I’ve lived at Monterra for four years and there has been a lot of up and downs with the property. I absolutely loved being able to walk to TMF. But there is quite a bit of things you have to be willing to put up with if you choose to live here. MAINTENANCE IS A HUGE ISSUE HERE! First, the appliances are your typical super cheap rental types that break down frequently. Dishwasher gets clogged, garbage disposal doesn’t run, washing machine stops rotating, etc. It took me two years to fight with management that they needed to replace the A/C. I had days where my apartment was 85-88 degrees and the only way I could cool down was with cold showers and leaving the window open at night. Management will come up with every excuse in the book for their maintenance staff. I had to do laundry outside of my apartment since November. That “part” for my washer was on back order. Then when they finally had the part, they claimed I needed to reach out to them to get it installed. What was the point of multiple maintenance requests and written messages with the crew? So unless you’re a handyman yourself, don’t expect to get anything fixed in the complex, and that has been consistent over my last four years. For the longest time, the fire alarm would go off nonstop. Anyone who has lived here in the last year and half will tell you the many times we’ve been woken up in the middle of the night and forced to evacuate. The pipes bursting in 2021 from the ice storm really seemed to be a major cause. They seem to finally have it fixed, but this goes to show how they keep having large community wide maintenance issues that are very costly due to typical aging of the complex. Finally, I just received my move out statement. Typical of most apartments, they want to charge every possible fee for cleaning. There were a couple of small issues I will completely own up to, but they are taking advantage of adding additional charges. My carpet is four years old, of course it is going to have wear and tear and they want to charge $120 for cleaning? We both know they’re going to rip it out and put new flooring in for the next tenant, I’ve lived here long enough to notice the trucks coming in with it. Overall, the location is great and the price is reasonable. But with that cheaper price comes a lot of basic apartment needs that will not be met. You will not get any maintenance assistance while living here, so it’s best you move in with someone who knows how.

a minute ago NEW Previous management had a total lack of concern for tenants and property. Current management has poor communication. Multiple emails to management and corporate are met with no response regarding issues and many are still unresolved. I imagine how quick I would be contacted if my rent were late? Advise you to stay elsewhere in the long run.

The Monterra in Las Colinas is filthy. The hallways are gross and the trash rooms typically overflow by Sunday. Most of the containers were full on Wednesday this week and still are. So are pet ones outside. The parking garage and hallways smell like a garbage dump on hot days.

I've lived here for two years and ever since the new management took over this place has become uninhabitable. Sentinel would really get some great insight by making a visit to this property. In the past two month, the GM has been replaced and there are holes in the ceiling in the walkways with mold growth, the pool is so green that frogs are swimming in it, and the exterior is falling apart (i.e. gates have been broken, vandalism unaddressed by the cop on our property, and pigeons have torn the exterior apart to make nest). If you come here for a tour pay close attention to your surroundings because it will take this property years to recover.
A fantastic place to call home for 10 years. Manager Holly, is exceptional; as well as Jane in leasing. Quiet, well kept, and a professional environment. Grounds beautiful, garage has many speed bumps for safety reasons, but are definitely needed, and maintenance is attentive, courteous, and speedy if needed. This is a fun area to live. New restaurants, Alamo Draft House Movie theater, and across street from Music Factory. Give Monterra a look. It is an awesome place to call home.
They promise all these great rates, but when you move out, the horrible assistant manager Norma will squeeze every penny out of you. Left with my apartment spotless and they charged me $400 in cleaning fees and would not let me argue it. They charged my friends $750 in fees when their apartment was also spotless. They also charged me extra on my rent on the last month. I wish I had a lawyer. So much money down the drain.
We are totally impressed with Monterra, the amenities, location and staff. We looked at least a dozen places preparing for our relocation to the DFW area and Monterra was hands down the best property and very affordable. A special shout out to the leasing agent Scott, that could not been more accommodating. Choose Monterra and you will not be disappointed!
When we first took a tour of this place, it was amazing. But what they don't tell you when you take a tour is that there are like 20 speed bumps to go up the parking garage. I had a headache every time I would go up and down. That got old really fast. Then, when we got pregnant, we started buying items for our nursery. As we were building the crib and changing table, etc., we put the boxes outside our door for about 2 hours until we were done and could take everything to the trash. The next day we had a "notice of lease violation" for having trash outside our door. Seriously?! Also, We have a dog and almost every time we would take him for a walk, we stepped in poop. So anytime we did that, we took our shoes off before coming in the apartment and left them in front of our door. Micheline, the assistant manager had a little chat about that with us and made us feel like we were stupid. "We don't do that here..." she said. Then, after we had our baby, they let all the smoke detectors in the entire complex go off for about 4 hours straight. I had a screaming baby, a barking dog, and a raging headache. When I called Micheline to ask when it would be turned off, she replied in a very snarky way, "I don't know, Amey, it will be turned off when it gets turned off." Then, when we moved out (thank God) our move out statement claimed that they would be returning a total of $5 of our security deposit. Not because of anything broken, but because they charged $10 per drawer that was dirty, $25 to clean a microwave (a microwave!!), $25 to clean the fridge, etc...basically hit us with these ridiculous cleaning charges. We are extremely neat and clean people (we even had a cleaning lady come once a month) and they were just looking for ways to take our money and not have to give our security deposit back. When I confronted Micheline about it, she claimed that she "takes offense" to my questioning of the charges. Also, our guest bathroom toilet leaked the entire time we lived there. Our water bill was $75-80 every month (in a 1000 sqf apartment with 2 people!) and maintenance came probably 10 times and could never fix it. Micheline said that that amount is normal. We live in a 2100 sqf house now and our water bill is about $45, so $80 is definitely not normal. Maintenance there is a JOKE. Seriously, it takes them like 2-3 days to even get to you (even if you have a clogged sink, which we did multiple times...don't even think about putting anything in the disposal)
Multiple complaints of maintenance personnel “onsite” entering people’s apartments when people is not home without permission, a previous notice, reason of entrance, work order request, or leaving a note in your apartment that they have been inside. They make copies of your key instead of using the master key so they don’t get caught. General Manager has been aware of this, but instead of doing anything about it, she has promoted one of these perverted employee to manager. Recently, there has been serious burglary events inside the complex, but this was never reported to tenants. I hope that this help on making a decision about the place that you would like to call it home.
DO NOT move in!!!!!!!!!! Drunk people always have parties by the pool at 2 or 3AM, some of them don't even live here. You will never be able to sleep at night!!!!!!
I've never had to find alternative parking near my apartment, very quite community, and always had maintenance requests done in a timely manner!
