Property Ratings at Morgans Landing
If you like a crappy apartment that seems like a good deal for the area, but quickly falls to pieces once you move in, then Morgan’s landing is the place for you. I lived here for a year and a half, and it’s no exaggeration that I had to call maintenance to our apartment at least every two months for our entire stay there. At one point we had a carbon monoxide leak, so no gas no heat, in the middle of winter and they wouldn’t even pay for us to stay somewhere else (that wasn’t filled with poison gas). It may seem like a good deal rent wise, but they nickel and dime you every chance they get to make their money back. And when you move out and leave the place spotless, get ready to get hit with a $1000 cleaning fee for “oil damage” and “spiderwebs.” I’ve lived in 5 different complexes, some much cheaper than here, and this was by far the worst experience from top to bottom. Take my word for it, DONT MOVE HERE.
I have lived here for over one and a half years. The units are old and you have to be very watchful for any wear and tear while you move in and during your occupancy. Because the management will charge you for everything when you move out. The Management is very rude and its very difficult to get a proper response from them! Greedy Management that charges you for everything! I regret my decision to stay there

Management is not helping me at all when it comes to my issue of noisy neighbors. It’s been 5 months now and all they do is talk to them. Never get any sleep. Don’t live here unless you want none of your issues to be handled,

I've lived here for 5 months now and for the most part it has been alright, however the management is terrible. I have never dealt with neighbors this noisy before... Here it is at MIDNIGHT 5 months later and there are still children running around and screaming as well as the parents stomping around like elephants in the apartment above us. This is continuous EVERY SINGLE DAY AND NIGHT and I would give anything at this point to have a little peace and quiet. This has been a nightmare since we moved in and I've tried so many different approaches to solve it including going to management about once a month. They have not done a thing about it and just seem to be lazy and not care. Apparently they have "talked" to them a couple of times, ha. I'd advise anyone not to live here because if you have any issues they will never be taken care of. This wasn't the only thing not dealt with either, but it's definitely the most annoying. Save your sanity and look elsewhere.

Be aware of the lies the office will tell you about the fees. They charged me double what they told me I would have to pay after I already was approved. I ask time and again are you sure and they still added fee after fee when I got their too sign and refuses to email the rental agreement as promised before hand. They only have one maintenance guy and there's a few fixes that's needs to be done in the apartment to make it look nice! My neighbors dog barks all day!
I I moved from out of state without ever viewin the apartments. Once I arrived in Atlanta I was not disappointed. The staff is very welcoming. Claudia's personality is always pleasant. I've lived in several communities and Claudia is bar none. She follows up, is helpful and is always willing to assist. The community is quiet, quaint and clean. Maintenance responds within 24 hrs. The location is close to perimeter mall and convenient to eateries, drug stores, grocery stores as well as 285, Ga 400 and downtown. I would highly recommend this community.

Have lived at Morgan’s Landing for two years now. When we first moved in had no complaints, the community is a bit older but for the price, size of the apartment, and location it felt like a dream. Have had a couple of issues with maintenance (both interior and exterior) and with the gym being locked at random times. The original leasing staff was all removed right after our first renewal and that has been a major issue - communication has broken down, they don’t let you know when you have a package in the leasing office, lack of community events, rent raised with no renovations or upgrades.... I could go on, but it’s slipped enough that I know we won’t renew for a 3rd year.
I am so glad that my husband and I decided to rent here. The apartment is great. They have so many different floor plans to choose from and the office staff is above average. They are prompt, courteous and professional. The rent is kinda steep, but well worth it to say the very least.
I am renting a 2 bedroom 2 bath apt. It is spacious, and clean. Landlord's are quick to repair anything that is needed to be done. Close to the restaurant, stores, concerts, and parks. Great nightlife too. Small workout gym, and great pool.
I had a medical mishap back in Oct 2014 I was hospitalized for 12 days upon returning home the runners on our steps had become worn and bad winter days were fast approaching I place a maintenance ticket with the office to replace the runners so my fellow residents would not fall and they were replace in less than 24 hours by the supervisor Michael. The entire staff was great asking me what else I needed to rebuild my health and anything we needed just simply ask. It made my recovery that much easier and I thank them all for that.
