Property Ratings at Monterra Townhomes
I have lived at Monterra for almost 8 years. I’m currently paying an extra $200 a month for rent because the staff doesn’t respond to emails to renew my lease. Their phones were broken for two months u til a week ago, but they still don’t answer them anyway. Many turnovers in management with no warning or communication. Any major maintenance issue will get you severely gaslit or straight ghosted. The current corporate landlord has only paid to fix cosmetic issues, not the issues that matter. Issues like: these units are all mold contaminated and the plumbing needs to be totally gutted and replaced. Only half of your building will have gutters. Screens are garbage and worthless and there is a huge spider problem from the canal that’s a stone’s throw behind the development. No snow removal and there are still leaves from the fall all over the place so you track them in year round. The landscaping is overgrown and unkempt. They cut down 50+ trees this last summer instead of maintaining them properly. You will have to purchase kitchen storage and there is zero counter space. Apartment size fridge. Ancient appliances. Water damage. Filthy upon move in. Hair painted to the yellow walls from previous tenants. I’m sick from mild illness and desperate to move but the rental market is a racket so it makes it a bit difficult. Steer clear of this place. Any of the good reviews are from people who used to work and live here.
One of the worst places I've lived, def ranks in top two. Terrible insulation in summer and winter. AC units are old and barely effective. Kitchen cupboard space tiny so I needed to buy shelves. Tiny living room because you are getting a garage. Staff turnover in both the office & maintenance. A new maintenance guy asked to borrow my dustbin and broom to sweep up the excess asphalt that was put down this week. All money is spent on renovations, but not the core things that matter most to residents like a secure mailbox (see pic). I first asked about the mailboxes on 4/21 and today is 7/12. The gym, Amazon lockers and spa were shut down for at least two months for renovations and zero concessions made. The ridiculous part is the old gym equipment is still there. If you live close to Federal Way be prepared to vacuum up the fine dust from the dirt company across the street. Some neighbors are weird and unfriendly. Some like to rev their car engines or motorcycles or blare loud ranchero music from their car on weekends when staff is gone. Zero notice on fence replacement and less than 24 hours notice for new asphalt. All care seems to be on making cosmetic upgrades.
I recommend Monterra Townhomes to anyone seeking a beautiful and spacious unit with attached garage. Beautiful colors and interior layouts luxurious and cozy. I’ve lived here 2 years in comfort and quiet with beautiful views. The grounds are well kept and pet friendly. The staff is prompt and professional, I appreciate the care of this property and cleanliness. Location is on point with shopping across the street. Boise City and BSU close by for events. I love the access and clean fitness room and pool/spa are kept clean. Comfort level here is amazing, I’m happy living here.
Moved from New England to Boise and wanted to find a place that we could call home while we learned the city. We weren’t certain that an apartment was the right choice but Monterra looked too good to resist. The combination of the location and the townhouse layout with garage was a perfect fit. The staff was helpful and courteous and the tour was nice. I was sold. Though the mid-1990’s era fixtures and appliances dated the model unit I was shown, it was clean and well maintained. The apartment I received was dated as well, but the years of wear on appliances and surfaces made it shabby. It was utterly filthy and had not been well maintained. Bathroom sinks are chipped and rusting, the tubs and countertops were coated with hair, air conditioning registers had been painted shut, ants were marching along the baseboards, the vertical blinds had been repeatedly broken and poorly repaired by scotch tape, there were cobwebs on the walls, part of the kitchen counter laminate was flaking away, and the carpet was so soiled that it appeared to be greasy. The manager apologized and offered to have the apartment cleaned but it would be a few days before anyone could come out and my family and furniture were likely to arrive before it could be done. I had to spend my money and effort to clean the thick residue of the previous residents before my children arrived. They had two weeks between the time the apartment was available for rent (according to the availability provided by the property) and the date of my move-in. What I thought then was an anomaly has been proven to be this property’s standard operating procedure. The management of this property has been shoddy at best, and only trivial concerns are addressed quickly. Furnace filters, leaky faucets, and the like will be dispatched quickly and well but problems with large items such as garage doors or corroded sinks or broken windows are not addressed. So, to sum up: aging property, updated clubhouse, homes maintained to bare functionality only, not terribly clean, high prices, and very poor management. But the location is somewhat convenient and they will provide pest control upon request, provided that you can demonstrate a problem. I strongly urge anyone to not lease at Monterra or any other Mission Rock property, assuming this is representative of the company's culture. They are quite interested in collecting a premium rent but not so much in providing a premium living environment.
