister and brother in law are. I have to thank the maintenance staff for an amazing job and for going out of their way to help my family. My sister had a stroke and my brother in law spent several days at the hospital with her. They got home today and their air conditioning was not working. My brother in law found the maintenance supervisor repairing something across from their building, he told him what had happened to my sister and the fact that she can’t be without air conditioning. My brother in law told him he is not able to call or put the work order if he could please take care of it. He told my brother in law he will definitely be back to fix it today. Alex and Mike showed up around 06:30pm and took care of their AC. I have to share their story; I’m extremely impressed by the job and commitment of the maintenance team and have no word to express our gratitude. I would recommend this place to our friends and family. THANK YOU

We have been living here in Montego Bay Apartments for almost 3yrs. We don't have any complaints it's quite a great and friendly place. We love that it's convenientconveniently close to everything and great witwith pets and family friendly. The office personal are quick friendly and on top of any requests and community events. They are great with the landscape beautician and make the prices for the apartments very affordable. Would recommend this place to our friends and family.
My apartment complex is called "Montego Bay apartments", named after the Jamaican/Caribbean island. The name invokes a peaceful setting where cares are literally washed away. Not here. I've been here for about 8 months or so and while we're in a relatively good neighborhood (especially for henderson) at a moderate price (my roomate and I pay 730/mo 30 for pet rent, it seems too shady of a living situation. Upon entering the gates you'll notice a cracked foundation from water damage that's been carelessly patched up with spackle. We have multiple maintenance people EVERYWHERE and yet nothing ever gets done, my roommate called in an issue with her plumbing months ago and I find out that it's "low priority" because it's not leaking. Police crawl the area on a nobility l nightly basis and from our apartment you can hear sirens going off at all points of the night. Pools are constantly being shut down due to "maintenance issues", gate keys don't work, and unless it's broken, it's not likely to get replaced (case in point, the previous tenant kicked in the door and the door was never replaced, now it just looks weak and dented). From other reviews I've read, the new management has improved living conditions but I can only imagine what it was like before then.
I moved here recently from California. I found this apartment while still in California and was only able to make it down one weekend to check out the place in person. Due to my living situation, I had to rely heavily on the website as well as the managers in the office to help guide me through the move in process while still in another state. Honestly, Elvia from the office was such a help. She made sure everything was in order and really made the leasing process a breeze while I was away. I truly feel as though I made the right choice in apartment complexes.
