We've lived here for 2.5 years now. Thick walls, energy-efficient apartments (low bills), and high quality utilities. Since everything is nice, you won't have to call maintenance much - but when you do, they show up same day. Obviously, it would be nice if it was cheaper, but you do get what you pay for. It's a nice place to be.

I've lived here for just under six months and I have to say this is the best maintenance staff and front office I've ever experienced in an apartment complex. I had no hot water on a Sunday afternoon recently and after speaking with the front desk maintenance called me within minutes and was able to guide me through the simple steps it took to correct the problem(I've owned several homes so I'm pretty handy). They were more than willing to come up and fix it themselves but they also gave me the instructions which were very simple! It's a quiet place, everyone is very respectful. If you're looking to move to an apartment in Morgan Hill look no further than Morgan Ranch!

Down-graded payment portals for the residents and then charged egregious late fees. I had payments on auto pay but they wouldn't wave the late fee. On-site management lacks the influence to defend tenants, parent (investor) company cracks down with a whip.

I went through the application process, and I would not recommend to others. I applied for a 2bed/2bath at Morgan Ranch on June 1st hoping to move in mid July. I paid for the holding fee, and I received consistent contact from the team, very friendly people, until June 12. I sent emails to the leasing office and team members directly, and I never heard back from anyone. I called numerous times and was never connected with the leasing team; my calls and messages were never returned. Details of the free month of rent, lease start date, pet information, and official approval were not provided. On July 5th, my application was approved and I received an email from a team member with lease information and a request for first months rent. I explained I received no contact with Morgan Ranch for over 3 weeks, and because of my move in date being within a week, I found alternate housing. The team member apologized, said there was a change in office staff, and asked how she could help. I requested my holding deposit be returned, and she said since my request to cancel the application was not sent within 72 hours of applying, the return of my holding deposit was no longer possible. Super disappointing! I understand staffing is difficult, but prior to leaving this review I emailed and called again (5 days ago) with nothing back from Morgan Ranch.

Morgan Ranch property management is the most incompetent, disorganized, uncommunicative group of individuals to ever hold jobs. They are not dedicated to tenant satisfaction and actively avoid conversations regarding housing issues. It is nearly impossible to get in contact with the property managers, and when they are available, it is clear they are trained to pacify tenants rather than solve problems. They constantly miscommunicate critical information. For example, Jacob continually provided "sure move-in" dates that were repeatedly. I quickly realized I could not rely on anything Morgan Ranch employees said, and that is not ideal when trying to settle something as important as housing. I have never seen more unprofessionalism in a property management company. Were it not for the incapable staff, these apartments may be a nice place to live.

Jacob confirmed our appointment for Saturday and when we arrived for our appointment he didn't answer our call or respond to our email. He left us stranded even though he confirmed the appointment. There is no leasing office. The property is still under construction. Very unprofessional behavior by the leasing agent.
