My family lived in Morningside Courts for 3 years. The management and staff is WONDERFUL and are always there to help you out with anything you may need. The maintenance team was wonderful, kind, and responsive. The community is well maintained and is close to EVERYTHING in midtown. I loved the community and we only left due to moving out of state!

I will rate this property a 3 because I just moved in not even a week in I will say the customer service was great, I moved from DMV to ATL, and Liam the assistant manager was very helpful to me, I got on his nerves because I kept calling him daily for status because I applied to several Apartments in ATL not knowing some requirement and some places don't refund your Admin Fee I lose out nearly $570 on admin fees alone. In the first few days, the neighborhood is nice and pretty quiet at night time which I enjoy, I had a minor issue with a problem, and maintenance fixed it within 24 hours. near lots of stores that are walkable, the main trash is outside of the gates which are cool, The main gate works!! that's a plus. I will say the online feature of the 700 sq is not an accurate floorplan, the apartment is pretty small than what I'm used to, the washer and dryer are tiny, like dorms washer and dryer you can only fit 3 items in, which is bad because it will cause you to wash more and used heat and water a lot. there is only 1 closet not 2 like the floorplan shows, now i see where there are no Videos for the 700 sq floorplan the surrounding area are nice, the community is well put together be back in the future with updates, pretty good place thus far

The area of these apartments is great, you have so many walkable restaurants (little Rey, grana, killer burgers) and sprouts is right across the street. It’s good prices for a great location. Even though it is an older community the apartments are updated with nice kitchens, flooring, appliances etc. the team is also a plus, maintenance is on site and so responsive to every issue usually within the day which is amazing. I haven’t had any issues with crime either and it’s a gated community with no issues in terms of loud neighbors everyone is also pretty friendly which is nice. Don’t be scared of the previous reviews- most of them aren’t recent and do not reflect the current atmosphere of the property team / buildings. You won’t get better prices for the location honestly, highly recommend!

After months of searching and being denied I was helped by the wonderful Rickaya. She made the leasing experience nice and stress-free. I needed an immediate move in since My job was moving me for work however I had terrible credit and an even worse rental history. Rickaya was there for me through the whole process and made me feel very welcome. I don’t know about the past management but the new management is actually trying to help. The apartments look amazing and they actually look as they do in the pictures. Nicely Renovated, updates appliances, large restrooms and spacious bedrooms. So far I believe I made the best choice money wise and location wise.

This is a C-class property due to the age, maintenance, and overall "health" of the property. I had issue's from the start regarding the move-in condition of the apartment home and it not being ready (at all) with constructions crews still in the home when I received my keys. I didn't have the agreed upon finishes in the apartment home either when I moved in. I decided to continue to try and give them a chance being that they were conducting to many renovations; however, it's been one disappointment after the other. Unfortunately, this property is understaffed and causing it to be poorly maintained. The management has completed several property upgrades; however, with them constantly having an "understaffed" maintenance team, no work orders are done in a timely manner and this is not being communicated to the tenant. There are cases of work orders that I've place that have taken a month or two to fix and the only reason it was eventually resolved is because I had to follow up and remind management on a weekly if not daily basis. It's not the tenant's responsibility to assure that tasks are being completed and it unacceptable when they have to do so. Due to these reasons, I would not recommend this apartment community to anyone.

After about a month living there we started to experience a german cockroach invasion. We were warned about this by the neighbor upstairs the day we were moving in. I went and talked to the leasing office about it and they assured me it was an isolated issue to the apartment above us. Unfortunately it was not. We lived with roaches the entire year we were in this apartment. Even after multiple visits from pest control. We were even asked to empty all of our kitchen cabinets so that they could do a deep treatment but it still didn't keep them away. Imagine the horror of waking up in the middle of the night with one of those crawling on you before you sign a lease here because that's what's going to happen. On top of the roaches these "newly renovated" apartments are nothing more than polished turds. They look new "ish" but the contractors took a lot of short cuts and everything behind the walls is a mess. Everytime the neighbors upstairs took a bath or shower the waste water would leak down into our apartment. Every downpour brought water into our living room. The wall was so water damaged that the exterior wall was literally bowing out causing a crack in our living room wall. At one point we thought we had a gas leak and called the gas company to check it out. There was no leak but they did let us know that there were code violations that would require them to keep the gas cut off. Basically at any point or hot water heater could erupt causing severe burns or maybe death. We informed the leasing off and maintenance came and turned the gas back on and simply ripped the code violation tag off of the water heater. Good luck to the next guy I suppose. The nightmare continued even after move-out. They sent us a final bill for late move-out notice in the amount of $300. They do this sly little trick where they pop a renewal notice on your door a little after you should have given your 60 days notice. This was explained as "intentional" by a staff member who clearly knew what was going on. You basically have no way of getting out of paying it either. The district manager, Valerie will just tell you because of Equal Housing Act she has no choice but to charge you because it would be unfair if she didn't. Furthermore, if you refuse to pay it they go after your credit and send it to collections. Ecleshia the leasing agent is incredibly unpleasant and the property manager Arnitha is usually unavailable or unwilling to talk to you.
Worst place I've ever lived in my life from broken this to broken that.. They replaced broken pipes in the wall and never fixed the wall. Large bathroom mirror fell off the wall,, garbage disposal went bad and leaked enough to develop mold in the cabinet and they never fixed that.. It's 10 weeks since I moved out and I still don't have my deposit back.. I just received a statement where they say I didn't pay my last rent,,, IM LOOKING AT THE CANCELED CHECK!!!. The 3 neighbors that were my friends were saying the same things... They can't even understand their own monetary read outs.. You would have to be an IDIOT to move in here.

Had a hole in the roof since move in, every day they say it will be fixed...been one year now. Abandoned cars in the lot do not get towed, instead mgmt just puts a fresh new warning sticker on the abandoned car window every week. Been waiting 2 months for when my move out date is, and mgmt will not tell me anything except that they lost my written notice. You must involve lawyers to move out or else mgmt claims you did not give proper notice. Horrible experience. Lights in the hallways do not work, it is extremely dark and dangerous at night. Gate is non existent and never works. Randomly they will close the gate and change any code that used to exist. No updates to the community. They have dumpsters everywhere that used to say "Construction only - $100 Fine if residences use" but now for the last 5 months the main dumpster says out of order please use construction dumpsters. One maintenance request ever got fixed. They are very nice until you move in...then they do not care about you any more.

Please know that within the last year we have made lots of improvements within the community to include new led lighting in the breezeways, new trash compactor, new signage, new gate system, as well as chimney and roofing renovations. We've also recently added a courtesy officer to the staff to assist with light checks and police the grounds for inoperable and abandoned vehicles, etc. Please know that customer service is very important to us, and we strive to provide the best service possible for our residents and prospective residents. Been here for about half a year now and after seeing about 20 places around the city I can honestly say this is the best value for the money. Pictures are not fake- the interior design in this place is absolutely BEAUTIFUL! That being said they are building a lot next door so I've heard complaints of noise but having an interior unit it's not noticeable. Management is nice as well and understanding. Tiffany is also always very helpful and pleasant.
I have had nothing but issues and inconvenience from the moment I moved in. The complex is an old property that clearly has not been well maintained at all. Constant flooding issues due to old pipes. Excessive visits from water bugs. Supposed to be a gated community but never has the gate closed. Just recently they have closed the gate for 3days now without prior notice. Was not informed on how to return home when they decided to close the gate. Very unprofessional and careless management. Maintenance request not completed. Literally every day it's something else. Sometimes the outlets just stop working and randomly start working again. The gym has no mirrors and the community bathrooms never have toilet paper or soap. This complex has a face full of makeup due to the recent renovations but do not be fooled it's never worth your piece of mind
Overall, this is a great complex. There are several families that live here, so there is never any noise. The gym and pool are also clean and well maintained. They just installed new windows, which helps the apartments look a bit nicer on the outside. The only complaint I have is that my power bill is a bit high. I think it has to do with the air conditioning unit being older (my bill is about $140 a month for a one bedroom). Other than that, the office staff is friendly and helpful and the maintenance man is prompt and efficient. It is also in walking distance of several restaurants and gas stations. Great area for young singles/ couples!
