I have lived here since 2017 and I never was mistreated like today when I had disagreement with the office manager, Rose. I asked to talk to her manager and she walked away being very disrespectful and asked me to get out of the office and when I mentioned that I am a resident here and I have the right to use the office, she mentioned not when i complain about her . Very immature and poor management. Adding to the poor management continuation, I tried to reach out to the office who insisted not to fix the issue plus I tried to email Maya the residential manager numerous times sending several emails without any response. Please do not say you take complaints seriously cause this is not true plus you leave your residents without appliances that functioning properly. Not to mention I've been a resident for long time and the water billing situation has become a major source of frustration. The water bills are consistently inaccurate and overpriced. I've noticed discrepancies between my usage and the charges specially I was out of the country for long time. I provided my plane tickets as a proof , despite numerous attempts to resolve the issue with management, the problem persists. Communication with the office has been unhelpful and often dismissive. If you're considering Monterey Lakes , be prepared for unexpected and inflated water bills even with shutting the water off numerous times since their plumbing system is falling apart.
I have lived here for 4 years now. I am a military veteran, I have always paid my rent well in advance and never caused any issues. This is the 2nd year in a row I was told one price for renewal then after signing told it would be a different price. Not to mention they upped the already paid deposit in the 3rd year. The trash situation is horrible. My floor has been flooded multiple times and sometimes not even do to weather. Everything that comes from the office include a threat in the message. The lights are intermittent weather they come on night. Positives are the area is quiet and the staff will be speak to you kindly about the inadequacies you will deal with. As soon as my kids finish this school year, I am out.

I have been living at Monterey lakes for only 9 months and I really love the place, its a very peaceful neighborhood, the staff here are very friendly and professional, I haven't had any issues that I've had at other places. Its a breath of fresh air. I look forward to living herfor years.

I am starting my 2nd year here leasing. The amenaties are great which include gym, 3 pools, basketball and tennis courts. Very scenic and peaceful living.

This is a nice neighborhood to be in. It has quite a few things to do and I love the boardwalk that’s by the front.

It's been almost a year since I have been here and I have had no problems, except for just minor maintenance issues which they tend to right away. The reason I love this place is how quiet and problem free it is. No fights, no ambulances, etc. The apartments are old but they are roomy, compared to a new place that costs the same but half the space. Yes, they do have some water issues but they are done during working hours so the water is always back on when I get home. Would definitely recommend Monterey Lakes!!

Cons: 80-90s washer and dryer, cheap blinds, thin cheap paint washes off easily. If you have been here longer than a couple of years you do not have paint anymore, refrigerator cheap and small handle breaks every 2 months, basic cheap stove/oven, paint overed the shower and its just not nice, cheap sinks, kitchen sink is so shallow you can't put a pot in it, water problems weekly. neighbors trinkles my gushes...its a draw of the straw, cheap windows: have to prop them to open them. New management not keeping it as clean or the pool as clean. Jacked rates up quite a bit even for those living here for years including demanding additional deposits. New maintenance not so much. PROS: they are spacious. Kitchen size is awesome. Ladies in office super sweet and friendly. pet friendly. will give you light bulbs, maintenance is usually pretty quick to respond. Neighbors are nice. split bedroom plane. NOTE: At one time were on a waiting list. That is not a sign to jack prices up and demand more. Not on a waiting list anymore.

Maintenance is quick but if they cannot find a remedy to your issue, they will simply mark the work was completed without actually fixing it. For instance, I have requested my shower drain to be fixed since I’ve moved in. They simply use Drain-O and I have seen ZERO improvement. The sewer system here is shot. Once every other week they shut off the water on the entire property for 4-8 hours a day. They are not upfront about their fees. You are forced to buy cable (you need a splitter to use both cable and internet), trash pickup, and credit card payments. They also do not do resident transfers to other apartments and require you to apply as a NEW resident each time you want to extend your lease. Which forces you to pay the admin fees and credit check all over again. The landscaping is well done but the buildings are FILTHY, covered in wasps, roaches and ants. I have never once seen a pest control company on property. I have video evidence of maintenance entering my unit on 2 occasions WITHOUT permission. The residents here are mostly okay. Plenty of people leave their trash on their doorstep for days before taking it to the trash compactor. This includes pet waste bags - the smell is horrendous. Many residents do not pick up after their pets and often I have noticed dog waste on the stairs and walkways on the second floor. Which, exacerbates the poor building appearance. The pools are ok but if you live next to one you will have multiple spotlights shining into your apartment. Your daily commute will require you to jump across multiple lanes onto Ulmerton or wait 2+ minutes for a break in traffic. I am forced to do a U-turn on Belcher every morning to get to the highway. The admin team and property manager are kind but I did have several issues getting my paperwork processed. There are other apartments in the area worth your money.
While general maintenance is done well and fairly quickly, the big problem is whenever they have a plumbing/water problem. They shut down the entire complex; there are no cutoffs for apartments or even buildings to isolate the shut offs. It's very aggravating that they won't attempt to separate buildings and apartments from the main.
Any maintenance repairs I’ve needed done are always fixed within two days! They Keep up with the landscape. Only issue I really have is that the water gets shut off probably once every other month due to repairs etc.
We have had a snake in our unit for the past week and have been told by multiple people they can’t get it. We have a 2 month old baby. This is an outrage. Has been a good place to live until this point. Would not recommend now.
Plenty of parking! There are so many spaces even for Visitors. You don't have to worry about towing here. Partial cable is included. I get Expanded Cable, Internet, 3 digital boxes HBO and Showtime for monthly $96 all Total. Can't Beat That!!! Management is Great! Maintenance is awesome! Very Friendly and always on time. These apartments are renovated and worth the price. HUGE! One floor from front to back, (no one in the front or back of your apartment).You Cannot hear your neighbors except OUTSIDE! Large screened balconies and full size washers and dryers. What a wonderful Lake with lots of Birds to watch. Very private and safe to live. I've lived here for over 5 years now and wouldn't move anywhere else. They are very friendly to my animals and the amenities are sufficient for my needs. It is well worth the monthly rent.
Dont move here if you want them to fix something cause it wont happen. Paid our rent on time for years, but we moved as we had been waiting 5 months and still not repaired. Plus they raise your rent every year.
All in all, I like this apartment. I have been here over a year and the only issue I have is the nooks and crannies due to the age of the apartment. The apartments aren't sealed well so ants are always on my window (but they spray here monthly so I never have a bug problem). I also have small holes below my door and patio where baby lizards sometime creep through. Again, its a few times out the year so its not a huge issue. Everyone pretty much keeps to themselves, maintenance comes within 1-3 days, grass is always cut, etc. I don' t have any complaints besides Ulmerton's terrible tragic but thats not Monterey lakes fault!
I moved from California and it took a while for me a place to call home since I was not familiar with the area. I visited pretty much every apartment complex within a 5-10 mile radius of this location to find the safest more affordable place and I found it here at Monteray Lakes for the past two years! From day one the management has been incredibly helpful and accommodating to what my needs were since I had to find a place fast and needed to move in within about a day from signing the lease. They made sure everything was ready for me and it was a smooth move in and transition. They are very responsive to any work that needs to get done like when I my W&D needed repairs. I ended up needing to get a new drier and they were quick to put in an order for a brand new one and installed it as soon as it arrived. The area is very quiet and the other tenants are friendly. They keep the grass area around the complex trimmed and have dog friendly areas that the tenants abide to. If your looking for a nice laid back area that's very affordable considering the location then you definitely need to check this place out. Hope my review helps !
This is the best apartment in the county. Its close to malls, grocery stores, bus lines, etc. The staff is friendly and the grounds are kept up nice and clean. 3 pools, lighted tennis courts, workout room, very dog friendly. I have a beautiful view of the lake out back. I love calling Monterey Lakes home.
