Property Ratings at Monterey Ranch
The good: Amazing gym, nice pool when it is open/ accessible. For me the location was good and the layout of my one bedroom was good. When I first moved there in 2019 most of my neighbors were families with young children. During the pandemic there was a mass exodus and the culture of the complex changed. I no longer felt safe. Screaming, disrespectful neighbors, parties, fights in the parking lot, multiple break-ins. The bad: I have lived here w/ 3 different "management" situations. They were all pretty bad. Minor repairs would get "bandaid" repair right away, but big things (like my AC going out every 3 months) would require multiple contacts (like 5-10 contacts). The mailboxes were broken for a year, the gates are nearly always broken, many of the amenities are perpetually out of order, the internet went out every few weeks, there were roaches and so much mold. They will do nothing about loud, abusive neighbors (even though that is a clear lease violation). They will do nothing to increase security, or have someone on call for after hours emergencies... but boy howdy are they "on it" with the extra fees and fines. Not a week went by without a threatening email about some new fine or another... Watch for a bait and switch both with the units they let you see vs what they let you rent, and with the garages (saying you can have one, and then not having one available on move in day - and not being willing to let you know if/ when one comes available). After all this, if you still decide to live there? Watch your bill CLOSELY. I was double charged for something nearly every month for 3 years. It was exhausting. So glad to be out of there!

This property looks nice outside looking in, but once you move in, you start to see all the issues with the property. Like many people have already mentioned, the gates never work and many of the amenities are constantly broken, reduced hours, or simply dirty and simply unpleasant. They have 3 peloton bikes, but don't be fooled, none of them work. I have never seen anyone clean the gym, not patrons or a professional and there is dirt and dust everywhere. When I moved in, my windows were stuck shut, but I didn't realize it until Fall when I tried to open them for fresh air. Maintenance said they needed a contractor to come replace them and it would be 4-6 weeks. No big deal. Except when the 'contractor' came, all they did was spray some WD-40 and replace a spring. They told me maintenance could have fixed it. I have had numerous issues with maintenance not doing what they should. I had a smart thermostat that I had installed with permission from the front office staff (TIP: get everything in writing) about 4 months later Maintenance had to come because my heat wasn't working and instead of looking at the unit, uninstalled my thermostat and left a mess in my apartment. About 6 weeks ago, an outside contractor was sent in to repair sprinklers in the units, in doing so they had to cut holes in the walls. I am now 6 weeks out with no timeline for repairs. There are just gaping holes in the wall and nobody will do anything about it. The office staff is also incredibly untrained, and nobody can give you a straight answer on anything. They also never respond to emails and have 'office closures' on a weekly basis making it extremely difficult to talk to anyone about anything.

Front Office is nice, will give you a great tour, but it’s all down hill from there. The grounds are not kept up, the gates never work and are left open constantly. Dumpsters over flowing and amenities always out if order, closed or dirty. You can find places in the area for much less and get much more. Don’t waste your money.

Tl;dr - Read reviews from people who have lived here. And don't have high expectations if you decide to move in. We have had nothing but trouble from the management of this place as soon as the lease was signed. The leasing agents were awesome and we were excited to move in, but they don't give half as much attention to current residents as they do to prospective residents. The apartment smelled strongly of spray-paint for 2 months after moving in despite our heavy use of baking soda and candles. The amenities (movie theatre and lounges) which came so highly recommended by the leasing agents close at business hours, are never open on Sundays, and therefore are unusable for regular workers with no option to reserve them after hours. When we have asked for information on when we will be able to use the amenities, we have been repeatedly ignored and a mass email was sent out telling us to stop asking, with no further information provided. They have also made it a hassle to vacate, claiming a 60 day notice (which I know is normal) but not providing the paperwork in time to make that happen, and losing our communications with them giving notice that we were moving out.

After moving into my initial apartment I found and reported mold, (I had specifically asked if there were any issues with mold, water damage or pests and I was assured there was not). The complex was slow to even come and investigate it. I developed fairly serious allergies and started staying with family instead after about a week or two. They eventually tore out parts of the walls and saw how far the mold was spreading including in to the AC system. One of the repair men told me that if he were me I needed to leave. Apparently before I moved in someone had shot multiple rounds through the door not only hitting the prior tenant, but also hitting pipes flooding this apartment and the one beneath it. The apartment complex just hid this fact and the obvious possibility of mold. The apartment beneath me I was told was far worse with mold over all the walls and they were doing nothing about it. The repair man told me they would replace some of the sheetrock, but likely not fix the mold in the AC, or beneath the carpet....just enough to make it look habitable. I moved apartments in the complex hoping it would be better but have had birds fly up vents into my bathroom fan, squirrels building nests in the dryer vent and tearing up my patio furniture, hundreds of bugs crawling out of the walls, and under the sink, and out from the dishwasher and overall management has not been helpful or quick at resolving these issues. The only good thing about this place are a few of the leasing staff and repair workers who have truly been pleasant. They actually seemed to have my best interest at heart, and for them I am very thankful as they made this place much more bearable.

Worst apartment to ever live in. There are roaches everywhere, i kill about 7 a day, sometimes they get in my shoes when im getting ready to head out to work!!! The apartment does not have pest control, but we get charged for it every month. We have to pay a manditory $79 for cable on top of our rent even though we dont have cable, and they dont tell you that when you sign the lease. The staff are extremely useless, any issues that we have, everytime we bring it up to them, they always say that "there is nothing we can do about that, but ill write it down" when i wanted to complain to the corporate about their terrible service, they would not give me the number. The a/c broke on us, and it took them two weeks to fix, we slept in 80 degree condition for two weeks. The apartments came with damages that were fixed up by glue from the maintenance, but eventually the glue is wearing off, so whenever we move out, they will charge us for repair, but all they will do is glue it back up for the next sucker to live there. There isnt a problem finding a parking space, but thats because they tightned up the parking space, if you have a nice car, beware because you will have door dings the next morning.

I cannot say enough positives about MR. The new management is responsive and really seems to genuinely care about the renters. A special shout-out to Nichole in the office who helped expedite a repair on a washer water issue. Love coming home every day to the beautiful greenspace setting!

I applied for an apartment back in July, I was not able to get it and was told I would get my $199 admin fee back within 30 days, after numerous calls and emails I have yet to receive my refund, almost 3 months and still no one returns calls or responds to emails, this is extremely unprofessional

Maintenace sucks! If you ever have a problem all they do is put a bandaid on it. Also building 2 in Foothills is infested with German Cockroaches ?? I moved in and got the keys at 12:00pm and returned them at 3:00pm. I talk to they lady in the office and I said” hey, I got some bad news. The unit is infested with cockroaches” and her response was “ uh again, we already bombed it twice”. Keep in mind that this is on the 3rd floor, so if a unit on the 3rd floor has it so does the entire building. Cockroaches come from the ground not the sky. After she said “well we can have pest control come out here again.” I told her “this is ridiculous, can you move us into another unit?” And she said ” no, this is all we have available.” So long story short is I was forced to find somewhere else to live and they wouldn’t help me out. They tried to give me a unit that was unlivable. Don’t recommend!!!!!

First off this place has everything you could ever need or even want!! This is one of the most beautiful apartment complexes I have ever seen!! My friend has lived in this complex for over 6+ months and has only positive things to say about this place. Also not to mention they have the best leasing staff ever!! This place has made my moving process extremely easy and I'm so thankful for Yvette and all she has done to make this move smooth. 10/10 would recommend.

The recent problems with power and water have made me very happy about my decision to move in here 3 months ago. Not that we didn’t have issues, because like everyone else in Austin, we did, but every day during this period I could expect at least one email from Monterey Ranch updating me on the current situation and outlining next steps. They installed porta potties on the property during the outage and helped us on where to go to get water, coordinating with churches and the fire department. Their maintenance crew is fantastic and professional and timely! The grounds are well maintained and it is a safe environment. And of course, I love my apartment!

Don't come here. Horrible maintenance service & irresponsible Front desk. I have reported toilet water is overflowing issue. They did not fixed it 2 days and I have to wait 3 more days as They do not have plumber in their community. Now i have to stay on hotel for these days. I would never come back here or recommend. I gave staff a 1 because the receptionist Chelsea treats you like you don’t matter and overcharged is when we renewed. Her manager finally listened and corrected the problem. There hasn’t been a media room or available printers and using a small room as the gym while they work on “world renowned’ gym for 2 years. The exterior by our apartment has termites and is rotted out and they do t want to replace my broken stove. They don’t have cameras and the security gate is always broken. If you don’t have to do not move here!

I enjoyed living here and had a mostly good experience with Monterey Ranch until I moved out, received my final bill, and was charged over $600 for a carpet replacement fee because management claims it was damaged beyond repair. There were no scuffs or tears anywhere, the carpet had normal wear and did have a couple of dark spots in heavier foot traffic areas, but those could have easily been cleaned with a carpet cleaner. I've lived in several apartments and left the carpet in similar condition and have never had this happen before. I would've been completely fine with a carpet cleaning fee, which would have been more than reasonable, but to get charged a $600 fee is absurd. To anyone currently living there and moving out soon, I'd suggest that you rent a carpet cleaner and clean it yourself instead of trusting management to make a fair assessment on the condition of the carpet. My move out statement was also prepared almost two months before my move out date, and I questioned management on how they could have assessed a carpet replacement fee before they had even seen the apartment. Never received a response to that concern. This all very quickly turned into the worst apartment experience I've ever had.

When I visited this place, they first were not available to show me around the apartment. Having faith, I looked up on their website to decide on an apartment and filled out the application. After which I had a word with the lease manager where I was confirmed about the availability of the apt with the same rent that was mentioned on their website. Few mins letter, I receive a lease agreement to sign that had an extra $75 added per month. After enquiring, it was told to me that this is a MANDATORY charge for internet and TV from Spectrum that each resident HAS to take and there is no way out. I am not a TV person and inspite of this I have to pay an additional amount as a PACKAGE. This shows the level of greed and how inconsiderate Northland community is. They have decided what’s “best” for their residents without taking an opinion from the residents. On top of that, I was told that these services would start getting activated from 01st Nov and since I leased out an apartment from Oct, I have to bear the expenses(installation cost+appointment setup etc) for a month with no help from leasing staff that sits here in Monterrey society. I reached out to Spectrum and they said that I need to check with Northland as this is a corporate thing. Absolute lame service both from Monterey, Northland and Spectrum. Please avoid this society if you can. I didn’t have a choice since I needed an immediate place to stay but may be the person reading this will have a chance to stay away !

1. No security cams installed - answer from leasing team is that they didnt install cameras for security purpose(????, lol) 2. Immune to robbery - house, car parts like tires. Multiple incidents but no security measures involved 3. Overcharge for late fee, though their online payment system was down 4. Amenities never well maintained and its been more than a year now amenities like pool, Gym, movie theatre are shut down. They take 2-5months on average to replace lights/bulbs in the tennis court even after multiple requests. (Adding this after I left the community) 5. Overbilled charges on my deposit refund

Being in this community for long time, I won’t recommend anyone for this apartment. There no security, multiple burglars, worst gym facility(under construction for more than a year), delay in resolving the maintenance work orders. They won’t even have key for themself to enter the apartment to fix do maintenance work, they will ask tenants for key to get a copy. They don’t care about their residents.

I’ve chosen Montery Ranch Apartment because it’s a friendly apartment with beautiful mingling people and friends.Mostly all amenities are available inside like swimming,gym and other facilities.And above all,departmental stores and malls are nearby.We can go by walking and biking too.The trails connects very well for walk & jogging.

The actual website will show all the 4 and 5 star ratings but to be fair they offered incentives for leaving them a good review. I wish there was an option for no stars because this complex is honestly a nightmare. I mean the apartments themselves were alright if you like living in paper thin walls and overflowing trash bins, but the management is nonexistent. But anyways, there was a small storm in December that flooded part of the parking lot... more importantly the covered parking that is an extra fee. The first time this happened I was lucky enough to avoid damage to my vehicle. However you would think some type of effort would be made to insure this would not happen again. NOTHING! Not even an email apologizing for the inconvenience was sent. The second time this happened...A WEEK LATER.. water made its way into my car, yay, causing hundreds of dollars in damage. Others actually suffered a total loss.. it's been 4 months and nothing has been done in terms of reimbursement. No one is to blame and the apartments are choosing to look the other way. They started by blaming the landscaping company who is saying it wasn't their fault, claiming the drainage pond was at fault.. if it was or wasn't is besides the point, this happened on the apartment property and they should take some responsibility, right? They are quick to take every possible penny from you but will do nothing to help you when they're at fault. When it came time to move we were charged for things that were already damaged when we first moved in. Stains on the carpet, in the bathtubs, walls, etc. Save yourself the trouble and pay an extra $200 for a nicer complex.
Don't live here. They have serious roach infestation problems. Management is unresponsive about noise complaints and garbage is constantly present in common areas. And they will charge you for when their own equipment breaks. Save yourself some trouble and find a high quality place to live

I've lived at Monterey Ranch for over 7 years and only in the last year or so have I considered moving. All of my complaints are around issues that did not exist prior to Northland taking over the property. When I first moved in, Archstone was the management company and they were fine. Then IMT took over and they were amazing! They seemed to really care about their tenants and the property. They took very good care of all of the amenities and offered special events to create a sense of community here such as free taco breakfast on Sundays, movie nights for kids in the theater, several free yoga and fitness classes throughout the week, amongst other fun activities. They gladly accepted packages at the office and would notify you when a packaged was received so that you could go pick it up from the office. Since Northland took over, they no longer accept packages and I have had several stolen from the front of my door since. They've repeatedly made changes throughout the property without notifying us via email or otherwise. For example, changing out the walkthrough gate locks to keyless code based locks, so our keys no longer work but no one has given us the codes. They changed out the gate security system without updating the directory properly so my apartment code no longer works. Again, we were never notified about this change. Ever since the storms, there have been large trees that fell down and are now blocking the greenbelt trail. Also, they just simply do not maintain the trail whatsoever... it's always filled with trash and much of the trail bedding is gone and is just mud now. I could go on and on about my disappointments ever since the change in property management. It just seems like this company does not care at all about their tenants or their comfort or about creating a sense of community like the previous management companies did. Northland just seems to care about money and that's it. I'm just ready to move at this point.

This apartment complex has been absolutely nothing but trouble in the six months I've lived here. The apartment maintenance team, who I've gotten to know all too well, are great, the management is absolutely atrocious. When I first moved in there was a broken door that was entirely off the hinges, it took two months to get them to send someone out. Since then I've had about 15 maintenance orders, a flood and resulting black mold that was allowed to go on for over two weeks after I notified them without any action taken to stop it, and unresponsiveness from the office. The mold took daily calls and visits to the office to get them to send a plumber out, afterwards Dianna, the property manager, didn't respond to my emails for two months regarding prorated rent for that month until I threatened to break my lease and move. On top of that, my vehicle, which is 3 years old, well kept, and driven daily, has a registration sticker that expired two months ago. I came out to a sticker on my windshield one morning recently threatening to tow my car if it's not updated in the next two weeks, less time than it even takes them to mail the sticker. I brought this to Dianna's attention and again was told basically too bad deal with it. Similarly we all received emails recently saying patio furniture only on patios, no storage of any kind because of the "community appearance". Meanwhile the gates haven't been painted in years and are chipped and trashy looking, as are many other areas like the laundry room. There's a sign posted discretely by the mailboxes that they're required to post advising they failed to meet energy efficiency standards so your electric bills will be outrageous as well. Management has been unresponsive, cavalier when they do respond, and downright aggressive when you push back. You can see on many of the negative reviews Dianna has responded either offering lip service or attacking the reviewer so I leave it to you to decide if all these people are wrong to review so poorly, or if you want to risk living at a place that's openly antagonistic to it's residents. I encourage you to not make the same mistake I did by moving here, there are dozens of better communities in the area with similar or lower rents.

This community is economic but you can get more for your money somewhere else. The installations that are not close to the leasing center are very poorly maintained. If you tour the community you may notice that the common stairs and other areas are very dirty. The service provided on the renters office is notably bad. It feels like they are always working against their will and rather than solving your issue they try to solve your case so you disappear from the office that day, if you come complaining the next day, they wont even remember your face. The maintenance process and personnel seems from a third-world nightmare. They take way too much time to respond to the minor of issues, even if you flag them as important. The worst part is that they have entered the apartment when you don't expect them (without previous notice) under the argument that they were repairing something that they identified as not working. For 1 or 2 hundred dollars more you can find something way better on the area, the extra money will be very well invested as it will save you from really bad experiences.

Very much the same comments as the person who said that the security gate doesn't work. The garbage isn't picked up often enough. Several other things are broken such as the security lights. The pools are regularly used by people who drive into the complex and use the them without being tenants. All comments/complaints sent to the property management have been ignored. i will be moving out as soon as my lease is completed.

Monterey Ranch started out a nice place to live to start our new lives in Austin, The first year no complains to mention, as the complex does show its age as you notice things with time, we felt it was reasonably priced and offered plenty of amenities, after our first year the property ownership changed, and things just started to go noticeby down, it is clear from the drop in quality that the bottle line is most important to Northland inc., the place has less frequent maintenance amenities less available, an entrance gate that never works and a little thing as accepting packages at the office, which you will find on other reviews that people complain about, and although it seems like a small thing it can have a big impact you hear about the number of residence that have had packages stolen. Well needless to say I would not recommended this place without a comparison there is no way to know how drastic things have changed, I hope you find this review helpful.

The apartment itself is pretty right down the middle. It's definitely a pretty good size when you consider its cost and distance from downtown. The 1/1 in the Vistas section has the W/D connections are off the kitchen/dining area with sliding doors in front so noise can be an issue. The appliances have all been solid performing, with the possible exception of the A/C which has had at least one problem per summer since I've lived here. Other possible cons are your pantry needs to be closed to open the dishwasher, the grassy areas frequently have ant infestations, and the shower/tub is plastic. For me this complex's main draw is its location right off 290 and MoPac going toward the Y at Oak Hill. From here you can easily jump on MoPac and 290. The way 290 works also makes trips to Lamar a snap. The downside is while its great for commuting, the only places you'll be walking to are the nearby mini marts and maybe the Target.
