Property Ratings at Montrose Berkeley Lake
The current management is not managing these apartments well at all. The Property and Assistant Property managers are rude and condescending. You are paying high rent for an apt that most likely is in poor condition, if not renovated. Allowing excessive noise on the grounds at all times of the day and night and not regulating tenants who are nuisances. Corporate never returns any concerned tenants' voicemails nor messages about the leasing office and alot of people are tired of this place.
The staff is very friendly and helpful. The outside landscaping is also well maintained.
It's poor because the app doesn't work properly. The office is not professional. Maintenance man put a whole in our bathroom and haven't been back. That was 2 years ago. They couldn't fix my outlets and lights.
Management is beyond rude, pool is constantly leaking so it seems they have been overcharging for water, maintenance never comes to fix things, and the leasing agents are compulsive liars.
Management has changed multiple times and every time a new one comes in they start spending money on "improving" the complex. This current management painted all 30+ buildings after it was painted 3 years ago. They added electronic lock boxes for deliveries then started charging the residents for them. When ever they do anything that requires to move your car they give one day notice and then threaten to tow your car. The "Lake" is full of trash. If you come to look at the property be careful where you walk because there is dog poop all over. So if you like bad communication, paying for things you didn't want or ask for, and stepping in poop this place is for you. Oh and the rental rate for these old run down apartments, ridiculous.

A shout out to Francisco for a job well done. I have had troubles with my doors since moving in and previous repairs have not been stellar. I appreciate Francisco taking the time to complete the job properly. Great management/staff. They have been very friendly and helpful anytime I have needed assistance. Management has put a lot of effort into fixing things up and improving the living experience here at Montrose. The new paint looks great. It really brightens up the complex. Thanks to all.
I have lived at this property (formerly known as The Promenade at Berkeley) since July of 2016. The management company and staff has changed hands many times, but the current management and staff are the most professional I've even interacted with here. Emma and Alexis were very helpful today with my annual lease renewal and it was a please dealing with them. I would also like to add that the maintenance staff has been prompt and courteous in handling any maintenance issues we have had. In the past I believe the management of the property left a lot to be desired, but this management group understands what it means to be professional. Thank you! Dan R.
It is not excellent. Would not recommend. If you do move you better hope you have an up kept unit. Dealing with molded walls and nobody has come to resolve the issue.

My wife and were initially happy to move in - the apartment is good size, has nice natural light, and is quiet. We also enjoyed the trail and pond. However, our experience has been sullied time and again by poor management. The property recently changed to a new management company - Montrose - that charges a $33 monthly processing fee to pay rent online. That is $400 a year for a service that was provided free by the previous management companies. That is an egregious amount for a service that should be free. I've conducted my finances online for the past 10+ years, and no other account charges even a nominal fee for processing payments, let alone one as exorbitant as $400 a year worth. This is the third management company running the property in as many years. The last time management changed, we were only given three days notice - once via email - to change to the new payment system. Having been setup with automatic, recurring payments for the entirety of our lease, we didn’t realize a change was made until the day after our rent was due and it was not automatically withdrawn. We immediately went to the office to rectify the situation and square our account. However, there was no grace period for the unreasonably short and poorly communicated transition, and we were charged a $100 late fee, and a $200 dispossessory fee. It can take two and three maintenance requests before issues are addressed. I put in two maintenance requests, plus told a maintenance inspector in person months ago that a fallen tree - a potentially dangerous tree that could fall and injure or kill someone - was leaning against the roof. The tree is still there. Maintenance has mistakenly entered our unit, or entered our unit unannounced on two occasions and set the alarm off, despite the alarm code having been provided to the office. The light in our ceiling fan wasn't working, so we put in a request to fix it. They removed the entire fixture and replaced it with just a small light with no fan without asking or discussing it with us - it was like amputating an arm to heal a broken finger. There is perpetually littler in and around the property and pond. The pool bathroom is dirty and the door handle is broken on the inside, making it nearly impossible to exit.
I give this a one star because I can't give it no stars. I lived here for almost a year, since I moved in Ive had problems which no matter how much I called or went in person to beg for maintenance I never once got help. The staff is rude and the management doesn't care. you can probably find better help sleeping under a highway. We had a leak a week after moving in which caused a water stain on the wall abt 7ft. We called maintenance and once they showed (which was at 8am,I was asleep and they let themselves in and woke me up by yelling into my bedroom) and ALL THEY DID WAS PUT GREY PAINT OVER OUR BROWN WALLS! REEEE! they then said it was fixed, when I tried to call them back and got no response regarding my wall. It stayed like that until I moved out. for the next 10 months, we constantly went to the front office asking for help and all that did was make them defensive with me,as if it were an inconvenience. Also, it has the cheapest material. The doors were cardboard, the countertops warped, which made the wood fall apart. the ac constantly broke and when I tried to talk to the property manager all he said was that they'd fix everything. But obviously for months,NOTHING EVER HAPPENED! DO NOT MOVE HERE!
The apartments are not bad for the price. However, this apartment management team has the worst customer service ever experienced. The managers specifically are the most unprofessional individuals when dealing with customer issues. They do not understand their role is to find solutions not put them at the bottom of their priority. It is incredible how unattentive they are, how unresponsive they are, and how they do not deserve themselves to be called managers. In a business setting you have to take care of the people that are feeding your salary/pay. There is no excuse from the property management team to disregard a residents concern or issues they have but when it comes to fees and rent and things you need to do for them they do want you to be there to meet their due dates. Over all, the apartments are very nice and it is a great community to live in for the price but in terms of business management, definitely the worst customer service and the worst management ever experienced. Solely for this experience, with management and customer service, I will never recommend this apartment complex to anyone. You will be disappointed in their service. good job Promenade!
We moved here in October and absolutely love it! We have had some minor repairs that had to be resolved and those got handled quickly and professionally. This place is laid back, clean, and seems to have an amazing community of cool people. The office staff definitely make things easy. They play a big part in making sure we are happy with our stay here. Oh..Side note... We spent a lot of time researching places to live before we moved here. This one made number 1 on our list. One of our favorite features is that they leave the pool open late. A lot of the other apartments would close the pool when the office closes..we said no to all of them. When we moved in there were LOTS of things left undone in our apartment that we needed maintenance to fix. We submitted a maintenance request that took 2-3 weeks for them to finally fix. One issue, our broken and painted over peephole, still hasn't been fixed. We've been here for 2 months now. The location is great. Our leasing consultant, Carla, she was amazing. If this review was based solely upon her there would be 5 stars. The overall management of this complex is terrible. Every time that I have been in the leasing office the property manager is sitting in her office and is not kind to residents. I have seen her ignore and talk down to people until they become belligerent and angry, then she will pull them into her office and close the door. The way that this property is being run is so unorganized. They are making updates to the pool and play area, but the real updates need to be made internally; organizationally, they are terrible. We paid our rent with a check and it took them almost 3 weeks to cash it. We were told that we'd have access to the fitness center via a keycard and then told (after move-in) that it was a $25 fee to get the card. The final issue that truly solidified the lack of integrity and disorganization of this establishment had to do with a resident referral "bonus." We referred friends to stay at the Promenade at Berkeley and were told we'd get $250 off of one months rent if they signed. When the next month came around and we hadn't heard anything my husband went to the leasing office to find out when that would happen. The first time he went he was told that there was a form that needed to be filled out and once they found it they would contact us. We never heard from them, sent an email, did not receive a response, we stopped by the leasing office. We were told that the "only person" who could help us was at lunch. We returned later and after sitting in the leasing office for almost an hour, my husband came out and said, "The property manager said that since they didn't pay their rent on time we don't get the $250 off." They paid their rent a few days late due to having issues with the online login (they never received their login information and didn't know that they could not create one, but it had to be given by the leasing office). If this place were under more professional and organized management we would have no complaints. When our lease is up we WILL NOT be renewing and we WILL NOT be referring anyone else here.
I have a loud, wife beating upstairs neighbor that is also endangering a child. I have been reporting him for months, including multiple calls to the police and he still lives here. I have another neighbor that leaves garbage outside on the sidewalk all the time. We've not had running water multiple times, and the office can't be bothered to communicate with residence. When I inquired, I was treated like an inconvenience. They gave Google permission to enter my apartment, with keys, without ever informing me of it. The manager and her staffer are utterly inept. I turned in my notice to move out and got no response. Guess I'll be sending it in via registered mail. Do yourself a favor and don't rent from these incompetent people. I gave it 1 star because zero wasn't an option.
I have been here less than a month when I came to sign my lease I waited for hours because my apartment still was not ready after the lady told me that the apartment will be ready at the beginning of July. I had to wait til the end of July to move in. I started to ask for my money back that's when they started taking off money for rent. I moved in less then two days I the they had to to replace the toilet and shower head's. The pool has been closed for a week now. You have to pay a 25$ money order for the gym. I was never given a code to pay rent on online and they still charged a 100$ late fee. They all are unprofessional in the front office. No one never answers the phone they sit there and look at the phone ring, if they not out taking a smoke broke. I HATE this complex I wouldn't dare recommended complex to anyone.
I was searching for a new home and I was really upset at the options I was finding until I met Toshany, she was a WONDERFUL breath of fresh air! She took me not only to the model but around the property, really listened to what I was looking for and did her research of the avail units to find one that best fit my needs. I love the new fitness center and the path around the lake. So far, so good! I'm really happy with the way I was treated, and Toshany helping me thru an already nerve wrecking process. I love the area and the schools, nothing is perfect, but this was a great match.
My lease is finally up But I must say I loved it here. My husband and I are moving to our newly purchased home, but I lived here for 2 years and I loved the staff there. Toshany is one of the staff members there and she was always very pleasant and time efficient. The few times I needed to place a work order she took care of it right away. In other words, I 'd recommend this facility to my family and friends.
I just moved into the apartments , so far everything has been going right (excellent) . Also , Toshany has been much help , she assisted us every step of the way since this is my first experience renting an apartment. DAB !!!!! You guys should come check this place out (beautiful) .
I've been here since April 2015 and I've enjoyed being here. The Office staff that I've interacted with, Ms Emma and Ms Kathy are very pleasant and friendly. The maintenance staff Mr. Dan and Mr. Alfonso are very prompt and courteous. The wooded surroundings are beautiful especially now that it's fall. It's serene and quiet and is ideal place to call home sweet home if that's what you're looking for. Highly recommend.

I have lived here since the end of February. Everyone is so nice. It is quiet and peaceful. My kids and I like to go for walks around the lake. The grounds are always kept up as well as the pool which we have used all summer literally. If there are any issues the office staff is courteous and handles it.The apartment is nice on the inside and I just feel at home living here. I would definitely recommend The Promenade at Berkeley Lake.
This is one of the best places to live! Very comfortable, quite, clean and friendly community. I've lived here for over five years, with no complaints. Very kid friendly, and pet friendly too. Wish I can take my apartment with me when I relocate to another state.
Moving to this complex was such a nice change. The pool is really nice and the front office employees are so kind. Can't wait to see what lies ahead in my apartment search adventure!
I initially moved in to a one bedroom apartment on this property. I found the amenities to be well kept and very clean. The leasing office responded quickly to any concerns I had. The property itself was well maintained. After a year, I took on a roommate and moved into a two bedroom apartment. This apartment included upgrades of the floors, carpet, door handles, doors and included a microwave. These upgrades greatly enhanced the apartment and gave the property a new face. I am pleased with the changes. My currently lease will end in September and I have already spoken to the leasing office regarding staying on the property. The staff with the leasing office has been absolutely amazing. Working with me through a difficult financial times. We got it done and continue to have a very positive relationship. I would recommend this property to anyone seeking a place to call home.
