Property Ratings at Montierra
I recently moved out of Montierra Apartments after two years, and the move-out process was disappointing. During the pre-move-out walkthrough, the team promoted their $150 worry-free cleaning service, assuring me it would cover all necessary cleaning. Trusting their recommendation, I agreed. However, after moving out, I was provided with photos showing dust on the walls and baseboards, but instead of cleaning them as promised, the management decided to repaint the entire apartment at my expense. Their reasoning was that cleaning walls and baseboards is “usually not sufficient." In our case, the apartment was well-maintained, and a simple vacuum or wipe-down would have resolved the dust issue. This excuse feels both arbitrary and unfair. If their cleaning service doesn’t cover cleaning walls or baseboards—this should have been communicated upfront. Instead, it feels like a convenient decision was made to proceed with a full repaint and pass the costs onto us, without sufficient justification. Efforts to clarify this decision were met with vague responses, and my follow-up inquiries were ignored entirely. The lack of transparency and misleading promotion of their services leaves me feeling exploited. If you’re considering renting here, be cautious. Their move-out process and charges may not align with the promises they make during your tenancy.
While living here one of the residents crashed their car into mine totaling out my car. They did not leave a note. I notified the office of what had happened giving them a clear description of the red Kia optima that witnesses saw hit my car but did not get a license plate. I asked them if they would mind to send a simple email to the community asking if anyone had information to please contact me or the San Diego police department. The office refused and offered no assistance in helping me. They refused to look up their list of registered vehicles matching description. If you move here beware. This place is very unprofessional. The property conveniently located close to the freeway, shopping, dining. The property has a lot of landscaping that requires routine service. This goes on practically nonstop and the noise echoes throughout the property which made working from home impossible for me. The basketball court, volleyball court, tennis court are in high use by the residents so if you need quiet to make calls, concentrate on work, even watch television you will have plenty background noise. The sound pierced the walls. This is something to think about before choosing this place. The maintenance requests were filled 75% of the time. My apartment wasn't very energy efficient and bills can be higher than usual most of the year. The USPS delivery person a left note in our box stating she has Arthritis so if you live upstairs you will have to drive to the post office to collect your packages as she is unable to climb stairs. Be careful leaving at night and early morning often times I saw coyotes wandering the property as the property is next to the canyon. We were left without heat in the winter which was not fun. They never resolved the broken heater even until we moved out a month later.
Montierra is a good place to call home if you are: 1.) Looking for a dog friendly (large dog included) complex. Dog complexes are pretty hard to come by and LARGE dog complexes are near impossible! This is one of them and they love their pets here. 2.) Looking to have your apartment close to the freeway. I-15 is literally your neighbor. 3.) Someone who likes to be away from the busy city but close to shops and strips. 4.) Someone who is looking for assigned parking so that you don't have to walk 5 blocks back and forth to your car. I visit friends who live closer to the city and have 1 spot for three roommates! You'll have space here. 5.) A bicyclist who likes to enjoy long bike rides with scenery. The mountains are picturesque. And I have heard from bicyclists that RP/Mira Mesa are prime cycling routes. Montierra may not be your home if you are: 1.) Someone who is allergic to animals. The complex holds a lot of dogs and plenty of felines. You'll be buying a lot of anti-allergy medicine if you come here. 2.) Someone who wants to be in a walk-able community, where you can walk to the grocery stores, the post office, etc. Montierra is convenient located near the 15 but not much else. You'll need some wheels. Overall, I would say that it is a great place for families, young professionals and fur babies alike.
Montierra is an affordable and beautiful apartment complex with spacious 1 and 2 bedroom apartments. It is an animal friendly, gated community with a dog park, tennis courts, volleyball court, half basketball court, gym, pool and hot tub and bbq areas. My husband and I rent out the two bedroom and LOVE it. It's only a couple hundred dollars difference from a one bedroom. When you walk in there is a huge living room with a fireplace, then walk straight to the dinning room with a dangling light on the right and to the left is the kitchen, with dishwasher,sink, stove, microwave and refrigerator. Between the kitchen/dinning room and the living room is two bedrooms opposite of each other. They are huge with bathrooms that have shower/bath and sink. Also the bedrooms have a walk in closet with mirrors. There is windows in each bedroom and livingroom as well as cable outlets. The washer and dryer are in a room outside which is AWESOME. These apartments satisfy every and any need for their tenants - INSTANTLY. You want sports? They have basketball, volleyball, tennis, a 3-lane lap pool, billiards, a fully loaded gym! You have dogs? They are extremely dog friendly and there's a BEAUTIFUL on-site dog park with grass and lawn chairs! Not to mention all of the doggy bag stations conveniently located around the grounds. Need a fix? They guarantee maintenance repair within 48 hours. Montierra is centrally located near the I-15 and the 56 freeways. Restaurants, hiking trails, and shops are literally within walking distance. The grounds are beautifully kept, the staff is always friendly, and we honestly could not be happier here!
So far we have enjoyed living here but the location of our apartment is right off the canyon and the spiders never stop. I have had my place sprayed twice and they still hangout on the ceiling, its makes you paranoid. I love the neighborhood, its quite, managers are so nice, pool is clean and most importantly i feel safe. I just would have picked a different apartment, I honestly cant wait to move because of the spiders. I would recommend this place with out a doubt but just not this apartment. Hope this helps. . Also beware of the crazy lady in building 9928, she cusses at little kids and seems unstable.
The Montierra apartment complex looks great from the outside and is situated in a fantastic area surrounded by nature. However, looks can be deceiving. The freeway borders one side which conflicts with the open space preserve surrounding two sides of the complex. The green spaces are kept green and mainly well kept (except for some of the trees which shed immense amounts of seeds that stick to everything). There is a small but well kept dog run which adds to the dog friendly aspects of the complex. Many of the residents have dogs which allows for lots of socialization. The maintenance staff is top notch! They are friendly, helpful, and seem to be truly invested in making your stay enjoyable. The management staff are strict about some rule enforcement such as no smoking, however not when it comes to children. There are a lot of children living in the complex and the majority do not wear helmets when riding bikes and scooters, often darting in front of cars. As for the apartments themselves they are set up perfectly for roommates or parents with older children with the master bedroom separated by the common spaces from the other rooms. The interior of the apartments is outdated with popcorn ceilings, poor quality carpeting, peel and stick tile, and old appliances. The cabinets however, are an upgrade from most apartments and countertops while being a laminate are a darker color. The closet space is better than most comparable apartments. Room sizes are good and the washer and dryer are conveniently located on patio or balcony which cuts down on internal noise. The balconies and patios are not fully enclosed however, you can put up gates and fencing. Patios are on the small side but can fit a propane grill and small patio set. While the upstairs have vaulted ceilings and lots of light there is a lack of air flow which makes air conditioning an expensive necessity if you want to cool down the apartment. There are no ceiling fans in the apartments and some rooms are dark due to window placement. The gym is convenient but can get congested during peak times. The pool can get full with residents bringing guests and throwing parties there. The views of nature are great but the wildlife does come into the complex with coyotes, raccoons, and rabbits common place. It is not safe for outdoor cats and small children and small dogs need to be closely supervised. The location of the apartment is extremely convenient for shopping, dining, and hiking.
